Tim represents buyers and closes in the top 1% every year. He’s an expert with a team of people behind him making the process fast, easy and pleasant. He masks away the stress of the process to make it as pleasant as possible. We viewed properties with him and other seller’s agents would hug him, that’s the gravity of his reputation. He doesn’t pressure you but rather asks probing questions to help you find your true values. And he constantly answered e-​mails and texts at all times despite vacation to ensure everything went smooth. Additionally, he only represents buyers giving him extra weight and experience. Even our mortgage agent was phenomenally impressed with Kenny.

He was referred to me by a friend whom he’d represented in competitive situation in Pacific Heights — while they were living in Paris — stressful to say the least! His strategy was successful and he managed to get them the house they love and where they’re now raising their family. My husband and I met Tim at the end of December 2014 and four months later we were home owners. I like to think that what helped us obtain a home within four months was the excellent team we built together with Tim and our real-​estate broker (which Tim recommended us to). Here are the top three things I tell our friends about Tim:
First, Tim is the most attentive and responsive person I have ever worked with! He is there for you ²⁴⁄₇. Meaning, if you have a question via email or by phone you are bound to hear from Tim within minutes or tops a few hours. Yes, I know we all read emails but how many times do we put aside an email after we have read it. Well Tim, reads your email and responds to all your questions and comments. Given how competitive the real estate market is in SF, having someone like Tim, be on top of any inquiries you have is a deal maker.
Second, Tim is remarkably well known in the SF real estate market, several times we heard from the selling realtors on how pleasant it had been to work with him in prior deals. Indeed, when we closed on our condo — Tim explained all the paperwork, provided seamless signature requests and was on time to conclude on the final deal.
Lastly, what I also appreciated about Tim was his knowledge and expertise of the SF real estate market — we placed a few bids during our search. It was with Tim’s help that we got to be good at assessing the market value of a property and recognizing properties’ opportunistic value. He guided us with comparables, provided us with final sale values of prior bids and shared his own perspective on properties that although did not have all of our must haves had other selling points to consider.
Overall, we could not be happier with our Victorian condo. We appreciate all the hard work Tim put into our home search and look forward to continue to recommend him to our friends searching for SF real estate.

We recently bought a SF apartment — our first time purchasing — and we couldn’t be more grateful to have had Grant as our broker. My wife and I moved to the Bay Area a year ago and decided to start looking for a place of our own. Overall I can’t imagine a better guide to the SF real-​estate market and we would definitely want to work with Tim if we enter the market again, as buyers or sellers.

My wife and I were first time home buyers and not even sure we wanted to make the plunge. Tim was very low pressure and helpful. He patiently answered numerous rookie questions throughout the process and 6 months later we were homeowners.
Two things in particular we really appreciated: 1) He knows the SF market very well. Tim called the approx selling price of places on multiple occasions. He always let us make the final decision but gave very good advice on what to and what not to bid on given our budget. 2) Tim is extremely responsive. Over our six month search we rarely waited more than an hour to hear back from him.

My husband and I bought our home in SF last October after diligently searching for 6 months with Tim as our realtor. I found him on Unilocal and truly understand why he gets all the 5-​star reviews. He’s not just a great real estate agent, but just also a great person. Here are some top items on why I’d recommend Tim to my friends:
First: he never pressured us to buy! We never felt like he was being pushy or trying to «oversell» a house to us. He always pointed out both the pros and cons to each house; which made us really think about each one. When we were on the fence about certain homes, he always said «remember, you have to really love it» and he was right; I’m happy we passed on a couple of homes now that we have our beautiful home near the panhandle.
Two: he’s a wealth of knowledge on real estate and history of SF; we felt we «won» since we had Tim on our team. When we went to Open Houses, the selling agent would always ask who we were working with and they all knew and respected Tim.
Three: he is good at determining comps and the right price to bid. His coaching and understanding of the market helped us win without over-​bidding.
Four: he’s super fast to respond which is really important in this fast-​paced market. He must work all waking hours of the day since he would respond always within an hour (and both my husband and I would send a lot of emails!).
We will also use Tim in the next few years when we’re ready to sell our house :-) You can’t go wrong with Tim!

Tim was incredibly helpful during my first home-​buying experience. Being new to this I was overwhelmed with the amount of paperwork and information that was being thrown at me at breakneck speed. Being a knowledgeable and experienced Real Estate Agent, Tim was able to breakdown the process in an understandable and actionable manner, which made the whole thing go very smoothly. Another incredibly helpful thing about working with Tim is that he has an established network of colleagues and business contacts, who can assist with other aspects of the home-​buying process, all of which are just as good/​helpful as he is (loans, inspections, etc.).

