If you want to stay here, look for Luiza! She would do her best to help you in every way she can with any issues to make your stay pleasant. She is very professional yet personal. She really is the best! I hope she is being recognized for all her hard work as she truly deserves it! Thank you Luiza! You have played a big role during my stay here!
Pros:
1.) Lots of trees and grass — nice community
2.) Great amenities
3.) Lots or parking
4.) Good customer service — Luiza in particular
Cons:
1.) Rental rate favors new tenants only (during their first year) while current tenants get the burden of the very high increase every year. It seems that the management would rather have the existing tenants moved out than give them a reasonable increase to stay. I had lived in Avalon for three years and left without hesitation because of the ridiculous rent increase (the last straw was the $ 700 increase which is about 28% increase — before renovation — really!!!). There is no consideration or incentive for being an existing tenant that’s why a lot of tenants moved out around the same time/​year I left.
2.) The management only cares about the $$$. One time I told management that the % of increase is very unreasonable and way out of proportion vs the salary increase %. I only mentioned the % difference to emphasize how unreasonable the increase is and the response I got was very insulting — «find a bigger company to work for»
3.) a lot of break-​ins — I had more than one storage break-​in during my stay here — suggested to management to install cameras because of the multiple break-​ins but to no avail (obviously because it costs $$$)
Overall it is still a good community if you can afford the rent and the risk of break-​ins.

I got word from management on the incident. They will be removing this gentleman from the project, phew! After all is said and done, the new digs look good. Hopefully none of the other residents have to deal with a bad apple in the construction crew like we did!

I am happy with my stay at avalon. Its been 6 months that i am living here and the whole complex, facilities, and the remodeled units are amazing. The management and staff also very good when it comes to repairs, packages etc. Kayt is a very sweet person and has really taken care of my needs. I would definitely recommend Avalon.

Do not move in to non-​top floor units unless you’re prepared to endure noise.
I’m on the ground floor, and the upper floor neighbor’s stepping noise is so loud, I can tell where exactly the person is.

Yes, the same is happening to me. I have to wear ear plugs when I go to bed.

I’m giving 2 stars because every since we have moved in (5 months) pretty disappointing things have happened to us.
1– within 3 weeks we were here we had a kitchen water leak from above the ceiling. Dirty water that started leaking through one of the kitchen lamps. They came to fix it, but it wasn’t properly done so the problem returned on the same day in the evening. I have 2 small children so I got really upset about such problem and my kids being exposed to such.
2– we had BATHROOM leak from the same apartment upstairs. All of sudden so much water started leaking in our bathroom and from the ceiling and it was toilet leak!
3– a mouse came into our house, I have no idea how! We are neat and we don’t keep food outside.
4– the other day a neighbor put a sign asking people to return a cart that was stollen from their door.
We have lived at avalon community for the past 8 years and 7 of them in Columbia– Maryland! Nothing like this ever happened!
I’m disappointed and not renewing the contract in this place!

Never move here! I wouldn’t pay $ 0.50 a year for this place, right next to the freeway, which is super loud 24/​7, and ups throws packages in this complex I was very glad to move from here. I didn’t get one good nights sleep the entire times –5 stars!!!

We stayed in Avalon Silicon Valley for an year and I must say that I do miss this community and the service a lot. Avalon is a very good community in terms of facilities and on time service. I don’t remember we ever had a delay of more than 24 hours of the service being offered to us. Also, the office staff is very friendly and prompt in their responses. One among them is Luiza Mendoza. Luiza is the very first person who contacted us when we booked our home at Avalon Silicon Valley. Ever since that day, whenever I have interacted with her regarding any problems we faced in our apartment or community service, she has always gone one step ahead to help us out and oversee that we get the service ASAP. She always makes an effort to give a personal touch with her interactions and pro activeness which had made us feel like we belonged to a big Avalon family. We no longer stay in this community, but I never expected and can never forget the great help and support Luiza provided to us during our move out. She proactively went ahead and asked us for a time period in which she would block the elevator to help us in our move out process. I never expected that someone could be so friendly and offer a helping hand to residents in their move out process. We appreciate and thank the Avalon Community for all the support and service provided to us during our stay in Avalon Silicon Valley.

I don’t live here but my boyfriend does. The security is horrible here. First of all, their gate at entrance is a joke. Anyone can follow anyone in. That gate is not keeping anyone out but people who live here who forgot their keys.
A couple weeks ago, I stayed over and parked in the guest parking lot. Someone poured a entire cup of coffee on my car. It wasn’t like someone spilt coffee by accident, but rather it was clear bad vandalization on purpose. It took me an entire hour to get rid of all the coffee stains.
Before this his roommate got his car broken into and thousands dollars worth of valuables were stolen. The apartment told them the camera was «out of service».
Do not rent apartment here if you want to live in safe neighborhood.

