This hotel is billed as a four star hotel and should be three… barely.
Our rooms were right under the trash compactors and trash trucks picked up at 3am and 7:20 am. Loudly! The gaps in the door allowed you to see in the room.

It’s the Worss hotel ever. Dirty filthy hotel I’ve ever seen. I spend 1700 $ on this hotel. I ask them to not charge me I have to leave they so no. They can’t give me $$ back.

Such a bad experience the people from the manager to the staff just rude for no reason and I could never get any help I will be staying some where else please save youself the trouble and try some where else. Also rooms are super small and the pics don’t represent the 2y0 square foot roo. You get.

Where to start. My wife and I have frequented this location for the last year. We had found it to be a pleasurable experience until the last two visits. You see we stayed a night back in September of last year that ended with security being sent to our room and threats of having us forcibly removed by the police if we didn’t vacate the property immediately. When i say immediately I mean immediately. If you’re like me you are likely wandering what happened to cause such a thing. You are likely also wandering why it took me five months to write this review. All fair questions that I fully intend to address.
The problem started when my wife woke up extremely I’ll and immediately asked me to call the front desk and ask for a late checkout. Which obviously I did. We did this around 10:30 in the morning. The woman who answered was kind and obliged us with a 1pm checkout.
This is where everything went horribly wrong. At approximately 11:45 the same woman, Sue called back telling us if we wished to have a late checkout that we must now either pay for the luxury or extend the room at a much higher rate. Now mind you this was the same woman that originally obliged us. When I questioned her and asked to speak to a manager she told me that she was the manager. I told her that I had no intention of extending or paying for the late checkout as she had already agreed. She then escalated the situation by sending security to the room who would not leave and allow us to pack or leave while my wife showered. Unbelievable, but when I went downstairs to check out there were no less then three regular customers at the desk at the same time complaining of the same treatment. So we figured be the bigger person maybe she is having a bad day. So, we let it go.
Now this month we stayed on January 8 – 9 2016. Again everything was smooth until we made our intentions to extend known to the front desk. My wife called down to the front desk and explained that I needed to take care of a hold that had been placed on my bank card do to suspicious activity prior to us paying the nights booking fee. We even offered to come down and give it to them in cash if it would make them feel comfortable. My wife made this call at around 12:45 as we had arranged for a late checkout (1:00pm) the evening prior. Kristina told my wife it would not be a problem and to take her time.
I immediately left and walked to my bank, took care of the problem, and headed back stopping at a few shops along the way. When I returned I immediately took care of everything at the front desk and subsequently headed back to our room. When I got there I found my wife running around frantically trying to pack and in tears. When I asked her what the problem was she then explained that our good friend Sue had called at 1:30 again calling security, sending them to our room twice of which they entered the room without knocking to find my wife again in the shower. They again also began threatening to have her forcibly removed from the property by the local PD.
I can not for the life of me understand how a woman in a management position in the Hotel and Hospitality industry can or would behave in this fashion. Maybe, if she stopped yelling long enough for folks to ask a question or two and maybe if she didn’t jump to conclusions and maybe if she could actually speak English in a fashion that the average person could understand, then maybe this wouldn’t happen repeatedly. Needless to say we will NEVER stay at this location or any other owned or managed by these folks again. I would recommend you look elsewhere also.

To sum up my stay at Hotel Diva in one sentence, I’d say it was a wonderful and pleasant experience that exceeded my expectations. I managed to find a deal for this hotel for just under $ 200 a night, not too bad for a last minute trip in a great location. My boyfriend and I arrived at 1pm (check-​in is 3pm) and decided to upgrade to a deluxe king room, which was available for an early check in at that time. Upon entering the room, I had presumed the room would be extremely tiny and cramped based on a majority of the Unilocal reviews I had read prior to booking. Surprisingly, that wasn’t the case. It could be due to the fact that our room was in the corner, but there was more than enough room for the two of us. The rooms were modern and clean, and the bathroom was spacious. Some of the pros of the room for me was the comfy bed, quiet ac, tv, and especially the bathroom. The bathroom had a full length mirror which I highly appreciated. There was also a clean bathtub/​shower and large countertop, and the toilet area was separated by a door. The only complaint I could have about the room was the loud construction work @ 6am outside our window, but that’s not the hotels fault. My boyfriend said the gym the hotel had was small but sufficient for his workout; there was 4 machines and the dumbbells ranged from 2.5 to 50 lbs. The location of this hotel is excellent. Tons of restaurants, shops, Westfield mall and Union square are all within a 5 – 10 minute walking distance. Overall, the hotel and customer service was superb and I would recommend this hotel to any of my friends. Thanks Hotel Diva!

