This property management business is absolutely the most unprofessional, shady, and untrustworthy operation of its kind and you’d be a fool to do any kind of transaction with them.
What kind of people tell you that your rental application has been approved, collect fees, ask you to bring them a security deposit to take the property off the market and then tell you it was given to someone else?! HENRY FALKENSTEIN AND ASSOCIATES
What kind of people make an appointment for you to view a property and don’t even show up?!

I can go on about the other shady, unprofessional, and untrustworthy dealings that take place here, but I’ll let the State of California Department of Consumer Affairs — Bureau of Real Estate Enforcement Division do the investigation for me:

These guys are great! I’ve dealt with some of their competitors and let me tell you, I’m not here to bash the other guys, but Paul is by far the ONLY competent and helpful real-​estate professional I’ve dealt with in the Long Beach /​San Pedro area.
I have a difficult set of requirements for a home, once Paul saw my unique situation, he knew it would be difficult and got right to work for me… Even though Paul didn’t have anything in his system that he could benefit from signing me up with, he scoured the internet to help me find a few suitable places. He continues to send me updates and I’m hopeful something will end up on his desk that I can jump into…
For now he’s going out of his way to give me third party listings, which I don’t think I would have known where to look to find these on my own. Even though he can’t benefit from these, he’s giving me options that I didn’t know were out there!
Definitely give Paul and the folks at Henry Falkenstein & Associates a chance. they will work much harder for you than the competition. Hopefully something will wind up in his system that matches my needs and I’ll be able to write another review after I get moved, but either way I’m one step closer to finding a new home!

This company is the worst management company in the entire state of California. They do not care about there tenants, they will allow drug addicts and drug dealers to live in a complex filled with children. They discriminate against people with disabilities. The on site managers are allowed to scream and curse in your face. It’s unbelievable, DO not rent from them unless you like getting screwed over, paying to much for properties that are not well maintained and you like getting screamed at by managers. Disgusting excuse for a company. Oh and Elvia is extremley rude

We have been doing business with Henry for many years now and they have always gone above and beyond in helping us.
They Manage a shopping center for us and have always been a great buffer between the tenants and ourselves.
I have also rented an apartment through them and was always treated with the utmost respect and care.

I requested and received a face-​to-​face meeting with Henry Falkenstein not too long ago, taking the opportunity to question the validity of his company engaging in matters that needed to be dealt with internally within my homeowners association. During that time, he clearly stated that the association had not officially hired his firm to represent us. However, his company’s involvement in running a «special meeting» by sending out vote by mail ballots is in clear violation of our covenant and by-​laws. Whether it’s senility or more undoubtedly a vested (and bias) interest to garner business, he refuses to acknowledge that their involvement compromises any such issues.
What is more disturbing is that his ballot asked the members to vote yes or no on whether to allow his firm to manage us AND increase our dues by 33% to $ 300. If you read that correctly, the ballot is not asking to vote on two separate propositions: representation and dues increase. No, it’s an all-​or-​nothing on both matters. I’m not sure if it’s shortsightedness, but these are two separate issues that need to be addressed separately. How can you narrowly vote on just «appleoranges» when it should be about both «apples» and «oranges?» Needless to say, whatever his motives are, the firm’s lack of due diligence and false pretenses are not what you want in a company to manage your largest investments.
Also, he nor his staff are not reading our bylaws in a prudent manner as our covenant states that our dues cannot increase by more than 20%. Yet, this stranger comes out of nowhere saying our dues need to go up by $ 75 without any rhyme or reason as to where our money is going other than a general emergency fund. Please, I work hard for my money and the last place it’s going is to a fund that is going to be managed by incompetence.

I contacted Falkenstein & Associated while searching for a potential new home. I met with Mr Paul at a residence here in Pedro that i was initially interested in. Mr Paul is very professional with a nice attitude.
Unfortunately i cant say the same for the woman behind the front desk, Alvia was her name. She was very rude & seemed to be in a rush while i turned in the application for a rental. The rest of the woman that were seated at the computer seemed nice.
After we were done, i thanked her for her time & told her id be making a review here.
She immediately apologized for being «firm».
Funny thing is you wouldn’t need to apologies for your nonprofessional & rude attitude if you would of been polite since the get go.