I have been living in this community for one year and this is a wonderful place to live.
I like all the amenities it provides, the pool, the fitness center and a nice walking area in the community. Luiza is a wonderful person to work with. She helps me with everything from touring the community, helping me move in and always be there for any questions.
The entire staff, both leasing and service are nice and friendly as well. Any request I put it online will get response within 24 hours. Every time when I walk into the office, they will call my name and always smile.
I’m a fan of this community.

I recently moved in Avalon Sunnyvale and my entire move in process has been very good.
Leasing Center: Yesenia from the leasing office helped us when my roommate and I came in to have a look at the apartment. She was very patient and asked for all the requirements that we were looking for. Also gave us all the possible options which suit us the most.
Also she was very prompt in following up with all the questions/​queries that we had. Since we required some additional parking spots she made sure that we get them in a timely manner.
Community: The community looks great with good amenities and a dedicated storage space in the garage. The gym is well equipped and better than the other communities that I have been to.
Apartment: The apartment was eligible for the upgrade and because of that we got the kitchen and bathrooms upgraded. Even though the upgrade was not as pleasant as we had thought of, the renovation manager Edgar took care of all the inconvenience that we had. There were some other minor issues that we had but the community had been prompt in fixing them.
Looking forward for a pleasant experience going forward.

I have been living here for 1 year. The amenities are good especially the remodeled gym. Most of their service staff are very friendly and professional.
And I really want to give 5 stars to Araceli, who has been very helpful during our recent move to the new renovated apartment. I have to take one star out because like other people l had one package lost (delivered at my door). And I would expect less things need me to submit service request to fix in the apartment.

In two weeks I will be moving out of Avalon at Silicon Valley, I have an amazing 3^rd floor 1Bd apartment with vaulted ceilings, tons of natural light and easy access to an elevator (which makes it very convenient when you have lots of things to carry, like moving!)
The amenities and customer service here have been 5-​star all the way. It starts with Luiza and her team, Yesenia and Araceli. The entire staff is extremely attentive and friendly. You can tell they love their job because they handle issues with a smile and quickly resolve work orders until they are 100% completed. Well done Hector and Oscar!
The gym here is fully stocked with a pro bike for spin, on-​demand workouts in a private room, weights galore, and each locker room is fitted with a sauna AND a steam room and private hot-​tub. The clubhouse, which is rarely occupied, is pretty awesome with couches and flat screens on the 1^st and 2^nd floor. Gas and charcoal BBQ, a lap pool heated YEAR ROUND, and a massive Hot Tub that is actually HOT.

Avalon silicon valley has the most professional and helpful staff I have ever come across. Kayt has been very helpful starting from tirelessly finding an apartment for us, to ensuring a smooth move and then even helping us find furniture for our new apartment. Sam is also very professional and friendly and made us feel at home. I also find it safe to live here so far considering the gated nature of the community and the security measures in place. The apartments are also clean and well maintained with nice pool gym and facilities and good storage space.

We lived in Avalon, Sunnyvale for around 5 years. We chose this apartment as it’s close to work.
About the apartment:
Nice apartments, well maintained with good amenities. Good location, close to offices and 101 free way.
Rents are high, but other close by newer apartments are higher.
About the staff:
Good maintenance crew, especially Oscar Nunez is very skillful and fixes things quickly.
New customer support supervisor, Sam Daoud, is very helpful. He listened to our concerns patiently and offered to help us and fix the issues. He also helped in providing data to the insurance company, promptly.

Not the best rental there is to offer!
They show great list of amenities and pictures but the most you would use is your apartment and the garage.
So let me tell you a funny story, since the past year of my residence here.
I’ve seen this gated community have multiple car break-​ins and multiple times the gates have malfunctioned. This is a gated community and the construction crew used to keep the gates open for the longest months last year, they take up more than some of the parking spaces available here so say good buy to extra parking for yourself and family members; they are making a mess at other’s rental apartments during their work and take no responsibility after themselves to clean up. They have constant secrurity and maintenance issues involving no security patrol during most of the nights, no working cameras on the property to identify robbers, no care of cleanliness in the gym and spa areas (steam rooms have piss and hair all over during most weeks), garages that are gated are not monitored by video cameras and by the way big trash is to be dumped in the garage and guess what you smell most week?! And a few residents who I know had car break-​ins asked for increased security or an action plan and they kept saying its under review!
Now ain’t that hilarious? Would you feel safe coming to such a property or using their facilities? Yuck!

