Do not, and I repeat do NOT move here. Horrible horrible complex. We moved in here thinking that these were super nice apartments. Boy, were we wrong. It’s like taking a cat litter box and making the outside look really nice. Well guess what, there’s still shit inside. They do nothing but work to the outside of this place to make it look nice for tours.
Let me start out by saying, on the day we first moved in here, we found a syringe outside in the grass. Then we saw someone getting arrested across the hall from us. We should have known at that point to run and run fast. The managers at that time were actually great. Any time we had an issue, they were very helpful. But then, the helped stopped coming. I finally went up to the office and apparently the entire staff had been replaced without even a word to anyone. This new management is really nice, but they do not care about their tenants. At all. Any time we have packages that are taken to the office, we are never notified. We have a box of pampers diapers on auto ship and we usually get the next box well before we need it. I realized that we hadn’t gotten them because we were almost out. I called the office and the manager just laughed and said that they have been there for two weeks. Our car, along with about 6 others, has been broken into in the «gated» parking garages. What was their response to that? They supposedly hired this new security company that said they worked ²⁴⁄₇ on the property. Put up signs everywhere. I haven’t seen them a single time. And 2 more cars just got broken into after this new company was supposedly hired. The other night, we heard a group of people screaming at each other. Suddenly, there was a helicopter in the air hovering over the complex for a few minutes shining the spot light everywhere. The police were called to find out what was going on, and according to them they have reports at this complex every single night. IT IS NOT SAFE, ESPECIALLY IF YOU HAVE CHILDREN.
Lets move on to the next issue. The property upkeep. They want to keep the areas where they do tours really nice with seating areas and fountains. But the areas you can’t see are disgusting. Dog poop everywhere, the parking garages are disgusting. Yes, it is the tenants leaving their trash out there but how hard is it to put in trash cans? Or clean them up if someone is careless enough to throw trash everywhere? The dumpsters are always overflowing with furniture piled up everywhere. Flowing into the actual parking spots and sits there for months. One of the screens on our windows was hanging and they blew our phone up to come fix it. The messages they left didn’t say anything about fixing it for US. It said that the hanging screen was in the direct walk way of tours and was an eye sore. Yet they refuse to fix anything in the actual apartment.
So that leaves us with talking about the inside of the apartments. Let me just use one word to describe this: cheap. The «upgraded floors» are made of this really cheap material. We moved our couch back a couple of inches and it tore a hole in the flooring. That’s how cheap it is. No doubt when we move in a couple of months they will charge us for it. Also, the way they have the closets installed do not work. They come off the track constantly and any work order put in to fix it has been ignored. There is also a problem with roaches. We saw a couple when we first moved in, no big deal. Bought some traps. Well over the 10 months that we’ve been living here, they have gotten substantially worse. We are clean people, there is no reason these should be everywhere! I’m not sure if it’s considered an infestation but we see at least 2 – 3 a day.
I really debated writing this review because we haven’t moved out yet but I just wanted to warn any potential tenants of how horrible this place is. When it’s time to renew your lease, rent substantially goes up. If you are late on your rent, they charge 10% of the rent. I would not recommend this place to ANYONE.

Completely overpriced for quality of apartment. Gates never work, trash is always over flowing and management sucks. Whenever there is a problem, it’s always somehow your fault as the tenant. Electrical issues, water damage and dog crap everywhere. Don’t even bother stopping by to rent. Upon moving out, we were slammed with an extra $ 1,200 fee on top of double charging us maid service and carpet cleaning because the people we hired «weren’t up to par». There is a constant water leak in the back garage that I reported to the water agency. I’m not sure if it has been fixed since then, if it hasn’t it should probably be reported again! I would give it 0 starts if I could.

Don’t rent here. They increase your rent drastically every time you renew your lease. The trash is always overflowing and lots of junk, lots, sitting beside the huge green trash bins. They did fix the gates for a little while, but now one is open ²⁴⁄₇ and has been for several months now. There are homeless people who come and dig through the dumpsters, pot smokers galore (AND THEY DO NOTHING ABOUT THEM! I’ve reported at least 7 times but some of the same people are still here smoking pot). Our car was broken into and so have many others, I went and asked them when they are going to get security cameras and they won’t be because to them it’s not a huge issue. They have Copper Eagle security which comes by to check on the place and will come if you call them, but the people who break in and do other things are smart enough and know how to avoid one security vehicle driving by.
They are concerned mainly with the looks of the building and grounds. I’m thankful they care about keeping up the grounds, but there is trash everywhere in the garage and on the grass outside our fence. I don’t feel safe here, we can’t wait to move. Hope this helps. The managers are nice, just not really truly out there for your best benefit if it’s too much of an inconvenience for them.

