Cypress Point

BEWARE! Looks like a nice place to live, lagoon and all. I just moved in, and immediate issues! I walked the lagoon, and I see water running out of a garden hose onto the grass. I follow the hose to its source… a huge water leak coming out of a large hole! This water leak was running for hours just from what I saw. Also, I go to do laundry at 7:25 am, the laundry doors are still locked. They are supposed to open them at 7am! GREAT! Now I get to wear dirty clothes to class. BEWARE of Cypress Point.

Please for your own sanity and health, do not move in here!!! After exactly a year, we moved out of this complex.
Look a lagoon… So nice, they don’t tell you that it’s a beautiful disaster that will let moisture, mold and mildew grow in your apartment, and will have constant. CONSTANT plumbing issues.
You want to talk to the staff, yes they are very nice to the face. You want to talk to someone that matters there? Good luck! I left about 6 messages for the coporate Braddock and Logan rep. You want running water 365??? Don’t come here, maybe 300 of those you will. The rest they will say they are fixing plumbing and making sure they repair for the drought… But we moved in 2014. And moved in when they were watering the lawn twice a day, even when it rained. What about pets? Oh yes, they allow pets! And most of the property has a ton of dogs, so its only natural your dog will get fleas here. Even when he’s already on Front line. And what about bills? You enjoy those? Yes, your utilities bill will always be $ 80+, even when you didn’t have water for a few days that month. One time. We didn’t have water for 3 whole days. And it’s BC the city asked they do repairs, and since they didn’t do them in time, got fined. Guess who paid those? We did! Yeah I was wondering why our bill was $ 120 that month.
What about when you’re home sick on a Monday and there’s no notice of repairs, so you think you’ll get to sleep in??? Nope! Jackhammer for 5hours that day. What you want pictures??? Suuuuuure! Let me load some.
Do yourself a favor and avoid this place. I’m sorry to have been fooled.

NO STARS is my actual opinion of Cypress Point Apartments!!! DO NOT MOVE HERE! BEWARE!!! The management team is mediocre at best. Horrible, Horrible customer service. The other reviews really sum up this SLUMMY crappy place. The water was shut off all the time for hours to days on end and it got so bad that we had to stay in a hotel until it would come back on. Of course there was no reimbursement and that is on top of the ever changing high rent and utilities they charge. We would have been better off living in the hotel! At one of these water shut off weekends, the toilet in the work out room was overflowing AND literally covered with feces etc and I can only imagine what was happening in the pools. Don’t make the mistake thinking you will get any of your security deposit back either. They automatically charge hundreds of dollars in bogus fees and refuse to remove them. We have pictures that show the apartment did not need all that they claimed to have done. **DO NOT MOVE HERE UNLESS YOU HAVE NO OPTIONS AND ARE ABOUT TO BE HOMELESS… AND EVEN THEN YOU WOULD BE BETTER OFF SOMEWHERE ELSE!!!

NO STARS for Cypress Point!!! Unilocal make it where a place can get NO STARS!!! I currently reside here and have to tell you this is THE WORSE place to live. DO NOT MOVE HERE!!! This place is disgusting!!! MOLD is constantly growing on the walls and even in my water glass that was left out for ONE DAY. I do constantly air out my apartment but it does NOTHING. There is constantly water issues!!! We barely get notice of the water issues and the water will be out for hours if not DAYS!!! It’s ridiculous. Management & Maintenance are HORRIBLE!!! So rude and they do not help what so ever. I’m currently in contact with Housing Authority to break my lease because I’m not paying almost $ 2000 for this disgusting place we have to call an apartment complex!!! This was THE WORST experience I have EVER HAD!!! I feel like I’m in a nightmare. I repeat please DO NOT MOVE HERE! It’s a waste of money and the worst choice you will ever make.

The complex is beautiful but man there are a lot of issues with this place. The laundry room is always filthy. 9 times out of 10 my clothes come out with stains that definitely were not there before. Maintenance comes to «fix things» and nothing actually gets done. I just took my daughter to swim in the pool for the first time and it was so dirty, we sat in the hot tub for five minutes.
when I got home I had a huge black sticky mark on my back that I can’t seem to scrub hard enough to get off. Parking is always an issue basically never have friends or family come to visit you. The rent is so high for there to be so many issues ALL the time. If there were more places in Santa Cruz that allowed pets we would not stay here.
I love the location and the layout of my apartment is nice.

I just moved in and the service has been fantastic! Our apartment was clean, the management went out of their way to help make our move-​in experience as easy and amazing as possible! I’ll post a follow up after living here a year, but so far I love this beautiful complex and the superb service the management has provided!

