Elita Living Real Estate

Wow, where do I start? Erica, the owner of Elita Living Real Estate, is one of the most incompetent property managers I have EVER worked with. I read all her negative reviews online, and tried to give her the benefit of the doubt. But now I can confirm that all the negative reviews on her business are legit. We experienced the same issues!
Last weekend we went to view one of Erica’s properties, a townhome she was renting out on behalf of the owners. During the open house, she was extremely disinterested in the people there looking to rent. She didn’t even put any effort into selling the place. Despite that, we LOVED the town home, and had come prepared to apply and put a deposit down. She glanced over the information we brought, and told us to apply online, and did not take a check to hold the place, or take our paystubs for proof of employment. She took nothing…
We rushed home and applied right away. Erica said she’d let us know by Monday if we were approved. Monday came and went, and we didn’t hear anything. Tuesday morning she said we were approved. We said that was great, we’d take the place, but that we’d need to pay the security deposit and her miscellaneous fees the following morning, because we had to transfer our money into one account (that takes the bank about 24 hours to clear). She told us that was fine, that we could pay the following morning.
Throughout Tuesday, I sent her emails back and forth with questions, because we weren’t able to really talk to her during the open house. I tried to nail down a time we could meet in person to go over the lease and pay our fees. When she responded to emails, she came off yet again very disinterested and brusque. She wouldn’t answer all of our questions, and would only half answer the ones that she did. She never lined up a time we could meet. And after EACH email (we had about 10 emails back and forth that day) she’d threaten to stop holding the town home for us, and put it back on market, unless we paid the deposit ASAP (even though she already said we could pay the following morning!) Funny thing is, Erica said upon approval that she would supply us with the information to use her online portal to pay our deposit. Well, she NEVER gave us that information. So she had no right to keep pushing us for the money when we couldn’t even use her portal to pay. I asked here three times that day for the information, and she never sent it.
Erica also sent us a ‘Lease Holders Agreement’ to be signed and included with our deposit (basically it states that you are going to rent the property and will sign the lease by a certain date). The agreement had so much incorrect information and was full of blank fields, which she asked US to fill out. She got our lease term wrong even though we talked to her about it several times. There were hidden fees, never mentioned during the open house, like a $ 250 non-​refundable administrative fee, and a hefty $ 500 pet deposit (information wasn’t even listed on her Zillow ad). We were pretty upset about the $ 250 administrative fee, considering she wasn’t even doing her job. She was sending us blank documents and expecting us to fill out the information, like rent amount, address of property, lease term, deposit information, and ect. Things that property managers are supposed to fill out for you.
We let Erica know that the information on the agreement was wrong. She said to cross it out and write over it. Doing so on a legal and binding document is extremely unprofessional. We also noticed in the agreement that once we put the deposit down and signed (it wasn’t even the real lease), we’d forfeit the entire $ 1,750 deposit if we canceled before moving in. HUGE red flag! Erica wanted the money AND that document signed BEFORE she would meet with us in person to go over the ACUTAL lease and answer our questions about moving in. No one in their right mind is going to hand over almost 2k without seeing proper documents.
We got fed up with her pushy behavior to get our money before providing us correct information and meeting with us. We called her today (Wednesday) and told her we were no longer interested in renting, because working with her had been difficult. Erica was catty and hung up on us before we could finish telling her why we didn’t want to rent.
We wasted $ 100 on application fees, but dodged a HUGE bullet. While we are sad we won’t be moving into that town home, I’m sure it would have been hell being locked into a long term lease with Erica as the property manager. I feel sorry for the people who trusted her to rent their home out…

I always know who to refer people to when they’re looking to buy. Kent really does know houses inside and out. Since he’s a former contract and has lived in the area for so long, he has amazing expertise. I trust him implicitly.

