As days pass by living in Reed square is just getting bad to worse. we have more creepy bugs in our apartment. More spiders more earwigs and we are told that this is a perennial problem in all over California. really ??
Sorry state of affairs. Waiting for my lease to end and would never come back nor would recommend this place.

The Good:
The on-​site manager and maintenance staff are friendly. The maintenance crew is especially solid. They are quite responsive to maintenance requests and are timely and professional when dealing with routine maintenance tasks.
Units are spacious and offer plenty of storage. Backyard space for ground units are wonderful for gardening, lounging outside, etc.
The grounds are well maintained and clean.
The updated kitchen cabinetry and appliances are a nice touch and very functional. No complaints with the laundry machines either.
The Bad:
Can’t be a good sign when the property manager gets replaced on a regular basis. In the span of a year or less, Reed Square has gone through three property managers (Kelly, Adam, and now Michael).
Walls are thin (as are most complexes) so noise will travel. The bedrooms are positioned completely adjacent to your neighbors’ bedrooms so there’s always that to consider. If you live on the ground floor, be prepared to hear heavy footsteps from your upstairs neighbors. You kind of have to hope to get lucky with the neighbor situation.
The swimming pool is rarely heated. And it should be illegal to call their room with a treadmill a «fitness center». A treadmill, an elliptical, a mirror, and a couple exercise balls does not make a gym.
There is no guest parking. This lends many challenges and headaches to hosting your friends and family.
Rental rates here are too high for the issues the property has.
The Ugly:
One word: termites. Yes, there is a serious termite problem here at this property and I wouldn’t be surprised if Essex management is wondering what sort of a mess they have on their hands. Many of the apartments ceilings are comprised entirely of wooden beams throughout the entire apartment except for the bathroom. I recommend you thoroughly check any unit before moving in for pest control treatment holes, termite activity, etc.
You may hear the termites munching through the ceilings or wooden beams. You may see termite droppings. You may even see termite swarmers break out into your apartment on the hot summer days. Trust me, you do NOT want to endure the stress and anxiety associated with dealing with termites.
Bottom line — we’d like to continue staying here but if we don’t see improvement it’d be hard to justify.

This review is specifically for new community manager — Mike Wallace.
After living happily around 4 years at Reed Square Apt, we never thought that the new community manager will send a move out statement for $ 650. YES! $ 650? Isn’t this crazy ?
We have scheduled three appointments before we move out for the final inspection but they did not show-​up and just decide to send us an invoice. What is more surprising is that they are charging $ 766 for the carpet replacement.
I hope Essex Property will read this review and save the Reed Square renters from the future troubles. Thank You!

Hello, I just had to let Unilocalers know what a great property I toured. I was greeted in the friendliest manner by a young gentlemen named William Salas. He was on time, and right away got me a cup of coffee and began the tour. He is very professional knows everything about this property. I had many questions, and he answered all of them. The environment is very well taken care of, no graffiti or trash laying around. As we walked he was approached by more than a few tenants asking how his family is doing ect. This tells me he makes himself accessible to all who live there. I am looking to relocate in this general area and a place this well managed would be my first choice. We then went to the pool and Bbq area. EXCELLENT. The area was spotless, the pool is so clean the Bbq’s had the cleanest grills. Perfect for outside entertainment. William is a very nice young man, I like to know people still provide one on one customers (possible client) service. When I make my decision, his knowledge and professional attitude is going to be a main factor. I highly recommend a tour of this location and ask for William Salas he is going to make your tour very pleasant.

Pros:
Nice apartment. If you choose the ground floor you get a small yard, and if you choose the 2^nd floor you get a nice high ceiling. Overall the apartment complex is a moderate size and not as packed as other apartments. I have to give credits to the maintenance team, especially Will. They took care of your work orders very quickly and do really good jobs.
Cons:
Current management team is not as responsive as the previous manager Kelly. Kelly replied emails and returned calls very timely, but the current management team is totally not the same, not even close. The gym is small and only has a couple equipments.
Also, this is a pet friendly apartment, but a lot dog owners don’t clean up after their pets. Dog poops everywhere in the lawns and garden areas.
I have friends living in Santa Clara with nicer management team and cheaper rent. I will consider moving if Reed Square does not improve.

Great place to live! Adam is a wonderful property manager. Yesterday we had Taco night at the pool and it was fun. He gave away gift cards and I was one of the lucky winners! The grounds here are nicely kept and maintenance is very responsive to request. I’ve been here since July 2015 and it’s been spectacular! I highly recommend this apartment complex.

I like this place a lot. I have been here for just over a year. The management is responsive to needs when they are brought to their attention. The grounds are well maintained and presentable.
The reason I am writing my review is based not only on the past 12 months but also because of my recent interaction with adam. Have had an on again and off again leaky faucet issue. He helped get some one to address it shortly after I brought it to his attention… this is expected. What really impressed me is the next time I saw gim… he ask if the issue had been resolved to my satisfaction (ot was).

Maintenance team is great and cool but… Management is pretty bad, often leaves before closing time, almost never responds at emails, too often late on processing your (on-​time) payments and you get hit with fee from utility companies. neighbors way too loud and rules are ignored. New units are nice, but overall community is not worth the $ at all.
*EDIT: Review above is rating experience so far. I met Adam, new manager in the meantime and I’m looking forward for improvements!

Pros:
Very lovely looking apartments, specially if you stay in the 2^nd floor.
Sufficient storage for an apartment
Decent pool
Clean maintenance
Cons:
Tiny gym
Maintenance response is very good for a work request, but you need to walk in the leasing office. They won’t answer the phone calls usually
No sufficient guest parking for 2^nd car (even on the road)

Special thank you to the management and maintenance team! After reporting of not having hot water, our water heater was replaced within just a few hours! Personal thanks to maintenance supervisor Will from the happy Reed Square residents! Thank you! You guys rock!!!

So they are the rudest complex I have ever lived and I’ve been on my own for a LOng time they added charges to our rent without notice and gave us about two weeks before our move out date to let us know… they charge for parking and there’s nothing protecting our cars and nothing even guaranteeing us a spot even though we pay for it they do construction and turn off the water so inconveniently for their tenants and they are just so inconsiderate they do nothing for us but they charge and charge for every little thing they can it’s a decent place but we were kind of forced to keep our lease bc none of us knew about the higher rent until last minute and there was no where else to go otherwise we would left this shit so long ago so mayh people moved out recently and I now know why… fuck reed square apartments and I can’t wait to move out to a complex that some what cares about who lives there ridiculous how rude and inconsiderate they all are… just plain sad how people don’t care about people anymore and it’s all about money

The place looks nice, has great amenities and the new management is professional. Unfortunately, the termite problems from the previous owners are still an ongoing issue. If you don’t mind living with termites falling from the ceiling and climbing out the walls, you will be happy. If, however, you want a clean building free of pests, you should take your business elsewhere.
I’ll see how these problems progress, but to date, the scope of the termite problems have not been addresses and we are slowly seeing our nice decorative walls and ceilings melt away (that last part is a bit exaggerated for effect, but it’s how I feel about it). I am
seriously worried about all our furniture and will look for tips on protecting them.
UPDATE: They dealt with the problem after about 2 weeks. Which, it turns out is the typical turnaround time for popular exterminators. We aren’t seeing termites anymore and we expect the damage will be repaired if they don’t return.
