terrible manager MAA the bald head manager is a complete dick head he is very rude and a ass hole we paid rent and he gave us back our rent because he called cobb county to check our apartment and they didn’t find anything but smell smoke he evicted us but one monkey don’t stop shit he’s the devil and if the law wasn’t the law smh they should got back to RAM after mr king passed away it all went down hill the only thing i can say good is they are cosmetically doing a good job but there are a lot of break ins and cars being broke into the security sucks and the only thing saving them are the restaurants

Break-​ins, office management is unsupportive; unsafe, security gates frequently broken, elevators frequently don’t work, and the list goes on. I would never live here again, and their lease agreements are finicky, too.

I really hate living at Highlands of West Village and wouldn’t recommend it to anyone. My top concerns are:
— The noise is absolutely unbelievable. I can hear everything: the apartment above me, to the side of me, the pool area at which people blast music on a regular basis preventing me from even being able to sleep, and the elevator to one side of my apartment. I can hear the elevator and feel it vibrate my apartment every. time. someone goes up or down. It has to be the loudest apartment I have ever been in. I can hear conversations of other people on their balconies and every car beep when it’s locked.
— They use trash chutes that are placed in the hallways. This causes the hallways to smell absolutely disgusting daily. Today as I walked down to my apartment, the smell of rotten trash was so overwhelming I wanted to vomit. Despite this, they charge a $ 50 monthly trash fee, which is ridiculous to me.
— The staff is unresponsive to any complaints after receiving your lease. I’ve contacted them several times after hearing domestic disputes on a regular basis from a neighboring apartment and do not even receive a reply.
— The staff has decided to not inform you if you receive a package. If it is not picked up within a few days, they return to sender without ever notifying you it arrived.
— The smell of pot will become your perfume living here. The hallways regularly reek of it and it travels through bathroom vents and from others’ balconies into your apartment.
— The gates to the parking garage and main entrances to the apartment are regularly opened and unlocked, which is a huge safety concern. I signed a lease largely because of the safety features of a parking garage and secure entrance, but safety is not a priority here.
I would highly recommend NOT living at this apartment complex.

I have lived at Highlands of West Village since 2009 and I can’t wait until my lease is up so that I can move! The only reason why I have stayed as long as I have is because I haven’t had the time to move because of my job. The management team here sucks! I’ve been through 3 different management companies and all of them have horrible customer service! It’s definitely not worth the money. I pay over $ 1500 a month for a one bedroom with a loft and there still isn’t enough room for storage. Instead of building new apartments, they should have built garages so that we could rent them. There are constant break-​ins and management is very apathetic about it. Not to mention, the security gate is always broken and my fob never works! There was a security officer who patrolled the area but he was horrible as well and eventually left. The hallways are disgusting and always smell of trash, stale cigarettes and beer! Not to mention, the fire alarm always goes off! I also have not turned on my heater or air conditioner because my bill was so high and even with it off, my bill was still over $ 150!!! Who the hell is using all that electricity because I am sure as hell not! Management has attempted to fix the problem but their response time is ridiculously slow and I still haven’t heard from them! Worst of all, my apartment flooded during the winter months because the pipes burst and they still haven’t fixed the issue! Damn, I can’t wait to move! These are just a few problems on a long list of issues. If you value your money, do not waste it on this dump! It’s not worth it. :-/​

STAY AWAY… This is an overpriced GHETTO
First off I pay over $ 1500 a month for dirty hallways, Pest, broken gates, trashy parking lots and undisclosed expenses.
I have had a pest issue from day one. They claim to come spray at least 2 days a week and the pest are still there. I finally went to home Depot and purchased Pesticide to get rid of them.
The apartments are made terribly and cheaply. Everything is low quaility. The sinks, the tubs, the fixtures… everything is plastic and marks really easy. The doors have gaps at the bottom allowing outside bugs to enter the apartment. There are gaps and spaces where holes are in the floor that also allows bugs to enter.
The walls are sooo thin i can hear my neighbor peeing, taking a shower, personal conversations, personal relations with significant other, babies crying, etc.
There is a $ 25 charge for trash monthly that they won’t tell you about. What trash cost $ 25/month…this is such a ripoff. I would think for the amount of money they charge for these cheaply made apartments, trash would be a courtesy.
The water and sewer bill will be $ 60 easy without a washer.
There is one rude lady in the office. Slim tall blonde i want to say her name is Stacey. She will cause you to break your lease and risk going to jail for an assalut charge.
The gate is ALWAYS broken and it stays up for 3 – 5 days a period. Last time it was broken, there were significant robberies. They sent out a notice to REMIND US not to let people in the gates to reduces robberier. Well we don’t have to let people in because the gate is open bc it was broken!!! Duh!!!
The company is greedy and over charge for everything. I can not wait for my lease to be up and i JUST moved in. Please don’t waste your time or money!

