Dave Poletti & Associates

An update on my previous reviews:
On June 19, 2014 I took Mr. Poletti to small claims court. Mr. Poletti didn’t bother to show, instead sending a property manager in his employ. After about four hours of borderline unethical tactics and embellishment of fact by Mr. Poletti’s staff (many of whom were only to available by phone, as their «designated representative» was not allowed to make decisions), I ended up winning a settlement against Mr. Poletti

My family and I rented a property for 2 years– we made all payments on time, maintained the property well and even made improvements. My husband and I are both professionals]8
When we moved in several of the items on our walk through they were to take care of prior to our move in were not done, attempts to have them complete this after our move in were not successful. This included melted wax in window sills, dirty windows, broken closet brackets, and massive weed growth in the back yard (We still wonder why we went ahead and moved in… we knew then they didn’t care).
At our move out we expected to receive most of our security deposit back. However, they took $ 1300 out of $ 1800 deposit– not only did they charge us for the broken closet bracket they were supposed to have fixed before we moved in but they also charged for things we had done. Naturally they haven’t responded to our emails asking for further clarification.
I am sure property owners are thrilled with this company as they charge high and provide little service to renters… They clearly see their renters as a disposable source of income. While some things weren’t so bad overall it was a less than pleasant company to rent from… and Seattle has plenty of strongly reviewed property management companies. A little better customer service and realizing that renters are people too would go a long way for these guys.

Seriously was a horrible experience! I was about to be a full-​time student, and money really matters. EVEN with that I was willing to pay them off after like, 3 months of service because they were that horrible!!! He also talks to you as if you are an idiot, which is the worst. clearly I’m not the only one to think this. He says: «your unit will require extreme amounts of work and repair, and even then it may be able to rent for $ 800/​month.» It took me about 2 phone calls to find an incredibly eager and willing renter at $ 1k/​month, because he had been searching for similar places in the same area and 1k was a steal! Seriously I hope this company goes out of business…

I can’t give enough thumbs down to David Poletti. His business practices border on criminal. Our son rented one of Mr. Poletti’s properties and we have yet to wipe the slime off of us after over a year. We had to hire a lawyer to represent us which will ultimately cost us more money than to just have paid him off but I cannot, in good conscience, allow him to get away with such underhanded business practices. Do yourself a favor and stay away.

After almost 6 years, I have finally escaped the management of Dave Poletti & Associates, when I recently purchased my own home.
I think they work very hard getting $ out of the tenants to make that bottom line as a business and for their property management clients (the owners). Some means are shady, some are just on the line.
So, if you are a property owner, you may want to hire them.
However, when it comes to maintaing your property they will most likely charge big bucks for it, and do the absolute minimum… or nothing at all… for months on end, as we experienced at our building. After Poletti took over, the building experienced a slow death… it never looked so dirty or neglected. It can make it hard for a tenant to decide to pay top $$ to rent in a building that looks slummy.
So owners, you may want to re-​think that choice.
As a previous tenant though, I can with utmost confidence and clarity, advise you to move on, and away from Dave Poletti & Associates. They never liked to establish the written rules of tenant-​landlord correspondence either. Always on the phone or online forms, so there was no paper-​trail for accountability…
Home prices have never been lower, new programs can make home ownership within your means without tempting you into foreclosure… so just suck it up and stop renting.