This is honestly the worse hotel I’ve stayed in and I’ve stayed in motel 6 rooms to $ 500 a night rooms at Cesar’s palace. The website I booked from was extremely misleading. I thought that I was coming to a hotel similar to the cosmopolitan in Vegas! Far from that! I called to request an extra blanket and the front desk guy sent up the security guard with a blanket that to me appeared to be a blanket You would have put in a survival kit! So I went down stairs because i was in the restroom when they delivered it, and the guy «holding down the front desk» had no idea where he could get another blanket. He went to the back and brought me this translucent down comforter that had bunched up goose feather you could see. Then… I understand I was coming into a busy city but the scenic rooms are not for one trying to get some rest! You hear a car horn every 5 seconds and an ambulance or police siren every 5 minutes! I won’t be coming back here! For the price I paid I sure did expect a little more comfort!

I’m on the fence on this one, it’s like a 3.5 so I’ll list the goods and bads. There are so many hotels to choose from in the area, its like line splitting hairs on why stay at one vs. the other.
1, Great great location! It’s right next to two of my fav SF restaurants — Colibri Mexican Bistro (which they share a door with) and Chabaa Thai Cuisine. Close to union square. They also share a door with a Starbucks.
2. Parking — I believe it was 35 bucks for 24 hours.
3. Amenities — Funky cool stuff in the room. Kinda like a W.
4. Comfy bed.
5. Friendly staff.
The so-​so
1. parking valet — they have like 2 spots on the street. I bit of a crap shoot to try and park and its a busy street.
2. Room size — I was told we had the biggest room in the hotel — like a suite or something, and it was a decent size. The bathroom — man, it was so small, the they had to fold the bath mat in half so it would fit. My GF sat on the toilet so she could put her makeup on it was that small.
3. Late check out really isn’t — even on Sunday.
4. Heater noise — very noisy. So noisy when we turned off our heater because it was constantly cycling and keeping us awake, we could hear the neighbors heater running.
5. No fridge in room — but there is an ice machine.
So can I recommend this place — yes, are any of the above horrible? Nope. But for the price you do have a lot of choices in the area.

My fiancé and I stayed for 3 nights over the Christmas holiday.
Pros:
–Location is awesome! It’s in Union Square so you can walk or über anywhere.
–Décor was very nice in the lobby and throughout the floors. It has a sleek, modern look.
–Customer service was decent.
–Beds were comfortable.
Cons:
–The first room we checked into was freezing cold. The staff should keep a check on this during the winter.
–Our window was letting in cold air even though it was closed shut. We ended up switching to a different room.
–No central air or heating. This one is huge for me, as I am ALWAYS cold.
–The rooms are very small. It’s not really what you’d expect based on the pictures. Some of the areas are outdated like the shower and bathroom floors.
–No microwaves in the rooms. Only on the 7^th floor.
–Our refrigerator did not work so maintenance had to bring us a new one. Even that one did not really get cold. Some of our food we brought ended up going bad.
–The outlets on the desk did not work.
–Closet space was weird and not enough hangers.
–When our room got cleaned, they did a minimal job. They didn’t exchange our glasses for clean ones.
–Elevators are very slow. One was down while we were there so we ended us using the stairs the whole time… really inconvenient.
Overall a decent stay, but not worth what we paid.

Perfection, loved the place, felt like my own house.
Great deal, loved it. The ambiance of the hotel is modern. The room had different piece of art.