I’ve been living here for 3 years. I enjoy the remodeled gym, swimming pool, Jacuzzi, bbq grills and community center a lot, and can’t wait to host poolside parties in the spring!
If anything is broken in the apartment, Avalon will fix it almost always within a day after receiving the electronic notice.
Avalon increased our rent a lot for 2016 partially due to remodeling of the apartment. However, when they realized that we didn’t receive the increase of rent notice 60 days beforehand, the manager Sam gave us a new reasonable quote. Talking to Sam was a pleasure!
I do have to complaint about car burglaries. My parking space is at the 1273 Lakeside Dr. garage. My car has been broken into twice in the past year. It will be great if Avalon could set up security cameras to protect the tenants properties in the future.

This story involves burglary, cops and management’s carelessness.
i request folks to think before signing the lease.
I really don’t like the way they replied when i reported a Diamond ring was stolen from my apt.
Clearly I asked the leasing office to cancel the AC servicing that day since I wasn’t going to stay home. Inspite of asking them not to enter my apt, the leasing office gave keys to third partY contractor the key to my apt. When i got home i noticed that someone entered my apt and that my ring was missing.
When i contacted the leasing office i was told that the Sunnyvale inspection officer was not available and there was not enough paper work so AC service man didn’t enter my apt anyways; But they confessed that they gave my apt key to the service guy anyways and he had the key for a couple hours at least.
I filed a police complaint, fingerprints were taken etc etc. They are still investigating the issue.
When i speak to Leasing office folks they give a rude ans saying the investigation has to be completed.
My point is how can they give key to my apt when i refused entry into my apt.

In a competitive and pricey market, Avalon Silicon Valley does well to keep loyal tenants within the community. With newly renovated apartments that feature a modern and open layout, along with a newly renovated fitness center that is open 24-​hours, ASV has kept themselves competitive to the new residential condos that have popped up within the past 2 years.
The deciding factor to extend my lease was one that is simple, yet adds the most value out of any of the comparable locations — service! From the General Manager, Jennifer, who empowers a team that provides compassionate and attentive service to all residents, to Luiza who went above and beyond to help me in my decision to stay in AVS. Luiza had followed up thoroughly throughout my consultation by providing updates and alternatives as they became available. Although very busy with many other community members, Luiza personalized the experience and made me feel as though I am a Family member, instead of just a client.
When comparing other options throughout the area, this had been a huge void for many locations. With Avalon Communities focusing on the service they provide as one of the amenities to its residents, they will always stand out amongst the crowd.

Forget the security part – main gate was jammed open all weekend and management did nothing. Emailed maintenance and left messages. At 11:30 pm we heard movement outside and opened our window to see three kids peering into the window of the unit next to ours. What else do you expect when two of the three main entrances are pried open all weekend?
Feel totally unsafe here and management makes no effort even when the issues are pointed out to them. They care more about signing up new tenants than actually doing the right thing for the ones who pay $ 3200+ for 10 year old apartments.

Four stars is all I can give, Avalon Silicon Valley, for your 5^th star has left you…
So bittersweet.
My family has called Avalon Silicon Valley «home» for the last 5 years. This place has been witness to a lot of wonderful memories and to my growth. The staff has been nothing but nice and supportive when it came to me and my children.
«This place is a resort !» Is what our friends would often say when they would come to visit us in our little «big» home. Although we are in a little apartment, our amenities expanded to a monstrosity of two pools with sizable hot tubs, one pool with a luxurious club house which had undergone a renovation within the 5 years we stayed here, a very nice fitness center which also underwent a recent renovation (male/​female separate spa), a nice picnic ground, basketball court, basement parking (gated), palm trees, fountains, peonies, irises, lilac trees… Storage room…
What about Belinda greeting me by the gate and giving me and my kids bagged breakfast on Mondays? Where else does that happen? Then there would be these meeting your neighbors events at the Cabana/​Club House…
Such fun !
Will I ever forget my dog’s favorite guys, the maintenance crew? Marco and the rest who never gave up on me even with my Direwolf in the house…
They even kept my mail and my packages, weeks after my family have left because Amazon delivered my subscriptions there. Thank you, Luiza — absolutely a darling over the years.
Living at Avalon is pricey (heck it was !!!) but it was all worth it.
