As a newcomer to Seattle, I had heard good things about Lake and Company but didn’t have any personal recommendations for a particular agent. So I browsed the company’s website and read some testimonials, and decided to contact Justin Mellon because of his great reviews from clients, as well as his knowledge of carpentry and construction, and the impression that he really enjoys the process of matching someone up with their perfect living space. It turns out that I made a great choice.
Justin worked with me tirelessly for several months in order to find the perfect house that had all of the things that I really wanted in my first home purchase and still fit my budget. Even in the middle of the fast upswing and high competition in the housing market for this popular part of Seattle, when we finally found just the thing we wanted, Justin helped us strategize and put in the winning offer. When the bank’s appraisal came through, our purchase price came in $ 17k below market value, meaning that we got a killer deal on an amazing place.
After signing the purchase agreement but before closing, a major rain came and some water got into the downstairs of our new home, along with a couple of other minor maintenance issues that needed to be immediately addressed. Justin was the first to identify these issues, and actively looked to find everything that needed to be taken care of before the house was turned over to us. He handled all of the discussions with the seller, and thanks to his wise and always diplomatic approach, everything was taken care of by the seller before our closing date.
A month after moving in, we couldn’t be happier with our new home. Thanks again, Justin!

The home buying process can be extremely scary and sktechy to say the least. While you’re juggling price versus size versus yard space versus versus the neighborhood, there are a lot of people out there with their own agendas trying to make a quick buck off you.
Unfortunately, the process of buying our home did not go as smoothly as we had hoped. The actual paperwork and negotiations went really well, but after we got the keys and showed up at the house for the first time there were a lot of things missing – the microwave, light fixtures, mirrors, etc. The lawn was unkept and the property was not what we agreed upon in our contract. Suddenly, the excitement of buying our first home turned into resent. We worked with Justin to draft a letter to the sellers asking them to return the items. The selling agent didn’t even care to help do the right thing. They basically said. so what… we all got paid already. After a few days of battling back in forth, Justin finally stepped in and took care of the lawn and reimbursed us for the items. It was not his responsibility, we really thought it was that of the sellers, but he stepped in anyways.
Moral of the story. if you don’t have a trustworthy, professional, and hardworking agent on your side, you can easily get taken for. Justin was exactly this, and my husband and I could not be happier with the process and the results. He kept our best interests in mind and helped us find exactly what we were looking for. I never once felt pressured into buying something that wasn’t the right fit for us. Additionally, his overall knowledge on building construction/​history, and all of the tiny little house details was amazing. He truly knows his stuff, and it’s a privilege to have him on your side.