STAY AWAY FROM ERICA AND ELITA LIVING!!!
This company is more than incompetent. It takes Erica multiple days to return any emails and she will not answer your calls or return them. I actually had to ask her to please renew my lease since it was going to lapse at month’s end. It took over 3 weeks for her to draw up the paper work to renew the lease after checking in with her multiple times and was sent to me the day before the lease ended.
None of the documents she sent actually had consistent information listed. Different numbers and dates were everywhere. Luckily I kept my original lease with all the paper work and took pictures upon move in and move out. She tried charging me hundreds of dollars for cleaning after I left the house’s condition in better shape than when I moved in.
The worst part of the experience of dealing with this company is that I called Erica to ask how much it would cost to cancel my lease since I was looking into buying a house. She said $ 300 and wished me good luck in my house hunting. When I put in my notice to vacate, she claimed to not know what I was talking about in regards to the $ 300, that amount was the fee to have a pet, and there must have been some kind of confusion. The actual amount would be my entire depot of $ 1200. Get EVERYTHING in writing with this woman if you make the senseless choice to move into one of her properties.
She also tried padding her Unilocal ratings by giving herself 5 stars. Luckily, it is filtered into the «not currently recommended» section. She even seems to know her company is so terrible that she needs to augment her ratings.

We rented a house through Erica last year sight unseen because we were moving frmo out of state. The house is overpriced and in a bad neighborhood. And we were the first to rent it so we got all the problems that hadn’t been discovered by the owners. After almost a year, we could not longer afford it and put in our 30 day notice. Next day she posts a for rent sign that causes many strangers to knock on my door. Then she scheules showings while I am living here. i have to remove my valuables and pet every time. Finally I say no more, she can show after we leave, She says no, she will show with 24 hr notice to me. I know my rights, she has to post 48 hr notice to enter, but she insists she WILL show the house in 24 hours. She is violating my tenant rights. I’d strongly warn potential renters to think twice.

I couldn’t have found a better property manager than Erica Vincent. She has been managing my property in Seattle since I moved to Europe 2 ½ years ago and has been completely on top of it, making it really worry-​free for me. Any time maintenance issues come up, she emails me right away and we are usually able to get it resolved for the tenants within 24 hours despite the 9 hour time difference. It makes a huge difference being so far away knowing my place is in good hands. She finds great tenants and there has never been a gap in between tenants — she always gets it rented out again right away. Thank you, Erica!

Kent Welsh with Elita found us a great home, after being extremely patient with us in our house search. We’re picky people, but he never pushed us or rushed us on any of our deliberating on whether to put an offer on a particular house. This was refreshing to us, after hearing lots of stories about realtors that want to do only the minimum in order to find someone a new home.
We also appreciated the fact that in addition to his extensive experience as a realtor, he has had experience as a contractor and was able to point out systems or structural issues with houses that we would not have caught. Sometimes we would get excited about a house, and he would point out problems with it that we were overlooking, as we were caught up more with the cosmetics of the house. This saved us a lot of time, and in the end, meant we found a house that we not only loved for the location and charm, but wasn’t going to be a on-​going nightmare in terms of repair.
He was right on top of every part of the transaction, as we had to put an offer in quickly, and we got it, and it was smooth sailing from there.
In addition, Erica from the property management side was extremely helpful in giving us tips on renting our old house out.
My wife and I were very pleased at working with Kent, and would unconditionally recommend him…

I advise all potential tenants to avoid renting a property managed by Elita. If there was a rating lower than one star, I would use it for Elita.
Since the beginning of our lease (May), there are TONS of issues with the home we are renting (confusion with bills and paper work, structural elements not up to code, roof leaking water and damaging our things, mold EVERYWHERE due to poor ventilation, etc), but we have had a lot of patience. Unfortunately, with a two week old baby in the house, our patience is running thin. and they still refuse to fix the ventilation problems saying the mold is our fault. They refuse to address the possible health issues for our baby, even though Erica admits she can smell mold in the air when entering the home.
My interactions with Erica of Elita have been nothing but negative. I feel belittled and ignored.

Erica and Kent are great! Elita Living is by far the best company I have ever worked with. They got me into a really nice condo rental with 2 days. They have a good inventory of rentals and homes for sale. My advice to anyone reading my review… Call them now and have them put you on there email list. They get some of the best rental properties at such a competitive rate. You want first dibs on the best? Thats how I was lucky enough to score such an awesome place! Once again thank you for help! I will refer you to as many people as I can!

Elita is a great company. Every person there that I’ve ever worked with has been organized, professional, friendly, and efficient. They have been managing multiple rental houses for me for many years. They are a great buffer between me and the misc. headaches associated with my properties (eg, broken refrigerators, etc.). When they need me to make a key decision for one of my properties, they come to me and clearly present my options to me so that I can make a good decision.
Additionally, whenever I have vacancies, they have always been able to immediately get new tenants into my houses right away. After all the years, I don’t think I’ve ever had more that 2 weeks of a vacancy in any of my 3 properties.
