Just moved into the apartment in isla vista. A little concerned about the deposit thing after reading the negative reviews… however, I am pleased with their service so far and most owe it to the manager Devin we contact with, a warm guy do us so much favor to settle down and deal with some small problems in the apartment.

Ahh the wolfe, gets 3 stars becuase of quick maintenance service and pro rates for inconveniences suffered. Consider your security deposit a down payment you’ll probably get around 20 percent back. Other than that they are not bad for an IV Slum Lord.

Terrible company. Whatever you do, avoid Wolfe and Associates. I had been with them for two years (out of necessity, not by choice) and throughout my time with them they provide simply the WORST service. Will literally find any reason to deduct from your security deposit. After my first year I asked why they deducted half of our security deposit (we left our house pretty clean at move out) and they pretty much just gave us a shoulder shrug as if that’s the way it works. Plumbing was awful and not up to par with anything, and every time we called them in things seemed to work for maybe a few hours before becoming faulty again. Simply awful, avoid this company by any means necessary. Don’t give them your service, and let’s hope they eventually close their doors.

Really surprised by the negative reviews. My experience with Wolf has been nothing but great.
— Respond within 24 hours to all of my emails or phone calls.
— A prompt response to all maintenance needs (I would say the average time from me calling with an issue to them sending someone out is 20 hours).
— Very friendly and professional leasing agents, property managers, crew, etc.

Wow. What a horrible company, don’t even bother trying to apply. They will lie to your face and say you have a chance to even apply to the property, and once you apply and they get your 20 dollars that’s non-​refundable, they’ll call up and say that you can’t have the apartment it’s already leased. They lead people on and just try to trick college students, not to mention their prices are higher than any other housing in the area, for no good reason. Not friendly to college students, not friendly to anyone. Avoid at all costs and save yourself your money, time, and sanity. Even if you’d end up getting the place, they will overcharge you and take your deposit. Everyone at UCSB knows the dreaded «Big Bad Wolfe» and every college student and every able-​thinking PERSON for that matter should stay away from this company and let it go bankrupt. Amazingly horrible service.

DO NOT SIGN WITH WOLFE! Please! Do yourself a favor and just avoid this company completely.
Had us sign a lease for an apartment and then called to inform us they had to move us to another apartment because the current tenants refused to move. THEN lost our deposit accusing us of never turning in one. How could you sign a lease without giving a deposit?
It was only two of us– our apartment looked almost brand new when moving out only occupying the space for one year. TOOK $ 935 of our rent deposit! Claimed to repair and replace things that were not our fault (rusty door hinges, replace toilet paper holder that never existed, already broken light fixtures) worse of all $ 450 of that went to repainting the walls that was completely unnecessary.
I went back to the apartment and more than half of what they charged us for wasn’t even fixed! They only mailed us another $ 300 back!
If this is your last resort and the only company affordable for you to sign up with PLEASE take photos upon move in and move out!!!

The property in I.V. that my son and his roommates rented was a mess. I was shocked at the condition of the kitchen, baths and the painting was some of the poorest I have seen. Really awful. I hope they do better in the next school year.

I might be jumping the gun here with leaving such a positive review because I am still currently a resident at one of their properties (and don’t plan on moving soon) so I have not had to deal with them giving me any $$ back. I must say that I have been decently pleased with them, despite all the poor reviews. Lets note, I am NOT in an Isla Vista rental. So far, Wolfe has been fairly fast on ALMOST all our fix it issues. They were prompt to send out service on a sunday when the plumbing had issues. The maintenence staff have all been very nice and friendly. Overall, I have had positive experiences from Wolfe and I would rent from them again.