I have lived in these apartments for three weeks now. Overall I love the apartment and the amenities included. My only complaint is the management and the water. Water has already been shut off three days during my three weeks of living here. The second time it happened there were only notices on the office door and they did not communicate with the tenants very well. We had to call Santa Cruz Water Dep to find out what was going on and we were told they were waiting for management to call them so the water could be turned back on. I also only saw tenants working on fixing the pipe.

We have been without water for over 24 hours. No toilets, no showers, nothing. The management made it seen like the city shut off the water before they had a chance to notify us.(what the voicemail said) however when I called the city, they informed me that they shut it off because of a broken pipeline that was on our property and the apartment complex was the responsible party to fix the problem before they turned the water back on. Once the repair was done, Santa Cruz water turned the water back on and the pipe did not hold. When I had a chance to speak with a manager, I was greeted with hostility, and a rude demeanor. Extremely unprofessional. Once again I spoke to the city and they are «waiting on the repairs to be made». Again, waiting on cypress point. For anyone reading this that are current tenants you can break lease when living conditions are not habitable based on Civil Code § 1941.1 and Health and Safety Code § 17 920.3.

My overall experience while living at Cypress Point Apartments was so so, I’ve read most of the reviews and I’m in agreement with some of the things that were written. So in my opinion here is the good and the bad–
Good parts: The complex grounds are beautiful. They are maintained on a regular basis, may be a bit too regular if you ask me but beautiful nonetheless. As far as the noise is concerned I really think that’s all about the «luck of the draw.» As with any apartment complex you can’t control whom you live next to and I was lucky with this. I lived next door to an old sweet lady so noise was not an issue for me. Parking I also got lucky here. I was given a covered spot and never once had any issues with someone blocking me in, parking in my spot, or getting towed as some have experienced according to what some have written. As far as the office staff is concerned every interaction I had with them was pleasant, I have no issues with them.
Bad parts: Laundry room is a total CLUSTER F@#K!!! There are a total of 6 washers & 6 dryers and 2 washers & 2 dryers remained unrepaired the whole time I was there, a year??? It also is not cleaned on a regular basis as you can tell from some of the pics someone as posted. Also there are some people that feel it’s okay to leave their clothes over night in the washer but that’s not the fault of the complex. The last 6mo that I was there I got my water shut off 8 times so I don’t know what they are doing to the plumbing? Finally my last issue was that they do not accept cash or checks in the office. This was a policy that was issued 4months before I left. You have to pay your rent via
. This is a service they use which pulls the money out of your checking account and that takes 3 – 5 business days to process so if you do not make the payment on the 1^st of the month or before you run the risk of being late and they will charge you a late fee.
My conclusion is that my overall experience was not so bad but I have certainly lived in better places. So I hope this all helps.

Ok… so here I go… moved in on 7÷25÷14.
Do not be fooled like we were. Yes the management is different but… it’s horrible. Bri is the only. one with a heart I feel horrible for her. But for 1. They promised a fan. Still haven’t got one. They promise
my daughter’s room they said sure in the start but now they won’t approve it. I have had my water shut on my 4 times with out being informed. The PARKING SUCKS!!! they tell you one spot per apprtment but the lease said different. But the manager will tell you that’s not what they are going by. So. Here is my problem. Not just all of that there is more. Before I signed the lease I asked both manager and leasing agent if I was unhappy… could I break my lease with out being charged a d they said ooo ooo. Yes no problem we WANT. YOU TO BE HAPPY. They said they are trying to find parking for our other car but… they haven’t. Then this happen my husband hurt himself at work he is temp disable we told the office he needs closer parking they said. he can park in the only handicap that right next to the office. That is way to far from were we are because we are in the back. Ooo right being in the back. What sucks about that is the condos behind us party all. the time no. sleep and with to young baby’s you can see how much sleep I get. After we left the office my husband got a call. from the manager that was mad they yelled at each other in the phone and now. Those promise that were made they won’t do because of the fight my husband and the manager
to. So i wrote a email that I was unhappy and would they still not be charging. And yet another promise broke it have to pay the full 2000 dollars I’m over it looking for some place to. move and I’m not going to pay a dime more. They can go fuck them self.

Even though I decided to relocate to a place closer to SF than Santa Cruz, I have to say that I loved this place, the apartments, the swimming pool, gym, etc. and Bri, from the leasing office was really nice showing me the apartments and the complex.

