M Street

I have lived here for 2 years. Overall, average to good experience. I would live here again for the convenience.
Pros:
— Nice floor plans, spacious with big windows and normal sized washer and dryer, barely hear the neighbors!
— Pet friendly
— Good location
— Nice rooftop
— Managers are nice in person
— Package service is great
— Sushi place downstairs is great
Cons:
— Expensive parking ($ 200+ monthly) not secure as gate does not work or is intentionally left open most of the time, number of break-​ins reported, and random people taking up spots
— Most of last year was a lot of construction noise
— Maintenance is so-​so, some request not performed, water pipe broke and destroyed and stained my clothes and shoes, the response was ‘oh yes this has been happening at other apartments we just need to tighten a screw’ maybe they should have checked all apartments if they knew this was a problem as multiple apartments have had water pipes broken
— Half of my emails went un-​answered
— Gym is small and for a good few months treadmills were broken
— Many problems with elevators the past year, broken often, very slow, I was stuck in one for a long time one evening
— Rent went up 8−9% this year, maximum they can do legally is 10% so it’s pushing the limit

I’ve thoroughly enjoyed living here for the past 4 years! The staff are friendly and amazing, always smiling. The facilities are always well maintained; gym, rooftop, dog walk, grills, common area and the lobby. No complaints here!

M Street is awesome. The building is beautiful and well-​maintained, the apartments are really nice and competitively priced. Both the management and maintenance staffs are top-​tier, always quick to respond and resolve issues. It’s been a pleasure living here and we plan on sticking around.

By no means am I a regular Unilocal reviewer, but I feel that an exception should be made to tell people what a great place to live M Street really is.
The lease was coming up for renewal for myself and my wife and we really wanted to stay in the First Hill/​Cap Hill area. We did tons of research and scheduled a load of viewings but I can honestly say M Street stood out comfortably from the rest!
Everything about our move was as easy as can be, and Erik went out of his way to help with parking and picking up our keys early as we had movers scheduled.
The building itself is kept in great, clean condition and the residents really look after the place which adds to the super friendly and community feel the whole place has. Even the roof is very well maintained and dog owners are all responsible enough to clean up after their pooches!
The units themselves are so bright, our particular apartment has windows on two full sides of the apartment and is south/​southwest facing so it stays fresh and bright all day.
The windows do block out pretty much all the noise from traffic when closed, and likewise the walls seem pretty thick which is very uncommon in Seattle apartment buildings (we’ve never heard our neighbors on either side)!
Another rarity in the Seattle apartment market is the quality of the building management/​staff. Erik is always super friendly and more than happy to help with anything he can. Likewise, any maintenance requests are dealt with straight away, which is great!

If you’re looking for a beautiful, well-​located and friendly apartment complex just outside of downtown Seattle, M Street would definitely be a place to check out! I’ve lived here for eight months so far and have had nothing but good experiences. In general, the place is at a very good location on 8^th Ave & Madison St, right on the #12 bus line and not far from the #60 and many others. Easy walk to downtown (i.e. library, cafes, Pike Place Market, etc…) as well as the Convention Center and Capitol Hill.
Crime and noise seem to be none-​existent, at least from what I can see, despite a few dodgy-​looking buildings within a block or two radius. Excellent café across the street («Coffee Tree») as well as a nice market on the corner («Metropolitan Market & Deli») which is open quite late!
The apartments are bright, well-​maintained with good-​quality appliances and a variety of floor-​plans. My experience was unique in that I moved from California and had to coordinate everything via e-​mail with Erik. He was patient and helpful and the process went very smoothly! When I first entered my apartment I was shocked at how small the open window was (despite the huge fixed windows in the apartment) but once I cracked it open a tad I realized that a little goes a long way — lots of cool air comes in with the window only open a couple inches!
Everyone in the building I’ve met, both staff and residents have been very nice and friendly. The roof is beautiful: lounge area with TV, wi-​fi, bathrooms, kitchen and workout room, as well as a nice filtered water fountain to refill bottles! Around that is an outdoor area with two grills, plenty of lounge chairs to relax on and a dog-​walking area with bark for the dogs to socialize and do their business. There is a wonderful 360-​degree view! You can see both stadiums, Columbia Tower, Mount Rainier, the downtown skyline (see photos), Capitol Hill and a gorgeous nearby church. There are plots of soil on the roof that I believe you can reserve to plant your own things in them. Very cool! Downstairs in the office area is a printer which is there for residents to use the computer to print documents. Very handy!
Since I’ve lived here I’ve seen an extremely large number of animals — must be a popular thing in this area! I myself have a cat, and I’ve noticed that all the animals owners get along well! There is also a 24-​hour emergency specialty veterinary office attached to the building («Seattle Veterinary Specialists»). They won’t take regular patients as they are «specialty care» only, but if you had an emergency with your animal, it’s good to know they are right here! There is also a wonderful sushi restaurant attached to the building as well («Sushi Kanpai»)! Mmmmm!!!
Maintenance has been wonderful! I only needed someone to fix something twice (inexplainable dribbling water one time, as well as a sticky/​tricky lock problem on the front door). Both were fixed in an incredibly fast amount of time by friendly and qualified individuals and I’ve never seen the problems occurring again since! There is an easy-​to-​use online portal to file a maintenance request, pay rent and chat with other building residents as well as an area to sell items and services for other residents to see. Despite being a computer-​savvy guy, I like to ask questions the old-​fashioned way (walking up to the folks in the office and ask them directly) and they’re always happy to accommodate and have an efficient answer for me!
Couple things: A parking spot here is very expensive (not sure of the exact price) and it’s interesting to note that to secure your bike you need to pay a fee as well. Additionally, the prices for the units vary wildly based on floor-​plan, what level floor you’re on as well as the season. This all standard stuff with apartment buildings (especially in this area), so it’s not worth taking off a star, but I wanted to at least mention it.
All-​in-​all, while it’s a little pricy (in my mind anyway) you definitely get what you pay for: A wonderful apartment with all sorts of great amenities, a convient location and staff that are friendly and knowledgable along with neighbors that don’t cause drama! What more could you ask for? :)