We have stayed here a year or so ago. My husband just planned a Christmas shopping few days in the city and booked the Hotel Diva. He made specific requests that we have a room with a view of the hustle and bustle of the street. Nope. We were tucked in a corner and when we looked out our window we looked directly into the gym. Don’t do that.
Also, waiting to check in on Saturday afternoon was rough. Granted it’s the Saturday before Christmas, but to have to leave your car out on the street… double parked… not mind easing at all.
The rooms are okay. The staff are nice. The bathrooms are small and you can see cracks and paint issues in the bathroom. I am really picky and like a pristine bathroom. We had one evening where we were headed out and i knew they had already cleaned our room but there was this weird brown film in the tub. It was raining, but I think either sewer and or city water backed up which can happen apparently in these older buildings. I told the front desk about it and by the time we came back it was taken care of. Let me say this — I would not soak in their tubs. I have to be really comfortable with the über ridiculous level of cleaning to soak in a hotel tub.
Now let me say this — the location of the hotel is great. We were literally right across the street from the theater we were seeing A Christmas Carol at. We were right down the street from all the shopping AND from one of our favorite hang out spots for an after theater or after shopping beverage and bite: The Daily Grill.
My thought when we left was «I’d scratch this off the list until they get some renovations done.» Also, I told them it was pretty uncool that they didn’t honor the street view room since my husband was planning 3 nights in SF and the play as a surprise to me. Bummer.

³⁄₅ is definitely a true rating for this hotel. I stayed for a long weekend and noticed a few things:
Pros:
–Location! It’s in Union Square and you can walk EVERYWHERE. It’s also close to a hop on/​hop off bus if you’re taking a city tour and a $ 10 über ride to Fisherman’s Wharf.
–Décor. Dimly lit, very modern. I loved the color scheme.
–Customer service. We were checked in by Christian and Peter, who recommended the big bus tour and it helped SO much! Everyone at the front desk was really nice.
–Size. It’s a boutique hotel so it was easy to walk to and from our room without getting lost.
–Beds were comfortable and the heater worked! Thank goodness.
Cons:
–The rooms weren’t really what you’d expect based on the pictures. Some of the areas looked dingy and old, particularly the bathroom.
–Rooms are small, and we got an upgrade to a larger layout! It was still only about 250 – 300 sq feet.
–No. Working. Vending. Machines. What! We called the front desk one night to ask if they had one and the guy said no. We then discovered a vending machine on our floor (not sure why the guy said no) only to realize it wouldn’t take money. Please work on that!
–No fridge in the room.
–The TV was weirdly placed and it was hard for me to watch TV because my bed was closest to the window.
–Elevators are super small and very, very slow.
Overall a decent stay, but it definitely needs a facelift.

Found diva in a pinch on hotel tonight. Price was right, location is in the heart of Union Square, and the help was great. It’s a hip LA style hole in the wall that definitely fulfills and surpasses the need for the evening. Feel comfortable choosing this spot.

Staff: Friendly, a plus for the valet bringing my iPad that I left on the front seat to the front desk. I’m sure if asked to bring it to the room they would’ve but I was planning to head down.
Also, witnessed front desk doing a great job of giving some guests City suggestions. After the guests left, I mentioned they should consider Chaaba as a place to recommend as 1. it’s 20 feet away 2. the Duck Fried Rice is The G.O.A.T.
Valet price: Current with Union Square valets — 45 plus whatever.
Coffee: Dedicated door within the lobby into SBUX, nice as I needed a double espresso at 4:00 pm.
Lobby: Quaint. They were having a tequila tasting during a specific time frame. Personally N/​I.
Elevator: Small, European small.
Overall this hotel — the building is probably very old. Rather than gut it and start anew they are trying their best to work with what they have.
If you’re interested in Union Square /​surrounding areas this location is Awesome. Shopping, cheap eats to fine dining, bars n clubs around every corner, theatre directly across the too.
Room: Deluxe Queen via
— Room was NYC The Belvedre Small. Clean though, no mini bar but an empty mini fridge if I had yummy leftovers. Also, the bathroom was tttttttiiiiiiinnnnnyyyy — damn near airplane status. At the end of the day it was okay as I only do two things in there, some of you reading this, three… haha.
Tip: I was awaken at 3:00 am from my slumber that began at 9:45 pm by some ridiculously loud music from a car parked on Geary St. Apparently a few guys wanted to bring the club to the street. I called the front desk to notify proper authorities and within 4 minutes the music stopped.
So, if you’re not interested in unwanted street noise request your room is not facing Geary.
Would I come back, sure but the draw is the surrounding area and not the hotel itself as it’s truly a place to be used as crash pad.