I would not recommend this apartment complex.
The pros:
The complex itself is beautiful, the maintenance employees are responsive and friendly, and there’s a beautiful lagoon right behind the complex.
The cons:
The walls are very thin and the noise carries across the complex. Don’t move here if you need a regular sleep schedule.
The laundry room is not dependable. In the year that I have lived here, there is always at least two machines broken and the room is always filthy.
It took more than two months to replace the gym treadmill in the middle of winter. This was a big deal for me because one of the reasons I was ok with paying such high rent was that I wouldn’t have to pay a separate gym membership.
The utility fees seem unfair. I lived alone in a studio apartment and was charged at least $ 60 in utilities every month, even months when I was away traveling.
The office staff is either non-​responsive, rude or revolving. The office hours are ridiculous, open two hours after I go to work and closed an hour before I’m off of work. Some staff are friendly but it feels like the corporate pressure to make a profit is overwhelming. BEWARE that if you do not plan on renewing your lease, they will increase your rent by about 75% for a subsequent month to month contract. I wish I would have known that before I signed my lease.

Just moved in here a couple weeks ago. Our apartment is nice, the repair guy comes by promptly whenever we need him and he’s quite friendly. The real problem is the noise. Lots of really loud people around. Its louder at night than when i lived in the dorms up on campus. People blast music late into the night, or party outside and yell and what not. I’m having a hard time believing that no one else is having their sleep interrupted.
The pool/​hot tub/​game room/“gym” are a nice plus though.

Looking to move? DO NOT COME HERE – I REPEAT, DO NOT COME TO CYPRESS POINT APARTMENTS! The overall incompetence of the staff was more than frustrating during my 6 month stay here. Not only was I initially told I would get a reduced price (then not given one) I was also told I would be given a second parking spot (for 35 $/​month) and then NOT GIVEN ONE because of a waiting list… This left me and my boyfriend – each with our own vehicles – without a place to park, which as we know is quite a challenge in Santa Cruz. Ultimately, we were told we could park in a guest spot. Needless to say, the truck was towed and we had to spend $ 386.00 to get it out of the tow yard. The people in the office refused to take any blame, and no restitution was given until we got our lawyers involved, at which point they agreed to reduce the next month’s rent by the tow amount. WE ARE NOT THE ONLY RESIDENTS WHO WERE TOWED FROM SPOTS THE MANAGEMENT EXPLICITLY TOLD US TO PARK IN. SO SO SO many others dealt with the lack of organization the office showed in relation to the parking assignments. We are the only residents to receive any money to compensate for our lost DAY and money.
Furthermore, the woman in the office openly said she did not understand the accounting system, and could not clearly explain to me the billing procedure used for utilities.
**There were bed bugs in the apartment and bugs that came out of the vent above the stove**
**Sometimes, I would have to send an email 2 – 3 times to get a response**
**Once, SAM hung up on my boyfriend because he clearly did not want to deal with the towing issue** Then, when we calledback – he ignored the line multiple times. SO unprofessional.
3 of the 6 dryers were out of commission for about 3 months, now…3 washers are out. The sign which was posted in the laundry room apologizing for the inconvenience thanked us for our «patients” – YES, spelled just like that. Just another example of the serious lack of intellectual ability in the office.
Also, each time I would go into the office (to pay rent, ask a question etc.) I was NEVER greeted with a «hello, how are you?» I was always STARED at until I spoke. When prompted to sign a document, no pen was given. I had to ask. So simple and so not necessary. Sam by far has to be the most off-​putting man in that building. I have no idea what his credentials are, but he certainly lacks an understanding of proper social etiquette and procedures. He is creepy, rude, condescending, and a true eye sore. Everyone I have spoken with dislikes this man.
BRADDOCK AND LOGAN – YOU CAN NOT EXPECT PEOPLE TO PAY THE EXORBITANT RENT YOU CHARGE IN CONJUNCTION WITH THE RUDE AND INCOMPETENT STAFF YOU EMPLOY.
Please, train your staff, and teach them the meaning of customer service.
SO, if you want to waste your money on tiny, poorly kept apartments managed by nimrods – you have found your new home!

We loved living here until recently when things starting going downhill out of nowhere. We’ve been here over a year and for most of the first year everything was great. Major complaints are laundry room, parking, and office staff.
Laundry room: used to be nice — rolling cart, table for folding, nice and clean and 6 washers and dryers. Now all the amenities have disappeared and only 2 dryers work at all and poorly at that. I’m writing this from the laundromat where I have to do my laundry now since there is never a free dryer and even when there is you have to dry for two cycles. This has been going on for 6 months or so.
Parking — constantly doing construction in parking lot and having you move your car except they don’t tell you. Never got written notices and instead got phone voicemails telling me to move my car after the fact– spot they told me to move to was occupied legitimately. Of course since vm was left after 5pm I couldn’t call back to clarify. Went in the next day asked them for a new spot, they told me they would get back to me and then there was no response for two days. Luckily I paid for a neighborhood parking permit so I could park on the street, otherwise I would have been getting tickets. This leads me to the last concern —
Office staff — Used to be great and now they are typically confused, not helpful, and sometimes rude to boot. I dread going to the office now. It seems like there is high turnover and the people who I used to ask for help are gone now.
Hope things change and this becomes a nice place to live again!

