River Ranch

This place is TERRIBLE! When my boyfriend and I came to look at these apartments, Nicole was very nice and helpful. We loved the apartment so we decided to apply and we got our apartment. We were so excited because since having our daughter we haven’t all lived in the same place! The day we moved in, the apartment was DIRTY! Dog hair everywhere, the carpets were not cleaned or replaced. As we began to spend more time in our new place more and more things were wrong. There were holes and huge cracks in our ceilings, it took me 3 hours to clean the oven. For God sake the handles on the cabinets weren’t even put on straight! There was paint on the fake wood floors throughout our place. One of the bathroom doors and nails sticking out which I swear if my daughter had hurt herself on the door this place would have had a lawsuit on their hands. Our hot water didn’t work, it barely turned warm. Our dishwasher didn’t work right. The paint was coming off on the doors. The electrical outlets were messed up, we had to force the plugs into wall. We had a cracked outlet. The little patio was so dirty and needed to be repainted. Sooo many things wrong and I would have never moved in if I knew there was all these issues. The thing that pissed me off the most was they replaced the handle in the shower and it didn’t even match the rest of the shower fixtures. How are you going to change something and not make it match. Their excuse was that’s what they use now and now I have mismatched shower fixtures in each shower. I WOULD NEVER RECOMMEND THIS PLACE TO ANYONE! I’m just glad I have every picture saved! I wouldn’t give this place any stars but I couldn’t post this unless I did… I posted just a couple of the pictures of this messed up apartment. I also wanted to add how extremely rude some of the staff is. Especially Ashley. She was beyond rude to some of my family and friends when I had my daughters 1^st b-​day in the reck room. She’s rude and has absolutely no respect for others and is rude in person and on the phone.

Looks nice, so I contacted management to apply. I exchanged emails with Pam. At first, she seemed happy and sent me an application. As soon as I said I was inquiring about a low income apartment, she seemed to get annoyed and would tell me the regular price for a one bedroom apartment. Come on, 1 bed 1 bath, that’s all I needed, since my fiancée and I are getting married soon. Don’t bother if you’re looking for low income, you might end up on her bad side. She even lied to me, an unclean 2 bedroom apartment couldn’t have been cleaned and sold in the 10 minutes I talked to her

Love this place. Overall it has the best bang for you’re buck. I checked all around Simi and found the best offer here. I got a washer and dryer in my apartment. Thank god I no longer have to share or pay with quarters! Pet rent is very affordable and my husky loves the pet park in the community. The gym is open 24 hours and is very impressive.

1 month tenant. Management team here is very «helpful», «understanding», and good at saying «sorry». I got my apartment all dusty, the toilet and new washer has yellow stain all over with funky smell (I have to clean them up all by myself), cabinet drawer was not properly put together, and many more (and for sure they will deduct my deposit to «clean» my apartment when I leave even though I didn’t even get a nice clean one first place)…I called them more than 3 times, begging them to come and fix some of those problems and it took them more than 2 weeks to get them partially done (because I begged them to).
When I moved in, they gave me a wrong key for my mail box. As usual, first I called and asked nicely, then I had begged them to give me key. They said I «HAVE» to come to the office to pick it up because they wouldn’t drop it off at my apartment. Seriously, I WORK 7 DAYS A WEEK TO PAY FOR THIS PLACE AND «HELPFUL» STAFFS. I leave to work before they open and don’t come back home after they close. It’s not even my fault in the first place so why on earth do I have to come and pick the key up, which would make me late for work or I have to leave work early? As a result, I couldn’t get my electric bill to pay it on time and my electric got shut down for a night and all my food in the fridge became trash. Yep! I called again and begged again, and told them what happened and they said it would take them two days to get me the key since I just told them so. WHY? WHY? WHY? I HAVE BEEN TELLING THEM THE WHOLE TIME ABOUT MY MAILBOX KEY. I seriously don’t know what to do anymore. I almost broke down while begging them just to get me the key and I am sorry if it’s that hard for them; ITS VERY HARD FOR ME TOO. I work so hard for all of this T_​T If I had time for another moving and didn’t get charged for breaking the lease, I would move out of this place right away. 5 stars so my review can stand out from 1 and 2 star ones. Good job guys!!! Keep being that «helpful» and I really appreciate your service.

