The Residences at 3295

Woohoo! Fun, colorful, useful new posters in the back hallway. What a good idea!

I have been in the building for about 3 years, and I love it. My neighbors are lovely, the location is ideal, and the rooftop deck is spectacular. Most impressive to me, however, is the new manager onsite, Jonathan. I had a sofa delivered, and I took a day off, to be there for it. They just left it in the lobby, and left before I got down there. I am a smaller, single female, and I was a little panicked when I saw this.
JONATHAN to the rescue! I went to the rental office to see if he maybe had a dolly I could borrow (full sized sofa, that wouldn’t have worked) and he called the maintenance guy, and the 2 of them just up and moved it into my appointment for me, without batting an eye! They are just the sweetest! I love living here, and HIGHLY recommend it!

I moved to the Residences from Renton March 2016, and let me start by saying my previous leasing department was a nightmare to deal with. So when I met Jonathan, the new leasing manager at Residences, it was like a dream come true. He’s been so amazing to work with, answering every question I have and really taking an interest in my life and getting to know me! You really don’t get that kind of good customer service anymore, especially at apartment complexes. My studio is perfect for my dog and I, however I try to run the dryer right before I leave the house. The appliances are new, but in 500 sq ft, you’re going to hear everything. That’s just the way it is! My washer is super quiet, and the dishwasher is reasonably quiet. The balcony in my unit is amazing and large! I face north, so I overlook a 7 – 11 which is whatever. The location is super close to the West Seattle Bridge and 509, making my commute a breeze! It is on a busy intersection, but I don’t really notice the noise too much anymore. Overall I really love this place :)

to start, I did not wish to live directly down town but rather just outside of it. Making this location perfect. The view is gorgeous as well are the multiple decks. I am very pleased with the layout of my 2 bedroom and the very well kept grounds. The manager Jon is without a doubt the most on it!!! Property manager you could possibly come by thank you sir for all you have done. The owner loves this property comes here frequently and has some serious great plans for additions to this building. I’m a single business man with just my pup and rent the big 2 bed so I always have a place for my family to stay when they visit while I am in Seattle operating the second branch to my company. 3295 has become my home and let it become yours!!!

I’ve lived here for two years and chose this building because it is right off of the west Seattle bridge. There’s easy access to downtown, beautiful view from my apartment, a rooftop as well as courtyard to entertain guests, and my apartment has the modern amenities I was looking for. The garage is also convenient being that there isn’t the best parking in the area. Overall I enjoy living in this building and would recommend it.

