Ryan and his team helped us as first time homebuyers back in 2013. They did a great job helping us navigate the mortgage process, that we chose them again in 2016 when we refinanced.

I am a first time home buyer and naturally had a lot of concerns and questions about the whole loan process. Ryan and his team were fantastic at answering all my questions (there were a lot) and making me feel confident that they had my best interest in mind. They were available night and day whenever I needed to speak with them.
The whole process was smooth and they were able to close the loan on time. I would recommend Ryan and his team to anyone looking for a great experience. If you are considering them as an option, I’d say look no further because they will treat you right and get the loan closed on time.

We originally went with the Niles Team due to all of these 5 star reviews. My wife and I are first time home buyers and wanted somebody that we could trust. The whole team is extremely effective and on top of everything. They perfectly executed our loan, closed on time, made themselves available at all hours and all places, they will definitely get the job done.
The reason I am rating them only 3 stars instead of 5 is that I never felt comfortable with Ryan himself. Whenever we talked, I either felt like he was trying to slip something by me (he talks fast and above my head with acronyms and financing lingo and the occasional «trust me») or that I was bothering him with my questions. I don’t know much about buying houses or financing, so I repeatedly asked for clarification if I didn’t understand the numbers or terms.
This all culminated one night when my folks, who were giving us some money for the downpayment blacked out their bank account number on the form that they sent cornerstone. They had recently had their identity stolen and were wary about giving out personal information to people they didn’t know. When I told Ryan this, he quite literally spent 20 minutes straight screaming at me over the phone telling me that we weren’t respecting his team’s time, that my parents needed to get with the times, and even took the time to tell me that I would probably leave him a bad review because of this interaction. When I made attempts to diffuse the situation or at least calm him down, I couldn’t get a word in edgewise. Needless to say that we were ahead of schedule at this point with getting our documents to his team for processing and never had any other problems. I called my parents and had them resend the form with their account number and everything was fine.
Everything went fine after that, and I haven’t had a negative interaction with him since, although, to be fair, I haven’t had any interaction with him since. I would say, if you are somebody who knows what you are doing and want a team to handle your loan well and efficiently, this team can definitely do that. If you are a first time home buyer and need some extra help or more detailed explanations of where your money is going, maybe find somebody else. Our real-​estate agent ended up answering our questions far more effectively.

Ryan was recommended to me by a friend who still raves about him and the deal she found him. I was not a first time homebuyer and was a little wary about going through the process again because the last company I worked with was terrible. But Ryan and his team were amazing, I didn’t have to submit paperwork multiple times and everything was completed on time. I was 100% happy.

My wife and I would both highly recommend Ryan’s team, especially for first-​time homebuyers; they made the lending process incredibly smooth and painless. Ryan was very accessible and often answered questions even on weekends and nights. More importantly, the advice we received was always supported with good reasons, and plenty of alternatives were provided in case we had something else in mind. The team also moved very quickly to ensure closing on time wasn’t a concern. We also received some useful tips about the local area and things to look out for.
The presentation of information was very well done, and it served as a great introduction to the home-​owning process. My wife and I aren’t the type to accept unsubstantiated opinions when it comes to long-​term financial decisions; we did plenty of our own research, and Ryan seemed genuinely enthused to answer our questions on a more substantive level. Overall, the impression we got is that Ryan and his team cared most about making sure we were informed and comfortable, and we hope to have the opportunity to work with The Niles Team again in the future!

We worked with Ryan Niles and his whole awesome team. Ryan went above and beyond on helping us figure out our needs. Even when he was out of town, we were patiently taken care of by his amazing team. We didn’t really know what we were getting into. We were first time homebuyers. The Niles Team helped us understand and be comfortable on taking every step of shopping and purchasing our first home. They are very quick responders and very knowledgable on what they do. They are very honest and trustworthy. We give them 5 solid stars!

Working with this team made the whole experience near unbearable. They refused to answer basic questions with straight forward answers and were extremely immature in their responses. Apparently they don’t appreciate customers who don’t follow their plan like good little sheep and investigate where the money is actually going. On top of it they sold our loan after a month and messed up the whole process by giving the new company the wrong address! Given the whole lot of this profession is to be considered shaddy they definitely earned that title and more. I do not recommend this team or cornerstone.

I worked with Ryan and his team to finance my home. His team made it very straightforward. There were no surprises when it came to singing, and I appreciated the constant availability and openness they provided. This was my first home purchase and I didn’t feel nearly as overwhelmed as I thought I would, in large part thanks to Ryan and his team.

Ryan Niles and his team were incredibly knowledgeable and thorough in helping us buy our first home. With the mountainous levels of paperwork that need to be filled out and provided during the process, it has the potential to be frustrating and confusing. But Ryan and his team made sure we understood everything and had all our ducks in a row before closing, making it a very smooth process at the end. Ryan didn’t hesitate to meet with us as many times as we needed to fully understand our options and assist us in making the right decisions. We really appreciate the education and professional service we were afforded during the process.

