Joseph Hittinger – Vanguard Properties

Joseph (and Kevin) from Vanguard Properties are such an amazing team. They worked with me and my husband to sell our place in San Francisco and to buy a new place in the suburbs. Every suggestion they had for us totally paid off — glad we took their advice. So, not only did we get more than we thought we would for our place, Joseph was able to help us navigate through multiple properties — ultimately, helping us land our dream home. The process of both selling and buying simultaneously could have been a nightmare; but, Joseph was there to guide us through every step, and it never felt overwhelming. I can’t recommend Joseph and the folks at Vanguard any more highly — although, if I could give him another star, I would.

Oh man. Joseph was great for us. He worked his butt off and was always available to help us understand the process of buying and selling. I would strongly recommend Joseph to anyone who will listen. You’ll definitely be in capable, caring hands.

I thought it was going to be impossible to find a home in the extreme Bay Area housing market, but Joseph’s incredible tenaciousness and persistence were instrumental in landing the deal. Not only am I in a new place that I love, he coordinated the new paint job and clean up to ensure that everyyhing was 100% on my planned move in date. I know friends that have been in the market for a year (or longer!) trying to find real estate, but I only had to look a couple of months. Joe is definitely one of the hardest working agents out there, and I couldn’t imagine working with anyone else.

Sadly, my mother passed away some months ago at the age of 91 leaving her home to me to be sold. She had lived in the same house for over 60 years. During the last 25 years, not many improvements had taken place and you can imagine the accumulation of «stuff.» As well, the house was built in 1943 so there were a few strikes against me in getting this house to market… and then, I joined forces with Joseph Hittinger of Vanguard Properties.
I remember meeting him at my mother’s house for the first walk through. I kept checking his demeanor watching for signs of disappointment, shock or just resignation. But, he maintained his composure. After we completed the tour, I waited to hear the bad news because I couldn’t imagine any good news. But, that wasn’t the case. As we stood looking out the patio door, he said with great confidence «we’ll start by taking down this old fence around the patio. This change will open up a view, a vista, letting in lots of light. The large spacious backyard will be the first thing people see as they walk through the front door. This backyard will sell your house.»
I believe that change did have an impact on future buyers. As you can imagine, I left our first meeting feeling upbeat and much more confident that a sale would take place.
Joseph had ideas, lots of ideas and many people contributed to the work of putting those ideas into effect. He kept the pace for us. There was much to be done and we kept to the schedule pretty closely. Joseph was always a step ahead of us knowing what should happen next and guided us in that direction. Finally, SHE (the house) was ready to show. And what a turnout we had! In a short period of time, we had a sale and the house sold for more than the asking price. Who would have thought?
If that isn’t enough, Joseph is prompt, available with his time, in touch, networked and probably one of the nicest people you will meet. I highly recommend Joseph and Vanguard if you are in need of a knowledgable, expedient and resourceful realtor!

I will keep this short and to the point. Working with Joseph was an absolute breeze. I had his information in my drawer for a year before calling him (referral from a friend), and I’m sorry I waited. My time from house hunting to house buying was approximately 3 weeks. I bid on a property 4 days after it came on the market. There were 5 offers. Mine was not the highest. I won the bid and am giddy in my new home. I am certain it was Joseph’s persistence, expertise and personal touch that won me this house. I have already referred him to friends. Call him.

I would highly recommend this Joe if you want someone who has a larger skill set than a typical real estate agent. Joe is special; he is a top-​tier professional who cares about his clients and is committed to helping exceed his clients’ expectations.

Joseph helped me find my dream home in San Francisco. He really took the time to get to know me, my likes and dislikes as a true Realtor should. He had a very keen sense of my personality and translating that into the kind of home I wanted to purchase. He did an excellent job of dealing with the other party and the whole affair came off without a hitch. I would definitely recommend him for anyone who wants to deal with true professional in the Real Estate business.

Joseph did a phenomenal job in helping us to find a home in the difficult San Francisco real estate market. We were relocating, so we needed his insight into the city, neighborhoods, commute distances, etc. He did a great job in incorporating our needs and he read our reactions to houses that we viewed together to help further hone our search. His design experience helped us to see potential and to recognize what was going to be difficult to fix. In the end, we found a great home, and he did an excellent job in getting the deal closed. He is very personable, approachable, and knows how to negotiate! Five stars!
