Chase Knolls

I moved to Chase Knolls four years ago — I moved in with my boyfriend and rather quickly discovered it was too soon. I looked all over the valley and couldn’t believe what awful and expensive places were available. Needless to say, I moved back to Chase Knolls. Honestly, there is nothing else that compares to living here.
The property is absolutely gorgeous. With towering Pine and Eucalyptus trees everywhere, hundreds of blooming Calla Lilies and roses. I have lived in both a bungalow, as well as on the second floor and I must say, they are very comparable. Both very quiet, and very private. My neighbors are all lovely professionals who stay to themselves.
Management has been on top of my very few complaints. If it’s a backed up toilet or a broken crank operator, one of their lovely on site employees is there to fix it immediately. As a single woman, sometimes I get home late from work and I love the security I feel of living here. They have round the clock patrol/​guards along with offering their 800 number if you need them. Like I said, I moved out and had my choice to move anywhere. No where compares to Chase Knolls. This location is incredibly convenient, I actually took for granted how convenient (walking distance to Whole Foods and Trader Joes) and the 405 is right there. Not to mention all the great shops on Ventura Blvd. It’s a very happy uplifting place to live.

I just moved in and I absolutely LOVE this place! The Manager Isaac is really great, so friendly and helpful, and he loves his job! The entire process of moving in was so easy. My dog especially likes this place because of all the grass and trees! It’s quiet, safe and I would highly recommend this complex!

Where do I start? When we searched for apartments online the posted price for a two bedroom was $ 1630, it was great beautiful outdoor space you can have pets… (We wanted a golden retriever puppy) storage in your parking spot, they’re putting in a pool, community garden, big trees… We loved it. By the time we signed the lease the rent was $ 1860 they said the demand increased that much in four days… We are now losing our parking spot and storage for the pool and a year of construction which btw thanks for mentioning will be ten feet from our bedroom window. Within a month of moving in we had a «change of terms» notice on our door — no dogs under a year or over 40lbs… So no puppy. The community garden has been taken out and the last reason we moved in is gone and they lied to us the whole time– management is terrible-I’m over it don’t move here!

So the residents of this beautiful garden community have basically just been informed that our entire livelihood in this complex is going to be turned upside down. The management and construction teams who own this property are going to start a crazy amount of construction and have decided the appropriate means to fund this unwanted venture is to charge the residents «fees» over a two year period. Their whole speech during their announcement was filled with uncertainty and a lack of knowledge. The people running this whole construction operation were not only incompetent, but also showed no concern for the residents who would be displaced, have a loss of utilities, have their loving animals displaced, and lose the use of their refrigerators. On top of that, each area that requires construction must be entirely cleared for the workers to accomplish their many destructive tasks. Who do you think will be moving these items? The workers or management? NOPE! The residents are required to do the dirty work and move furniture and clear out closets and cabinets so the work can be done. Yet, the management teams say we won’t have to relocate during construction, just basically lay on top of all of our stuff, and theirs. They are also fooling themselves if they don’t think they won’t run into many more concerning and health hazardous issues regarding molds and other dangerous materials once they begin working on the 65 year old pipes and electrical wires. Oh, and one more thing. The current residents are going to be charged higher watering fees because new residents get washer and dryer units, as well as dishwashers that no one else will have. So they get rid of what we have currently to add them in new units and then charge the whole community the same fees. How is this at all fair?
I post this review to caution those who are thinking about moving into this property. The offices will not warn you about this construction, but will continue to sign leases to fill their pockets with money that apparently isn’t going towards this project. You will lose parking, washers and dryers, many beautiful tress that make this a garden community, and more. Ask residents about what’s taking place before signing anything. They will be more honest with you than the office or management personnel would be.

My wife and I have lived here for 5 ½ years. We love it here, especially under the new management. Jason and the front office staff are amazing, always friendly and helpful. If we have any maintenance issues, they are generally taken care of the same day that you notify the office. Javier and the maintenance crew are always friendly and knowledgeable.
We have an upstairs apartment and we have views from every window. Lots of trees and the grounds are beautiful.
We are on a generally quiet street with houses across the street so there is ample parking for our guests.
We have a friend who has always loved our apartment. She is now selling her home and moving here!

Have always enjoyed living here, and it’s gotten even better since Waterton took over the property. The apartments are beautiful with lots of light, wood floors and crown molding. The location is also close to lots of fun restaurants and bars. Love the quiet neighborhood as well as the ample street parking for guests.

