This realty company is the worst. Everyone is very rude and uncooperative. I rented a unit and it had originally been bought out by Swpm. I called for a leak in the roof and it never got fixed. Every time it rained the entire top floor got soaked. I tried emailing and left several messages. So I moved out and tried to get my deposit back and they gave me every excuse on why they wanted to keep it. I think the staff all find ways to write in their move out sheet what may be wrong and make up charges to keep your money. I disputed the charges several times. So I’ll keep on until I get back something. Don’t rent from this company. If you want to get ripped off this company will do it to you. They wrote me a nasty letter regarding my dispute. It was very unprofessional and inappropriate. I cleaned my apartment and got my carpet professionally cleaned and they still charged me on my deposit. They didn’t want to replace the carpet. This carpet was on the last straw before I moved in. This realty will not put in anything new. This is how greedy they are. I think this company’s new name should be Slumlord West Property Morons. The meaning is in the name. Buyers and Renters Beware!!!

THE ABSOLUTE WORST.
My unit was not ready or cleaned the day I signed my lease — I had to hold off on moving plans because they missed the move-​in date on their end.
After speaking with other condo owners within the complex, I was made aware that my unit had been shut down prior for mold issues which they did NOT disclose prior to my moving in and other tenants renting from SWPM within my complex were experiencing the same issues.
They hire cheap and unprofessional vendors to complete menial maintenance fixes. I was stood up THREE times by their plumber with no contact to notify. I had a ceiling leak from the unit above in my guest bath — it took a total of a TWO MONTHS to fix — when I had a newer vendor come in to fix what the plumber couldn’t finish, he stated that the issue was ongoing longer than I had occupied the space, and it seemed as though the problem was covered up and painted over multiple times instead of being fixed in the first place.
I had been searching for a home to purchase and had not found anything before my lease ended. I decided to go month-​to-​month. The first month after my lease ended, I had an individual from SWPM show up at my door with an request to vacate (the owner had apparently decided to sell) and I had a month to do so. Upon further investigation, this person was supposed to have hand-​delivered the note five days prior to allow a full month for me to move. She didn’t deliver on the date shown on the document, hand amended it and delivered it five days later leaving me less than a month (legally required) to vacate.
Two weeks after my vacate request (two weeks before my move-​out deadline), sewage began backing up through my bathtub and shower drains, making the property completely unlivable. I called and asked for my rent to be prorated, since this situation prompted me to move out two weeks early due to the stench and the waste stuck in my tubs. They argued with me saying that they had two days to fix the issue, however; I wasn’t about to leave my clothing and belongings in a sewage infested condo — and was not going to move out and in for one more week before moving out when my month-​to-​month lease officially ended. Instead of empathizing and working with my situation, they refused to own up to the fact that they put me in an extremely compromising position and argued with me for twenty minutes on the phone. When I asked to speak to a manager, I was told she wasn’t in the office and I would have to leave her a message. When I asked to be transferred to her voicemail, they told me that they weren’t able to do that and I would have to call back. I called two minutes later and asked for the manager’s voicemail and the receptionist told me that she was in the office and available to speak and asked to put me on hold. Two minutes later, the receptionist got back on the phone and told me that she couldn’t take my phone call and that she would patch me through to her voicemail — proving that my account manager lied to me prior stating her manager wasn’t in the office.
It has now been nine months since I have moved from the complex — I just received an email from their administrative staff with accompanying note threatening legal action for an HOA notice that I had left toilets on the patio — even though my lease had ended and I had since moved out almost a year ago.
I have never dealt with a more unorganized, unprofessional, and rude organization in my life.
The only thing that Southwest Property Management «manages» is to shave years off their tenants lives from the stress they cause.

I live next door to one of their properties, which has been empty since February and become derelict. The owners ignore repeated calls to secure the property. It is used by homeless and druggies. Police have been on scene multiple times. If you like crime and graffiti, live near one of their buildings.

This is the best management company we have ever worked with and am surprised at the poor reviews. Their response rate is immediate and everyone seems very pleasant to work with. I believe the problem is not with them but the actual owners of the buildings. If you have a cheap owner who won’t approve a repair or expense, the management company looks bad.

I live at Sunscape Villas and rent from Southwest Realty. This company is not only friendly, but go above and beyond for their residents. Recently, I experienced a leak in my apartment and reached out to the company for help. Since it happened in the middle of the night I thought I would have to wait till the next day for someone to fix it. Katie, the property manager, not only sent someone out to help me right away, but stayed on the phone until everything was fixed. Anytime I have a maintenance request they respond right away and have my repairs fixed promptly! This company is truly amazing and awesome to rent from!

I was in a bind and I needed a place quickly. I stumbled on to this company when I was looking at some condo rentals near McCormick Ranch. When I reached out to them expressing interest, they were very responsive and helpful and were able to get me into a condo that was becoming available in less than a month.
I lived in the condo for 3 years not only because of the location, but anytime I needed a repair done, it was fixed promptly. This was a great property management company to work with and very easy and accommadating. Would definitely recommend them in the future.

These guys are by far the best management company I have ever had the pleasure of working with. They manage all of our MODE apartments and it works out very well. The state of a property usually comes down to the owners, not the management companies. Good owners = good properties, bad owners = bad properties.

This so called company sucks! Bev is a liar and a thief! Moved out of a rental house April1 2015 and to this day have not received our security deposit!!! Bev is the biggest idiot and has no clue how to do her job. She cannot provide me with an answer when i call and told my wife i am a liar! I asked every week about my deposit return and the only answer i get from Bev is «i don’t know «. Then she says i may mail check out on friday or sunday when she gets around to it! Their manager irene never answers or returns calls and now they say they have to clean the carpets because they are a mess and smell. I have a receipt showing i paid for carpet cleaning a week prior to moving out! The house was a wreck when we moved in. The base boards were chewed up from previous owners animals and holes in carpet. They replaced carpet but the rest of the house was a mess. Now they are blaming us and holding the deposit!

