This was by far the most property management I’ve EVER had to deal with. I was close to getting my attorney involved for harassment issues. I lived on the 2^nd floor in-​between two units. The unit upstairs made so much noise in the middle of the night (washing machine, cabinets being opened and slammed, most likely kids running from left to right throwing their toys around). I made multiple complaints (I have a long list of dates and times as well) and the property management didn’t do one thing. I was diagnosed with a health condition and my doctor informed me of getting a service dog for emotional support through difficult times and I did via verbal consent of the landlord, which he later on denied. They hassled me about that, said they’ve had «service animals» legally removed from homes and that I was violating a lease agreement (only because the landlord did NOT write that pets would be okay although he had told me verbally). I finally got them to approve my dog then guess what, a few weeks later I got an email saying that they are terminating my lease agreement, so I can’t renew even though I had in the past with the landlord. The woman in the unit below me would slam her ceiling so hard it sounded like an earthquake. Once she did it on a Saturday night at 9pm! I didn’t even have music playing, it was 3 friends from out of town that came over for wine and we were catching up.
The best part is they came to take measurements but didn’t bring a measuring tape but a professional camera. I asked that none of my belongings be taken pictures of and Michael guarteened it wouldn’t. Then an employee of mine who was looking for apartments brings her phone to me with all of my belongings they snapped pictures of (closet full of close and jewelry, living room with personal items passed down, etc.) and the full address posted ready for rent on their website. I was speechless.
It gets better. They informed me that «You’re not allowed to be in the unit while it’s being viewed by potential tenants». Hmm I can’t be in my own home, where I pay rent, where all my personal belongings are and they’re gonna do an open house type showing? I don’t think so. I called my attorney and he informed me that I have every right to be in the unit. They, of course, gave me attitude for that as well. Ryan was showing the units at that particular time.
It was a blessing in disguise though, they propelled me to move forward and purchase my own property here in San Diego and while I was moving out a bunch of federal agents, 6 cop cars and K-​9 units came to level three (above me) and busted someone for who knows what! So a lot of those noise complaints about me (I own a business in LA also) were clearly not me and they didn’t do their due diligence to figure out why I’m getting noise complaints while I’m not even in town!
I was harassed, I was discriminated against and I was lied to.
If you choose to do any business with these people get EVERYTHING in writing. DO NOT TRUST THEM!

I’ve been dealing with the guys at Orion for about six months now, and for me to say that these guys know what they are doing would be a gross understatement. They’re pros! The process of renting from them is thorough, easy and painless. I was approved and set up with automated payments in no time at all with a spotless and beautiful place to store all my much needed junk.
Fast forward to yesterday…
I had a question about renting a bit more space from them and we had settled on a new unit within minutes. I was on my way in no time at all and just needed to hear back about any specifics that may change. My phone rang a few minutes later and I was briefed with all the details on how to make the move into my larger unit and how my contract would change financially. The whole process was effortless and still a fantastic deal!
