Established in 2009.

When our principle consultant & Licensed Property Manager Jim Straub decided to expand his services to the general public, he made a conscious decision to form a small company focused on maintaining excellence through individualized customer service. As a member & President of the Rental Owners Association, partnered with his landlord support & consulting services expertise, Mr. Straub is in touch daily with the needs & challenges faced by landlords & real estate investors today. As a result, he has developed a strong foundation of practical hands-​on experience combined with a deep understanding of local, state, & federal landlord-​tenant, rental property & fair housing laws.

I can’t say enough about the great staff at Acorn Property Management. I fired my FORMER property managers for SEVERAL reasons. Acorn staff cares about their tenants, the property owners, and maintaining properties to enhance the experience for tenants and give value to the owners. I have found the workers they hire for repairs and maintenance to be pleased with them too. They are dedicated, and reliable. They CARE.
I have had many bad experiences with other property managers in Eugene as well as Arizona and Texas. It gives me peace of mind to have Acorn taking good care of our rental home in Eugene Oregon. Heather is great for arranging maintenance, and Robin is great for showing your property.
As a pet owner who dearly loves my dog, I used Acorn’s pet policy for my Texas rental. Responsible pet owners should be able to keep their pet, and the Acorn Pet policy gave me peace of mind for my property.
In other states, I am charged a leasing fee on top of management fee, but Acorn keeps my expenses low, and at the same time, keep my rental in good shape long term.

So, I’ve held back from writing a review for a few months. I applied, was approved and moved into one of their houses. I wanted our relationship to season a bit, to see how they truly were. I honestly have never liked my landlords. But I do Acorn. I feel… I dunno… like a valued customer?!? It’s strange, but they all actually seem to like their jobs, are always cheerful and helpful. Blew me away, which is why I’ve procrastinated. I was waiting for the other shoe to drop, but it never has. They are totally ruining my opinion of property managers. If your looking to rent, don’t look any further. These guys are the real deal!
If anything changes, I will (of course) update this review. But for now, I am totally cool with Acorn. If anyone at Acorn reads this, keep up the good work. I can’t tell you how good it feels to be treated as if you really care, and want my business. :)

As out-​of-​state owners of two rental houses in Eugene, we signed on with Acorn Property Management in mid-​2014. It was at the recommendation of our Realtor, who also has campus rentals managed by Acorn. Prior to the switch, we had our properties managed by a different management company for several years. What a difference! While that company was good in the beginning, the service began to decline rapidly and we went 6 months without tenants in our properties. But that is another review. ACORN has saved the day and we are so grateful.
From the moment I spoke with the owner, Jim Straub, I felt confident we’d be in good hands. Everyone in the office: Jim, Tia, Heather, etc. that we have spoken to is friendly, competent and communicative. They have even gone above and beyond by trying to help me resolve an issue that was created by the other company when they authorized the building of a fence along the side of our property, blocking off a utility easement, without our permission!
As I’m sure tenants don’t want to get stuck paying for things that aren’t their responsibility, neither do owners! I have found, thus far, that Acorn addresses issues promptly and fairly. We feel very relieved that our investments are being properly managed.
If you are an owner looking for a great management company, give Acorn a call. We highly recommend them.

By far one of the best property management companies I have had the pleasure of dealing with. They are very responsive to our needs, have a great after hour emergency program and are fair and honest. I like them so much that I recommended my mother to rent from them. I HIGHLY recommend!

I recommend Acorn Property Management :) I’ve rented through Acorn for about 6 months now. Initially there were a few issues that had me concerned but the owner got in touch with me and was happy to help. I like the property and have been happy with their services.

As property managers, they have failed big time Our rental was inspected once in three years. Garbage was not mandatory in the rental agreement. 9 cats and 1 pit bull resided under and in the house. Communication was iffy at best. We got conflicting info from the owner and his employees. It took 2 months and $ 10 000 to clean the mess up.

I lived in a house for 3 months and moved due to a job relocation in Seattle, WA. The lease was month-​to-​month so it wasn’t a problem. The problem was being charged $ 52.00 for 2 light bulbs that were out (went out in the first week living there) and picking up leaves (I had dumped the last load of leaves in late November, so we’re talking about a week’s worth of leaves?!)
Also, charged $ 152.50 for carpet cleaning. I lived there 3 months. I’ve never lived in a place that has the tenant pay this upon move out.
«Touch up cleaning, including window tracks, oven, light fixture in bath, COBWEBS, front porch fixtures, and entry floor.» $ 36.00 I lived there THREE months. Marks on entry floor were noted on my move-​in sheet.
It’s a joke of a company. One of the real estate people repeatedly (as in 3 times) scheduled visits with prospective tenants to show my place with zero notice. Once i told her, make sure you call me to confirm the time. No call. The next week 10 minutes before they showed up they called to do a surprise drop in visit.
Lost $ 240.50 in deposit for things I’ve never been charged for. I’m a nurse, was NEVER home as I worked so much. It’s really just a joke they would charge this.
Thanks Jim and Tia! Amazing job making a job honest CLEAN and respectful tenant lose hope in ever going with a real estate company again!

Rented from Acorn for 18 months and was very satisfied with their service. Response to minor issues were prompt and a large appliance breakdown was remedied in less than 24 hours. The staff is professional and organized and very easy to deal with on a personal level. Would definitely recommend to anyone searching for a rental in Eugene.

My girlfriend and I started our apartment hunting day early with an Acorn representative, the property manager for some apartments in the Whit. After inviting us in to his place, he spent twenty minutes trying to copy our ID cards… then while we were (finally) filling our our application paperwork, he went down the hall and PEED WITH THE BATHROOM DOOR OPEN. Then he sat at his desk and lit a cigarette, which was a big help because we had been hoping to spend the rest of the home-​seeking day smelling like his ashtray. Thankfully we found another place later that day & never had to deal with the old creep in 4th avenue alley ever again! Interestingly, this was the only place that insisted we pay a cash application fee up front…