oh nice, I see that there are management finally pretends to care by replying any unsatisfied experience. Well, this is better than nothing.
But, what they truly needs to do is not by replying some stupid Unilocal reviews when it’s too late. (oh wait, Unilocal is getting popular huh? as many of your potential renters will be reading this…) Instead of spending your time on replying Unilocal,why don’t you do the following instead:
1. Quit towing people car. If you are doing reconstruction, leave signs clearly written in parking lot. I will assume you are not an idiot for not knowing there are always multiple housemates in 1 apartment. You are sending a notice that perhaps only one of the roommate will receive.
2. Quit giving shitty attitude. When people are reaching to your manager, it is likely they need help. No body, I meant it, no body will trying to bother you unless they have issues about their apartment. (Why would any of us, want to sit here talking to an ugly old woman who pretends to be pretty all day long seriously?). Quit to think you are too good to resolve people’s problems. It’s your job, and you are being paid to do so. Hated your job? tell your boss about it.
3. Solve the problems on timely manner. When the toilet is broken today, it needs to be fixed by tomorrow. Not 1 month later.
4. Quit taking people’s deposit when the apartment is clean. Normal tear & wear is not $ 1000 worth.
lastly, don’t pretend you would want to start a conversation when these conversation were done long ago. That will make you look worse, seriously.

My son is brand new to Santa Cruz and planning on attending school here. He was recommended to us by another property manager and all I can say is that he can do miracles. We had a difficult financial situation and he found a way to get us in. I know that my son is in a great community and I look forward to his time here.

I’m a mature re-​entry student and I moved into a 2 bedroom with 2 young friends. I was not there for the move in inspection. They accepted a unit that had a room covered in cat urine/​spray. It was so intense you could barely be in the room. At first they offered us enzyme cleaners which did nothing. After some weeks I wrote a very formal sounding letter and cc’ed the owners, mentioning CA civil codes re: occupancy and livability. They replaced the carpet at great expense because it was berber (all one piece). Upon move out I was not present at the final inspection. They again took advantage of my young inexperienced roommates by noting irregular (very subtle, owing to repeated sloppy coats of paint applied by their maintenance people prior to us) paint in the bathroom. They charged us more than $ 800 for «painting our unit without permission.» I believe this was roughly the cost of new carpeting.
I advised some students on campus of my experience and cautioned them. They mentioned this to one of the then managers. The manager confronted me in a totally unprofessional manner. Said something to the effect of, «talking shit about the complex.» I believe her name was Alex. She was a younger blonde woman. In our year of living there they had a change of management two times.
The materials used for constructing the units are very cheap. The walls are incredibly thin. If you have nice neighbors you’re fine. Otherwise it is a very noisy complex. Generally it’s an ok place to live, especially near the creek or lagoon side.
Also be aware of the shared water cost. Roughly $ 100 per month based on complex occupancy. They water grass rain or shine. This was not disclosed upon moving in.

I see a lot of bad reviews that I think are from before a recent management change.
I had to find a place for my Mother who’s dream was to retire to Santa Cruz. I visited a number of places including the places on Chestnut nearby. This was on a Saturday and most complexes were closed… which I find odd because I would think that’s when people shop the most.
Regardless, Pam and Alex in the management office were warm, friendly, and no pressure. They were incredibly accommodating and helpful… not to say the complex doesn’t have clear rules. They were awesome. They did a lot via email and accept credit cards for rent/​deposits/​etc which I dig.
The property sits right on a wildlife area with lot’s of green and close to my Mother’s favorite = the Santa Cruz Pier; as well as downtown.
Just moved Mom in and it’s still great!

Here’s my anecdote:
In 2008, we were living in this crummy little apartment. 2 parking spots ($ 20 per month for a covered parking spot).
Then one day, the my girlfriend’s car was towed. Timing couldn’t have been worse, we were gone for spring break, and the car sat out in the towing lot for a week. I paid $ 450 to get the car out of there, and then argued with the management to have them pay for it.
It turns out, they had given our parking spot away to another tenant because the office FAILED TO RECORD our parking spot that we had been paying for the past 7 months!!!
Of course, we were not reimbursed. I paid the $ 450 out-​of-​pocket, and we moved out 2 months later.
I wish that I could give this place 0 stars. More so, I wish that people would stop renting from this place and bring back the beautiful marsh that was once there.