I have lived at Chase Knolls for ten years. Unlike most apartment complexes, Chase Knolls is a family community. Like all families, we have a few naysayers who feel they must complain about everything. Nothing is done fast enough or to their satisfaction. It is interesting to note that the folks on here who find fault with everything at Chase Knolls never move. Gosh, if I was that miserable, I’d find somewhere else to live. I have a darling little dog who is so happy here and protected and safe. Security looks after the place at night, which gives everyone a sense of well being. Waterton is doing everything they can to keep the property clean and beautifully maintained. I adore the entire office staff. They care about who moves in and what kind of animal they bring. I laugh at the people who complain about the pet friendly atmosphere and wonder what kind of dog they tried to bring in here. Waterton checks dogs for appropriate size and weight and health. Yea for them. If you are looking for a place to live where you can call neighbors your friends and know that folks have your back, move to our community. I hope that all of the folks who find something wrong with this place will pack and move and make room for positive minded, happy residents.

Chase Knolls was recently purchased by Waterton Residential and this place is no longer pet friendly, in fact it is potentially PET DEADLY. Waterton has been allowing the gardeners, Andre Landscape, to spread around snail poison that is deadly to dogs. Since the snail poison was put on the grounds, two dogs have had seizures and died and others are vomiting. Management also hired an exterminator to place rat poison boxes all around the property. Since then, at least one squirrel has died from the rat poison. The rats carry the poison back to their nests and can drop some of the poison on their way to the nest and then your dog or cat can eat it and die! Also, if your dog or cat eats a rat or mouse that has eaten the poison, your cat or dog will die too. Many tenants have complained, but management does not care and states they will continue to place DEADLY POISON all around the property! The gardeners also spray Roundup weed killer around the property weekly which is also toxic to animals. No notice is ever given to tenants that these chemicals are being used; the only way we know is by seeing it being done. It is illegal to not give notice about the use of these chemicals. If you care about your pets, stay away from Chase Knolls Apartments! Management says they will continue to use these toxic/​poisonous pesticides so people are moving out. They fear for their pets’ safety!

New management is great! constant repairs and upgrades happening.

I moved in in January under the old management. I got a bungalow. I love that it has a front and back porch — feels like a house. I haven’t met many neighbors yet — it’s really quiet for such a large community.
The new management seems very on top of things and the maintenance is great! there is an online system where you can pay rent and request maintenance.
I’ve put in a couple requests because of plumbing issues — but they were out same day and fixed the problems.
PROS: Cute, old, quiet, pet friendly, beautiful hardwood floors
CONS: Old, no counter space in bathrooms AT ALL! My water only stays hot for 10 mins so i have to shower quickly :-(

Chase Knolls was recently purchased by Waterton and I must say their new management is HORRIBLE. This place is a gated community with security walking around at night. Our bike was stolen few months ago and last week our second bike was vandalized by a teenager that lives here. I reported it to the office and this rude guy name JASON didn’t care about all the things I reported. All he said was «oh just report it to the cops», woooow. Thanks for helping! To Jason maybe it’s not a big deal, but for us it is. I know it’s just a bike, but that’s the only thing my dad use to exercise since he’s old. My dad didn’t want to make a big deal out of it, but that bike is worth something. If you’ve lost something you really like you’ll be very upset too, Jason. I’ve known the old workers here for a while and they we’re always nice and helpful. Whenever we need something they are always there to solve the problem. Too bad, most of the workers from the previous management are gone. Such a waste of spot in Sherman oaks. If you want people to live here, you gotta have workers who are passionate about their job. Not someone who just wants to sit there all day.

I have only lived at Chase Knolls for a couple months, but I have to say, I love it! It’s quiet and peaceful. And the apartments are gorgeous! I was very hesitant about moving here after reading some of these reviews and now I’m glad I took them with a grain of salt. This place is GREAT. Highly recommend.