Whatever deal the people below me got to write a nice review must have been great, because this place doesn’t deserve a single star.
I may sound bitter and I will ramble, but I have been living in this apartment for 10months now and cannot wait to get the hell out! Where do I begin to complain… Let me warn you and please don’t make the same mistake I made by moving in so quickly just due to low rent, it’s low rent for a reason! There are homeless people who dig through the garbage, crack heads who stay up all night screaming are your neighbors, I just called the cops because there was a man masterbating next to the playground. This place is a shit hole. I’ve called the leasing office to complain about an RV parked by the playground due to people living in it and I felt it was unsafe as kids play there unwatched…5 days later & the RV is still there. I know three other people who live here who are moving as well due to the disgusting environment… If the things I’ve listed above doesn’t stop you and bugs are what freak you out then definitely don’t move in here because the bugs are your roommates and it’s not one little spider it’s cockroaches and other crunchy bugs that vary in size. There is no assigned parking so you MIGHT get a spot in the garage assigned to your building and you might not but if you do dodge the spots that are flooding due to the plumping above leaking like crazy & no one taking care of that! The management team just simply does not care. It’s a sad place to live, with sad crazy neighbors and I am counting the days til I move out because my place is ALREADY packed! Peace out canyon crest I will never miss you, sadly my first was NOT a good or great experience. This place sucks don’t let it fool you, but if it does, buy a ton of Raid and make sure you keep pepper spray on you if you’re a female, I don’t trust anyone here.

Don’t be fooled by new management advertisements! They are awful. They won’t work with u, they are unreasonable, n they increase rent yearly to a ridiculous amount! I agree with Jacobs review that there is constant mold in bathrooms, smelly garbage disposal, old washer n dryers that never get serviced, dirty garbage area, and broken gates that were finally fixed after 2 years!!! Goes to show their priorities in getting things taken care of! Manager tanisha seems extremely nice, but don’t be fooled, she is vicious and not reasonable! Not a safe complex anymore. Weird people living here now! Just a few days ago sheriffs came in with a squad car to catch someone! The other day a lady was laughing n yelling out loud to herself at midnight! Creepy! I can go on and on, but too much to write! Stay away! I’m doing u a favor! Can’t wait for my lease to be up do get the hell outta here!

I have been a tenant of Canyon Crest Apartments since May of 2012. My wife & I searched the San Fernando valley (East & West) for apartments or homes for rent & couldn’t find anything within our price range that had all the amenities we were looking for. Then I found Canyon Crest.
Upon first impression my wife & I really liked the complex upkeep & cleanliness, the amenities, spacious apartments, & secure environment. My wife loved the fact we had our own washer & dryer and I loved the refrigerator came with the unit. I was not looking forward to having to move a fridge to the 3^rd floor.
Only after about 6 months of living there, we quickly regretted our decision to move in. Santa Clarita as a whole is a safe place & this complex is relatively safe. But since 2012 the complex has experiences a severe decrease in safety. It was about this time the «gated community» became less than secure. The gates for both sides have pretty much remained wide open since December 2012. Several cars have been broken into. People have been assaulted. Transients come & dig through the trash bins for recyclables. It is NO LONGER a safe place to live! Current Management promises the gates are going to be fixed. That promise was made beginning March. Gates are still broken.
Then our neighbors upstairs had a «human error» accident & water began pouring down from our ceiling. Thankfully we were home & addressed it quickly. Then came the pounding, stomping & slamming from upstairs. It would be at all hours of the day from 4am to 11pm so forgot trying to sleep. We complained several times to the managers, I even went upstairs and kindly asked them to try to keep it down. About a month later, more water from the ceiling. This time it came very close to expensive electronic equipment & warped the cottage cheese ceiling. To this day I have the impression that nothing was done by management to address this with the upstairs neighbors. I know for a fact nothing was done to address the damage in my unit other than some spray paint cover up in the stained spots the water caused. The noise continued all the way until the upstairs neighbors moved out October 2014. Now the new neighbors do the same thing. My wife and I have gotten to the point where we don’t even bother reporting it anymore.
Next came the mold about our shower. I would clean it off with bleach or Scrubbing Bubbles with Bleach at first sight of it only to have it pop right back up after a few weeks. I have addressed this with management more times than I care to say only to be met with resistance and blame. I was asked by Ricardo who is the current Maintenance Supervisor, «Do you shower with the door open. Do you shower with the fan on? The only way this would happen is if you shower with the door closed or the fan off.» «Yes», I responded. He said, «The apartments were built wrong. There is no circulation in the bathroom because they didn’t put a window. The only way not to have mold is to shower with the door open, the fan on, all your windows open and the A/​C on.»
How ridiculous is that? Blaming me for the mold. Excuse me for taking showers bro. Geez! I suggested a stronger fan or marine grade paint… nope. I got the good ol spray paint fix. Paint right over it & then a month later it was back. It’s a repeating cycle that I loath, but I loath looking at mold when I shower more. These issues are currently going on still.
There are many more issues my wife & I have had since moving here, too many to continue to detail in this review. Instead, I will address the amenities listed on the apartment website.
Apartment Amenities
Dishwasher — These things are so old & caked with soap scum why would you use it.
Garbage Disposal — Hardly works, terrible smells.
Washer Dryer In Unit — Small stackable, old & filters not changed.
Window Covering — Cheap vertical blinds that cover thin single pane windows
Extra Storage — You can’t use it. They tell you there is extra storage in the closet on the balcony but you can’t put anything it it due to fire hazards.
Community Amenities
Gated Community — We’ve covered this. Currently there is no gated community. The gates are broken & have been since December of 2012. Current Management promises the gates are going to be fixed. That promise was made beginning March. Gates are still broken.
Elevator Access — One non centrally located elevator for each building
Playground — Wood chips in playground and surrounding grass area is covered in dog shit and trash. A great place to let your children play.
On Site Basketball Court — This does not exist. False advertisement.
Hiking/​Jogging Trails — Lived there 3 years, never seen these.
Courtesy Officer — Lived there 3 years, never seen him.
Renters Insurance Program — That you are FORCED to get or you can’t live here.
My wife & I are currently looking to move out when our lease is up July 4^th.
Don’t allow your eyes to deceive you, STAY WAY!