The quick specs: Quiet building, well-​maintained and decorated, and the FRIENDLIEST, and MOST HELPFUL staff of any building I have ever lived in, and this whole package is REASONABLY priced. SUPER Easy access to I-​5, or leave your car at home and walk downtown or to cap hill.
The Building: My boyfriend has lived at M street for almost 3 years now, so I got to know the lay of the land and some of the staff here even before he and I upgraded to a bigger apt when we moved in together. For one, the building is *quiet*, which is a wonderful thing in the downtown area of a big city that is full of 20– and 30-​somethings. We *never* hear our neighbors, but I know they must be around, because I often spot people out and about on the roof deck (which has incredible views, some grills & couches, a gym, and a huge tv, plus wifi), so my guess is that they are just normal people who work hard and want to come home to a nice living space. I’ve lived in places before that felt like a frat house, and this place is NOT one of them, which is great, because we have nice things here (roof deck, business center), and those things remain nice. The age range is actually quite large; I’d say maybe mid-20’s… and up! We are in our mid-30’s and feel right at home. The property is always well taken care of, and maintenance requests are responded to in a timely, and effective, manner. They will email you when you have a package that arrives, and even if it’s after hours, someone from security can often get into the locked mail room to retrieve your latest order from Amazon (or wherever, I guess other people deliver things too?), which is so incredibly helpful and accommodating. And speaking of accommodating, let’s talk about the staff.
The Staff: Never before have I known the names of the entire staff of the building I have lived in, and I will tell you why this is the case here at M Street: These people are *real* people, who truly enjoy interacting with the residents, and helping in any way, whenever possible. Special attention needs to be given to Carolyn and Erik, who consistently go above and beyond what their paycheck requires of them to see that their residents are treated fairly and professionally. They are available for packages, for switching apartments with ease, for running up your Blue Apron to your apartment when you forgot it was Thursday delivery day, for calling the parking ticket people when you mysteriously got a notice after 6 weeks of no issue at all, for faxing 2 pages of important stuff to work when it simply cannot wait until you show up tomorrow, and above all else: For being real people, who understand that this is your *home*, and whose every interaction speaks to how well they understand this fact. Yes, anyone can smile at you while they run down the list of the commodities and available units. But just spend an afternoon interviewing other buildings/​staff nearby (and I do mean interview here: these people will greet you every day when you get home, whether it was a great day or a sh*tty day; choose wisely), and you will quickly realize what I mean when I say that the staff here at M street is what makes this place welcoming. If you are the type of person who is impressed by an on-​site concierge, weekend rooftops ravers, a dedicated game room, little robotic water-​sprayers that clean fake grass every time your dog goes #1, and an equally fake staff to go along with all of this… well, keep on walking. We don’t do that here.
If you are a normal human, who values a quiet and relaxing atmosphere, with down to earth people, and a community feeling on the roof deck when you seek such socializing, well then, my friend, you are home.

