He went above and beyond by walking us through the summary, taking time out of his personal weekend to help us work out all of the details. In addition, the subcontractors and other inspectors he referred were professional and his wealth of contacts and ideas were extremely helpful. I would highly recommend him!

Bob is a joy to work with! This is the third home we are buying so I have experiences with other inspectors. In comparison, Bob is detailed, thorough, knowledgeable and he really looks out for his clients. His inspection was four/​five hours long. He looks at EVERYTHING and takes the time to educate you about everything on the house! We have a dispute with the seller about the roofing materials, Bob was spot on with the materials (which was discontinued in 1990… he is that good!), confirmed by the city. Bob is knowledgeable, thorough, honest, and super nice. I will definitely use him again and highly recommends his services.

I started working with Robert Guyer as my inspector of choice in the 1990s. When I first met him, he was a general contractor with years of building experience. Since then he has become the consummate specialist in the field of Home Inspection. I understand he helps to write some of the guidelines in the industry. One of the best things I like about Robert is that he is not an alarmist. When there are things that come up on a home inspection, he approaches it from a logical point of view. He doesn’t try to make a problem where there isn’t one but is definitely upfront about an issue that needs to be addressed. He carries all the credentials and insurance to boot. Robert is my choice.

Bob was professional, courteous, knowledgable, thorough, and very competitive in his pricing. He was a huge asset in our home buying experience. He found a dangerous carbon monoxide leak in our garage and quite literally saved our lives. On a personal note, I saw a couple 1 star reviews and I have to say they look bogus. If you look at his website, you’ll note he has all the necessary training and it shows in his work. I’d recommend him to family and friends without hesitation.

I’m not sure what those two one star reviews are all about, but we just bought a house in Mar Vista, and Bob was the best. Punctual, professional, intelligent, thoughtful, and super nice. He was also available, after his work was completed, to answer a few questions (via text) I had about plumbing work that was done in our house. He is a great inspector, and a fantastic resource in case you need an unbiased opinion on anything house related. Highly recommended.

The inspection report we had commissioned was astonishing in scope and specificity. Every square in of the house was thoroughly inspected. Exceptionally professional. Punctual and friendly.

As a Realtor in Los Angeles, there are numerous options when looking for an Inspector. While I always allow my clients to make the final decision, they all go with Bob. He has been my exclusive Inspector for years. Bob is exactly what you want in an Inspector: Thorough but not an Alarmist. He’s realistic. He’ll tell you all the issues with a home, and then clarify which are the ones to really be concerned with. Buying a home can, at times, feel like a loud, scratched up record — tons of loud information flooding at you. You need someone knowledgeable to cut through the noise. Since Bob was a Contractor himself, he gives you helpful advice and can even estimate the cost of items needed fixing. He is also in touch with all the best tradesmen throughout the city, so if you need more, he’s happy to refer you.
Personally, Bob has a lot of personality. He enjoys his job, and enjoys sharing that joy with his clients. Texting is his best mode of communication, as he spends most days underneath our houses! He will take a bit of time to do the inspection, but the time is worth it. And his rates are extremely competitive.
I didn’t know Bob when I bought my first home, but since knowing him and using him, I won’t ever buy without him again.

I fully agree with the last review on 8÷7÷2014 — very unprofesssional if not completely deceitful person — would never use. I spoke with him on a Monday and we confirmed an appointment for that Thursday. Emailed him the property information but did not receive the requested delivery receipt. He did not respond to several calls. After I left a message telling him that I was going to cancel the appointment he called back and after checking his calendar told me he already doubled booked an appointment for my inspection. Also claimed he never received my emails when they went to the correct address off his website (and confirmed on the phone). I asked him to send me an email to respond to and he incorrectly spelled my address and then refused to listen to the correction. Obviously not using him but now in a bind relative to timing for my inspection as 2 days wasted.

I would stay far far away from this inspector. He is unresponsive, rude and just plain strange. He charges ALOT more than other inspectors and is really strange. The one time he actually called us back he flipped out and my husband told him we would have to find another inspector. He frightened me.

If you’re buying a home or even considering doing so… do yourself a huge (and smart) favor — get it inspected by someone who’s got a deep understanding of the trades & technologies. Love his straight talk, attention to details and thoroughness!
