My roofers seemed to think I had told them a good joke when I told them my home inspector claimed to be expert in roof inspections. When we found leaks after the first rain, I went onto the roof see where the leaks might be. Before I got off the ladder, I spotted several obvious problems. Shingles were installed improperly. Joints between shingles lined up with joints below. There was not enough overlap of shingles. Shingles were nailed improperly. Virtually all flashing was installed incorrectly. Flashing ran over siding in the gable ends. Flashing ran under roofing on lower sides of vents. A large critter hole in the gable end was stuffed with a rag. Once the roofing was removed, we found much of the plywood under the roofing was wet and would have soon leaked through to the ceiling. Chuck, an «experienced contractor,» who had inspected the same house twice before, supposedly could not see these problems. The cost, $ 14,000, and that does not include interior damage from the leaks. My next project is to have an electrician to correct electrical problems that Chuck also failed to report.

Chuck did a great job inspecting a property we were looking to purchase, in an area that is brand new to us. He was prompt, thorough, and delivered a comprehensive, easy-to-read report in less than 24 hours. His background in construction is obviously an asset, but the best part for us was the time he took to speak with us face-to-face about our potential home, the maintenance he would recommend for it, and the unique requirements of living in this climate – all very valuable to those new to the Pacific Northwest! Communication skills might not seem like something you’d require of a property inspector, but that’s where we really felt we were getting our money’s worth. We’ll be enlisting Chuck’s services again in the future, and I feel he’s a valuable resource in this community.
