If I could give six stars I would. After the passing of my Mother, David and Yasuko handled all aspects of a complicated estate sale of her Pasadena home. Residing in Oregon, I needed a team that would keep me abreast of details, and they came through remarkably, with detailed advice and nearly daily communication. Many problems arose due to the condition of this older property. While I was just willing to reduce the price dramatically, David not only advised on the most cost effective ways to address these concerns, he personally oversaw the repairs, even going as far as to shop for and purchase updated fixtures to increase marketability. David’s extensive knowledge of real estate law and the local market, allowed us to avoid several potentially questionable offers, while concentrating on qualified buyers. The end result was selling the home in a timely manner and at above listing price. David and Yasuko make a remarkable team. If you are looking for an agent that will give 110%, keep in constant communication with you, and go the extra mile, look no further. As an added bonus, David and Yasuko are multi-​lingual and have the unique ability to communicate with buyers from diverse cultural backgrounds. Again six out of five stars!

I was ready to buy a house and I needed to look for an agent to help facilitate the home buying process. I knew the area I wanted to buy in and it so happens that David specializes in Monterey Park and Alhambra. We had unsuccessful bid on a home in the bright wood area of Monetery Park. David told me not to be discourage, the right home will come along.
Fast forward a few months and I saw a home in Alhambra that I like. Long story short, David got me the house at a reasonable price. Price per sq was lower than other houses that were sold around the area.

David and Yasuko Chu are like angels sent from real estate heaven! Without them, I wouldn’t be so happy about where I live. Before I start telling you about my home-​searching journey, I want to tell you that I am still very happy about my purchase. I am constantly being told that this house was a very good and smart buy. Actually, the only smart decision I made in this process was trusting David and Yasuko.
I had made the decision to buy property two years ago (yes, it was a long journey, but well worth it!) and knew nothing about real estate. I reached out to David and the teaching and learning began. He started to teach me about what to look for at the property, what locations are good, what priorities I should place in certain characteristics of the house, and most important, what is worth my money. He even looked ahead for me and told me what would happen if i decide to sell a few years from now. With all the experience he had, I knew I could trust him.
As I mentioned, it was a long process. There was a point where I thought he had forgotten about me, but that was definitely not the case. There just simply wasn’t anything in the market within my budget for a while. But when the market picked back up, David and Yasuko worked really hard to show me properties that were always worth seeing. David was with me the entire time and gave me advice on each property — whether the roofing would likely leak during rainy seasons, or the floor was uneven, etc. These are things that I would have never thought about, but really need to think about. Yasuko also gave me her point of view on a lot of the properties as well as a lot of comic relief :). She’s the sweetest and funniest lady! They were looking at each property as if they were deciding to buy it for themselves or not. It was great! They went above and beyond the responsibilities of a real estate agent. They would help me schedule appointments with inspectors, recommend trustworthy contractors, along with many, many other things that they didn’t need to do.
There was also a point where I started to get desperate and was about to make a decision on a property that I knew I would potentially regret. I wanted to buy a property that was not worth my money because I didn’t want to wait any longer. At that point, David laid out all the facts, the pros and the cons and basically led me back to the right path. Now that I have this property, I knew it was the right decision to listen to David.
This review is long overdue as it has already been almost 5 months since I moved in. But because it’s been so long, I am very happy to say that I am still very happy about this purchase. They are such smart and genuine people. They have made my first home purchase the smoothest it can ever be. I can go on and on, but it’s safe to say that I would recommend (and already has recommended) them to anyone. Thank you so very much, David and Yasuko!

After my aunt died, as trustee of her estate, I had to sell her townhouse in Monterey Park. The townhouse was generally in good shape, but out-​of-​style and needed some improvements. I interviewed three real estate agents, and by far the best was David Chu with his wife, Yasuko. They made reasonable common-​sense suggestions to dress up the property, without going overboard by making improvements that would be changed by the buyer. They did a great job staging the property, and taking photographs for the web. It appeared the townhouse was going to be an easy sale, but a couple buyers backed out for questionable reasons. David kept on working, and regularly kept me in the loop regarding the sale status. Even with those delays, the property closed in about three months. I have absolutely no complaints with how David handled the sale, and am very pleased with the outcome. There is no question that I would use David and Yasuko again, and I give them my highest recommendation!