Do not rent here! I am currently in a dispute with the management company, Greystar, who has an F rating with the BBB… for a reason! They did not return my deposit, violated WA State tenant laws regarding the return of deposit, and their reaction to me trying to resolve the situation is to avoid answering their phone or returning phone calls. The management cited WA State tenant laws, when asked about the move out procedure, that were completely false. A google search gave me more knowledge about their jobs, and actual tenant laws, than the people who actually hold positions with this company.
Inside the apartment, the temperature exceeded 100 degrees even when the temperature outside was mid 80’s. The building becomes an oven in even slightly warm weather as there are no windows or ventilation in the hallways. The building actually looks like a microwave if you step back and take a look. You simply cannot live in this building without buying an air conditioner!
In addition to wasting time dealing with the incompetent management and maintenance staff, the elevator is slow and much of your time will be wasted waiting for it. On the day that I moved out, there was another tenant moving in and another moving out which made for a horrendous moving day waiting for use of the elevator. Absolutely no coordination with management regarding move in/​out. The slow garage door is also another obstacle that will try your patience.
The location is directly on the busiest and noisiest intersections in West Seattle. The noise from the beeping bus stop, construction, KFC’s drive through, and the stadium will drive you insane! The stadium holds high school football games that are incredibly noisy; the blinding lights of the stadium will light up your apartment if you are on that side of the building. During track season, the starter gun every five minutes will be enough to frighten your pets and prevent you from having any peace. On the note of noise, you will never be able to have a phone conversation or watch television (without blaring the volume) while the dishwasher, washer, or dryer are running. The appliances are modern and new, but the noisiest appliances I have ever experienced.
As for the maintenance of the building, the trash area is a nightmare. It did get somewhat better at one point, but for over a year it was so bad that rats were living around the dumpsters which are located inside the garage. Despite numerous complaints, there were no attempts to remedy the problem. Just complete filth!
To a simply and tastefully appointed lobby, the management added every feature known to man (water feature, more lighting, wallpaper, new paint more than once, music, more furniture, a rug), without prioritizing known problems around the building. The music is often turned up so loud in the small lobby that you come home from an exhausting day and feel like you have entered a night club. Many times the volume was turned up on Saturday and not adjusted until they came back in the office on Tuesday.
And then there are the power outages. You can expect that to happen at least five times a year, if not more. The smoke detectors will continuously beep at a high pitch during a power outage; my two senior dogs would panic. During the power outage, you will have absolutely no access to the building unless you stay inside and deal with the beeping from every single smoke detector (2 in my one bedroom apt) from every single apartment and the hallways. Exit the front door and you will not be able to get back in. You will not be able to leave the parking garage as the gate is electronic. On several occasions, without there being a power outage, the fab entry system would quit working. There is no on site maintenance person after hours and even sometimes during working hours. I had the displeasure of waiting outside in 40 degree temperatures for over two hours with my senior dogs one night.
I lived there for two years and dealt with more incompetence, from management and maintenance, than anyone would ever tolerate. I have gathered enough evidence, with their help (not so bright!) and will be filing a small claims suit against them. Without a doubt, I will win. And the penalty for them will be that I receive double the amount of my deposit back and all legal fees.
Their tag line is «Life is Better Here». I don’t know where someone has to be coming from for that to be true. Don’t get mesmerized by the nice finishes and fixtures inside the apartments! It is a façade for a noisy, and incompetently managed building.
LIFE IS MISERABLE THERE!

Living here wouldn’t be too bad if it weren’t for the noise. The complex is situated at a busy intersection and the windows do nothing to block the noise. On top of that there is no AC, so good luck sleeping on a hot summer night when you have no choice but to open your window and listen to the ambulances, buses, and motorcycles.
Overall a nice place but I wouldn’t do it again. I like being able to sleep in my home.

Friendly staff

I lived in the Residences at 3295 for 1 year, and overall, my experience at the Residences was terrible. If you are considering leasing at the residences, do yourself a favor and try one of the many other options in the neighborhood.
Location, Traffic, and Smell:
The Residences are situated in by far one of the busiest intersections in West Seattle. The West Seattle bridge and Fauntleroy Ferry are major contributors to the traffic, as wells as the tourism associated with Alki Beach. The apartments are also situated across from 7-​Eleven (extremely loud), Taco Time, KFC (gag-​inducing when combined with traffic smog), and a major bus stop. 35^th Ave is also a major thoroughfare for ambulatory, fire, and police vehicles. The noise associated with these vehicles often prohibits having the windows open. All of these factors further compromise getting into and out of the parking garages, which are situated very close to the busy intersection.
Parking Garage and Crime:
For a monthly fee, you are permitted to park in the «secure» below-​ground parking garage which also includes free bike storage (user beware). During my stay at the Residences, I had locked my bicycle in this garage with a very heavy duty chain. A few months in, multiple bikes were stolen from the Residences. The managements response was to leave notes on tenants doors. No police reports were filed by management, even though the crime was considered burglary. A tenants vehicle was also stolen from the parking garage around the same time. The garage also has probably one of the slowest sliding doors I have ever experienced.
Additional Stolen Property:
To add to the stolen bike, my wife and I recently discovered numerous gifts delivered from our wedding registry were stolen after they were delivered and placed outside of our door. Luckily Williams Sonoma is gracious enough to resend the gifts to our new address.
Elevator…(waits longer than walking the stairs):
In concert with the sliding garage door, the elevator (singular) is terrible. Ask any tenant about the elevator and they will likely give you a similar response: they are awfully slow. Additionally, if a tenant is moving out and decides to reserve the elevator, enjoy bringing your groceries up those stairs.
Management:
During my 1-​year stay at the Residences, management changed three times, including an entire change of management near the end. Incompetence was a collective theme. For instance, when I first notified the management of my intent to vacate at the term of my lease, management stated that I actually had an additional month of stay on my lease. They politely gave me the option of moving out early, but noted I would have to pay for an additional month (but they’d be kind enough to prorate utilities). I emailed management a copy of my lease, indicating that in fact I had the correct lease dates, and they corrected their mistake, realizing they had a draft copy of the lease.
Security Deposit:
Clearly on my signed lease, and in accordance with Washington State law, I was to receive my security deposit OR a part of therein, with written explanation of how my deposit was used (if any damage/​cleaning fees were assessed) postdated no later that 14 days after vacating. What I received was an error-​filled «Account Statement.» This statement detailed the deposit I was owed, and the fees that were assessed. However, no check was enclosed. The latter, being in clear violation of Washington State law. When management (Riverstone Residential Group) was called about the statement, they simply stated that was how they do business and that a check would follow once their accounting team could write a check. To top it off, the account statement had incorrect lessee names (actually sort of funny) and was missing refund amounts of refundable security deposits that were paid. I again forwarded my signed lease to the company, clearing outlining refundable deposits I was due.
Update: It has already been 1 month since vacating my apartment, and I have still not received a deposit from Riverstone Residential Group or any follow-​up.
Update 2: Received my security deposit over 1-​month late. One of the two names on the check is incorrect. Luckily our bank took the check with an incorrect first name.

