WORSTMANAGEMENTCOMPANY!!! This is the first time I have ever giving a company a bad review and I cannot stress my level of disappointment enough. I have rented for the past 10 years and this is by far the worst experience I have ever had. I moved into my property about 2 weeks ago and it’s been a nightmare. Once they received their money(2 months rent, security deposit, admin fee, pet fee, etc) their customer service has severly dropped. The property needed maintenance right away(which was fine to me) but it took 4 phone calls and 3 different work orders for someone to come over and fix the AC and showers. They claimed they couldn’t find the other work orders(even though I provided the numbers given to me from the last representative) and also placed me on a 10 minute hold to locate my address. The real estate agent, Cathy Miele has not responded to my past 2 emails/voicemails and also was very hard to track down to complete the initial walk-through of the property(which was done 1 week later). I was also provided the wrong parking space number 2 times and finally had to call the the apartment complex’s main number and they were extremely helpful. And lastly, today I received an e-mail stating that we would be charged late fees because we never handed in our move-in costs(even though we handed it to them directly in order to get the keys!) and when I called to get clarification the office number did not work and when I called another location I was placed on hold and told I would be called back within a few minutes and that was over 3 hours ago. This move has been very stressful and disappointing. As a tenant, I don’t expect the red carpet treatment but I do expect a certain level of respect and customer service. Just an absolutely AWFUL company!

RPM managed some of our properties and it was a headache. Trying to find the right person to talk to was a challenge, especially since they seem to turn-over their staff a lot and never bothered to let us know who our new contact person was. Also, don’t use their«contractors» to maintain or repair your property. They will charge you drastically more than EVERYONE else, and sometimes the work isn’t even needed. For instance, they quoted us $ 400 to clean the carpets, which seemed high, so we called around and got quotes from Sears & other companies for $ 150-$ 180. They supposedly did an inspection after a tenant left and wanted to send their maintenance crew in to change out air filters and lightbulbs at the tune of a couple hundred bucks. Again, an outrageous amount, so we decided to do the 10 mins of work ourselves. When we went to the property, we found that the tenant had already put in new filters and bulbs, so we have no idea what kind of «inspection» their staff had performed. We DID have them coordinate a repair for a dishwasher and it wasn’t until a month later, when the tenant reached out to us directly, that we found out that the repair was never completed. After notifying RPM, it took another MONTH to actually get the repair done. Our tenants had reported that the staff was rude and was difficult to work with. We know this is their subjective opinion, but take it for what it’s worth. I am also on the board of the HOA in another community where RPM manages some of the properties. My experience has been that they will keep a bad tenant in your home as long as the tenant pays their rent. By «bad», I mean tenants that our HOA had cited for destruction of property, breaking into the pool & clubhouse afterhours, vandalism, noise violations, etc.

Dishonest company. Keeps money due you and charges you for items that they don’t replace, just pocket the money, we should have received a complete refund of our security deposit at lease end, instead they claim they had to replace two blinds since they didn’t match, hello, the two blinds that face the street were brown, the rest were white, the homeowner put them there, not us! They also threatened eviction on us even though we paid our rent a week in advance to the now defunkt RPM(CLOSEDOWNBYTHESTATE) by money order, sorry not our fault the state shut them down after we sent our payment! They finally received the payment after the regulators sent them the packet with our lease payment in it. I’m quickly finding out that most property management companies are out to screw you out of your hard earned money. I find no difference in what was done here than if someone stuck a gun in my back and demanded money. Don’t rent any property from this management company.

This company is awful. I wish I had seen Adam’s review before living in a home rented by this company. In the winter we had an issue with the heater. It wasn’t working. I let them know on Friday morning. No one was sent out to look at the issue until Monday. By then my brother in law had already helped fix the problem. The company used an online payment processor. As Laurie, the tenant coordinator, informed me today they have stopped using that processor. I found this out because I was concerned my rent had not been withdrawn. I called and spoke with Laura who said Laurie was in a meeting so I left a voicemail. After 2 hours of not receiving a call back –not returning calls seems to be an issue as this happened in November when we had the heat problem– I called, Lauire said they sent out a letter and email; neither was recieved about the processor. Up until this point we had not been late with any payments yet we were still assessed a late fee. Laurie stated this would not be waived even in light of the circumstances.

Yeah, if zero or negative stars were an option… Simply put, this management company sucks. I had to deal with them for a year-lease, and it was the worst 365 days of my life. Laziness, bad customer service, apathy and stupidity were what I eventually came to expect. Don’t get involved with this management company. I can’t stress this enough.

I will not yet write a bad review about this company as I will give them time to make the situation right and I will update this report accordingly. My girlfriend moved out of a property that RPM managed and fulfilled her responsibility to them per the contract which I viewed. She left the place neat and tidy, clean walls, clean everything and had the carpet cleaned professionally and provided the property manager, Kim, with the receipt. Kim called her today and told her that the person who inspected the unit said the carpet didn’t look like it had been cleaned at all and that she was giving my girlfriend the opportunity to fix the situation or it would be taken out of her deposit. I don’t think so since she spent $ 150 dollars to have carpet cleaned just like they asked and provided the receipt. I saw the carpet personally after it had been cleaned and it had definitely been cleaned and like I said, not to mention the receipt to prove it. She fulfilled her fiduciary responsibility to RPM per their rental contract and her and I would appreciate it if they would honor their contract. RPM, please fix this situation so that I can recommend you to others.
