Addison on Fourth

I am not sure why people are upset about this place. This is my first studio apartment. I think that this place is a decent place to live. I love my studio apartment. It is a nice small and really neat apartment for me as one person. I have my internet and big screen tv. The amenities delivers. The only thing I would change is the quality of people that live here. I like it is in downtown. There is a street car that goes to Capitol Hill where I go for partying and drinking. The link station is very close by along coffee shops. I work in Bellevue and it takes me 2 minutes to get to my bus. one day my sink was leaking and I told the guy who fix things around the building that it was leaking. I told him on my way to work. he went into my apartment and fixed. I came home from work and it was fixed and he left a note. I was grateful. I love the location and the ladies in the office are nice too.

this is a terrible and unsafe place to live!!! i would give this place «0» stars if i could. this building is a glorified halfway house for drug addicts and alcoholics.
drug abuse is rampant inside and outside of the building. poorly secured building… residence allow non-​residents to bypass the intercom system to gain entry into the building without having to sign in. poorly insulated and extremely noisey!
with 3 major building projects, 2 sporting arenas, 2 bus stations, 1 train station, and 1 fire station within a 3 block radius, you will get no sleep! not to mention constant loud music and domestic arguments from your neighbors.
if you are a woman, be prepared to be accosted, and cat called by your neighbors on a consistent basis.
management is rude and slow to respond to your concerns!
do yourself a favor and please search elsewhere if you care for your safety and sanity!!!

was going to wait to write this… but the most recent review bothered me. on 5÷29÷15 someone wrote a review, but it was clearly one of the staff members. its pretty much everything they tell you when they are walking you through the building, and it looks very scripted at that. nothing negative to say? i can do that. when i first came in to see the building, no parking. a monthly pass down there is $ 200. oh, and when theres an event? forget about it. 0 parking for street parkers like myself. when i moved in, the place was fine. by the garbage area where the studios are it REAKED of rotten food and cigarettes. made it unbareable to even go there to throw my trash down the shoot. my neighbor at the time smoked pot, always. speaking of the non smoking policy: when i first moved in, we recieved a notice on our doors regarding the no smoking rule. dont smoke in the building or 25 feet within the doors. many times, when i came through the back door, an old Ethiopian women with piercings would ALWAYS be smoking in the door way. i complained about her, and yet no 10 day notice to evict was given, she continued to do it. of course at night its loud, but in the day time its worse. the people you SEE in pioneer square, live in this building. there are people who look like they just got out of jail sneak into the building. there was recently locks put in the gym and media rooms. honestly, im more concerned of people who dont live here ever coming into the building than using the treadmill. why cant we get decent security? the only security we have is a cop who is in the office, not even outside. people are always hanging outside the doors waiting to be let in. another issue was the fire alarm. every week. all hours. it went off. from dumb people cooking burgers to people calling 9 11. onto other issues, a notice was given about everything all the time. trhey had to retest the fire alarm testing 3 times. 3 times… another notice was given about something else. in early may, i went to take my sister to the airport at 5 am. when we walked to the elevator, there was a notice. i thought «god another one…» we read it and it asked if one of the leasing agents, A NAME WAS GIVEN A MALE LEASING AGENT, and other staff members blah blah have refused to do maintence because we didnt give into sexual favors. so immediate red flag. a few hours later the notice was gone. i assked around to see if anyone saw it and they didnt. when i got back home there was a notice AGAIN GOD ANOTHER NOTICE saying that it wasnt authorized. in all honesty, a notice like that doesnt need to be authorized. something definitely happened and that makes me sick. the appliances are nice, carpet cheap as hell so if you have a cat good luck getting your full deposit back.
all in all, a nice location if you got out of jail, like hearing your neighbors have sex, are a drug addict, or want to live where strangers who have done who knows what sneak into this building that they clearly dont live in.
for the love of god, dont live here if youre semi normal!!!