We recently purchased our first house with the help and expertise of both David and Yasuko Chu. In the beginning of our search, he gave us advise and told us what to look for, what to be wary of and what to take in consideration when buying a house. When we finally decided on a house, they provided such professional and personalized service for us even though they were out of the country. He worked throughout the night making sure we had everything in order to present our best offer to the seller. We could not be happier in our choice of Realtors and highly recommend them.

I highly recommend David, without hesitation. He was very proactive throughout the process, anticipating everything that might prevent the property from quickly selling at the right price and in a timely manner. He advised us of what we might do to get the house ready for sale and was willing to meet the contractors if we weren’t available. He clearly had experience and was on top of all aspects from getting the property ready, negotiating, to making sure the buyer had preliminary loan approval prior to submitting their offer. He was fair, calm, professional and friendly at all times and was able to close in 30 days.

We spent a couple years casually perusing Redfin before we finally began our home purchase search in earnest… and there’s a complete difference between browsing Redfin and open houses, versus having a professional agent on your side to provide guidance and expertise, streamline the whole process, and manage expectations about the local market.
David Chu was an invaluable resource to us first-​time home buyers. We had little understanding of the general process, nuances of the local market, or even telltale red flags to look for in potential houses; however, David filled in the gaps with his knowledge and expertise. He patiently guided us through the process and answered all of our questions throughout, from seeking loan pre-​approval to putting in offers, and ultimately closing on our new home. He worked with us directly, and was always highly responsive via phone or e-​mail with any questions — he is a true workaholic.
The way the relationship often worked is this: We continued to watch Redfin and Zillow and the morning alerts from his website for new listings, and then we e-​mailed to ask him about any properties that seemed interesting. Many times, he was already familiar with the properties or their issues; in this case, he would either flat-​out tell us that he did not recommend that we pursue the property, or ask if we were OK with things like death (s) in the house, or at least point out things like house numbers that would inhibit its resale value. When we had questions, he found out the answers and responded quickly. When he was not aware of issues, we scheduled an appointment to visit the house. If he had an open house for one of his sellers that he thought fit our criteria, he would ask us if we were interested.
After losing a bid on a house and then going through the above process for a couple more months, it seemed that new, quality listings had dried up, leading way for frustration, desperation, and impatience to set in. We thought perhaps we needed to re-​think our criteria and set our expectations lower, or consider areas which we had previously struck off our radar. We began to wonder if perhaps he was simply too busy and did not want to show us houses — why would he not recommend showing us any of the houses that we wanted to see? At our breaking point, we insisted that he show us a house that he did not recommend, and so he scheduled an appointment. What we found for ourselves was a house with major, scary issues — a silent confirmation to us that David was right, and that we should have simply trusted him and moved on earlier.
At that point, David told us that he was there to keep us from making decisions out of panic and desperation, and advised us to be patient — that there will be more houses (which he in fact knew to be true, as a selling agent in the area). And so we sat tight, and continued to listen to his recommendations. And he was right to be patient — he brought us to a house that we now own and love, and we wouldn’t have it any other way.
In your home search, we recommend to trust David’s knowledge, experience and instinct to filter out properties initially, especially if you’re looking in Monterey Park, which is a particular area of expertise. It will save much time for everyone involved. David’s style is to act swift and decisively, which we found a necessity in a seller’s market. During inspections, he accompanied us on trips to City Hall to review public records on the property with us. He gave us plenty of time to look through our paperwork before signing, and after closing on our house, continues to be reachable as a resource for advice, contractor referrals, and lingering questions about the transaction. We highly recommend David & Yasuko Chu for their services… although to be honest, I’m not sure whether I’ll be buying another house again in the future because it went so perfect the first time.

David and Yasuko were highly recommended from a friend. My brother and I found them absolutely wonderful to work with. They were so professional, honest and patient with our 91 year old mom making the whole process less stressful.
Told us what we needed to do to prepare the house for sale. Listed the house on a Friday, had open house that weekend and had 2 offers on Monday! When we accepted an offer, they explained everything to us and guided us every step of the way. David obtained a list of estimates for repairs and set up all the appointments with the various vendors and made sure the work was completed for us and the buyers.
When the final contract needed to be signed, David and Yasuko went the «extra mile» and drove out to Orange County during the week to have mom sign the paperwork and then drove out again to deliver the finalized contract.