The current property owner, Friedkin Realty Group (FRG) in San Francisco hired a Utah company, Apartment Management Consultants, LLC (AMC) to manage Chase Knolls. AMC is Rated F by the Utah Better Business Bureau. Now, the only time one sees the property manager out and about is when someone from the City, usually from the housing department responding to a report of code violations, has her in tow to point out this or that specific shortcoming. More often than not, there is no one in the office and the phone does not get answered. As has been said in a number of reviews, as the ink is drying on the lease, management is already disappearing.
Chase Knolls has many shortcomings, and literally dozens of code violations have been reported to the housing department. Read the City’s PROPERTY PROFILE for yourself at the City’s site Chase Knolls Property Profile The Los Angeles County Tax Assessor’s office uses parcel number 2 359 019 004 to identify Chase Knolls and the City uses the same number.
Nationally, water use in the landscape approaches 60% of fresh water used, while in Los Angeles, the DWP estimates closer to 40%. Chase Knolls thus far has refused to provide a breakdown of how they calculate their water charges. The Los Angeles Department of Water and Power’s Water Conservation Team has been notified repeatedly of wasteful conditions.
Pets have been mentioned in a number of reviews. Chase Knolls is a great place for dogs. Nice grounds, trees, squirrels, other dogs, & lately more and more grade school aged kids. Management advertises restrictions on certain breeds and weight limits, but these do not appear to be firm restrictions as the place is crawling with pits, shepherds & retrievers — HUGE animals far from the 35# weight limit ENFORCED when I moved in. There is a lot of poop in spite of quite a reasonable number of «poop bag dispensers» positioned around the property.
The construction of the place is quite sound. Except for a couple of units which had «additions» built on them, the walls are plaster and lath. The buildings are built on a raised foundation with a crawl space which I prefer to being built on a slab.
The electrical infrastructure is mid 20^th century, and just cannot meet the electrical load of a 21^st century home. Chase Knolls NEEDS more electricity than is available. When the temperatures rise, and we all turn on fans and/​or air conditioners, there is so much demand none of us really get sufficient power, so appliances do not operate properly, lights dim, one can hear the fan slow down as another appliance somewhere on this grid kicks on. I imagine correction requires some kind of a partnership with DWP.
Besides the AVAILABLE power, the individual units require significant overhaul. More and MORE neighbors are experiencing failure of their unit’s outside MAIN breaker when loads sufficiently increase. This is a serious condition as any unsafe electrical load should be interrupted at the breaker inside the unit — the outside breaker is a sort of fail safe. Management has become so unresponsive to this, tenants for the most part no longer notify management, since it takes them a few hours to respond IF they respond, and it takes all of 90 seconds to go out & reset it for yourself.
There are many, many more issues with the place, but I think you get the idea. For the money they demand and their Gestapo tactics, there are so many better choices for your hard earned money. I stick around mostly because I have fought hard to save and preserve Chase Knolls. I’ve had my rent increased every year since 1998 and the quality of what I pay for has gone down and down and down. The City’s Rent Stabilization Ordinance team is now looking into that specifically to determine what, if any City intervention may be required.

Lived here for a few years and just moved out at the beginning of April — had to. It’s unfortunate, cause my stay here started well until the property manager M. Izenberg and Chellie D came into the picture. Over and over again we asked them to change or restore things — «maintenance» — taking up to 6 months to complete. To top it off the month After moving out, at the beginning of the month, we were told that an exact amount will be deducted from our deposit, it was along with a pro rated amount of the next month which was NOT mentioned in the notice we signed 30 days prior that’s says ‘you have 30 days to vacate.’ Period. It is assumed that even in 30 days if that falls mid month you are responsible to pay — of course half a month in is obvious but 2 days?! I tried after several attempts to reach chellie for a week to deal with the confusion and kept getting the sweet assistant who was covering for her. After i told them I’m driving to deal in person, she immediately got on the phone with me. Anyhow, all said and done, the bungalows are lovely, the residence is peaceful and the neighbors have been super friendly. If you have the patience to deal with being dismissed and poor management then this might be a good place for you.

I lived here for six years. The physical grounds alone earn five stars. Old growth trees are hard to come by in the SFV. This complex is in a wonderful neighborhood and the bungalow apartment I rented was very nice, though a little slight on the amenities for the price.
Most problems revolve around the management who are basically absent from the moment you sign your lease. I had neighbor issues with the folks who shared one wall with my apartment and I couldn’t get anything done about it.
The remaining problems are created by Notre Dame high school. The Friday night football games clog the entire neighborhood with rowdy adults. That’s right. The kids aren’t as big a problem as the adults. I once caught a group hosting a kegger out of the back of their SUV that was parked on Huston. The only school kids who are a problem are those who wreak havoc behind the wheel and park up the street during school hours and games. There are also a large number of events held at the football field, all of which i could hear in my apartment as if they were being held in my backyard.
The last insult was when the management charged me for a «cleaning fee» even though i’d scrubbed the apartment from floor to ceiling leaving it looking even better than when I moved in. I was told by staff that «this is standard». I guess stealing is «standard» then, since they stole money right out of my pocket and I had no recourse.
It’s too bad such a nice place is run by such _​_​_​_​_​_​_​_​_​_​_​ (fill in your own insult). It’s due to the fact that the property keeps changing hands. New buyers think they have a way around the historical property requirements and that they’ll soon be cashing the fat checks provided by their property expansion program. They soon learn the statutes aren’t so easily overcome, then they get bitter and try not to spend anything on the property until they can find another idiot company to take it off their hands. And the cycle continues.
I wouldn’t recommend this place to a friend.