First off, this is an income-​restricted building. As a result, in order to qualify to rent here, you must submit additional paperwork confirming you do not exceed the income limit. This means your employer must hand-​fill an additional form for you. If you work for a company with a corporate office in another state (or say, a company that recently changed ownership), this can cause some serious headaches and delays. Additionally, you must resubmit this form if you decide to renew your lease. They begin to send you notices to do so several months before your lease actually expires. If you express no desire to renew, prepare to have a heated conversation with the staff who will condescendingly point to the lease you signed, while citing ‘just in case’ purposes and threatening you’ll be out of luck if you change your mind. Frustrating. No meant no.
So I guess that brings me to my first breakdown of this place:
Staff: Staff here is hit and miss. They always seem skeptical and stressed, but polite. While I can appreciate the difficulties they face as leasing agents in a low-​income neighborhood where language barriers can be a challenge, largely treating your residents like uneducated children who have never lived in/​rented apartments before isn’t a helpful response to that. The maintenance guys were wonderful.
The Building: Addison itself is a pretty cool historic building with lots of great views. The interior has been renovated and features high ceilings, faux wood floors, flat-​screen tvs in the lobby, 2 media rooms, an exercise room (w/​new equipment) and modern-​ish laundry facilities (credit accepted). Some of the original architecture, such as columns, are intact and lend a nice, ‘old’ feel to the space. There’s 9 floors with apartments and 2 elevators (the ‘service’ elevator was broke for the duration of my lease). The elevators were always busy. The large lobby seemed good for hanging out, but was frequently taken over by the same group of people, and at later hours — rowdy. They changed to an armed security guard to mitigate this. Every so often they also passively-​aggressively put up flyers everywhere reminding you of the rules. The neighborhood (ID/​Chinatown) itself is really diverse and fun but rapidly gentrifying. Shops catering to hipsters are now commonplace.
The Apartment: The apartment I leased was a studio. It was about 180 – 200 sq ft or so – possibly less. There’s a closet, bathroom (sink, toilet, full shower), and a main room. The kitchen has newer appliances — a microwave/​oven combo, 2-​burner stovetop and a half-​sized fridge. The floors are faux wood (linoleum) and the apartment retains the original radiator, which is cute but ineffective. In order to stay warm you’ll need a space heater. The windows, unfortunately, are single-​pane. Not only does this mean poor insulation, but also that these apartments are LOUD. My unit faced 4^th and the trains were loud and frequent. Combined with ongoing construction on 3 sides of the building, sleep was nearly impossible.
Issues I Encountered: My window had been painted open at some point, leaving a 2 – 3 inch gap at the top. Since the windows do not have screens, this meant bugs could come in, it also meant my apartment was really cold (it was the winter). It was also louder than usual. It took them nearly a month after I moved in before they fixed it – and only after I sent repeated emails.
My fridge broke several times. I lost hundreds of dollars worth of food and went without a working fridge for nearly a week. I sent repeated emails about it and got the run-​around. Only when I threatened to break my lease, citing Seattle’s Landlord-​Tentant laws, did they rush to fix it. They gave me a fridge from another unit which turned out to have the exact same problem. Even the maintenance guy recognized the absurdity of it, but chalked it up to the fact that they use cheap appliances. Good to know.
They are constantly finding excuses to come into your unit for ‘inspections’. When I first moved in they were coming in once a week. This was excessive and invasive.
Prepare for constant evacuations of the building late at night. The fire alarms are pulled frequently as pranks and/​or because people overcooked their food.
Upon move out, they charged me for things like new blinds and light fixture cleanings. Yet the blinds were old and the unit was not clean or freshly painted when I had moved in. I left the unit in better condition than I got it yet still did not get my full deposit back.
Finally, the smell. Being historic, this place has a certain… odor. The hallways near the trash chutes constantly smell like rotting garbage. In the summer, the smell fills the entire floor. Also, small dogs are allowed (though I saw many large, bully-​type dogs), which is very cool, but many seemed poorly trained, resulting in constant yapping/​fighting and tiny puddles of urine/​feces in the hallways/​lobby.
Not recommended — there’s better places.

