I lived in Parkmerced for a year. Throughout our time here, we had a terrible rat problem. Rats constantly chewed through the drywall into our units. I would see rats running across our kitchen counter almost every morning. While we had the exterminator come out every time, the problem persisted.
Another issue we had was black mold on the walls. I developed bronchitis 4 times while living here. BLACK MOLD IS EXTREMELY TOXIC. I was very proactive and had Parkmerced send out cleaners (who literally just wiped it off with a cloth).
Now that I’m moved out, I’m being charged almost $ 1600 in «damages». $ 1600 FOR A ONE BEDROOM. Apparently, it costs a few hundred to repaint the walls, which I personally think I should not be responsible for given that they have a persistent mold issue. IN SAN FRANCISCO, MOLD IS CONSIDERED A LEGAL NUISANCE. And I’m sure this violates the California TOXIC MOLD PROTECTION ACT. My health should not be threatened nor be swept under the rug by Parkmerced.
The staff is not easy to deal with either. I called for a month straight, left voicemails, etc. to discuss the issue and never got a call back. I then got a notice that they were going to send this to collections as this was their final warning (I never received ONE warning). So, I made the trip out there and showed up to discuss the issue. The woman told me that this would take a really long time and that they can’t help me today.
DO NOT MOVE HERE. I AM LOOKING INTO REPORTING THEM TO THE SAN FRANCISCO RENTAL BOARD.

We recently had to take Park Merced to small claims as they kept our deposit without explanation. The letter we received regarding this was from the accounting department, which does not accept incoming calls. We tried reaching out via phone, email, and certified letter. They ignored us and sent our remaining balance to debt collectors and now we are suing. The experience of living her was terrible. There is trash every where and loud college kids. Parking is an absolute joke. The buildings themselves are old and worn. Do yourself a favor, live ANY WHERE else besides Park Merced.

My family and I went to the Parkmerced State Fair a few weeks ago and it was super fun! My kids had a blast on the rides and playing games. From the top of the Ferris Wheel I had a great view of the city!

This is an updated review based upon Parkmerced’s (PM’s) response to the problems surrounding my daughter’s tenancy in a tower apartment from May 1, 2016 to June 6, 2016. She’s lived there for 37 days now, and PM has completed all of the repairs and addressed other issues/​concerns/​complaints that I enumerated in the first review explaining an apt. that was not move-​in ready and a multitude of staff miscommunications. Two remaining repairs were noted in today’s walk through that management guaranteed maintenance will make ASAP. I believe that management is sincere in its desire to achieve 2 main goals: Improving building standards; Creating better response times and communication from staff to residents. This 3-​star rating is an average of the inexplicably poor treatment my daughter and her roommate received (1 star) and the concerted effort that management made recently to rectify all concerns (5 stars). PM said they used our move-​in case for re-​training their teams of sales, admin., and maintenance people. If the apt. looked on May 1^st as it does today 1 month later, then this review would show 4 stars at least. During the last several days management has completed righting all the wrongs and impressed us with professionalism and responsiveness that were previously lacking from the personnel. I hope that PM’s staff is now trained in best practices and residents can enjoy a pleasant living experience with the many amenities that PM has to offer. Will keep you posted throughout the year and see if we can add another star or two sometime soon.

We’ve been living in Parkmerced for 2 years now and we love it. We’ve watched it go from a bit of a distressed property to management really listening to tenants concerns and bringing it back to a family friendly, safe neighborhood in San Francisco.
Are there still problems to be addressed? Yes of course. What we’ve found is getting to know neighbors and forming a real community with them is what makes us the most happy.
New amenities like the volleyball courts and new playgrounds and barbecues are going to help solidify the neighborhood and bring neighbors together for social occasions.
Looking forward to meeting more people and enjoying this beautiful haven in San Francisco.