I would encourage others to read all the reviews noted here — even the ones not posted or included in the overall rating. In my two months of experience here, the information presented is accurate. There have been multiple issues in the short time I’ve lived here:
1. Hallways and elevators are filthy — all the time. There are stains on the carpet that make me cringe when I have to walk past them. I’m embarrassed to invite family or friends over despite the fact that I rent a large apartment so that I can have guests occasionally.
2. The hallways smell like trash — all the time. Due to the trash valet service where residents leave their trash in the hallway for pick up, the building always smells like trash! I’m not really sure why there is a trash valet service when there are trash chutes on each end of the building! I’ve lived in high rise buildings in other cities and have never heard of such a ridiculous service. Plus the smell and trash bags and container are embarrassing if you intent to have guests over.
3. The HVAC system in my apartment is seriously flawed! It’s currently winter and one bedroom in my apartment is burning hot while the rest of the apartment is freezing cold! Maintenance has tried a total of five times to resolve the issue and even brought in an outside contractor — no change! I watch TV in a coat and boots and sleep with a fan running.
4. Apartments are very noisy. I can hear my neighbor cough and sneeze.
5. Maintenance will come and go from your apartment like they live there. I came home one day to find that someone had used the guest bathroom in my apartment without flushing the toilet! I live alone and only use my master bath so it wasn’t me. Disgusting!
6. Twice I had notes on my door indicating I have a package at the office but when I got to the office for pick up, the packages could not be found. Management claimed they don’t know what happened to the packages.
7. I agree that the weekend staff are highly unprofessional. They are abrupt and rude to tenants — — I’ve witnessed it to others and had the behavior practiced on me.
8. For the month of December, water and sewer bills were made available on Saturday and I received a note on my door the following Wed because they had not received payment!!! Really??? A whopping $ 42!!! So after riding in a dirty elevator, walking down a filthy hall that smells of trash, I get to my door and get a «friendly» reminder not to pay a 3 day old utility bill. Really???
For what it costs to live here, it’s simply not a good value for the money. I’ve been renting for 6 years in various US cities and this is by far the worst experience I have ever had. I purposefully pay premium for rent so that I don’t have to deal with these types of issues. Thankfully, I only have four agonizing months left on my lease.

This (Highlands of West Village) has been the worst apartment experience we’ve ever had for the following reasons:
— No screens on the windows, so can’t open up the windows without letting bugs in
— No microwave, so we had to go and buy one
— Poor construction: gaps when the front door closes (top corner and bottom side where one can’t really do anything about it); poor sealing in sunroom lets a lot of cold air in (i had to put about 8 rolled up towels around the bases of the walls). Needless to say, these problems have caused our electricity bill to be over $ 135 a month
— Incompetent package delivery: FedEx won’t leave packages at the office and UPS only does it sometimes. The manager says that she’s tried to talk to both companies but they won’t budge. This is the first apartment/​condo complex I’ve ever seen that has problems with UPS and FedEx
— No convenient trash chutes — must pay $ 25 a month for the trash pickup service that comes only 5 days a week.
— Raised prices on water/​sewer
— Staff members are not on the same page leading to confusion
— 5 or 6 balcony units flooded after pipes burst during that week of sub-​30 degrees. My guess is that the patio doors don’t seal properly and are not thick enough to keep out the cold wind (fortunately we don’t have a balcony unit)
This would be a great place to live if they just got the basic things right. We enjoy the convenience of having the restaurants, stores, and boutiques, but they aren’t worth the inconvenience of basic living problems.