Robety M clearly works for this company. Screw this place and their damn bed bugs. Thin ass walls. Great views but would’ve been nice if they had told me a fucking condo was being built right outside my bedroom. They knew I worked nights. wasnt able to see it first. I haven’t had a decent night sleep since moving in.. Pardon my rave review.. I’m a bit sleep deprived. Go to Quintessa if you want a quiet, bugless, non shady neighbor apartment.

We were looking for our first apartment and this place popped up so we went to check it out since it was near school and cheap. The apartments are insanely tiny, they seemed too small for even one person, let alone two. The staff shoved an application at us without giving us time to think about it and when we changed our minds about finishing the application, we still had to pay 10 $ for whatever reason.
While we were there, one of the current renters was having a problem and one of the women who worked in the office was being a huge a**hole and practically yelling at him. The two women we talked to seemed like huge two faces and I instantly had a bad feeling and had to walk away.
We are now living in a much better apartment, so glad we didn’t stick with that first choice.

I wish I could put zero stars. If you even try to get a unit here, they will lie about what they have available. My boyfriend and I were told they only have one studio left which will be available in April, so we just said thanks for your time and that we’ll look elsewhere. But they’re spamming ads on craigslist claiming that there are 1 bedroom units available. I keep bumping into long clusters their ads saying they have 1 bedroom units and studios available sooner than April. I don’t know why they feel the need to lie? I don’t know, it’s just weird. Don’t even bother calling.

DO NOT MOVE HERE! This was the worst apartment building I have ever lived in. The only good thing was my view of Century Link and Puget Sound. The worst thing that happened to me was that my laundry got stolen after sitting in the dryer only one hour. Yes, I should have know better but I have stayed is sketchier places and never had my clothes stolen before. The Management is horrible they do not communicate with eachother and can be very rude and condescending, especially Larry. The worst part is these apartments are more strict than the dorm I lived in at college. They expect to to escort your guest in and out every single time and they also got upset when I gave my key to my boyfriend one day. If I pay rent I should be able to give my key to whomever I choose. One time I got a 10 day notice because one of my guests went to get a soda from the vending machine without me. How ridiculous is that?!

Where do I start? We came in over two weeks before our other apartment lease was up, took a tour and decided it was perfect. We found out a ton of papers and proof of school, work, etc was involved but we thought it would be a piece of cake. Well lets just say it it took us a month to move in. We had to stay with family and store our stuff while we waited slowly, then we found out they hadn’t even faxed certain papers till 10 days after we 1^st stopped by. Oh yes we also paid a holding fee to hold the unit we wanted and on the day of move in they told us they gave it away. We ended up having to pay a little more because none in the price rang we wanted were available anymore. we got a unit looking out at the city which was probably better, but letting us know before hand would have been nice.
I absolutely loved the amenities, location, view, and the studio

About 2 weeks after move in: bed bugs! It was probably the most awful apartment experience I’ve ever dealt with. They took a few weeks to get an exterminator then after 3 treatments spaced far apart they still weren’t gone. keeping all our stuff in bags, bed in the center of the room. Never could get good sleep. Tons of bites… The problem was they somehow didn’t believe we even had them. Even after continuously showing them adult bugs that we had killed and them confirming it was one. They had a «trained» dog come in and nothing was found. Yet i saw one 24 hours before that.
Luckily they let us break our 6 month lease 2 months early because we were sick of dealing with it. We had to throw away my expensive bed and all of our furniture… And they still took $ 100 from our deposit.
Also the walls are paper thin and we had a neighbor who would yell and sing all alone at ridiculous hours.
There are about 2 people in the office who are very nice, and the rest talk to you like you’re an idiot.
I wanted to love this place, but it really was bad living here. Stay away.

