Full-​Service Management

We charge a flat rate of 8% of collected rents ($ 80 /​month minimum) for full-​service management. There is no additional set-​up fee, leasing fee, or inspection fees unlike our competitors.

That’s the lowest rate in San Diego among established property management companies.

For Vacancy Leasing Only

If you would like help just with the leasing but want to manage it yourself, we can help. We charge 50% of 1 month’s rent to find you a great tenant, FAST.

We do the showings, background screenings, and lease paperwork and then hand it off to you.

If we help you save just 2 weeks of vacancy, that pays for our service fee by itself!

History

Established in 2003.

High Tide Properties invests in and professionally manages residential real estate properties for investors and property owners.

High Tide opened its property management division after searching and hiring several «reputable» San Diego property management companies to manage our portfolio properties. We found that none of them did a satisfactory job. Since that time, High Tide Properties has achieved nearly 99% occupancy for our clients and among the highest rents achieved in each property’s respective sub-​markets.

Our clients include individual property owners with just one property to investors with larger portfolios, looking for a full service property management and real estate investment management solution. We currently manage 176 properties (as of 112014) and have 6 wonderful staff members to serve your needs.

Meet the Business Owner

Seung L.

Business Owner

Seung is the owner and broker of High Tide Properties. His real estate experience include the purchase and development of 16 condo-​conversion projects worth over $ 53 million and personally managing the entitlement process and construction management of these projects through the local municipalities and the California Department of Real Estate.

Seung graduated from Yale University with a B.A. in economics. He is a REALTOR, member of Apartment Owners Association of California, and a licensed Broker in California.
