LBPM

I’m the vice-​president of my HOA (The Commodore Condos in Hermosa Beach). We changed to LBPM as our property manager for our 100 unit condo building in January 2015, so it’s been over a year. Overall I have not been impressed. We changed our property supervisor once because our previous supervisor was just not able to keep up with the issues in our building. The new supervisor has been better, but still not great. I am getting complaints weekly from other owners about a lack of response to inquiries. The board overall has not been happy with the response to many issues. They added a helper for our property supervisor a couple months ago. He has been good at keeping on top of issues, but there are still some very important issues that seem to fall through the cracks.
When we interviewed LBPM, they spent a lot of time talking about their online portal for managing issues and work, but the board has never used this portal. I finally got access a couple months after LBPM started last year, but it’s not been actively used by our property supervisor.
I have had a few conversations and email exchanges with Janice Eisenberg, and she says all the right things, but we still have issues that don’t get the attention they deserve. Sometimes these are important issues that end up costing us more money in the long run such as plumbing leaks that take days to respond to.
I’m beginning to think it’s just impossible to find a good property manager. Because it’s such a big effort to change management companies, I will continue to work with LBPM management to improve our service and hopefully can update this review in the future if things improve.

Applied for an apartment and paid the credit check fee. Haven’t heard back from Lamice and it’s been a week. Already found a new place since then. Contacted customer service and they said they’d check with Lamice for me but it’s been 3 days since then. I asked for a refund for the credit check for me AND my friend who applied for the place and since there was no attempt at contacting us or anybody trying to help, I’m demanding a refund. This is unacceptable. I feel like they stole our money and am going to pursue it further if they don’t get back to me soon.

Still waiting to receive my security deposit from the management. Have had no response for three weeks to my last email that pointed out the amount sent to me was incorrect by $ 400…shockingly in their favor.

LBPM has been managing my place for about 5 years. First few years they were great but since then it’s been the worst. If I have any issues with the apt no one returns my calls or fixes the problem. My heater hasn’t worked in weeks, always plumbing problems, front door won’t close or lock sometimes. No one ever gets back to me, and now they are claiming I had a rent increase 7 months ago but I was never notified or billed the increase and I have to pay the 7 months of rent increase now. Can’t be legal. I’m stuck cause the place is great and good price but management is the worst. Martha gets nothing done

I finally spoke to Craig after the review was posted and got my reimbursement for the flooring and the leak!
Hopefully all goes will this year with the rain and it won’t happen again.
I take away one star because Nick Hoffman is still working there. Time to update and move onto someone who is more caring and competent in handling issues.
It helps to write these reviews people! But I will continue to watch them through a magnifying glass.

From the first day Sam and Andrea became our building manager they started making changes for the better. They always respond to my questions and concerns quickly and keep our building looking clean and good. I have been living at 6955 Kester Ave since 2002 and never been happier to have such caring and friendly people as our manager.

I live in a townhouse at 18 631 Collins Street in Tarzana. This complex is managed by LBPM. Recently I heard some very loud scratching noises coming from within my bathroom walls. The noise would keep me up at night as it was so loud, that I was unable to sleep. The noise would also wake me up as early as 4am. I finally discovered that a squirrel had found an opening near the top of the front of my unit and made it’s home within the walls. The pesky rodent would chew on the inner walls of my unit and scratch and bite the wood for hours at a time, not only interrupting my sleep schedule but also inflicting damage on my investment. I was very upset about this so I called LBPM to hopefully rectify the problem. LBPM sent out a worker named Sam Boian who was extremely friendly, professional, competent, and intelligent. Sam surveyed the problem, came up with a workable solution, and within 90 minutes had completely solved the issue! Sam first made sure the squirrel was out of the crawl space using a digital wired endoscope camera. Once he assured the rodent was out of the hole, Sam custom cut the wood in a shape that would perfectly fit the opening using a hand-​held power-​saw. Sam screwed the wood tightly into place and the job was complete. The job Sam performed was a perfect 10 out of 10! I can now sleep peacefully and am so grateful for LBPM and their amazing worker, Sam Boian. Sam really improved my quality of life and I hope to use him again. Thanks Sam, you rock!