I moved to Seattle a little over a year ago from Minneapolis and was hard pressed to find a nice apartment in my price range — until I found Addison on Fourth.
The Addison is a recently renovated apartment building that served many years as the historic New Richmond Hotel.
When you enter the building, you’ll find yourself stepping back in time. The original columns and vaulted ceilings are a nice tough to the contemporary feel of the stand alone fire place, pool table, many flat screen TVs, and free Wifi!
The Addison staff is AMAZING! Always smiling and eager to assist!
I took a tour and immediately fell in love with the unit I presently reside in.
The Addison features studios of varying size and one bedroom apartments. Most of the units have views of historic King Street Station, Pioneer Square and the Seattle skyline.
The Addison is directly across the street from the Int’l District Light Rail station and every major bus route is within a block or two of the building. Amtrak and Greyhound are nearby as well.
The location can’t be beat! I find myself strolling around Pioneer Square taking in all the history it has to offer and then walking home to my apartment that is equally rich in history.
All the units have been remodeled and feature stainless steel appliances including a convection oven/​microwave, dishwasher and refrigerator. All the units also have a faux wood floor which makes it easy to clean up!
Downstairs is a community laundry area with more than enough washer and dryers that accept both cash and card. The washer and dryers are front loading high efficiency and plenty large enough to fit even the biggest loads.
My favorite part of the Addison is the gym! Chock full of brand new equipment including four treadmills, three ellipticals, two stationary bikes, many other machines and free weights. I’ve saved over $ 600 on not having a gym membership! It’s also 24 hours and the convenience of having it at home is even cooler.
I just signed a lease for another year and was pleasantly surprised to learn that I will be given a $ 200 credit off the next months rent just for re-​signing!
If you’re looking for a nice place in walking distance to everything the city has to offer, the Addison should be the first place you look.
Oh, and you’re in walking (stumbling) distance from both Centurylink stadium and Safeco field.

I came in, Heather showed me an apartment, everything looks really good. I put an application in (payable by debit) and holding deposit down that very same day (but this had to be a money order for some reason), and set a move in date for two weeks later (their maximum hold time). A few days before, I called and asked if I would be okay to move in on that day. They told me I’d be fine. I go through all the trouble of getting money orders to pay the rest of the deposit plus rent, pay a friend to drive my stuff there, and I STILL can’t move in. I have really just about had it with this place. What kind of business makes it so difficult to give them money?

The ORIGINAL MANAGEMENT team has done a great job at making this place a comfortable, affordable, and welcoming home– However the temps and new staff that has been brought on have no sense of customer service and hospitality. The many times I have dealt with them, they give an attitude and think that they are better than everyone else.
The maintenance staff is probably the most friendly of all besides Kristen, Karen, and Ravenna. They are always quick in responding and are extremely friendly.
As far as the building itself– they have made great strides into making it a modern apartment lifestyle, however beware of the ghetto-​ness which is PIONEER SQUARE. There seems to be still people living here from when it was the DOWNTOWNER and quite frankly it is a bit disturbing at times. Drunk and sometimes confrontational they make you second guess how safe the building really is.
Overall, this is a great spot for a new couple or people moving to the city for the first time looking for a budget friendly spot to live.
Definitely recommend going for the shortest lease as possible so you are able to feel out if you are ready to commit to a place such as ADDISON ON FOURTH.
TIPS– HEATERS IN ROOMS SUCK! Buy your own heater. Utilities are free– DON’T SIGN UP WITH WAVEBROADBAND, it’ll cost you and arm and a leg, but it is one of the only compatible cable providers.

Great apartment management and building. We moved from another state and they were extremely friendly and helpful during that incredibly stressful time. The building is over 100 years old and has so much character. They recently renovated the building, it was completely gutted and you can tell they chose higher end materials. Great interior design. They did a great job! I always tell people, they are doing it right the first time. Lot’s of great amenities including small pets, game room, new laundry machines (Credit cards accepted), vending machines, beautiful lobby area, flat screen t. v’s everywhere, computer area, artist studio and tons more. I even believe there is a wine bar currently in the works?!
The apartment unit itself is very small. However its adequate for our lifestyle. New appliances, FANTASTIC view of the Puget Sound. Something to be noted: if you are apartment hunting, there are certain income restrictions. You can’t make more than 40k per year or something like that. The neighborhood is kinda seedy, however it seems to have more vagrants than trouble makers. (Meh). BUT the location is ridiculously convenient. Light rail, Sounder, TONS of buses, streetcar currently being installed! Honestly it’s probably the best location in Seattle if you are car free like myself.
