Hill & Co Real Estate

Our water heater stopped working. We made numerous attempts at remedying the situation ourselves before calling the ‘after hours’ line at Hill & Company Property Management Co. early this morning.
7:30am called/​emailed in our concern
8am received a call, Bill, the Hill and Co tech, asked how long we would be at home, boyfriend replied that he would be here until 11:30am
11:30am — no sign of anyone, boyfriend had to leave
2:30pm — I came home, nobody came in the meantime. I called Jessica (not Jessica called me to let me know what was going on), I asked what she was going to do now that we have not had hot water for 7 hours. She replied that they haven’t had hot water in the office for six days (oh how my confidence improved!) and further that there are THOUSANDS of people in the world that don’t have hot water (that was supposed to make me feel better?!?) I reminded her that I pay 2000 $ a month for that essential service, and I wouldn’t call and complain if I were on a camping trip. She gives me the plumber’s number so I can call and rant directly.
2:35 — I call plumber, he says «It’s been a tough day, one of our plumbers had his truck stolen, I haven’t had lunch, etc. He also states that he didn’t receive the work order from Hill and Co until 1:30.»
4pm — plumber finally shows up, assesses the situation, goes out to buy the necessary part, and it doesn’t work
7pm — he leaves and we still do not have hot water
7:30pm — call the ‘after-​hours’ desk again. She states that she will call Bill the tech and he will call us — won’t give out his number.

The worst property management company that I have ever dealt with. I suggest you turn them into the Commissioner of Real Estate as I am doing.

Worst management company I’ve ever dealt with. The responsiveness and quality of management is way below average. I highly recommend staying away.

Hill & Co. took over the property management at my last apartment a few months before I moved out. They came in and shook things up a bit, which while obnoxious, was a good thing. I mean, who doesn’t enjoy that they can keep a box of storage in the backyard and their grill on the deck because no one has said otherwise?
The woman I dealt with was quite friendly, if a little difficult to get a hold of. I still can’t fault her there since email is the best way to get a hold of me too.
My biggest concern with them right now is the amount of time it is taking to return our security deposit. They’re over a week late and counting. I’m trying to cut them slack due to the recent holiday, but the money is due back within 21 days of the date you move out. I know mail can be slow, but 9 days to get a check picked up, processed, and delivered to an address a few blocks away from its starting point? I get mail to my friends in Iowa faster than this. Even with two days off, that’s still a full week, beyond the initial 21 days they had to handle it. Does it really take a month to cut a check?

The check that I was told mailed out on the 21^st day (the final day they had to get it to us) that never arrived? Guess what, oddly enough there was some sort of accounting oversight and it wasn’t actually mailed out, but I can go pick it up. Strange right?

Hill & Co property management is HORRIBLE! They are unethical, do not provide good service and are difficult to work with. Do not hire them to manage your property!

I recently ended a rental at a Hill & Company property. The onsite building manager was GREAT. But there was a miscommunication and Hill & Company entered my apartment when I wasn’t moved out and threw away A LOT of my stuff. New MBT sneakers, BR pumps, a few nice sweaters, just to name a few things. Hill & Co. then lied about going in early and the quality of stuff they threw away because I had packed it in garbage bags (I ran out of boxes, what the eff!!!) I spent weeks and weeks negotiating getting compensated for their mistake. They basically proved to be unburdened by morals and I had to fight tooth and nail to be even partially compensated. It sucked dealing — they had no qualms about conducting shady business and effing the «little guy» with them and I would not rent from them again, ever.