I just moved here from Hawaii and I was placed in M Street through corporate housing. I was nervous going from the rain forest to the big city, but Erik Dahl laid all those fears to rest. Erick makes you feel like a friend from the moment you meet him and as a result made the move seamless and easy. Customer service really makes the difference, every thing from parking passes to understanding the neighborhood and everything in-​between. I recommend M Street because of the service we received from Erik.

I’d echo many of the posters on here. What makes M Street better than most is the people that work there. They keep the place clean, efficient, and firing on all cylinders. I can’t say enough about the positive attitude and eagerness to help shown by everyone in the office, especially Erik and Carolyn. They make you feel like a distinguished guest.

All factors weighed, M Street has been a delight to live in, and a huge reason is because of the above-​and-​beyond helpful people managing the property. People really do make the difference. When I first moved to Seattle, I auditioned apartments that looked nice, but their staff either didn’t reply to my questions or were otherwise unresponsive. Not so at M Street — I remember first sending so many questions via the online chat, and felt reassured about my decision. Coming full circle, part of what caught my attention in the first place were the positive previous Unilocal reviews. So I hope this will help inform future potential residents.
The team has been constantly responsive to various issues we’ve had, from pets to package deliveries to maintenance/​repairs for spot touch-​ups and other aesthetic imperfections. This has been true since I moved in at the start of 2014, and I’ve since moved to a larger apartment in the building with my girlfriend — again, we had a lot of questions for the team and they helped make the universally stressful process of moving a lot easier. Followup is essential, because there’s nothing like renter’s regret after you’ve signed a contract and feel you don’t belong.
People really do make the difference — Erik, Carolyn, Jessica, and the whole maintenance crew (including Cameron, Q, Topjee, Juan) have constantly had a positive can-​do attitude. They are professional to a T and assertive about getting things taken care of. You will hear praises time and time again from other residents, and it’s been true in our experience too.
The team also listens closely to feedback, and we’ve had help dealing with things like noise complaints during our residency. There’ve been occasional elevator and false fire alarm issues, and for the most part we’ve noticed the team be responsive about addressing them.
M Street’s location is great, because it’s sort of in the middle of a lot of things we like to do, but it’s in a relatively quiet location for what it offers. (Look up Seattle noise maps to corroborate this.) The price is fair for what you get in the area. The rooftop view is nice to relax and the occasional social events (like Thanksgiving dinner) are fun. It’s easy to take the nearest #12, 60, or 2 buses to various other hotspots around the city.
Oh – M Street is very pet friendly, and our cats love living here too! It’s worth noting that a ²⁴⁄₇ pet emergency hospital is next to M Street, and we took a tour, though we didn’t have to use their services yet. And there’s Sushi Kanpai onsite, which has this baked salmon roll I’m obsessed with. A convenient Metropolitan Deli recently opened too, though we haven’t shopped there much.
Anyway, rock on M Street team and keep being awesome!

I have been here a month and so far I love it. The staff (Carolyn and Erik) are great and they were very helpful while I was selecting this apartment from out of state. I secured my apartment through email photo’s shared by the staff along with a dimensioned floor plan so I was able to confirm that my furniture would fit. I have a beautiful view of Puget Sound, and aside from the I-​5 car noise (sleeping with earplugs solved that issue), I am very happy with my decision to rent here. I do agree with others comments about the pet messes on the rooftop as well as the sidewalk outside. I find that is typical all over Seattle though. I have not yet found a no-​pets allowed apartment, which I personally would prefer. My floor (16^th) is very quiet and my neighbors are friendly and considerate. The units have good acoustical insulation as I do not hear my neighbors. Having lived in a single family home the past 30 years, I was pleasantly surprised with this apartment.

When my contract ends they raised a total of $ 150 per month, you can find better apartment on capitol hill with the same price

M Street has been nothing but great to my girlfriend and I. The people in the front are some of the friendliest and helpful people I’ve had to deal with in regards to housing arrangements. If they were to move out closer to work, I wouldn’t hesitate to move in just so I could deal with them rather than risking it on others. They’re very attentive and willing to stay after-​hours if need be (IE: You need a package at 7:30, you see Eric come by and just ask him for it while he’s off-​hours, he’s perfectly fine with it and helps you out).
I have no real complaints.
The maintenance was always prompt and done well. Even when we moved in and had a burned out bulb with no way to actually reach the bulb (Mattress and table were in the way), they left a bulb for us to put in when we fully moved in.
Security guy late at night was awesome and very helpful for all our needs. It was very pleasant to not have to rush back from work in the traffic to get our packages and we could just pick them up at 10:00p that night.
The sushi restaurant helped me out many times for last minute cravings and general not-​starving-​myself.
I think the only issue I had was the elevators, in that sometimes they didn’t read our badge or were broken down. But even then, it was very rare and short-​termed.
I do want to thank the staff for the great year of living!

