Solaire Silver Spring

I’ve had a wonderful experience with Solitaire. Courtney, the marketing specialist, was very friendly and gave my entire experience a warm and friendly feel. She answered all of our questions with great detail and gave an extensive tour. I always sold right after seeing the grounds. The building is beautiful with lovely floor plans. I would reccomend to future renters!

We lived in Solaire for 2.5 years with our cat in a comfortable two-​bedroom corner unit on the second floor. The location of Solaire is fantastic and walking distance to the metro and lots of restaurants, shopping and the Fenton Street Farmer’s Market on Saturdays. The neighborhood is thriving with new places opening all the time. There was great natural light and big windows in our apartment. The kitchen was really open with modern appliances and fun to cook in, the closets were spacious and we loved that it was a LEED certified building that was very energy efficient. Even though we lived by the metro it wasn’t really loud. The management at Solaire was helpful all the way through our move out, and they were always really kind and accommodating. We wouldn’t have left except we moved to California. Thanks for a great couple of years– we will miss it there!

First I would like to start off by saying that the Concierge team here are extremly friendly and amazingly nice. Max the head Concierge is always in such a good mood, smiling, and always remembers if you have a package to pick up. He truly makes your day just by seeing him smile or hearing his laugh!
I’m never one to write a negative review but in this case I really had to. When we decided to move here 20 months ago our socks were blown away when we took the tour with the leasing agent. Everyone in the building seemed so happy, and every floor we went on the tenants recommended we live here because they said it was an amazing place. So after touring several properties we signed a lease with Solaire. We truly were happy here for a long time until a new management team came on board.
Once the great management team and Our fantastic leasing agent who always checked up on us even months after we moved in left the entire feel of the community changed. A lot of the residents don’t seem to be as happy as when we first moved in. And a community is only as happy as the management that runs it!
Weve had some minor issues pertaining to our rent, and they were having a hard time getting them out on time and updating the amount owed on the websites to pay but that was no problem. When we tried contacting the managent office and leaving messages our calls were never returned. After sending an email the issue was corrected, but we never received an email apologizing or letting us know that it was taken care of. It’s like the managent office doesnt care!!!
And looking at some of the reviews that’s a consistent theme.
We had another issue with our rent and when we talked to someone in the management office we were reassured that the bill was correct and not to worry about it any further! And it also dawned on me today when I had to fax something from the office the woman that helped me mentioned it that my partner had questions and it was all taken care of and not to worry about it. Out of no where today we received an email from the assistant manager saying that our rent was past due, and to remit it to avoid legal processing. I mean what the heck? No sorry we think we made a mistake or apology or anything? Just an immediate threat to take legal action? Is this how you treat your tenants when you make a mistake, you threaten them while all we tried doing was to resolve the situation in the first place? How un– professional and rude to theaten us when you made the mistake. I’ve escalated this issue to corporate and will continue to do so, and I will not stop until this is resolved. I have never experienced a management team so unprofessional with no empathy, compassion or sense of humility when they made the mistake. The assistant managers tone toward my partner was sooo rude and so un apologetic that when I heard this, it made me so mad that I was shaking all day and had to contact corporate right away!
I would never ever recommend anyone to ever live at the Solaire unless they re-​evaluate their management team here. Kettler seems like a great company, but if they are choosing these people to represent their brand, they are going to loose so many more tenants and we’ve noticed there seems to be more and more apartments becoming available in the building. We started off loving this place so much, now were leaving with such a bad taste in our mouths that again we really really really don’t recommend anyone living here! We’ve moved out of the solaire and have been gone a month now into a building that is properly managed and see the huge difference! Don’t fall for the bad management at the solaire! Looks like more people are doing reviews and rating the building a 1 star! I wish I could rate them negative 10 stars! Worst ever!
P.S it’s funny there is a review after mine the day after with all perfect 5’s saying how wonderful the management is. The review says she moved to California but her location still says silver spring. Not exactly the brightest bulbs. Great way to reach out to a family member or friend to put a fake review on the system.