I don’t even know where to begin. basically. just do not rent any property from this company, don’t even rent a pencil from them.
They do not view cockroach infestation an emergency, and will ask you to submit your service request via email which allows them a week or so to respond… if you’re lucky.
Their lock/​drop box was broken into and my rent check was stolen out of it. Luckily I had my money order info and proof of payment (was able to get my money back from the bank) HOWEVER they left me harassing voice mails and emails about my rent being late for the month it was stolen… they then posted a sign on their drop box saying they would not be help liable if it happened again! HAHA what’s the point of having the drop box then? Anyway, I made sure to save all those emails and voice mails from the MULTIPLE employees who called, none of which ever knew what was going on and I always had to repeat the same story «your box was broken into, my check was among those stolen, I spoke to A, B, and C people 3 days ago. and told them the same thing, my story has not changed in months…
They are so unorganized … it’s scary how they run a business.
They charged me to fix a garbage disposal, I paid it, no biggie. but they lost my payment… had 3 different people calling me to collect the fund i had already paid. Unbelievable.
Another long story short. I was transferred out of state with my company so I had to break my lease. willing to allow them to keep my deposit I hoped they would work with me given the situation. (I even had proof I was moving out of state), they didn’t care and they were so rude and tried to scare me into legal trouble if I broke it… scare me? HA, I threw it back in their face as I was able to hire a lawyer (thanks to my company) and was able to break the lease with all those lovely harassing voice mails and emails about my late rent… aka the stolen rent check.
But to do my final walk through? They sent a 9-​month ready to pop newly hired agent who was miserably uncomfortable and clearly could care less, which I guess was good for me… but it was just super awkward.
save yourself and rent under a different company!!!

As a renter for many years, this is BY FAR the absolute worst company I have ever dealt with. Constantly being told one thing and then getting the opposite in return is insane to me.
They had the HANDYMAN do my walkthrough, a HANDYMAN who is 99% likely NOT a licensed realtor. The kept my deposit whilst saying they were mailing it – over…and over… and over again. It’s illegal to not send anything within 2 – 3 weeks of moving out, by the way. They finally got the nerve to call me and ask ME to pick it up a «revised document» after nearly two months.
Woosh. DO. NOT. RENT. HERE.

I was very interested in a few units that they offered on their website. I found these units on HotPads early Monday morning. I went to the website to see that they were still listed and they were. Since that Monday, I had contacted at least three agents, Ryan, Laura, and Lyn. I left all three of them voicemails, and never received a call back. I was still interested, so I called back that same week on Thursday morning. still no response. I called back Lyn today, Thursday, March 26^th, and I finally received an answer! Two of the properties I had been interested in were rented (but were still being advertised on the website and HotPads), and the other one he was not the agent of, so he refused to help me and stated I could only be helped by that agent… How can you not assist me, yet you are the designated broker of the company?!? Being sarcastic, I stated, «Well I guess I will just wait another week or so for Ryan to contact me back…» To which Lyn replied «Good, Bye»… Awful communication, snippy attitude from the broker, and inability to return a voicemail makes me happy I did no rent from this company, only to later find out that they have horrendous communication. It is unfortunate, because some of the units offered were really nice, but I will take my business elsewhere where customer satisfaction is taken into consideration.

If I could give zero stars I would. I rented a house through this company for 3 years.
While I was a renter their customer service was horrible-​poor communication, shady operations, questionable company-​I had things wrong when I moved in to the property that were never fixed and a year after I moved in they tried to tell me I was responsible for fixing the items. Thank Goodness I had them documented on the check in list as they sent me a notice telling me I had to have them repaired at my expense?!
There was a broken skylight and ceiling damage that never got repaired the entire time I lived there.
It’s ironic that their attention to detail was so poor and blinded while I lived there, yet they were perfectionists when I moved out. They seize every opportunity to use your security deposit for whatever they can!
The appointment they set for my final walk through the lovely lady in charge of move outs Bev (she’s actually the exact opposite of lovely) no showed then started the chain of many lies telling me I had called to cancel. It was hard to get a straight answer from anyone regarding my move out process and I had to deal with at least 3 different people to gets initial questions answered.
Document EVERYTHING with this company. Any and all communication needs to be documented because they have an excuse for everything… Staff turnover, computers crashing, etc. I heard them all.
Bev is actually horrible to work with-she’s shady, she lies and she is very unprofessional. I’m not the first person to complain about her and I won’t be the last. It’s shocking to me that she still has a job. She says one thing and acts on another. She’ll tell you she’s doing something tomorrow then 4 follow up emails and two weeks later she finally gets to it (and that’s on a good day) A liar with a million excuses sums her up

If there was ever a time that I wanted to give zero stars it would be now. I have rented 5 places since I was 18 and I have NEVER rented from such an unprofessional group of condescending and sketchy people. I understand that the rental business can be a tricky one but this by far has been my worst experience ever. Our house was sold to one of the 2 owners of this company, Royce Munroe, while we were living there. We were told our lease would transfer over. The previous owner stated in the lease we would be given back 2 weeks rent upon move out and the security deposit (based on what we were and were not charged for). My move out date was August 27 and we are now into November with no money and no itemization sheet. Nothing. Just one excuse after another to delay me and make me give up on receiving anything. It is believed by me that this company violates trust account laws and will do anything they can to keep your money. The house I lived in was in good condition and upon my own research I discovered many upgrades were done to the house and new tenants moved in as I was being told they were «still working on it». I now have to take the time to go to court just to see that the unfairness and wrongful doing of this company gets at least noticed.