This apartment complex is a disaster. Not only do bathroom and toilet pipes leak on your car in the parking garage, the gates are always open and they claim to be a closed apartment complex. The garage has never been cleaned for the three years I have lived there. The elevator maintenance permit it expired along with whatever died inside of it (one of the worst smells I have smelt coming from an elevator). They raise the rent after every 1 year lease is up (rent has been raised 3 times since I lived here), while they still advertise lower prices. So the longer you stay a loyal resident the more your rent goes up. While they advertise 1700 $ for 3 bedrooms I’m paying 1900 $ for 3 rooms, when I first moved in I was paying 1700 $. They also refuse to give you a copy of your billing saying it’s against their policy. I had a billing dispute because they charged me for march and Aprils utilities while we were in the middle of March still. Also we have been requesting for new carpet to be installed for over a year because the carpet they have in here is over 5 years old. When I went down to the office to ask when our request will accepted and competed, she said «we will take care of it when we feel like it». And after that comment was said to me I felt it in my responsibility to write this comment to inform future apartment hunters to stay far from this place!!!

Went to view these apartments today. Jed is such a great young leasing agent and was very honest. The apartments are nice and out of 15 places viewed in LA these apartments might be a front runner

Nicely tucked away off a Main Street, Newhall Ave. Less than 5 mins away from the freeway, which makes it really
convenient in the morning when you’re trying to get to the valley. Apartments and property grounds are maintained really nicely and come with refrigerators and washer/​dryer.

This apartment complex is awesome. The layout of the apartments are all really nice and the leasing agents are extremely helpful and accommodating; especially Kristy. We just walked in and she was able to help us find an apartment that was affordable and suitable for us right away. She also made the application process simple, and even after we moved in, she maintained her professionalism and answered any questions we had. Overall, this has been a pleasant experience, and I am happy to call Canyon Crest Apartments my new home.

Kristy was very helpful. She helped us find a perfect three bedroom apartment with immediate move in the same weekend. The unit she showed us was clean and presentable.

Love the canyon crest apartments. The layout and scenery are very lovely. It’s going to be my first time here and so far I like what I see. The manager /​leasing lady was very helpful and nice.

I have been looking for a 3 bedroom apartment all day today and by far this is the best place I’ve found. Personally it has everything I am looking for. Location is great for me, loved the carpet, nice play area for my kids, the place seemed peaceful and we’ll kept. Everyone there seemed nice, definitely helpful. Can’t wait to move in.

