The Grand

The Grand is quiet it the staff is very professional. I like that there are places to walk around. It is awesome!

This review is to let everyone know that The Grand shines when it comes to maintenance. Manual is by far the best and is great at what he does! He definitely goes above and beyond and always has a smile on his face. He deserves some recognition for all of his hard work!

I thought the condition would improve after we talk to Aaron, the manager. Nothing has been taken care of yet. We still have to use ice cold water instead of hot water, no basic things, things are not working properly, the plugs are loose in this so called expensive pent house ! Wish we would have looked at another apartment. Very disappointed and stuck for a year here.

I love living at The Grand. My gf has been living here for the last 7 years and I have for the past year, they have been very good with us and we have no complaints. Sean and the rest of the team has been amazing to us. The location is perfect for us and we have an amazing view. Thank you guys!

My family and I stayed here for two months. The place is very nice. We enjoyed the amenities! During our stay here Sean went above and beyond to make sure our stay was pleasant. If you have any problems he moves fast and fixes them. He truly cares about the residents and does his best to meet their needs and makes sure the building is running smoothly. It was not the same on days he was off, things don’t run as smooth.

We have lived here for about 2 years in the pent house apartments and it has been great. After the renovation, guests are always blown away by how luxurious everything is. Sound from outside is minimal with sound proof windows. We have definitely had a different experience from all of the negative reviews! Also, Sean the property manager is awesome, he is always willing to help and makes you feel at home. In fact we have had nothing but positive experiences with all of the staff here! Would recommend you come by to check it out rather than let the bad reviews mislead you.

The best part of this place is Manuel the maintenance supervisor! He is amazing! He works fast and is always there when you need him! He also give great advice and is a heeling guru :) awesome staff!

I’ve been leaving here for over 3 years. Maintanance team start working great and quick since Manuel became a supervisor! Him self or one of his guys fixing everything same day I call! Big thanks for that! It feels like you living in a 5 star hotel!

I’m really happy with the way they’ve turned this place around. I’ve been living here over a year, and although living through the construction wasn’t fun, it’s such a pleasant place to live now. The hallways are beautiful and modern, the laundry rooms are really pleasant with brand new machines, and the apartments are beautiful inside. I love the soft carpets, cute fireplace, super spacious bedroom, and granite counter tops. My husband and I often use the hot tub after a long day at work, and the gym is pretty good for a quick workout.
Every time we have had a maintenance issue, it was taken care of quickly, and the maintenance staff is always really helpful and friendly. I’ve even submitted requests through their online system and had the problem fixed by the time I got home that day.
What has really made my experience here great lately is the new office staff. The new manager, Aaron, is very easy to get a hold of and has always answered my questions quickly. Sean and Godson are great too. They listen to my concerns and do their best to address them. They’re even planning to install a dog-​run on the roof in their next set of renovations. When your management staff cares about the tenants (which is so rare in LA!), it makes a huge difference.
I know what you’re thinking — if it’s so great, why are there so many 1-​star reviews? All the people with the angry, negative reviews are pretty much ignoring all the positives. I’ll try to address some of their complaints so you guys know I’m not just delusional. There are barely any water shut-​offs anymore since they installed valves (there’s been one in the last two months). The laundry machines on most floors do take quarters instead of credit cards. But come on, princess. Get some rolls of quarters at the bank. I haven’t been affected by any theft, and that may be because I always lock my windows and doors when I leave. I thought that was common sense. If there are thefts in the garage, that’s just bad luck. It’s definitely not a regular occurrence. There are some loud neighbors who have a party every once in a while, but you can call the building’s security patrol to go shut them up, or just call the police with a noise complaint if that doesn’t work. It barely ever happens though. There is some trash near the trash chutes sometimes, but the cleaning staff takes care of it weekly (or you can call maintenance and have them clean it up faster). I’ve had zero issues with plumbing here, and they even came to snake my shower drain when my hair clogged it — didn’t even have to bother my husband to do it. The shower head is definitely installed too low on the wall, but we just got our own shower head that comes up higher and has all these awesome settings, for like $ 30. I haven’t seen any pet waste since the halls got renovated. If there is an accident, they can easily just take out the affected carpet squares and put in new ones. If you look closely, the hallway carpets are made up of squares. It’s actually kind of genius.
The only negatives of living here (And the reason they didn’t get 5 stars) are:
1) If you have a dog, the nearest grass is a couple blocks away, and that can get frustrating if your dog needs grass.
2) The garage elevator and freight elevators are old and crappy-​looking. But honestly I just use the other elevators instead.

