If I could give this place a 0 minus I would. This was my very first apartment and I lived here from Summer of 2009 to October of 2011
THE STAFF IS THE WORST. THEY ARE JUST MEAN
VERY OVER PRICED

Since my review, 2 years ago, management has changed.
We have moved out for different reasons but in our last few months I noticed that management seemed less organized than before.
For example:
— Garage door was broken for over two weeks in the last few weeks of us moving out.
— I turned in my 30-​days notice in September. They scheduled a pre-​inspection to identify areas to clean. I did clean them, but they still charge $ 160 for professionally cleaning the apartment. I was told that, «Even if you professionally clean your apartment, we will still charge you because we do it at our standards.»
— Turned in my keys at 8:30am on the move out date. Then 3 days later I received a call saying I failed to turn in my keys.
I have since moved out but was told that I will only hear back in 3 weeks to get my deposit back. This is after I provided a break-​lease check, and a pro-​rated check for estimated bills.
In the past, management was outstanding and that was the reason we were willing to pay a higher rent. I am afraid to say I cannot say the same now.

Run AWAY as fast as you can. I wish it was possible to give a zero or a minus mark.
The worst, the most incompetent and the most disrespectful management team that can ever exist in an apartment complex can be found here…
Anne P. and Jackie S. are so disrespectful besides being incompetent that I don’t believe a single word exists to describe this situation.
I have filed a CIVIL LAWSUIT in San Jose court against this company for trying to charge me more than I owe.
A list of incidents can be found below: (unfortunately this list does not cover all the inconveniences caused by the management)
–I was called a «LIAR» when they could not manage to find my rent check that was sitting in the box for a day and sent me «rent late» notifications. Jackie S. called me, did not even let me talk with her loud, annoying, squeaky voice and hung up the phone on me before I could explain. When I went to the management office, my rent check was sitting on her desk, but she proceeded to try to suppress my explanation. They blatantly called me a «LIAR» for their mistake of not finding the check in the box. Upon this incident, I gave them a VERY CLEAR notice that I will be moving out, in writing.
–I moved out about 1,5 months after this incident. In the mean time, I was also out of my job so did not want to pay upwards of $ 2000 every month to this company. I moved out on March 3^rd, planned to pay the lease break fee equal to one month rent ($ 1965), the «concession» of $ 500 they gave me to lure me in to signing a lease, a total of $ 2465. However, they sent me a bill in the amount of $ 3478, saying that I have to pay rent until March 16^th. If am paying the rent, I wanted the keys back, they refused to give me back the keys. My apartment was empty starting March 3, they have been advertising it online, starting mid-​early February, but yet, they want me to pay extra rent on top of all the other costs I mentioned. Also on top of having called me a LIAR due to their lack of competence.
We will see in the court, I will NOT let this creepy company steal my money during a time of hardship. These people are disgusting and past beyond all levels of disrespect.
I would recommend you run away as fast as you can from this ridiculous place and get housing wherever else you can.
–EVERY morning, yes I mean, EVERY morning, a guy walks around casually starting 9 am for 1,5 hours with an extremely LOUD leaf blower in his hand. If not that, they’re mowing the grass. You’d think this place contains lush gardens… Are you sleeping? Trellis management doesn’t care. Are you working? They can’t care less… Extreme road noise from El Camino Real was my worry when moving in, but the earplugs cannot even help me sleep or work due to them trying to make their 2 inch square grass look good with their MOWERS and BLOWERS every single day at or before 9 am.
–The key they give you for the gym does not open that door so you try for half an hour trying to get the right angle (every tenant has the same problem) — They don’t care.
–If you’re from out of state, they will lose no time reporting your car to the police.
–They don’t take their time explaining when you rent out the apartment (J. was frantically trying to get out of work at 2pm on the weekend so she did not even walk me to my apartment), but when you park at the wrong spot, they mark your car and try towing it right away.
–I’ve had all kinds of bugs (large spider to things I can’t even name) in the apartment.
So, I am trying to find a new job and instead of trying to be reasonable, accept their mistakes and get a good review, they’re trying to charge me more than $ 1000 than I owe! These people sit in their offices just to wear some new outfit to work everyday and be mean to residents, serving is not even in their list.
AVOID AT ANY COST!