If you want to stay in an over priced community that does not care about you as a tenant or person, then the Solaire is for you! Let me start by saying that a flyer was passed around in the building that was created by a tenant that addressed numerous issues the property has that are not being addressed. Management does nothing but make excuses for one another without actually valuing you as a tenant, showing empathy, and getting things done. The apartments themselves are nice and so are the amenities, but management DOES NOT care about you or the fact that you have a proven track record in paying rent on time every month with no issues. They would rather let your unit sit on the market for months with hopes of someone else leasing it for a couple hundred dollars more. What type of company would risk losing money with having a unit sit on the market, than to simply raise the current tenants rent at a reasonable amount and keep a steady flow of money??? kettler, that’s who !!

I lived in the Solaire for 15-​months and just recently moved out about two weeks ago. Overall my experience at Solaire was pleasant. The apartment itself was beautiful with floor-​ceiling windows, a gourmet kitchen, and extremely spacious. My unit in particular had a balcony and was right beneath the rooftop outdoor rooftop lounge area so there was no one above me which was great. Never really had noise issues with the neighbors– but, those God forsaken trains can be horrible if your unit is on that side of the building. They woke me up quite a few times. It’s generally the larger trains that come through at odd hours that are loud. The metro is almost completely silent. The front desk staff is great (glad they let go of the rude girl who worked there when I first moved in!). The amenities are very nice and the effort to have community events is great as well.
That’s the good. Now the bad.
— The Solaire’s «backyard» is a homeless shelter and I suspect also a methadone clinic. There are homeless people outside ALL the time. It’s quite overwhelming. As a young woman living alone in the area it makes it extremely uncomfortable going past there by myself. They of course don’t tell you about this when you come to view the property. But, it’s definitely an issue and it’s getting more noticeable. It is a major part of why I chose to move out. (I even had friend’s comment that it looks like people are dead on the sidewalk because of the amount of homeless people sleeping back there)
— Rent prices are pretty high. Comparable to DC.
— When I was moving out of the solaire members of the maintenance team entered my apartment without permission and ransacked my remaining items. Most of which were stored in the maintenance closet and returned to me. But, I am still missing exercise equipment and all of my cleaning supplies. The management office at the Solaire has offered no solution for the issue which I think is incredibly disappointing considering I was a model tenant with no issues while I lived in the community.
All in all I wouldn’t call it a bad experience. But, I also had no desire to stay.

Lived here from Aug 2012 when the building first opened to Nov 2013. Great location — awesome building. Just beware of the interns! There is a program that houses interns and the summer crew was a bit rowdy. At times I felt like I was living in a high priced dorm!!!

My husband and I have lived here for almost 6 months and have been very happy with it. The metro is literally 2 minutes away, the unit is very nice, the building is well maintained, amenities are great, and the staff is wonderful. We have lived in several apartments throughout college and grad school and this has been our favorite. The rent is on the high end.

I wish I could pick this building up and move it to DC! I’d give 5 stars if it were in DuPont but hey, the prices are great the staff is amazing and the building is true quality. The finishes and amenities seem to be condo-​grade which makes a 30 minute communite into the city worth it all. I’d rate this «Best of Silver Spring!»

This review is only for the leasing office:
After hearing many great things about Buzzoto management co. I decided to finally check it out for my next move. So I made an appointment with the leasing office for Sunday at 2pm. I’m not going to lie, I did get to the leasing office a little later than 2pm (10 – 15 minutes). So I UNDERSTAND that the leasing agent, given the number of people stopped by to see the place that day, had to take other people in first. I was being generous expecting to wait until around 2:30 — 2:45pm for the leasing agent to finish the tour before showing me around. Then I waited, and waited, and waited. MORE THAN AN HOUR LATER, at 3:30pm, the leasing agent finally comes to see me.
Did I mention that the concierge was neither friendly nor polite? When I asked her when I could expect to meet with a leasing agent, she kept on telling me that they are back logged. Then WHY does the leasing office OVERBOOK ITSELF? The concierge gave me this nonsensical answer that they accept requests for viewing appointments via website and phone and they tend to overlap. So inefficient. and really, isn’t that called overbooking?
Once I finally saw the leasing agent, Kristin, she was very nice and apologetic, which made it a little better. And the apartment seemed really nice. So I was ready to put the whole long wait behind me and move on…
THEN, today, I called the leasing office because I was ready to send in my application and deposit but wanted to ask a few questions first. First, I had to leave a voice mail. When I called back a few hours later, another leasing agent, Laura answered the phone, took my name and number, and told me that she’d call me back. GUESS WHAT? It’s 5:32pm and I haven’t heard a thing from the leasing office.
I am so frustrated with the inefficient leasing office at Solaire. If you cannot handle the number of interested tenants, STOP with all your advertising on Craigslist, guy with signs on street corners, etc. If the apartment is only at 75% occupancy, I’d expect the leasing office to hire more leasing agents or figure out a way to accommodate more interested tenants until it reaches near full occupancy.
I have no doubt that the other reviews are right and Solaire is a wonderful place to live but it’s so damn impossible to even communicate with the leasing office on the most basic level.