I am happy with how everything looks since the last time I lived here four years ago. I feel safe in the building and love how close I am to so many restaurants! When I put in a maintenance request, it is done quickly. Also, I get a text message when it is finished!

i moved here a year ago and the building was under constructions, the promised us that they will be done by end of May or beginning of June, which actually ended up closer to aug.
Till now, many things haven’t been completed, such as lights on top of each door entrance to the apt. there are just wires hanging out. they installed new washers and dryers but the credit cards machine isn’t working, so for 2 months now we have to collect 25c coins in order to do laundry. it was only installed on the 4^th floor!!!

Just be careful, lock your apts and watch your cars! cause someone just stole over the weekend wheels and rims we had in front our parking spot. its def someone who live-​in the building and saw those wheels were there. My parking spot is on the far right and its pretty dark plus the wheels were covered in black plastic bags so unless you park on that side daily — you won’t even see those wheels. specially when the cars are parked in front of it.
I also heard someone car was stolen a month ago and someone else’s car was broken into.
The building has cameras at the entrance to the garage but apparently its just for «show» since they don’t work and after all those break-​in «The Grand» didn’t even thought of adding extra security or have the cameras working?
management was just changed to a new one in order to make things better but besides sending us emails i don’t see anything is being better.
the maintenance crew is the only good thing about this building which they are pretty fast and really try to help when the office crew is not so helpful at times.

Before I moved into the Grand, I read the Unilocal reviews and was incredibly freaked out. I hope if you feel the same way, my post gives you some peace of mind. Like you, I really wanted to live in a luxury building close to Ventura with a nice gym, pool, and other amenities and this ticked all of the buttons. Especially since it is a few hundreds dollars a month cheaper than the other options.
So, I had three tours of the building and inspected everything myself. Now that I have lived here over three months, I want to address a few things. THERE IS NO PET WASTE. I see the cleaning crew literally every morning on my way to work. There is an enclosed room for a trash chute, and if residents decide to be lazy or rude, they can leave their trash there but it is gone by the next day, and it is not in the hall.
As far as the water shut-​offs go, they send you a letter and let you know a week ahead of time that they are updating the plumbing and pipes in the building so the water will be off between 8 – 6. This has happened 4 times since I moved in but to be honest, my boyfriend and I are both at work during these times so it is hardly a nuisance.
I am sure it must have been incredibly frustrating to live here during construction but I have never heard of a project that size finishing early or even on time. We are still missing the light fixtures above the front door to the apartments, but other than that, everything is complete. What could management have even done to make construction less frustrating?
In summary, I love the building and location and the amenities leave nothing else to be desired. I get free starbucks coffee every day and there is a movie theatre to hang in on the weekends. I have had 15+ friends over before and not had a problem for them to find parking. The maintenance staff is very responsive! Any problem I have had has been attended to immediately. There are some imperfections, but if you expect top-​end luxury, you will be paying hundreds more a month for it. The water-​shut-​off and construction occurs during the weekdays, so if you work Monday-​Friday in an office, chances are, none of this will affect your life here at The Grand. We are very happy here, from price to amenities, I feel we got everything we were looking for.

Don’t live here. Whatever you do. Just don’t.
I thought the new management was better, but another poster was right. They are d*cks. I just had a guy be so rude to me I couldn’t believe it. Ever heard of customer service? I don’t care if I’m upset or not. It is your job to listen to my concerns, not tell me go take it up with someone else and have a condescending attitude.
I’ve dealt with the construction for months (starting at 8 am right next to the wall where I sleep), I’ve dealt with the poor wiring, the shower that’s only tall enough to reach my chin (I’m 5’11″), the lights exploding in my bathroom, the lack of reliable hot water, the several water shut offs that happen on the regular (which they were supposed to fix but we still had another shutoff because of yet another massive leak), the tilted apartment (the whole apartment is physically slightly tilted), the crappy laundry cards, leaky ceiling, elevators that are outdated and super terrifying (if they’re working at all), and during all this you raising the rent. And don’t get my started on the pet crap and piss in the halls and elevators…
Yet you get to be a jerk to me? I don’t think so. Not without everyone knowing.
5 stars to the maintenance crew. You guys are awesome. That is the only positive.
If you see a review more than 2 starts, it’s gotta be a friend of an employee. They aren’t legit. Trust me.