I would not recommend Wolfe and Associates to anyone! Theirs honestly not one positive thing I could say about their property (the meadows) or their terrible management. When I first moved in the apartment was not even cleaned, their was a piece of wood holding the counter up in the kitchen, there was messed up paint everywhere, there was burn marks in the carpets and bleach stains in the carpets, the thresholds were not attached well, in one bedroom they were not even attached at all. The bathrooms both have rust all in the showers and the drawers are so disgusting I would not even put my stuff in them. All the carpets in the closets but the walk in one you can pick the whole piece of carpet up because they were never attached. The kitchen cabinets are extremely disgusting I had to line all the cabinets because other wise I would not have put any of my belongings in them. None of the cabinets even close, and the linoleum had a huge tear in it. We called maintenance the day we got the keys hoping to get are problems solved before we actually had to move in and two weeks went by and nothing had still been done so we finally had to move are stuff in because are lease was up at are old place. Once we finally moved in and unpacked all are kitchen stuff into the cabinets we got a notice on are door that we had to take everything out of the cabinets because they needed to spray for cockroaches and we had to leave the apartment for four hours. A month went by and still nothing had been done after calling every few days to see what was going on someone finally came out looked at what was wrong but did nothing. Finally after us calling so much they then sent out the maintenance manager as if they didn’t believe anything we were saying and he had to double check that these problems were actually there and still did nothing. A week after that they sent someone to paint ONE spot that needed touching up, they tightened ONE toilet fixed the thresholds in only the bathrooms, and put magnets on are kitchen cabinets to keep them closed, and glued down the linoleum and nothing else was fixed. It is constantly loud because there is tons of kids in the apartment complex constantly screaming and crying. It’s almost impossible to do your laundry because the machines are always being used because theres apartments with six or more people living in them.

A terrible, terrible, terrible experience. Their security deposit deductions bordered on unethical. When questioned, they couldn’t explain their own documentation. After numerous back and forths, we negotiated a passable compromise but were on the verge of legal action. Be forewarned in dealing with Wolfe. Actively document the condition of any property before you move in (take pictures) and before you move out. Assume they will try to rip you off. HORRIBLE.

I lived with them for 2 years, never had a problem. If I had a maintenance issue, it was solved extremely quick. Got most of my security deposit back. If you read these stories about people losing thousands of dollars, go to these people’s places and see what they look like. They complain that the place isn’t that bad, but any sane person would tell you the place was destroyed. I spent the entire day cleaning and making sure everything was clean, with no damage, so I got my money back. We also had an old stove that wasn’t working properly, and they replaced with a brand new stove and we didn’t have to pay for any of it!

If I could give this property management company negative stars I would do so! They are the worst landlords I have ever encountered in my 10 years of renting. I did not rent a property in IV but was treated as a college student nonetheless. I am not a student, I am a professional, responsbile adult with exemplary rental history and always prompt on rent. The apartment was dirty from day one. They did not take care of the trash on a regular basis and it would pile up in the back of the parking lot. When I called to inquire what the situation was, they asked if I knew who the waste management company was! They also paid to have the building repainted. The contractors painted 4 of my 5 windows shut. I called repeatedly to complain and asked that it be fixed and was there for 2 months until I moved out and nothing was ever done about it. The icing on the cake however, was the time I came home after work (single girl living alone) and noticed that the bath mat in the bathroom as well as some other things were moved around. I immediately panicked but realized that nothing else was moved. I stayed at a friend’s house that night as I could not get through to any one at Wolfe and Associates (I assumed it was them since the door had been locked). When I finally did get through to them the next day, they stated that they had no record of anyone being in my apartment. Freaky. Later, I went to the offices and after demanding to talk to a manager finally got in touch with the property manager who then realized that, yes, they had been in my apartment. There had been a leak in the apartment below (which they had known about for at least 3 days) that they had gone in to fix. However, she told me she did not need to give me the required 24 hours notice since it was an «emergency». She said they «should» have left a note but failed to do so. She stated in the future they would contact me beforehand. That was 5 months before I moved out and I never felt safe or comfortable in my apartment after that. Their charges against my security deposit when I moved out were totally bogus — I paid to have the apartment and carpets professionally cleaned and they still charged me for cleaning. They sent me the notice a month after I had moved out, after the 21 day period they limit written complaints for. They are AWFUL! DO NOT RENT HERE!

