Integrity Plus Property Management

My fiancé and I rented a house from Integrity Plus about a month ago and we are so happy with it. Robert and Eren were very helpful and made sure the place was looking great before we moved in. I was nervous looking for a house in San Diego after hearing the horror stories of things my friends had to deal with, shady property management groups that never fix anything, and landlords who take their whole deposit even if the place was perfect upon moving out. But right off the bat I realized these guys were different when they said they don’t charge a credit check fee until you are picked for the property (something a lot of people use to make money off of out there by having huge open houses and getting fees from everyone who applies). So far we are very happy with our rental experience and feel like these guys are honest and fair, something that is rare to find in this market.

I thought I wrote this review when I moved out a while ago but I see it never posted. I was reminded how amazing Integrity PPM was when I recently had a very unsettling experience with another rental company.
Ultimately, Bob was amazing! We found a place that worked for us and he got us moved in very quickly and painlessly. This was the first time the unit was being rented so there were ultimately some issues that Bob wasn’t aware of upon renting but he took care of each problem very quickly and without complaining. If he couldn’t do it himself then he got someone to the house to fix the problem immediately. At one point he was hanging up side down from the top of a stacked washer and dryer with a hanger trying to turn on the water for he washing machine. He really did and does go above and beyond. I would rent another property from him in a heartbeat and recommend any friends looking to rent to do the same.

I am not one to write a review. In fact, this may be the first review I have written in a couple of years. If you have ever had a bad or even mediocre experience with a land lord then you would be very grateful to have Bob Bixel as your new land lord. Here is what you can expect in all of your encounters with Bob and his wife, Kim.
They are:
1. Always very professional
2. Honest
3. Fair
4. Quick to fix any problem that is a land lords responsibility
5. Friendly and helpful instead of making you feel like a nuisance when you have a concern with your apartment.
What it comes down to is when working with «this company» you feel like you have new friends, Bob and Kim, who just so happen to help you with any thing related to your apartment
When I moved into my unit, I was the first tenant in the unit since they took over as property managers. I loved the space but Bob let me know from the beginning that there would potentially be little things that might come up since he hadn’t managed this unit previously. In the first two weeks I had two minor issues which I called Bob about and he was there within an hour to fix it. Since then I have had very few reasons to call but any time I have called It has been the same experience as my move in and first few weeks.
I moved out this week because we are moving to Germany but when I come back to the states I will definitely call Bob to see if he has any rentals available. I am actually sad to lose Bob as my land lord.

I have been very pleased as a tenant under Integrity Plus Management due to the EXCELLENT and FRIENDLY service of ROBERT BIXEL. Bob has a great personality and definitely knows what he is doing. I just had a couple of service requests and Bob was prompt to send a professional and fix them right away. I love the fact that I can pay my rent online! No convenience fee and at the comfort of my house, sweet!
Comparison Point: I used to live at another house, with different management company and it was so annoying. They wanted to come in to the house every time they could, wouldn’t work with my schedule and were very demanding. I can now sense the difference and experience peace at home!
–Tenants: feel relax if you just got a place under Integrity Plus Management because they will not make you suffer in any way.
–Owners: if you’re looking for a property management, I’m sure this is what you are looking for!

My partner and I have had an ideal experience as landlords using Integrity Plus as our property manager for our house in Normal Heights. After a bad experience with our prior manager, I looked on Unilocal for a new property manager and found Integrity Plus. I called and one of the principals was able to meet with us at the house that same day, bringing us up to date on the market prices for a property like ours. He had a couple useful suggestions to help bring the house up to rental standard, took care of the improvements and within a few weeks we had responsible tenants at a good monthly rental rate.
Since we’ve been using them, Integrity Plus has taken care of all daily maintenance needs and other small issues without requiring our involvement. True to their name, we trust that all is being handled and are thankful for the peace of mind this provides us. When we do need them, they are easy to reach, responsive and reliable.

This review is for Mr. Robert «Bob» Bixel. If you’ve ever rented from or worked with a crappy management company or salesperson, you will love and appreciate working with someone like Bob.