This hotel has a true rating. I enjoyed my stay here, but paid a lot of money for an average atmosphere/​amenities. Of course, it’s in the heart of the city, but they could definitely afford to renovate!!!
Pros: location, clean, a/​c, quaint, comfortable bed, and friendly staff
Cons: old/​blurry tvs, SKETCHY ELEVATOR, and paper thin walls

Overall, it seems pretty expensive for what you’re getting from the hotel. but it’s a solid option for anyone who won’t be spending much time in the room and only needs the space for a comfortable nights sleep.

For my first trip to San Fran, I thought it would be convenient to stay in downtown /​Financial District. After some research, I decided on Hotel Diva given its location and price. I managed to book it for less that $ 300/​night which was a «good deal» given that it’s located in downtown San Francisco.
As the other Unilocalers have mentioned, this hotel is very small. The rooms are small, and the bathrooms are tiny. I’m a petite gal, and if I was struggling to maneuver around, I bet 99% of the remaining population would as well. And the elevator? PUNY with creepy lighting. It can fit about 4 people. If people have luggage, good luck. You’ll need to wait for the next elevator. I seriously thought I was in Europe whenever I was in the hotel.
The décor is modern and contemporary — lots of grey, white, and black. The A/​C is pretty loud; luckily, I can tune out noise so it wasn’t a huge deal for me but can be for others. The hallways of the hotel are very narrow (definitely can’t fit two people walking side-​by-​side).
On the plus side, it’s connected to a Starbucks and a Mexican restaurant called Colibri. Since they don’t have their own room service/​catering, you can order food from there, and it’ll be delivered to your room. I originally booked a room with a queen size bed but they upgraded me to one with a king. SCORE!
Would I stay here again? Ehhh… if I was alone and the price is right, possibly. Otherwise, I would probably pick another place.

This place for $ 400 a night is definitely not worth it. Room was tiny and very cluttered. The bathroom was so small it’s a joke. Shower head barely spits out any water and is not tall people friendly. I’m only 6’1 and I had issues showering. Too me the bed was way to hard. And the a/​c in the wall kept going off and on all night and was super loud which kept me awake all night. I would not recommend this place to anyone.
P. S. Probably doesn’t make this place look good when your maid was just chillin in our room before we first got there. Just sayin

This hotel for $ 350 a night isn’t worth it.
I love the idea they had with the décor & what not.
The idea was there but the execution fell a bit short.
The elevator fits 4 people snug with luggage.
3 people comfortably. The lighting in the elevator was creepy.
We had room 708. Two rooms with two separate TVs. Pretty legit.
The non-​master bedroom has a bed that you pull down, pillows & extra blanket are in the closet.
They also have a safe in the closet but not mini-​fridge.
The bathroom is small & the shower is HORRID. That ish will spray you like a fireman’s water hose. Just a warning & it isn’t adjustable.
They don’t have a pool but they do have a fitness center.
They have rooms on each floor that are themed, it’s actually really cute.
Valet is $ 45 for in & out privileges.
The reason I am giving this such high ratings is because the employees have great customer service. They saved this review.

. It is kinda shaped like a hostel inside with rooms in alcoves and lots on bendy hallways.
The hotel is stylishly chic with custom boudoir themed shades.
I love that the rooms were well equipped. Hair dryer, iron, dream machine, cork screw, mini fridge, and chenille throw.
They have valet parking from 3pm to 3pm daily… just call 20 minutes ahead to get your car & in and out privileges as much as you want.
The elevator is slow so take the stairs and there is no bathroom fan to get rid of foggy mirrors. Also the outlets were in odd places but I made do.
I really liked the option to text the manager with any requests. And I like that only a few items were on the surfaces and the rest of the materials were tucked away. No clutter here!
Will come back!

We stayed at this hotel for our honeymoon. When we arrived, the front desk lady was very helpful, and we always got help with our luggage when we needed it. The room was clean, the bed was super cozy!
It’s too bad we didn’t get to complimentary sake hour… Next time!
We are surprised that anybody staying in union square would want a spectacular view… It’s a downtown area full of buildings, you’re bound to be surrounded by them! Lol
We would love to stay here again!