I’m going to miss this place.
Loved the management, building protocols, and attention to detail in making sure the tenants were happy. Maintenance of the building was also great and I had an equally positive experience with the staff. They also have an online system set up to pay rent as well as to connect with your neighbors in the building whether it be to sell furniture or meet on the rooftop for a BBQ. They notify you if you get shipments sent to you and will hold them until you’re able to pick them up. M Street has thought of every detail. Highly recommended.

What can I say about M Street? It is the best place I’ve lived in so far. I lived there for 4 years and recently moved to another apartment. Mainly because I gained a boyfriend that moved in with me and 2 dogs. A studio was definitely not enough space. The 1 bedroom unfortunately was above our price range otherwise I would have stayed there.
M Street’s location is perfect. Walking distance from Downtown, Capitol Hill, Pioneer Square, International District. Pretty much every venue was easy to get to. Talk about so much convenience! Especially if you like going to conventions like I do.
Another thing about convenience, AmazonFresh delivers right to your door. The folks that work at M Street will also leave your packages at your door or inside your apartment by request. So when I was unable to get to the office before they closed, I was satisfied knowing that my package would be in front of my door.
They also have a fantastic rooftop view. It is very dog friendly! There is an area to walk your dog and they have doggy bag dispensers. I say it again, so convenient. They also have a small gym area, a common area, and grills.
The apartments itself are very nice. They are constantly trying to improve it. Probably why the rent went up. The entire staff is friendly and personable. I miss them already. Shout out to Brian, Erik, and Linda! They’re always putting together events for the residents which makes it feel more like a community.
I miss you, M Street.

We’ve been living here for the past 6 months and I can only think of positive things to say about M Street! The staff is friendly, flexible and helpful. I never had any problems and they seem to be honest regarding contracts and lease terms.
The apartment itself is a little bit small but doesn’t lack some creature comforts such as a large walk-​in closet, W/​D, good size kitchen, bedroom (we have a king sized bed and it fits perfectly) and bathroom, nice views and huge double windows that effectively block the noise from outside. We don’t really like the fact that it has carpeted floors, but it wasn’t a deal breaker considering we love everything else about the building. The location is perfect for us and a dream for anybody who wants to be close to downtown and Capitol Hill, but in a safer and more residential area. The amenities are awesome too and the building is super pet-​friendly!
Last but not least, the sushi restaurant under M Street is a big plus! Best sushi restaurant I’ve ever been to and great place to go when it’s cold and rainy outside (or always!).
I just wished the rent was less expensive, but at the same time, I know it is a good deal considering its location, specially when compared to the prices of other apartments nearby (it was the best cost benefit we found close to downtown Seattle).

Living here has been a dream!!! Definitely the best rental apartment I’ve stayed in :-) Now granted we were staying in their best penthouse suite, but even otherwise, M Street was pretty awesome…
We rented their top floor 2 bedroom penthouse, sweeping views from St James Cathedral, Mt Rainier, the fields, Puget sound, and all of downtown from one apartment, it doesn’t get better than this. We also looked at some of the lower floor units while leaving (looking for something to stay on here), and they also had similar views…
The units are relatively new, well maintained and the community is very good. The units are good size and amenities are pretty awesome… the rooftop lounge offers a great spot too…
The staff is amazing here… Brian is great, Erik is super helpful, and they make living here even better. They take your packages, will deliver it to your doorstep if you need to. Any maintenance requests are completed ASAP and they’re super responsive, whether you want to call them or email them.
Moving in and moving out was pretty convenient too…
Prices are fairly reasonable — parking is relatively much cheaper than the rest of downtown… for the price we paid for our house, it was a pretty sweet deal.
Location wise, it was great for us… walking distance to cap hill and the pubs, walking distance to belltown and the restaurants, yet it’s surrounded by 3 churches, and the apartment itself is fairly quiet.
Also, Kanpai, the sushi restaurant in the community is AWESOME!!! and the coffee place across the street is pretty good too, for a quick drink or a bit…
I would love to live here longer, if I could!!!