My last management company was a nightmare. They never tended to repairs or tenant needs. You had to either mail in your payment or drop it off in person. And their customer service was… yeh, terrible. Just check out their Unilocal (

So coming from the bottom of the barrel when it comes to management companies — signing a lease with Integrity Plus didn’t require much deliberation!
My Story:
In March, I got a job here in San Diego. I interviewed on a Monday and by that Thursday, I got my offer letter and a start date of the following Monday! I had to put in 30 days notice at my place and find a new home in San Diego. Bob wasn’t the first realtor that I had worked with, but he was definitely my fav! One other realtor I worked with who had a cheaper apartment practically next door to the one I’m in now, with the same amenities and frankly much closer to the unit (laundry, parking, etc) kind of weirded me out. Even though his place was a better deal, I didn’t want to have to work with him over the next year or so.
I found a listing for my unit on CL, I think. Gosh, I looked at so many! And I called and spoke to Bob. He let me know that the unit wasn’t ready to be shown, but that it would be in the next week or so. He kept in contact and let me know when the open house was scheduled. I went to the open house and liked what I saw. I was on the fence because the other unit I checked out up the street was cheaper and had more convenient amenities. I ended up submitting an application for both units and hoped for the best. I have really good credit and a spotless rental history, so I was really just hoping that my move in date wouldn’t be an issue.
In the next day or so, I received a voicemail from the other realtor saying that he wanted to offer me the apartment. I still wasn’t sure about the realtor so I held out on returning his call. Later that week, I got a call from Bob saying that he had offered the apartment to someone else because he stopped looking at applications at 10 p.m. I submitted mine around 10:30 p.m. that evening. Lucky for me, the other renter fell through and I was able to get the place that I’m in now. Basically, I decided to go with the slightly more expensive and less-​convenient property because I liked Bob. After working with unfriendly people in the past, I didn’t want to risk it this time around.
Because he doesn’t have an office at the moment, we met up at a Starbucks to fill out my lease papers. He walked me through all of the necessary details and made sure that all of my questions were answered. When I picked up my keys, he gave me a personal tour of my new property and showed me where I could find everything, including my mailbox.
It’s been a few months since I’ve moved in to my place and I stand by my choice! I love having my rent auto-​drafted from my account and the ease of setting up a repair request online, if needed. I haven’t had any repair issues except I did ask Bob to have the strange towel rack in my unit replaced. He took care of that right away!
Bottom line: I’m a happy tenant and I’m sure that you will be too.

Integrity PPM is a wonderful company that provides efficient, competent, and seamless service for renters in the San Diego area. I rented a house under Bob’s management for almost two years and have never had a better experience with a property manager/​landlord. Not only is Bob personable, friendly, and funny, but he also takes his work very seriously and responds quickly and effectively to his customers’ interests and needs. The few times there was a need for repair in my rental house, Bob responded quickly to my repair requests and dealt with all repairmen directly. He was easy to contact by phone, and I never waited long for him to return my calls or any inquiries I posted through his online tenant portal. I was sad when I recently moved out of the house not only because I would miss my cute home in Normal Heights, but also because I really enjoyed working with Bob and I truly appreciated how easy he made this experience for me as a renter. The house was well taken care of and reasonably priced.
I highly recommend Integrity PPM to any renter looking for a house or any homeowner looking to rent their home in San Diego. Bob will make it as easy as possible and will take good care of you.
Hopefully this goes without saying, but I never encountered any of the problems addressed by «Sara S.». In comparison to other rental homes in the area of comparable size, the rent for the home I rented was more than fair. The property was in impeccable condition, and as previously stated, Bob was more than wiling to help with any requested repairs. All repairs were done by professionals that Bob would contact for me to save me the time of finding a decent repairman. Whenever I had a need for a repair, I would contact Bob directly through phone or online and he would respond within 24 hours. I think Integrity PPM does a wonderful job and provides their customers with an easy experience. I will miss them!

About a year ago my family moved across country. We were looking to rent a home and after meeting Bob for the first we decided to rent a property managed by Integrity Plus Property Management. Not only are Bob and Kim extremely personable, but they are also considerate and extremely responsive. Since moving in, there has been couple maintenance request that have required a fair amount of work to identify the source of the problem. In both situations, my wife and I have been impressed with their diligence to resolve the problem.
Without a doubt, their integrity and reliability have help to alleviate some of the burden associated with moving to the west coast. We highly recommend Integrity Plus Property Management.

I normally don’t write reviews but the service from Kim & Bob were impeccable. If you want a property management team that will do all of the work for you so you can enjoy the good things in life, I would definitely reccommend Integrity Plus. They are very kind and extremely available, understanding and professional. They get the job done and done right and on time. Worth every penny!