Do not rent from here. I applied for a place just to see how the process worked and they are all about meeting your every need when they want to suck you in. But after reading the requirements, there was no way I was stepping foot in there. First, they don’t pay a single utility and force you to get renters insurance because the place is just a painted over version of crackside. So, a one bedroom overlooking the carports @ 1375 will run you over 1500 when all is said and done. I placed a $ 100 dollar hold on a place and went out of town. When I called 2x to try to cancel the application before the expire date, not one call back, nothing. Then I finally got a hold of someone in the super unbusy leasing office. I called and spoke to Megan and told her to cancel my app and confirm via email. I spelled out the email very carefully as I had on the previous 2 messages. So 2 hours goes by and no email. I call again, vm again. I leave another very clear message… no email, here it is again, please resend… and nothing. So I have to physically go there to make damn sure they don’t cash my check ‘accidentally’ — I walk in with my 2 friends and there is Megan in all her totally bitchy, rude, condescending glory. I tell her I need my check back because I did not receive an email that my app was cancelled. «The check has been shredded and I emailed you,» she sneered. I politely told her I didn’t receive one and I will need one. «I’ll print it,» she sneered again and turned her back to us the whole time. I could have had prospective renters with me. She had another girl pick it up off the printer and stayed turned with her back to us in tense silence the whole time, No apology, no nothing. I looked at the email address she sent it to (the email that I gave to them 4x) and it was wrong… of course! WORST CUSTOMER SERVICE I HAVE EVER EXPERIENCED. STAY AWAY FROM MEGAN AND RIVER RANCH! OVERPRICED, OVER RATED AND RUDE AS HELL.

Worst place to live. The apartments themselves have roaches. The outside area is dirty.
The manager Nicole is very nice the star is for her but Richard in the office will lie to get you to move in.
If you move here please be very aware of how disgusting this place is. Since I have lived here there has been a porno made in the pool, children and adults scream at all hours of the night. The security here is a joke they are out here getting high and hanging out with the thugs that migrate around the pools. Because they are afraid for themselves and they should be since one of them got beaten up.

I’ve been living here for over 2 years (since it was creekside) and it has improved lots! The remodel is very update, and gives you a comfortable feeling. The gates they added, and security at night really changed this place around as well. So it wasn’t just a remodel, but a restructuring for a safer environment when it became River Ranch.
This place has also become a much more positive area, and we love how dog friendly it is (dog park included) of course it’s not perfect, but the one thing I love about the staff (Richard, Miguel, Ashly, and Nicole) is that they are always working to make it better. Having to escalate an issues to management is unheard of which makes everything easier living in an apartment.

Don’t let the new paint and gates fool you. This is still the same Crackside we all know and loathe. If you like to stay in your apartment like me, chances are you’ll be fine for a while. But it will catch up to you, eventually.
I have been here a year and a half and paid my rent on time every month without fail (as all responsible adults do). One blip on the radar and you are treated like a deadbeat. At 9 days late due to an honest mistake, I was treated like a second class citizen. Which is ironic considering the living conditions here. 1) COCKROACHES! 2) Mice! 3) Upstairs dogs that pee on your patio! 4) Parking spaces you can barely get in and out of (can you say door dings?) 5) People that don’t pick up after their dogs! 6) Creepy people that dumpster dive! 7) Car thefts, vandalism, and break-​ins! Did I mention someone got machete’d outside their house just down the street? Or shot at the Wells Fargo around the corner? This is a complex they think is worth $ 1,500 for a ONE bedroom. Not to mention the office is a complete joke. The only person worth anything that I have met is Nicole. The one star is for her.
Seriously. Heed the warning. I didn’t because it was slightly «cheaper» and I regret it. Stay far away from this place. Oh and don’t let the ratings confuse you, back when this was Creekside they were at 1.5 stars for a reason.

In June of 2014, I moved from the AVALON BAY apartments located next to Town Center into the RIVER RANCH apartments. My experience here is far more positive. They are remodeling, so the grounds are kept up very nice. The pool and gym are awesome — all new — with modern furnishings. The kitchen has granite counters and all new full size stainless steel appliances. The wood-​like floors are beautiful and easy to keep clean. The management here have timely responded to any concerns, while been more than professional — they were polite, helpful and friendly too. When my windows are closed, I can’t hear outside noise. Neighbors are nice. I have no complaints.

Our initial move in was a little stressful like moving always is. Their recent completion of the clubhouse (includes 24 hr workout room, a pool table, XBox One, PS3, and multiple hi def TV’s) and two new swimming pools really brings the value of the place up. Their unfurnished one bedrooms are a real bargain for things you get access to. They’re in the process of completing security gates for entry into the complex which is always a plus for keeping mischievous ongoings out. I moved out because Simi Valley isn’t for me but River Ranch apartments is a solid choice for those just starting out or someone who wants a cheaper place that’s decent.

Its great that thier installing the new security gates. That earns them a star. And I think its starting to finally look nice since the painting is almost done, and trying to add some landscaping. I hope they keep on the positive track. Doin good guys

If I could give this company 0 stars I would. Rats, roaches, bed bugs, mold, gang bangers, and crack heads just to name a few issues. Management is a joke and Decron properties are slum landlords. They are well aware of all the issues and do nothing. Good luck with them even returning a phone call. Tiffany in the office is the best person to deal with but she cannot handle it all on her own. Loud noisy neighbors, people rummaging through the trash, and kids running throughout the streets unattended to is what you’ll also find. Surprised the city is still allowing this place to be rented out. Run the other way! Trust me! Glad to be finally be out of there.