I took more bottled watered showers at the Grand then I did in Iraq lol! Good area though and that’s about it… renovations…meh…staff…meh…snobby but that’s expected of people in L. A…I don’t recommend this place… stay away :)

DO NOT MOVE HERE, we have been here for 8 Y E A R S and over that period of time:
1.) the management has changed NOT FOR THE BETTER there are now 2 decent people out of the 5 that come in and out of the «management office» that isn’t the greatest of odds realize.
2.) the refurbishing has changed, carpets, apartment doors, hallways, elevators, the people who reside here, the maintenance staff, and NOT FOR THE BETTER the carpet pattern looks like the carpet itself has scabies, chicken pox, measles its just WRONG looking.
3.) the water gets shut down at LEAST once every other week
4.) the staff is R U D E
5.) the interior design is awful
6.) we plan on moving soon
7.) the rent continues to go up because of the refurbs (which again, BAD)
8.) the garage clickers often don’t work and to get a replacement, they cost $ 50 EACH
9.) the washers and dryers MAYBE work twice a week.
2016 revision: 10.) the tenants are low in quality, people who might or might not actually live here stand at the main entrance door and knock and knock and knock until someone lets them in, then they sit in our common room, watch our common room tv, drink our complimentary coffee, wait until someone uses the gym, follows them in and takes advantage of our gym area, and our pool area, did I mention they do not PAY RENT.
If you LIVE HERE you should have a key to the building. A key to your apartment. A key to your garage. A key to your mail. WHY are you standing at our lobby door knocking and waiting for someone to let you in?!? Maybe, cause YOU DON’T LIVE HERE. YOU DON’T PAY RENT = you are not entitled to the facilities!!!

My year at the Grand Apartments has been one of the worst years of my life. I honestly don’t even know where to start. (Side Note) *****LEARN YOUR RIGHTS AS TENANTS******.
Lets start with the issues with the actual apartment.
During my year here I experienced a gas leak, an electrical spark box issue, the air conditioning and leaking for 2 weeks, oh and lets not forget the roach problem. That was really exciting.
The laundry amenities are a joke, The laundry machines were always having some sort of issue or the laundry cards. One time I put $ 30 on my laundry card and then went to use and sure enough it wasn’t working! Shocking! So went down to the office where I asked Godson what I should do he rudely handed me a number saying its not their problem and to call this number. Called that number still haven’t been refunded.
However the rudeness of the staff doest stop there. They all seem to think the very highly of themselves, every time I asked about something I was constantly met with a condescending response or attitude. Considering your just a leasing agent which doesn’t even require a Real Estate license. Just today I actually called to ask about my refund and was put on hold. No one has gotten back to me yet. All I can say is what a bunch of power tripping (place explicit language here) they are.
Now that I am officially gone and done with The Grand it has been over 21 days I have not yet received any amount or itemized receipt for my deposit. So that now means I have the right to Sue for 3x the amount of the deposit. If anyone decides to live in this hell hole I would strongly suggest knowing your rights as a tenant.

I don’t have many words to express how I would rate or review this building– which, I realize, defeats the purpose of this app.
I’ll just say–
If you enjoy water, clean common areas and a polite leasing team to speak to when problems continuously arise, don’t move into this building. This building is in it’s own drought. Literally.
Happy for renovations but not impressed. I rather have hot water than freshly painted hallway walls. But that’s just me. There’s some saying… Like something about not putting a bumper sticker on a Ferrari or something… I don’t know. This isn’t a Ferrari though. This building is a geo metro. Or a gremlin. Whatever.
I will say– the maintenance team here is awesome. I hate to have to elicit their help so much and feel bad they work in a building that is, quite frankly, falling apart… But they’re really amazing, polite hard workers. I appreciate that and they’re way more logical than the remedial robots working in the leasing office.
I can say with confidence, however, that this building was great practice if I ever wanted to move to Tijuana or a third-​world country (with no running hot water) So, there’s that.

I have been here for nearly a miserable year. I feel like I live in Tijuana. My water is incessantly turned off; therefore I can’t shower when I want to or wash my dishes. The water is not hot, so I actually prefer to shower at my gym.
The front part of the building is filled with dog poop because the tenants don’t pick up after their dogs, and the parking area is filled with trash. I feel like on live in a college dorm because on the weekends my neighbors are blasting their music and the smell of pot is a normalcy.
This place is the worst apartment I have lived in my entire existence, and although the staff is friendly and well intentioned, they seem poorly organized.
I can’t wait to move and am counting the days.