I have been living in this building since 2004 and they are by far the best managers that we have had at our building. They have made more changes in the past 2 years than anyone did the years before.
The current managers are very attentive and wonderfull people.

Dear Craig,
Let’s be clear, legally I can not sue your company because you do not own the property. That’s what the judge stated in court. I dismissed the case and have filed a lawsuit with the actual owner of the property. Your company still sucks at responding tenant complaints. There is a clause in the lease that says tenants are not allowed to be a nuisance to their neighbors. Which is what was going on and your incompetent company failed to rectify the matter. Please stop trying to make it seem as if you won the case. We simply filed a lawsuit against the wrong party and will be in court to sue the actual owner. So no thanks we definitely do not need help from you. You should have offered to help when the police were being called multiple times a week because your gang banger tenants would not stop fighting. Mr. Tice, I suggest you double check your emails sir! I sent you emails on October 16, 2015 and November 12, 2015 and today is the first time I’m hearing from you?! Thank you for proving my point as to the communication problems I have had with LBPM, however, at this point, it does not matter anymore considering we finally received ALL of our monies after waiting three (3) months and we are no longer contractually obligated to LBPM.
However, my opinion is my opinion. Some (hopefully not all) of your Employees are not doing their job. That sir, is something that I, as a client, suggest you take a serious look at. I’m speaking from experience. Also, I don’t understand why you would want me to call you to give you suggestions on how your Company can improve if you don’t even acknowledge that your Company is at fault anyway.
With that being said, the reviewers can choose to have you as their management company but if someone asks for my opinion, I’m going to tell them about MY experience, which was not good one!

Moving across the country has been a hassle, but I was lucky to come across Lamice Sabbagh. Not only did she make the application process smooth from start to finish, but she also introduced me to a few of the neighbors during my move.
Talking about making a Midwest guy feel at home. She’s a really genuine, hospitable person! I’m pretty excited about my new place and continued great service from LBPM.
— I wanted to follow up on my review. Just a few months in at my new place, and Lamice has provided spectacular service. All of my requests have been met in a timely manner. If LBPM has more employees like her, I’ll definitely continue to rent through them here in the LA area!

Renters beware: Horrible communication skills combined with evasive tactics when I tried for weeks to retrieve my deposit, Which was already 2 weeks past the legal deadline.
Not sure if they were deliberately and illegally trying to keep my deposit, or they are incompetent. Either way I would be cautious renting a property managed by this company.

I have never had any negative issues with LB. I’ve read these previous reviews, and it seems as though most of them are from disgruntled homeowners or tenants who seem to think a management company has the power to make decisions.
They DON’T.
They manage paperwork, payments, get bids for maintenance work, and field issues for the Homeowner’s Association. They can dispatch workers in emergencies only. The actual decisions come from the HOA board itself, and the management company has to do what the board tells them to.
All of these previous complaints look like petty people trying to hurt LB or their employees because they aren’t getting what they want and don’t want to wait until their HOA deals with their petty problem.
I have seen with my own eyes the level of patience and diligence that ALL of the LB supervisors exhibit on a daily basis. They get literally hundreds of phone calls, some of which are from tenants or people who are not on the HOA board and legally aren’t supposed to call them in the first place, and them they are personally attacked and often threatened by these people.
The LB supervisors go out of their way to address problems as quickly as they are able, but the HOA boards are often at fault if things don’t happen in a timely manner. It is almost never the management company’s fault — if the HOA board drags its feet or doesn’t sign a check in time, it slows down the process, but the homeowners and tenants are always too quick to blame the management company or post nasty reviews when it’s their own HOA board’s fault.
LB Property Management is an excellent management company in the middle of an impossible industry with clients that are impossible to please. Their employees and supervisors are the best in the business and deserve credit for their professionalism and extreme patience in the face of unreasonable and nasty people.