It sure is a great place to live but with vested cockroaches I don’t think the management understands what these filthy things due to human or for that matter kids what disease they carry all these buildings are infested the higher a mediocre bug spray guy they do Sessions I must say it literally takes them 10 times I’m guessing can you imagine sleeping having them crawling all over your face or body or for that matter in your plate why you’re eating disgusting but do they care of course not they say they do but really it’s all about the money and we all know that as long as they get paid I do give then that quiet place at times it’s been domestic violence here and as far as security goes they just walk around for 10 seconds go right back in their car drive away they never do their job most of the times you have random people coming in people parking commercial vehicles people jumping over fences that don’t even live here people sneaking in here drunk people yelling and laughing and drinking beer late at night and you ask yourself where is Security and as far as management goes they tell you anything what you want to hear but really they don’t don’t believe everything you see on Facebook people were made to like their page just so they could get he trip so technically didn’t made them like the apartment page on Facebook you want to get to truth read this I guarantee you 100 it’s true
So I’m guessing I’m supposed to get response from this lady who gets paid just to say anything we want to hear who gets paid to do just to respond back to ask yourself this they are those who talk and those who make things? What kind of person are you? Are we just another paycheck just doing my job ask yourself am I really making a difference or am I just simply a person who comments on other people bad readings which I would understand you don’t want to make your boss look bad or wherever you work for you have to make me look good in the public eye so again I guess I’m supposed to get respond to my comment

Very clean, great location for commuters. The staff is very courteous and attentive.

This isn’t an AWFUL place to live, but is far from great. I lived here for four and a half years. In the beginning, it was amazing. A nice, friendly office manager who lived on the property and cared about her neighbors. After she left, the place went downhill. I didn’t see a single bug for the first year, but then small roaches began to surface. As time went on, the small roach issue became an infestation. They were visible in the light, which anyone knows means there is a heavy infestation. They were living INSIDE the clock of our stove. The best the leasing office could offer was a rinky dink pest control company that didn’t know what they were doing and demanded we empty every single cabinet and drawer we wanted to be treated. After two failed attempts, we realized we had to get the hell out of there.
To add to the nightmare, there was an old lady above us who watched TV and listened to music very loudly until 4 or 5am and was reluctant to change her ways. The leasing office’s solution was for us to allow a stranger from «Copper Eagle» security into our bedroom so he could hear the noise for himself. It’s pretty disrespectful that they didn’t take our word and required us to have someone else make sure we were being truthful.
We got dinged with a pretty hefty cleaning fee which was taken out of our deposit and I’m pretty sure they took more money than they should have, saying we owed on our water and trash bill. They presented a spreadsheet to us that was so complicated, we decided the fifty dollars was not worth pursuing.
I’m glad to say we are no longer living here. I’m NOT going to miss sharing my stove with «friends.»

Me & my family previously resided here for 2 yrs & 9 mos. The 9 mos. is only because I needed time to find a new place. There is always RENT INCREASE, gates are always inoperable & if you are late on your ADDITIONAL utilities (trash, water & sewage) they charge additional $ 100 at 1^st; due to complaints its now $ 50 on a bill $ 60 or less if not paid within a month. This is ROBBERY!!! After moving & never late on the actual rent management took MORE than half of a deposit of $ 1572. To add, management changed their utility billing company & we were doubled billed & they refuse to correct their ledger to reflect the correct amount. Use CAUTION WHEN DEALING WITH THESE PEOPLE. Maintenance on the other hand was the only thing worth while to us. This place is overpriced & too small. Turnover rate is awful due rent increases.

Lived here for 12+ *years*. Managers and even management company/​owners change *often*. Current ones are absolute crap compared to how pro-​active Equity Management was for their couple years.
Place is falling apart:
They go out of their way to show the exercise room on tours, but nothing therein has had even basic routine maintenance in many years.
Constant problems with crime in garage but instead of cameras or security they recently put thousands into randomly moving the entry gate, so it’s easier for visitors to get to the office, I guess.
Windows are horrible: single-​pane, and poorly fitted (expect water as well as sound and hot/​cold air to leak!). You’ll hear outside noises as if they were wide open. Like that newly moved gate slowly rattling open and closed…
They’ve classified my moving out – because my upstairs neighbor was unstable and prone to violent fits (police visited twice!) – as a «noise complaint».
Upon moveout they tried to mail my deposit to a random, unrelated address and when I finally got it there were sizable deductions for utility charges that I believe were already paid separately. But I’m just glad to be done with them!

Robbery, suicide attempt (neighbor), 3 times my car was broken into, if you like too be surrounded by pot heads move here. Couldn’t take another minute had to go Danger! Danger !! Dont let Santa clarita location fool you

If I could give these apts. Negative stars I would. Ive lived here 2 yrs and I’ve never been so miserable in my life. Seems like the maintenance guy Mario runs the show around here. The carpet was never cleaned when we moved in and after 2 yrs they finally cleaned it but they did a horrible job because after only 5 mins of walking around in your once white socks or clean bare feet, the they turn black my neighbours keep their curtains open and we can see everything when we pass by and smell their dogs urine the pool is small and there’s only 1 the playground is right next to the driveway (it doesn’t take a genius to figure out what can possibly happen there) the gates are always breaking so just about anyone can come in and nothing EVER gets fixed right. Plz look away from this place its too expensive too small and a huge headache. I’ve talked to a few other tenants that also feel the same way.