Ryan and his team did an amazing job helping us purchase our dream house. They were very friendly and professional throughout the whole home buying process. Getting a home loan can be very stressful but with the Niles team it was very easy. Every detail of the loan process was laid out before us and they helped talk us through everything. All the deadlines and documentation that was needed for the loan was met and done professionally. They made the whole experience easy. We felt they were always looking out for our best interest and I highly recommend using Ryan and his team.

We interviewed several people at the start of the process and Ryan was the clear choice after our very first conversation. Extremely knowledgeable and service oriented, he walked us through all of our available options and helped us understand the pros and cons of each. When the buying process got a little crazy due to multiple bidders/​financing stipulations he was always super available and responsive to help us out. He kept us updated throughout the process, and despite the short-​window of time between our previous sale closing and new purchase going through, his team was able to push everything through early!
We can’t recommend him enough and it’s a night and day difference from our first house loan experience from a different lender.

Niles and his team are awesome! We purchased a home in Bellevue recently. Niles is very knowledgeable and courteous. Super easy to work with. His staff contacted me when she saw mistakes on the paperwork we filled out. The process went very smoothly. The gave us email updates on where we are in the process. We always knew what to expect and how long each step might take. They give the best customer service. We are very impressed and highly recommend them to our friends and anyone who are looking for mortgage. Thanks again to Niles and his staff. We couldn’t have gotten the house we love without them.

The Niles Team is amazing. We did all of our pre-​authorization paperwork before we even started looking at houses, so that we would be ready when we found something. Ryan was very informative, and not pushy at all. He even told us he would make more money if our loan was over a certain amount but that that was not his goal while working with us.
We ended up putting offers on three houses, The Niles Team worked with our realtor and had our paperwork ready quickly each time.
Once we found the right house one of the stipulations was that we close quickly. The Niles Team was able to get everything done in Three Weeks! We did a lot through email and phone since I was traveling while this happened but that did not stop or slow them down.

I am a first time home buyer and I recently purchased a house in Lynnwood, WA. The process can be very intimidating and confusing so I took a first time home buying seminar sponsored by the state. It was an afternoon of enlightenment and Ryan Niles from The Niles Team gave the part of the lecture that focused on how the mortgage process works. He is an expert at working with first time buyers and gave insight on how to create a Path” to buying. It was an «ah-​ha» moment that made me wonder why I didn’t buy a house sooner. When I walked in, I didn’t really think I was in a position to buy, but Ryan’s info made me realize that with the right help, pretty much anyone can purchase a home.
Ryan gave info on the benefits of a mortgage broker and what to look for when finding one, but I saw no reason in not hiring him, so I gave him my contact info right then and there. Out of the gate he set a plan in motion on what I needed to do to buy a home including improving credit, understanding interest rates, lending laws, and a myriad of other things that I had previously found too confusing which prevented me from looking into a home loan.
Ryan was able to set up a loan that included a first time buyers assistance for down payment and had an interest rate that was very attractive. But the most important thing Ryan and his team did was remove the stress from me. There were times that he had to calm me down a little (which he did with a counselors expertise) and explain things to help reduce my stress. I would classify him as an expert at working with a first time buyer. He gives you a weekly update on the overall process and stays in regular contact if new info develops. Make no mistake, there will be times when you get stressed, frustrated, or confused by all the steps in the mortgage process but Ryan makes you feel like he’s taking care of everything.
I now own an amazing house in Lynnwood that a year ago I would have thought was a pipe dream. My thanks to Ryan and the great people he works with in making it happen.

Let me begin by saying that I know the mortgage industry. My best friend since middle school (I’m in my 30s) has been a loan officer/​mortgage consultant for well over a decade, and I also briefly worked in the industry. So I know good service in this field when I see it. Ryan Niles and his team are the real deal.
From day one, Ryan was educational, supportive, and patient with us as we navigated the purchase of our first home. Though our search took much, much longer than anticipated, Ryan was in constant communication through it all, always ready to answer our questions, run numbers, and put together offers for us.
The loan package we had to go with was a 203b — one of the most complicated out there. It involved getting approval from HUD and multiple other agencies. We had a repair escrow added onto the loan, which required a ridiculous amount of paperwork — much more than usual. Here’s the thing, though: it never felt daunting. Ryan had done such a great job of educating us and preparing us for the worst, that when we ended up in such a complicated transaction, we were able to move ahead with confidence.
Great communication, no hard sell, consummately professional. If you are in the market, talk to these guys — they really will work hard for you.

I can’t thank them enough, worked with me every step of the way, answered all my questions and stayed within my comfort zone budget. Ryan educates buyers and goes through all your options. Ryan wand his team were always available to me and made sure things went as smooth as possible.

Ryan and his team made funding a home a smooth and seamless process. They were so prompt and responsive that we were able to close within 2 weeks! I must say I was most impressed with his knowledge of the current rules and regulations as well as assistance programs that are out there to help homebuyers. He really knows how to save his customers money and I never felt like I was being misled or pushed to do something I was uncomfortable with. I would highly recommend the Niles Team, especially to those that are first time homebuyers and can use additional guidance with the process