Lamice has been nothing but AMAZING to us. The application process was a breeze and she knew everything she was talking about. She answered all of our questions and has been extremely accommodating. She has sent a handy man to fix a couple things and has made other appointments for us in a very timely manner.
We had rent confusion this past month and she was very understanding and helpful to our confusion. All 3 of us have had an amazing experience so far!
The apartment is gorgeous and very spacious. It is newly remodeled and everything we wanted! There is not much bad to say about the complex. The only criticism I would have has to do with the thin walls/​ceiling because the building itself is older, but there is nothing Lamice or LBPM can do about that.
I would definitely recommend a LBPM property, especially if you get to work with Lamice!

Only gave one star, cuz zero was not an option.
I have been the president of our HOA & we hired them to manage our property about a year and a half ago.
Nothing gets done, it’s an absolute waste of time & money with them. We keep emailing & don’t get responses. Absolute disappointment across all departments of the organization. We even changed reps, but to no avail. Do not hire them.

Stay away!!! They offer a really low price per unit for your HOA management, I have had the worst experience with this company, as a HOA board member, they are extremely unprofessional, they ignore all call, s emails or mail. It seems that they bit more than they can chew. Stay away, even the VP lied to my face, you will never get fair customer service. They are disorganized, yes they don’t steal your money, but it’s not worth hiring them
Because they Do NOT know hot to run a professional business. I am on the process of contacting the business bureau. Even T Craigman ignore all my emails… STAY AWAY!!! Worst service ever!!!

I’ve been wanting to live at Maravilla Apartments for the past 4 years and when it came to getting an apartment during my freshman year it didn’t start out too well. It was really difficult in regards to contacting the manager which is why the first 2 years didn’t work out. I had to actually go in during their open house and LBPM is a great company to rent apartments from. Once my roommates and I saw the place, we immediately fell in love. It’s honestly a great place to live in and its price may be a little too much but it’s definitely worth it. Specifically, Danielle Bowles from Maravilla Apartments, I believe, is one of the best managers I’ve ever communicated and worked with. Despite that you constantly have to remind her for requests and all others but she will get things DONE! They’ve done some renovations that actually made the complex look even better.
All in all it’s a great place to live in and if you need anything don’t hesitate to contact Danielle B!

This is a long and painful tale to tell.
I rented a place with my girlfriend 6 months ago. Before we moved in we asked for repairs to be made. We moved in, and nothing was done. I post a bad Unilocal review, and the property manager wo I could never seemed to get on the phone, called pleading to take down the review as it may cost him his job… I was told management would be calling me and for me to change my story. I did so as a gentleman.
Fast forward to 3 months ago. Repairs were not made on the home, I was washing my dishes using a garden hose from the backyard. I gave them 3 months notice and they have been making me show the property myself.
The property manager put up a weak craigslist ad, whereas I went on Trulia, Westside Rentals and Rad Pad and put up advertisements using a copywriter to rent the unit.
I hand them renters ready to sign… but they failed to call them back, or make the repairs, and so the unit STILL sits unoccupied.
From the bottom to the top the management of the personal, and the management of properties is terrible.
I will post photos of the abominable conditions I was dealing with. FEMA should have been notified of the squalor like conditions.

We have been with LBPM for about 2 years. They came highly recommended when we secured them for our HOA/​Condo building.
Unfortunately, we had to fire our first manager who started out fine, but as the months went on there was no following through, not paying bills, not returning calls. Our list of issues seem to go month to month with no resolution or action with it always being someone else’s fault. Some of the most basic actions of a property manager were failing. NO accountability for substandard service.
Our second manager once again started off wonderfully. Same situation with in month, no follow through, no response to our owners or tenants and loads I mean LOADS of service failures, inept vendors and financial accounting errors. The financial accounting errors have always been on the burden of the owner or board to prove, despite it being an error of this company.
Just run of the mill, poor service. Prices are high end competitive. Not worth it. Seeking another company at this time.
I can assure you that you manage our buidling. Our original manager was Lida, and she was awful. Janice Eisenberg simply doens’t care about the mountain of service errors reported to her. I can assure you LBPM in Sherman Oaks is our management company