Parkmerced is really a four star place because it’s cheap and all their community stuff is free, but after seeing how certain residents here treat the front office girls, I’m giving them an extra star for putting up with some of the dumbest people in the city.
Scene:
Me: standing in line to get a replacement fob
Two people in front of me: *complaining loudly about everything & making everyone in line miserable*
After waiting ten minutes, one of the clerks calls them up.
Two people: WE’VE BEEN WAITING IN THIS LINE FOR HALF AN HOUR!
*Resident service girl is way too nice to these a-​holes and asks how she can help.*
Two people: THERE’S DOG POOP PILING UP ON OUR BACK PATIO AND IT’S NOT CLEANED UP!!!
Service girl: I’m so sorry about that, is it just on your patio or???
Two people: YES OUR DOG ONLY GOES ON OUR PATIO, SO WHEN ARE THE LANDSCAPERS SUPPOSED TO CLEAN IT UP!!!
Service girl: Silence
Me and the rest of the line: Silence
*huge argument ensues as resident service girl patiently explains they need to clean up after their own dog, which leads to them saying no one told them that when they moved in last month, and then they argue about how they thought it was «dog friendly here» and also why are they paying for landscapers (which, um, actually we don’t) if they don’t clean up their patio, and these people were still yelling when I left five minutes later with my fob*

I like to go to rephrase my opinion of this place and it shouldn’t be based on one person or department. I enjoy living here, but their are Just certain people I could careless for. My likes; Gym, community events, the trees, dog park, garden area and food court. Dislikes; I feel the lister bar brings in crime. Hit and run three times on Font Blvd to our car costing us money. My cat was killed by a coyote while on my patio .lost pet documents when I paid. Trash always left on 1 – 300 of font Blvd and near bar. Constant ambulance. Security I never see and I’m home all day since I’m disabled. Difficulty with maintenance constantly. My front patio plants and lights destroyed on several occasions by drinks from the lister. Attempted break ins! Homeless guy slept behind our dryer for 2 ½ months till I reported him. People always hanging in the ports that don’t live here doing who knows what. Most of this all occurs up on font Blvd. 1 – 300 blocks or near the area. My true opinion !

This used to be a great place to live now its awful with management that won’t help you, My neighbors are always slamming doors, the woman is always shouting, they smoke so much that my house smells like a giant cigarette. When I reached out for help I was ignored. When I called Courtesy patrol they showed up to my house instead of telling the neighbors to be quiet. LOL!
These neighbors use the apartment as an Airbnb, there are always random people with suitcases rolling up at various times. They never sleep, they don’t talk they shout, and are always hammering something at night, who hammers stuff at night, but as long as they are paying rent Parkmerced will never do anything about them. I reached out for help several times, email proof is available.
What is really sad is to see all the maintenance people working hard to keep the grounds clean and than people like my neighbors who are such sloths they can’t even throw away their cigarette buds, there are piles and piles of them next to my house.
Mold is also a huge issue, be careful if you have small children.
Smokers don’t follow the rules, moving in heavy smokers who smoke indoors I should be given free carpet cleanings and have my apartment repainted, it’s only fair.

I’ve been living here at Parkmerced for over twenty five years and wanted to share my experience with anyone who is thing about making this community your home. I have lived through many management companies and ownership changes with most of my experiences being negative. I was skeptical when I was informed of yet another property management change. First, I want to say that I can afford to live anywhere in the city I choose. Many times I have considered leaving Parkmerced and I am so happy I didn’t. To put things in perspective, the property sits on a sprawling 150 plus acres with over 3,000 apartments. I am close to Stonestown Galeria mall which has a great Nordstrom and a Nordstrom Café. Also, there are lots of restaurants in close proximity with public transportation galore. Also, the airport is only 15 minutes away.
First I’ll start with the positives about living here. There is on-​site maintenance as well as Community Partol. The property is pet friendly and has a dog park. Parkmerced sponsors an event called Yappy Hour where you can meet your neighbors and their beloved dogs. The resident events here sponsored by the new management have been spectacular to say the least and I hope they continue. I know that most people think that because we are a stones throw away from San Francisco State University, that the property is filled with college students. This is simply not true. There is a very small population of college students here and honestly I hardly see them. Resident Services is open 7 days a week and the staff is polite, knowledgeable and really care about your experience living here. The new management has recently renovated two of the high rise buildings and all laundry rooms have new washers and dryers. They communicate to us any changes to us by way of newsletters and updates.
Some may think that the weather here can be a negative, but I happen to enjoy the foggy summer months.