We are so thankful we found Tim on Unilocal with his stellar 5 star reviews. As first time home buyers, we had a lot of questions and Tim was extremely thorough, spending a lot of time with us in person, over emails and phone (he’s VERY fast in responding to emails). He taught us so many things we would never have thought of, what to watch out for, what to expect, what the market is doing, etc. Tim knows the development of the neighborhoods and how they’re emerging, so he can provide great feedback on each part of the city. We became very proactive ourselves and went to open houses every weekend, but this is only after Tim shared his knowledge with us so that we know what to look for. We gave him detailed feedback after each house so he knew what would be a great fit. Average seek time in SF is about a year before finding a home, but he was able to help us find the perfect place in 3 months within our price range!
Even after closing, we had questions and he was always willing to help out. Wonderful, personable, funny… a good, honest agent. We highly recommend Tim and will definitely reach out to him if we are selling or buying another home.

I’m rather surprised by all these glowing reviews for Tim Gullicksen. It was in fact via Unilocal that I found him for the sale of my San Francisco home in October 2014.
So that my review doesn’t come off as a lopsided rant, I will start with the positives about my experience: Tim isn’t the typically pushy sales person. Perhaps its the fact that there are so many agents in the city and any semblance of hardsell tactics would make potential clients run in the opposite direction but Tim reminded me to consider all the relevant issues (while addressing them via his optics) and to make an informed choice. He was also timely in replying to queries I had via email and would make himself available at all hours for calls since I was managing the sale from abroad.
Now on to the negatives. After I had accepted an offer on my place, Tim had agreed to be present for the move of some of my belongings out of the property. However, he reneged at the last minute (a day or two before the movers were scheduled to arrive) when I legitimately questioned some charges for the staging of the property which I had instructed him in advance I did not want. Rather than admit the oversight, he battled the issue with a winding diatribe about how he tries his best. By the end of his message, he had gone back on his word and I was left in a bind to find someone to fill in. Very stressful !!!
Soul breaking experience #2: During the sales process, Tim had instructed one of his assistants to my property to run an errand and he/​she parked in the driveway preventing cars from going in to and out of the structure. I haven’t the slightest how long the errand took but it was long enough to get my former neighbors in a tizzy. My neighbors promptly notified Tim along with proof (they are lawyers) and rather than admit the mistake and move on, Tim battled them in a tit-​for-​tat exchange on email, with myself watching in horror as thoughts of the sale of my property and the friendships I’ve built with my neighbors evaporate.
If I could break down the rating, I would say Tim gets 4 stars for market knowledge and experience.
But he gets 1 star for common sense and savoir faire.

Tim is so easy to work with. His buyer’s offer was accepted (out of 3 good ones) and the execution was flawless. I never had to ask for anything — all was done on time and as expected. I would love to work with Tim on my next listing!

TL;DR — Tim is extremely knowledgable, detail oriented, patient and friendly.
As a first time home buyer, I had countless questions about the market/​process of buying a home in San Francisco. Tim has been in the industry for years, and has an extreme wealth of knowledge of the area. He can describe in great detail the history of each neighborhood.
Tim worked hard to understand what it was I wanted in a home, which Tim also helped me identify through this process.

Second AND third time’s the charm… Tim helped me find my first San Francisco property, a condo in Potrero Hill, some five years back during much slower times. Now, in today’s crazy property market, he not only helped me and my partner sell the same place at a terrific price, but also facilitated our finding a new place, a home in Ingleside in a fabulous location for this emerging neighborhood. Tim’s research and facts are on point as always, and he makes for a most knowledgeable navigator of the market in this ever-​changing city.

Tim came recommend to us by our mortgage broker as highly knowledgeable and experienced in the bay area market, and he certainly didn’t disappoint!
My husband and I had set ourselves quite an aggressive time frame to purchase our first property in San Francisco and were relatively unfamiliar with the nuances of the market and to a large extent where to focus our search.

Tim is a fantastic agent, and I would highly recommend him to anyone looking for a house in SF.
We just bought a house here after moving from the Midwest, and Tim was great at introducing us to the idiosyncrasies of this competitive and not-​entirely-​rational market. He knows the history of the city and its neighborhoods very deeply, and gave us great pointers on what to look for in home construction and disclosures. Tim was our agent for our first home purchase, which stretched across six months of looking back in 2013 (to no avail) and then another six months of looking this year after some time off from searching. Other commenters have articulated the facts that he is fun to be around and extremely knowledgeable about the SF market, which is entirely true. He will patiently teach you the ropes of whatever neighborhood you’re interested in (we searched across six or seven different ones, and he was intimately familiar with all of them). But even more importantly for me was the fact that he was endlessly patient with our very extended timeline, never pressuring us to pull the trigger, and helping us think through our changing preferences as we learned more about the market and our actual desires.
We had a great series of experiences with Tim and one of our few regrets about being done with our search is that we won’t be seeing him anymore!