David treated my wife and I like family. His wife Yasuko was also extremely kind and helpful. She would show up to help us whenever David was busy. We knew we were in good hands because David was with us every step of the way. He stayed with us even while we signed the escrow documents. My wife and I started the home buying process without an agent and we found it to be very stressful. The competition was very intense. We found ourselves coming in with offers of 50,000 dollars over asking and yet we were unable to secure the deal. People were coming in with all cash offers and the listing agents were willing to say just about anything to make a quick commission. We had some agents even suggesting that they will give us a 25% rebate to help with closing costs, if we bought their properties and others that pointed out only the good about a property. However when we double-​checked the information they provided, it never seemed to check out with the city. This made it very difficult work with them.
After several failures and months of searching we had the good fortune of meeting David. He was the listing agent for a property in the Highlands area of Monterey Park. We liked the property and we did not have an agent helping us, so asked David for help. After learning about us as a couple, he quickly assessed that the property he had listed property did not match our needs.
He told us to be patient and that he will help us find a better match. He did everything by the book. He would go above and beyond to investigate things about properties we were interested in acquiring. He was so honest that even though it cost him time, energy and money, he would repeatedly advise us on why I should not buy certain properties. He was able to see problems and find out information about properties that I would never have known. His due diligence surely saved us a lot of future problems.
Before I made any offers, he would share information about the area and the home. If there were facts about the property that he did not know, he would go to city hall with me or talk to other agents and find out whatever we needed to know. The bottom line is that David would not sell us a property or let me buy a property that he himself would not gladly buy. He wanted to make sure that we would have no regrets in the future.

When we were ready to buy a house, we met with a few realtors and most of them seem pretty shady and greedy. When talking to some of them, I sense that they just want to make a sale. So I searched online, read through reviews and found David and Yasuko. When my husband and I met them, we liked them instantly. He was so patient with me and my many questions. He took me to see so many houses. He’d tell you what would be a concern on a property. It’s still up to you to decide to listen to him or not, but according to my experience, it’d be wiser to listen to the pro.

We had the privilege of having David and Yasuko help us find our house in Rancho Cucamonga. We were in the midst of planning our wedding and looking for a house so our plate was pretty full. When he found out that there were no final permits for the pool and the lattice work patio cover, he followed through with the listing agent and the sellers. In our best interest, we couldn’t proceed with the purchase if there were no final permits. The end result. the sellers did what they needed to do to get the final permits for us. David helped to get the escrow to close as scheduled with no further delays.
We highly recommend David and Yasuko for their professional services. They go over and beyond the call of duty and have your best interest in mind. Having worked in the escrow industry for a long time, I’ve met a lot of real estate agents. There is no one I would recommend more than David and Yasuko. I received keys to my new house yesterday. Today I spent hours there (waiting for contractors) and I love it more today than yesterday. Seriously, it’s like a Disney movie: I hear birds chirping, leaves rustling, sunlight peeking thru the leaves. And the view is amazing.
I found this house because I waited for it. I waited less than patiently, but David Chu told me. «Astrid, my advice to you is stop looking outside the locations you want. You will confuse yourself. Work with me.»
I was impatient and bid on houses thru another realtor that was overpriced with funky layouts. It has been seven months afterall. Seven months since I went to one of David’s open house, fell in love, got outbid, and was heartbroken. Seven months of getting outbid by cash buyers (I only have 20%). I was looking constantly, placing bids and getting outbid. On one of these bids, I called David in tears, confessing that I submitted a bid for another house in North Alhambra. I told him, «it had funky layout, but nice neighborhood.» He asked me what the address was and I told him. He said «you know, it’s your decision. But usually if you’re going to buy North Alhambra, go above Alhambra Road. There’s a reason why the next block is more expensive.»
He steered me away from bad houses. And like a hairstylist you’re obligated to stay loyal too, I cheated on David a lot. I went to open houses, submitted bids like weed. But when I needed a voice of reason, I called him. I trust his knowledge and his instincts. And everytime I tell him, I placed a bid on a house and regret it, he’s like. it’s your choice, but I advise you to wait.
I called him for his knowledge, because nobody knows Monterey Park like David Chu. He lives there. And when I went to an open house with him, he’d point to a house and say «I sold that one», or «I talked to the owner and told her to fix it before it comes on the market», or «the owner told me to sell it, but I knew there were problems, so I declined.» And you can see David and Yasuko signs all over MP; this was the reason I started stalking David. I knew he was The Realtor of MP.
He spent hours listening to us. I told him after he suggested a house in Brightwood area «David, my husband doesn’t like that area. Too busy. What I want is basically a house where I can walk my kids down the street. I want to hear trees.»
I followed his advice. Waited for his call. He called me to this house. He held a hell of an open house (pretty flyers, pretty signs, pretty Yasuko greeting). I knew it was gonna be a hell of a fight. But he told me to write the seller a love letter to describe my intentions. That was easy because this home sparked so many inspirations. Us with only 20% down and a love letter about the house. I think David talked to the sellers and fought for us. Because the seller… accepted ours!
Thank you, David! For listening to my emotional turmoils, for talking me out of bad properties, for being the voice of reason, for going thru this crazy journey with me and Mike. Thank you, Yasuko! For being sweet and pulling out chairs as we did pool inspections that took 4 hours, even though escrow was not closed. Thank you for convincing the sellers. Thank you for giving me the sweetest letter from the seller about the memories they had in this home. Thank you for making my dream come true. Mike and I feel deeply indebted.