I recently moved out of M Street and was very sad to leave. The people and building were amazing to both me and my little dog.
Firstly, the 1 bedroom apartment was perfect for me. My couch and large furniture fit wonderfully and the closet was to die for. The paint job is a little sloppy, as you can see some splatters on the counters in the corners, etc., but I don’t really care about that. It’s an apartment, after all. The finishes were gorgeous without being pretentious and the floor plan was different than the average apartment set-​up. The apartments surely aren’t «luxury» apartments, but they’re far above average (and I prefer that– I don’t like feeling like I’m in a hotel). The public spaces are well maintained and the building is very pet friendly.
I didn’t deal with the staff a whole lot, but the ones I did work with from time to time were very accommodating. I only had one maintenance request and it was taken care of very quickly.
The roof is a w e s o m e. There is an indoor lounge room with garage-​type doors that you can open in the summer. There is also a small fitness room that I never used but liked looking at. One half of the outdoor roof space is for dogs (which was very convenient) and the other half for humans. The view of downtown Seattle is amazing and something I didn’t realize I took for granted until I moved out.
That brings me to the location. Now, this is all about preference but the location is absolutely perfect. You can walk two blocks to downtown or take a short drive up Madison to Capitol Hill. I-​5 north and south are also less than a minute away from the front door. This was crucial for me as I worked in Bellevue and didn’t want to drive through the city to get to the freeway. If you don’t want to pay for parking, RPZ street parking is usually pretty easy to find for like $ 90/​two years. I prefer street parking to garage parking anyways so this was a plus for me, too!
Now come the renewal and move-​out processes. I renewed once after my first year’s lease was over. The rent only went up by about $ 50 and I expect buildings like this to raise the rent after every lease. I could do $ 50 more for the perfect apartment. After the 2^nd year, the rent went up $ 140! I refused to pay almost $ 200 more for the exact same apartment I’d been living in for 2 years. I also had other reasons to move closer to my work in Bellevue. They were pretty fair with the deposit when I moved out, including about $ 175 in cleaning fees. I’ve had happier experiences with deposit refunds, but I don’t think M Street was unfair.
The bottom line: the location and apartment are perfect. The people are nice and the rooftop is fantastic. I would definitely encourage anyone to live here. If I find myself back in school in Seattle or something, I would certainly check out M Street’s availability first.

I lived at M Street Apartments for close to four years. It’s an amazing building, with friendly and honest management, which isn’t all that expensive when you look at the perks you get. There is a *brilliant* rooftop that has some of the best sights of Seattle you’ll ever see, several barbecues on the rooftop, and a nice in-​house gym.
In addition, the management has put in a lot of effort in the little things that make life easier. There’s a screen at the exit that tells you whether any packages were delivered, an on-​line portal that actually got me access to some interesting stuff, and helped me get to know some of my neighbors.
The only thing I missed in the neighborhood was a good coffee shop, and in my last few weeks, one opened right across the street, owned by the same folks as the sushi restaurant downstairs. Both I’d highly recommend. It’s also walking distance from any place on Capitol Hill or downtown Seattle– cinemas, public transport and a bunch of great restaurants.
I just moved to San Francisco, and finding another home like M Street wasn’t even on my list of expectations. In case it’s not very clear, I highly recommend this place!