Whatever you do, DO NOT live in their properties… IV landlord doesn’t even begin to describe it! It’s almost as if they get some kind of pleasure from being terrible people. They tried to give my roommates and I a «pay-​or-​quit» more than once because we «didn’t pay our rent» until I called to let them know that it was illegal to kick us out when they have our rent money, and their response was «oh! yeah, i found it, haha, here it is…» This was among many many other issues…

BEWARE OF WOLFE!!!
As a tenant for just over a year now I am so fed up with this unprofessional management company that I want to scream. First off. The entire staff except for one (the Asian guy) are completely useless. My business seems to be SUCH an inconvenience to them. On top of that they have no idea what they are talking about 90% of the time. Because I am a student they think that they can treat me poorly. I am an adult, a responsible one at that, and I cannot believe a company like this can still be in business.
After living under this awful company for a year, they have violated our lease agreement several times:
— Did not notify us of employee entering our apt. nor did they have permission.
— Charged us a late fee for rent (it was clearly paid on time).
— Building is not up to code. Their own employee even stated this.
— They stole property off our balcony without even knocking on the door and asking us to move it.
— Had a hole in counter top CAUSED BY THEM.
They have terrible customer service. Maintenance is never available and never fixes anything. It is really too bad that they own so many properties in IV.
STAY AWAY FROM THEM!!!

never again. they overcharge for rent and are infamous for stealing security deposits. they are absorbing a TON of Isla vista real estate because of the management/​financial benefits. They have a legal stronghold over you once you are on contract, will screw you over, and steal your money. I would consider their crackhouse suites (singles, doubles, and triples) to be robbery already. The girl tony who picks up the phone put me on hold for about 20 minutes to find a maintenance report– she was probably in a bad mood but i know she did it to spite me. this is not how a business should run. they do not cater to their customer and are an embarrassment that is very poorly run. its a shame that money runs this town, and wolf is the kingpin

Literally the worst experience Ive ever dealt with, Wolfe and his terrible associates have done everything they can to make our lives miserable. We rent a property and pay $ 6600 a month and they don’t even maintain the damn yard, our wonderfully large backyard is a forest infested with insects and other varmints that no one wants to venture into and play with. They came mid-​way through winter quarter during midterms for a «house inspection» because the actual owner was coming to look at the house. For the next two weeks we had some of Wolfe’s associates coming over and finding every single thing they could possibly see to charge us for, one of which was a bath tub that had been in our backyard prior to move in. The front desk receptionist is anything but helpful and within 10 seconds of any phone call will instantaneously become aggravated and testy over the phone. If you can avoid the Wolfe and Associates monopoly at any cost do it!

they are AWOL, until the winter inspection where they write down all the stuff they want to charge you for at the end of the year.
they don’t know how to do accounting without making it twenty million times more complicated then it is.
they did construction to the bathroom, balconies, and parking lot during the lease instead of when no one lived in the complex and didn’t even reimburse us.

Ronald Wolfe is a dirty money stealing bastard. His empire is as close to a scam as you can legally get. Unfortunately this «legality» can essentially be attributed to the lessee’s apathy. I personally don’t have the time to file anything against him, but I know that it is very possible.
Before my housemates and I leased our house this year, we talked to the previous inhabitants and they said the reason they were leaving is because Wolfe was raising the rent AND adding 2 new occupants to «maximum capacity» of the house (duplex). Well, not surprisingly, this year they are increasing the rent AND once again adding 2 more spaces for occupants. The duplex is a 4 bedroom, 2 bathroom (1 upstairs and 1 downstairs) tiny ass house with a «rec room» in the back not attached to the house which you technically cannot show signs of «overnight stay» in, although without this room there would be no possible way to fit 10 people in. Although the location is sick (66 block of DP, not Oceanside but in front of a park), this house literally CANNOT comfortably, or even uncomfortably, hold up to 12 occupants which is what they are advertising it as. 12 college kids for a 4 bedroom 2 bath place, no way Ronnie. Let alone $ 775 a person is already pretty expensive (this year).
Additionally, Wolfe and Associates will go out of their way to squeeze the «resident charges» out of you. Their charges are obnoxious and unrealistic, but there is no way around it. I hope you are reading this Ronnie. You and your company are the definition of pigs. Watch out for Wolfe and Assholes, I’m warning you.

$ 3000 security deposit, and yet somehow they claimed we owed extra money!!!
Granted there were 6 guys living in a house on DP, but 3000 worth of damage was ridiculous.
I ended up writing my own inventory of damages, and they cut us a check for a whopping $ 200, but at least we still saved some money.
Just beware, but if you have them don’t be afraid to fight back
