If you want someone to take over your project 100%, then this is the company for you. We called Loayza’s for an estimate for a new pool and backyard remodel.
The day of consultation Mr. Loayza was one hour late, did not call to let us know that he was running behind, nor did he apologize for making us leave work early and wait for him. Once he got to our house he made it clear that he does not give full estimates unless we pay him a ridiculous amount of $ 1,800 (money he claimed would be credited towards our project).
Basically, if you decide to pay that amount to see the plans and estimate, then you would have to pay that amount of money, if you decide not to accept the bid, you lose the $ 1,800. Also, that money would be credited in full only if you accept to give him the pool and landscaping project fully to him.
I am happy for those people who are satisfied with Loayza’s work, and for the amount of money invested, an excellent job is the least he could do, but I am sorry, I like to be the one in control of where my money goes, and I like collaborating with the contractor, not give him all the power to make the decisions for it.
In the end, we used another company which is diamond certified also has great Unilocal reviews. The people from this company honored my wishes, were professionals and punctual. We are very happy and relieved we did not use Loayza’s Pool and Spa.

The owner of this place always does a good job down to the last detail. All of his jobs are above average. The only small problem is his prices are also above average on the up side.
Maybe that way he likes to drive Lexus cars.

QUICK UPDATE (May 2015) — We’ve had so many compliments on our front yard and have already referred a few of our friends to Loayza’s because they are amazing — we just had a minor irrigation mishap and I called Eddy and Rosa they sent a guy out the next day to fix it — no questions asked!

Loayza’s did a phenomenal job on a major front yard landscaping project. Very professional at every step, from the site survey through the design, demolition and implementation, Eddie and Rosa took care of every detail for the entire project. The project was completed on budget and right on schedule!
Their crew consists of a set of top rate craftsman, always on time and very skilled at every phase of the project. They always cleaned up after themselves and made this very large construction project a «no-​hassle» experience. We are thrilled with the results and would highly recommend them to anyone looking for professional landscaping project.

In 1984 we contracted with Eddy and Rosa to repair our gunite pool and upgrade our backyard, including all the surrounding exposed aggregate decking. They did a fantastic job, on time and within budget. Recently in Oct. 2014, we decided to close the pool down, filling it in and relandscaping the backyard. Again we selected Loayza’s. Eddy and Rosa worked with us to fit a design into our budget and made several recommendations to help guide us to a finished project. What makes Loayza’s unique is that when they set a start date, they start, and once they start the project, they continue every day until the project is completed. Their workers were very friendly and the job site was cleaned up at the end of every day. Payments are made progressively based on the progress of the project, which was very helpful. We highly recommend Loayza’s and greatly appreciate all the support and direction given by Eddy and Rosa.

In 2008 we decided to put a pool in our backyard. We received quotes from a few companies and decided to go with Loayza’s.
Eddy and Rosa were both so friendly and helpful. We have enjoyed our pool for 5 ½ yrs. A few months ago part of our deck started to sink leaving a tripping hazard by the pool.
We contacted Loayza’s. Eddy and Rosa both came out to look at it and agreed it was unusual. No sprinkler leak so must have just been the ground settling.
Knowing the concrete could not be matched after 5 years, they had the idea to fix it with stone that that matches what is around the pool. They sent someone out to fix the problem at no charge to us.
They stand by their work.
I hope to someday be able to add the outdoor kitchen and waterfall they have in our original plans.
Pleasure to work with and quality work that they stand by.

We just completed a complete overhaul of our backyard — pool, outdoor kitchen, landscaping.. .the works! Loayzas and Unique Outdoor living made this entire process seamless and were a pleasure to work with.
We contacted Loayza’s after we received an estimate for our backyard remodel that we believed was insanely high. Eddy came out to the house, met with us and talked to us about what we were looking for. He really listened to everything we said — what we liked, what we didn’t like and what we weren’t sure about. He came back with a reasonable estimate, in a reasonable timeframe and worked with us on all the small changes and details. In addition, never once we we feel pressured.
Throughout the entire construction process Loayza’s was amazing. They were timely, they were clean (every day they completely picked up the backyard) and worked to meet all of their promised deadlines. They assign you a project manager who you can contact with any questions and Alfredo was great to work with and very responsive.
The end result of all of this work is a beautiful pool and outdoor area that reminds us of being in a resort (which is exactly what we were going for). Eddy and Rosa (have I mentioned Rosa yet? She is FANTASTIC — she truly made us feel that we were family and not just clients) even checked on the backyard and made sure everything was ok as we were on a two week vacation.
If you are looking for professional, honest, hard working and diligent people Loayza’s is the company for you. Thank you Eddy, Rosa and company for a wonderful project and a truly magnificent backyard.