My husband and I have lived here for years, and everything was fine when we moved in. We dealt with the quirks of living in an older building (poorly designed closets, tiny kitchen, one bathroom, no central air, etc) since the location is great and the apartments were charming (hardwood floors, crown moulding, lovely grounds, etc). The management has changed multiple times, and this recent group is AWFUL. I cannot stress that point enough. I get ZERO communication from them. Maintenance is great — IF they get the message from management. The most recent issue I’m dealing with is major water damage, and for the life of me, I cannot get a callback from the office. If they don’t care about their own property, why should tenants? I would move out in a heartbeat if I could afford it. PS – don’t go outside barefoot, God only knows what you might step in. The dog situation presented by other reviewers is quite accurate.

I have lived here only a month. I was excited to move in last month but was well aware of how awful the management is. My apartment is great; I love the hardwood floors, crown molding in the living room and the size of the rooms. The courtyards are great; beautiful landscaping, clean, extremely dog friendly. The neighbors are friendly and typically quiet.
However, my rating loses two stars because the management truly is terrible. They are so unorganized, especially in regard to the assigned parking. Each unit gets one spot. So far, in a month, they have assigned me to a spot 5 times! The very first spot had someone parked in it from day one so they gave me a new one. I ended up with a nasty note from a tenant that it was his. And that has happened 3 times. Yesterday they give me a new spot — I leave for a few hours to run errands and when I came home someone was in my spot.
We finally found out that they’ve created a domino effect of putting people in the wrong spots because the management teams does not keep good records or communicate with each other very well. I’m still trying to find out what spot is mine. Ridiculous!

I used to really enjoy living here. Really did. Would try to sell the place to every friend looking for an apartment. Would have given it a ⁴⁄₅ if it wasn’t for the god awful management team here. They are the lazy /​lying type. The type that leave you with a sick feeling in your stomach. Had to move out.
Plenty of pros here otherwise (nice apts, lush greenery, location) but just couldn’t stand the people running the place.

i just bought a house and can you belive my dwp bill is a third of what i use to pay here what a shame that they are ripping off the tenants and there is nothing you can do…

Okay, let me re-​start.
I love having a friend who benefits from living at Chase Knolls, a historic landmark apartment complex in the heart of Sherman Oaks.
It’s hot during the summer, freezing during the winter — hey, what do you want? It’s the Valley.
Luckily, in Sherman Oaks, you’re near Ventura Blvd and its associated shops and restaurants. It’s been said that Ventura Blvd between Laurel Canyon and Sepulveda is the «Miracle Mile» (actually, more like five miles) of the Valley.
I don’t know exactly who says that, but I can see how that works out. You’ll love it! Westfield Mall is literally right across the street, so consider it like a second bank — you know, a place to dump all your money left over after paying rent.
Speaking of rent, it’s a bit pricey for the valley. One bedroom is about $ 1500, a little more for the bungalows on the perimeter. You can get two bedrooms for about $ 1800. Utilities are NOT included, so you can send your hate mail to the LADWP during summer, when your air conditioner is on speed dial.
There are wide lawns, and — especially if you rent a bungalow — it’s almost like having your own cute little house with a yard.
All the apartments have really glossy hardwood, and — best part — pets are allowed! Not so good part? You pay a $ 500 deposit per pet. You get it back when you move out, though, as long as Fido the dog and Sylvester (yeah, Sylvester) the cat don’t reenact Loonie Toons cartoons in your abode.
The staff are warm and friendly, and — supposedly — they’re building a pool, gym, and internet café, so it ought to get even more lovable in the coming years.
There’s 24 hour security, and the man always drives slowly around the grounds in his electric golf cart.
It makes you feel really safe against the vicious ruffians and hoodlums known to hang around the mean streets of Sherman Oaks (in the hood we call it «The Shoaks»).
Although, most of the time, security will just look at you funny when your strange friends come in and out at one in the morning.
Just kidding about The Shoaks.