Hi everyone! I have been living in Solaire for five months; I love living here it’s really great! Neighbors are the best. Really convenient: Metro, Safeway, and Silver spring downtown. Staff are professional! whenever you have any inquires, they’ll answer you.

I have been in here since the building 1^st opened! We’ve gone through a bit, but hey its a brand new building! I enjoy and love my apartment! If I had to change something it would be location and the floor in the building. I wish it wasn’t close to the train tracts! They do try to accommodate that by thick windows and doors! I love the community and the activities! I Love my neighbors, we all have a close nit relationship! You would think we lived in a single family home neighborhood. I love that I’m close to the shops of downtown and restaurants! I cant wait till they finish with the metro that would make things a hell of a lot easier! other than that I’m pretty happy about Club Solaire! I wish they would have visitor parking or a spot per an apartment then add the ridiculous parking fee! I cant wait for the construction to be over. I appreciate if i have an issue with patrons from the soup kitchen or whatever is over there causing problems, I can tell the front desk and they can call the police. Other than that, everyone is friendly (staff and tenants) and when I need something I ask and it happens! When my floor smelled of dog urine they shampooed the carpet and I believe they are doing it regularly now! When we had a water problem they delivered water bottles to us just in-​case! The cleaning staff keeps the building impeccable! I love it!

I love living here. The property is always clean. The staff is friendly and welcoming. I loooooooove the amenities, the 24 hour gym, business center, and club room. I even had a chance to hist a kids gathering in the theater which was great! (try entertainung 7 kids under 7… you’ll be creative) i specifically love the marble floors in my unit. I live close to everything i would need. I can walk for Habachi! This place is completely energy efficient! I haven’t had to use my heat or AC yet. Soooo for saving money this year I give you guys 5 stars!

I moved into the Solaire after an extensive search throughout the DC metro area. The level of service and professionalism offered the staff are unmatched compared to other buildings in the area. While the rent may be a bit high, consider the payment for peace of mind and friendly neighbors a plus.
As a well constructed building, I cannot hear my neighbors (despite doing a sound test with them with my surround sound system/​bass turned up– they couldn’t hear a thing) and have a very responsive maintenance staff.
Moving from Chicago and the wonderful neighborhoods that the Midwest provides, I wanted a sense of community and also diversity. The Solaire isn’t just an apartment to me, but rather, a home away from home.

Staff are friendly, the apartments are beautiful, and it’s pretty close to downtown Silver Spring. I’ve been here for about a month and I have no serious complaints. Parking is a bit pricey, and the walk to the metro is a bit father than I would like, but overall it’s a great place to live!

Great, well designed and modern new apartments. Wonderful and experienced staff and maintenance crew. Close to the Metro and shops and restaurants. Moved in my studio in June and have loved every minute of it. The apartments are well built and are quiet and can not hear my neighbors. Can hear some street noise and noise from the Metro but to be expected from living near the main street in town. Pet friendly.

I unfortunately had to move from a fantastic Bozzuto property in Arlington, VA, due to a new job, but I am lucky to have found the Solaire in Silver Spring, MD. The apartments truly are luxury in their finishes, in-​unit washer-​dryers, and building services/​amenities. I live on the east-​facing side of the building, so my view is incredible. Further, the proximity to Downtown and the Metro is wonderful and has the potential to be even better. My only concerns involve safety – the immediate area is sketchy at night and construction frequently forces me to walk in the middle of Ripley Street to reach the building entrance – and the perpetually blocked-​off path to the Metro platform provides daily inconvenience. If those two areas were addressed in a reasonable fashion, I would give this building five stars across the board, with no reservations.