I highly recommend David. Besides he is very experienced and knowledgeable, he does not spare his time to investigate the property before you negotiate. He works hard for you.
When I found houses I wanted to see, he checked ahead of time and gave me the ideas about the house, sellers, and surroundings. So I didn’t need to bother going to some of them.
After visiting together, when I liked the house, he went to the city or county to investigate on the house. He came with the stack of paper to meet me. He did his homework. He had information of the original plan and repair or additional works done with permits on the house. Because of his knowledge, he could see the rest of works done without permits and quality of them. I didn’t, but he saw and pointed to me so many problems house after house. And they were serious ones.
He himself went down to the crawl space and up on the roof to see the top of chimney and took pictures of problems. I could see that he does this all the time and got to know so many different contractors, materials, and reasonable price ranges. He knows a lot about regulations on building details in different cities or county.
Before negotiations, he got a list of estimates for repair or correction and obtaining a permit for each problem if needed. We used the lists to make the owner fix the problems or deduct the costs from the price of the house.
In some cases I had to give up on the houses because we found that it was difficult to fix the problem properly to the latest requirement and obtaining a permit. That would affect the value of the house when I try to sell it. I thought that I would never find a house that meet his high standard!
But he saved me a lot of headache later. If you think that all realtors do this much work, ask around. He does not hurry you to buy a house. He guides you every step and takes care of you. A house is such a big investment. You need a professional advisor like David.

David and Yasuko Chu helped my wife and I purchase our first home back in 2009. They had been helping us look since 2006! It’s hard to give a review when EVERYTHING is perfect, but I’ll try my best. This review is for my friend’s purchase of a house, I personally grew up pretty involved in the real estate industry with my parents being investors in the real estate market in the bay area so although I don’t know the technicality of certain things I know when you have or don’t have a good real estate agent.
My friend Mike was in the market for his first house, he had no clue where to start, no clue how the process worked, no clue how much money he should be spending. Luckily David and Yasuko came to the rescue, they patiently sat down with Mike and explained to him everything, from how to file for a loan to what to look for when shopping for a house. Prior to dealing with the Chus Mike had dealt with another real estate agent (name will not be said here for courtesy sake) but to say the least this previous agent was LAZY and unhelpful, she communicated only by e-​mail and was very SLOW to respond, she was impatient with Mike, Mike being a first time buyer had no clue this was unacceptable and stuck with her for about 4 – 5 months. After Mike started working with the Chus it was a quick and painless process, he had the money, and was able to quickly and easily obtain a loan.
The searching process was handled with great care and insane attention to detail, they showed Mike various properties that fit his criteria and within a few weeks he was able to seal the deal on the house that he lives in now. :) I’m a bit too young to be looking to buy a house but when it’s my turn to be making this big step you bet I’m going to call David and Yasuko.