I figured I should finally write a review of this place. As is probably obvious from my rating, I’m a fan. But I’ve lived here and enjoyed it, and that’s the bottom line.
For anyone that’s new to Seattle, this is an amazing location. You’re outside of the downtown center, so it’s quiet and there aren’t a lot of strangers around. The area feels safe, even outside in the middle of the night. FH is home to plenty of hospitals, churches and bars — and none of the bars in this corner are loud or distracting, so you often forget they’re there. Capital Hill is a 10 minute walk away, and downtown is 10 minutes down the hill. The International District and Belltown are about a 20 minute walk or so, and you can easily catch a bus to venture further out. First Hill may not be one of the exciting, hip neighborhoods, but it’s nice to come home to a quiet place without any fuss. But admittedly, the hill can be tiring to walk up and down, so keep that in mind if you’re not used to walking.
If you have a vehicle (or you have friends that would be driving over), this isn’t a terrible location either. Parking’s cheaper than it is downtown or in other busy neighborhoods, and there’s more street spaces available. But I do have one warning: If you drive a large vehicle, I don’t recommend M Street’s parking garage! It’s cramped, congested, and it’s difficult to park if you’ve got a big truck or an SUV to get in there. I’m not saying it can’t be done, I’m just saying it’s probably not worth your stress and frustration.
As for the building itself, I love it. M Street is a great little place. Yes, it’s slightly expensive, but that’s honestly one of the few complaints I could think of. The staff has always been extremely friendly to me, helpful with packages, maintenance, answering questions, you name it. There’s little in the way of extra amenities (a tiny gym area, only a few recreation rooms for guests), but the rooftop is phenomenal. It’s a large space, great for entertaining, and an awesome place to walk your dogs in a separate path. The view is nothing short of amazing, as you can see the downtown Seattle skyline.
The building is always clean, well maintained, and my neighbors are friendly. And M Street is very pet-​friendly, so you’ll often see people walking their dogs, that sort of atmosphere. I’m sad that the grocery store is still closed down, but we’re right above a sushi place, and two new coffee shops across the street. I have little to complain about.
And to answer any little questions about the apartments: Washer/​Dryer, a big kitchen, a large bathroom (here’s a hint: put some storage in there!), huge windows, a guest closet and a wonderful heating system (two different heaters in my place, so I can choose which one I prefer to use). No A/​C, but the windows do crack open for a nice breeze to come in. I really only spent about a week or two this summer being uncomfortable, otherwise I’ve been cozy all year. And to mention one small thing: some of the apartments in this building have an amazing view of Downtown. I didn’t snag one of those, but even facing the opposite side, you can still fetch a great view. The huge windows mean that I still have a view of several buildings (and a gorgeous church), even facing First Hill.
Hmm, I think that sums it up! I’m a happy camper.
Update (⁰⁵⁄₁₄): Two years at this location, and I’m still happy. The rent is a bit high, but it’s reasonable for such a nice building in this busy area. I’ve never had any problems with the management, and if I have any questions for them or maintenance issues, their response is incredibly prompt. They work hard to keep the building clean, and it shows. They frequently ask for suggestions on how to improve the facility, and their diligence pays off; everyone I’ve brought here has been impressed.

If you love, or fall in love with, Seattle, it’s probably got something to do with the way the sunlight or silvery cloudlight spreads over Elliott Bay, West Seattle, the distant Olympic peaks… And it’s probably got something to do with the lines and curves of the Emerald City herself, the industrial SODO warehouses creeping southward, the tall pier cranes dotting the waterfront, the ribbon of 99 weaving along downtown brick buildings, and the slopes of Queen Anne rising northward, Capitol Hill eastward, Beacon Hill southward…
So if you stood in one spot, and basked in all of that, you might sometimes be overwhelmed with love for this place. And if that spot happens to be the rooftop of your home, you might feel desperately, unjustly lucky.
Meaning, you might live here.
Ah, I miss it… What a lovely year, living at M Street. While you can imagine the allure of the place from the rooftop’s view alone, let me also mention some of the other compelling attractions:
*dog-​friendly (even for large ones, and up to two);
*rooftop dog walk, complete with cedar chip beds and stumps (and bag stations);
*rooftop fitness center (treadmill, bike, two ellipticals, weight machine, and your choice of either westerly or easterly full-​window views);
*rooftop common kitchen (a full one, for your party-​hosting needs);
*rooftop indoor/​outdoor seating (plus a lounge area with flat-​screen TV), converting to true indoor/​outdoor seating when summer comes and the garage doors roll up to let in the breeze;
*rooftop grills and plenty of moveable chairs/​tables;
*spacious bathrooms and closets, even in studios;
*keycard security controlled entry and elevator access;
*very helpful, friendly, and available management seven days a week;
*package (or laundry/​flower delivery) collection;
*M Street Grocery and Kanpai Sushi just downstairs, Nina’s Crepes and Marion Dry Cleaners across the street.
Minimal downsides:
*west-​facing apartments can get pretty hot in summer (the windows only open downward, so you can’t coax in much of a breeze);
*elevator keycard access means you can let people in the front door with your phone, but you still have to go down to the lobby to swipe them into the elevator and up to your floor;
*my studio had a huge bathroom, a walk-​in closet, an entry closet, and a fairly large kitchen, creating a minimum of actual living space for the bed/​couch/​table (although that view made up for it…).
I could go on… but you get the picture. If you want safety, modernity, and convenience near downtown/​Capitol Hill, and if amenities like a rooftop deck, a fitness center, or an on-​site dog area matter, you should have a look here. Go on a sunny day when the light is beautiful…