I’ve lived at The Residences since March 2013, and have had an excellent experience. The apartments are fabulous and modern looking, and the managers have always been responsive whenever I’ve needed to have anything taken care of. The location is ridiculously convenient being so close to the West Seattle Bridge, Trader Joe’s, and a brand new Whole Foods currently being built. The amenities are a nice addition as well. There’s a small but convenient fitness center, and two different patios with grills, patio heaters, and nice deck furniture. If this place was as bad as the other reviewers make it out to be I wouldn’t have renewed my lease for another year.

First, in response to the other review — Cheryl Ann does not work there anymore. Now my review: Lived here 8 months. Upon lease renewal, the management tried to raise my rent more than $ 100, or greater than 9%. Given the current annual rate of inflation is less than 2%, this management group was really out of line. I didn’t even negotiate and went immediately to a different place because I felt that, if the management was going to start at such a high rate, I would be battling them constantly to keep my rent at a reasonable level. Oh, and by the way, my apartment is currently being listed at a price far lower than what they were offering me for lease renewal. Be careful if you decide to rent here as they have $ 500 in non-​refundable fees to move in and then they will nickel and dime you for monthly costs such as parking and pet fees. This company seems all about their pocketbook and not about resident retention (why should they care if you leave — they get to keep most of your deposit).
Other issues: poor security in the garage — a vehicle was stolen as were several bikes from the ‘bike room’ while I lived there. Management actually put letters on our doors recommending we keep our bikes in our apartment to keep them secure. That would be fine if there was room — the apartments are pretty small. The location is at one of the busiest intersections in the area so street noise is constant ²⁴⁄₇. While there is a no smoking policy in the apartments, that doesn’t stop the restaurant workers and patrons who are on the first floor from smoking right outside the building and right below many resident windows — smoke rises. The area also seems to attract the seedier folks so be careful walking about.
The good: easy to find parking in the garage (just keep your car locked without anything in it!), and the amenities they tout are all real — W/​D, nice rooftop, exercise room, etc. Some of the apartments have a nice view.
If you want to live there, just know your management company is a shark and be prepared to fight for every nickel — constantly.

We could not rent here, due to the size of the bedrooms in these apartments. I wanted to submit a positive review for Cheryl Ann and her staff. We toured at least 5 different floorplans, measuring and wandering about. The staff was friendly and accommodating, going out of their way to try and help us find a home at 3295.
She even called us when a larger apartment came open, but we had already rented elsewhere.
5 stars for Cheryl Ann and her staff — I wish she’d had something big enough for us.
We loved the amenities and the view from the stadium /​park facing apartments. These apartments have smaller rooms and tighter corners than some — be sure to measure!