After deciding that it was time for a new pool I contacted Loayza’s for an estimate. They came out did their measurements and told me they’d be in touch. They also offered me to stop by and check out their showroom and go thru the materials. So we did, and we were pretty impressed. Attention to detail, nice people, great products and before and after photos for all. Mrs. Loayza even stopped us and introduced herself and I was sold. I was so impressed that it changed from pool… to pool, outdoor kitchen and finishing up of the the meager landscaping that has already been done around the backyard.
…Then I got an email requesting an absurd amount of money for some 3D plans and mock up b. s… whatever?
I emailed back asking that all I was asking for was a ballpark estimate for everything so that I could inform the bank of how much I would need to qualify for… roughly! Was there anyway to break it down in pieces… pool, bbq, etc.
Never have heard back from them… emailed numerous times thereafter and still to this day have not heard anything from these people. Now I feel the email requesting the money was exactly what I thought it to be… a shake down scam from someone who they thought had money to just throw away.
Ah ah ahhhh, homey don’t play that!

Our job is almost complete and we couldn’t be happier with the service we have received from Loayzas. Eddie and Rosa feel like family to us! They are such kind people, but most importantly «old school» service… They care, they provide an exceptional craftsmanship, they communicate every step of the way and Eddy is on the job site everyday overseeing the work being done. We know our job is probably small in comparison to most of the work they procure, but we certainly don’t feel any less important! Their staff is dependable, hard working, competent and very respectful! I would recommend Loayzas to anyone looking for an incredible company that can transform your landscape into an incredible oasis! Anyone who wants high quality custom hard scape, soft scape, irrigation, lighting etc. Loayzas has been professional from start to finish! Additionally, they have very competitive pricing. Eddy and Rosa are wonderful professional people who take pride in there customer service approach. Hats off to their family owned and run company!!!

We recently purchased an outdoor grill from Loayzas/​Unique Outdoor Living and we are very happy with price of the grill and the level of service that I received.
Our salesperson Manuel was very knowledgeable and he spent a considerable amount of time with us explaining the features of each outdoor grill. We never felt pressured or uncomfortable during the entire sales process.
Manuel sent us the pricing of a few models that we were interested in the very next day. We were impressed that the prices that they offered us were substantially lower than even the online retailers.
I would recommend visiting Loayza’s/ Unique Outdoor Living if you are in the market for an outdoor grill or Jacuzzi.

Loayza’s just finished the job of completely re-​doing the landscaping at our house in Almaden, and I honestly couldn’t possibly be happier about their work and their service!
When we moved into our house, we knew we’d have to completely gut the landscaping — the plants were all dead and the irrigation system was trashed. Loayza’s came in and gave us a bid on the design and landscaping work, and while they weren’t the cheapest, we went with them based on referrals from our friends. We’ve never regretted that for a moment!
Eddie and Rosa have to be two of the nicest individuals in San Jose, and their dedication to your satisfaction is unmatched. All of their work was absolutely top-​notch, and they clearly use very high end materials for everything they do. We had them tear out all of our old landscaping (including concrete patios etc) and lay brand new pavers, install new irrigation, lighting, electric, sod, and even a play area for the kids in the back yard. It all went extremely well and, whenever we had any questions, Eddie answered personally (or came to the house to discuss with us!)
They’re mostly known (and showcase) their pool & spa work, but we didn’t have either done — their landscaping was top notch too though.
All in all, an absolute 5 star rating. You won’t be disappointed if you go with them.