For the most part, living here was a very pleasant experience. The property is
taken care of very well, the residents are all very good people and it is a quiet
environment ideal for small families. The gym is small, but very clean and well
maintained. There is plenty of parking for guests, and it’s never really hard to
find yourself a parking space. The maintenance crew is very good at what they
do and they also act very professional and kind. To say the least, I really enjoyed living here.
When I first checked out the apartments, the leasing agent, Jennifer did a great
job of showing me the unit I was interested in. She is a very cordial and genuinely
kind person. My wife and I sincerely liked her because of her kindness and professionalism. She always handled our concerns with a smile and helped us
in any way she could.
The reason why Trellis Square only gets 3 stars is because of the unprofessionalism of the assistant business manager. This person was only good at putting a fake smile on, and being passive aggressive. My wife and I always tried to avoid handling requests or issues through her because she was just an overall unpleasant person to deal with. Many other residents that we were friends with agreed. She made many mistakes, which makes me believe she’s unqualified for her job.
When it was time to renew my lease after the first year, she had made a mistake on the new contract. She hadn’t put the new raised rent price on the agreement, so I ended up having to sign another whole lease with the new price. (I had to be the one to tell her about her own mistake) I had never received my own copy either. 10 months later, I had to break my lease because of an unfortunate event, and I had asked them to do anything they could to waive the early termination fee, but they said there was nothing they could do. When I asked for a copy of the lease renewal, the assistant business manager told me that the date was wrong. She had wrote the wrong year for the renewal. That meant that they could not enforce an early termination fee because the contract was invalid. The fee was then waived. I was lucky to have asked for a copy of the renewal because if I hadn’t, they wouldn’t have done anything to help me waive the early termination fee.
Trellis square is a beautiful living community with many great features. I recommend it to anyone, but just make sure there’s no mistakes on your contracts or renewals. Most of the staff is very good at what they do. I guess I was just unlucky to have dealt with the worst person.

This review is for the leasing office and its ridiculous policies. I never lived here, but given my experience with the leasing office, I definitely would not have considered it!
I had an appointment to go view some apartment homes at Trellis Square. Upon arrival, they asked me for my ID. This seems to be pretty common at all apartment complexes as I’ve been asked for my ID at other places. The difference with Trellis Square is that they REQUIRE you to have a US Government Issued ID. Unfortunately, I just moved here from Canada, and I have not had a chance to get my california’s drivers license. Believe it or not, even though I was physically there to see apartments, they REFUSED to show me because I didn’t have an acceptable ID. How dumb is that??? They said I needed to come back with my PASSPORT. WHO CARRIES THAT WITH THEM? It would have been helpful if the lady on the phone informed me to bring a US government issued ID (or passport) before I got there.
I have viewed many many apartment complexes while searching for a home and none of them (except Trellis Square) had such a ridiculous policy. I would hate to know what other types of policies they enforce on the residents who live there.
Thanks for wasting my time Trellis Square. I’m happily living at another apartment complex.

This place is fine. I lived there for most of 2009. It looks like the prices have gone up a lot since I moved out. The apartments are remodeled but are small. The 1 Bd is less than 700 sq ft. The place was quiet but the gym is small and the pool is adequate. We never had any problems with the management. Basically it’s a remodled 70s era complex where the finishes are nice but the bones are basic. I give it 3 stars only because the value is questionable based on the price increases.

I stayed here from July ’10 for 8 months in a 1br/​1ba and truly enjoyed my time at Trellis Square. I couldn’t have asked for a better experience.
I stayed in one of the newly renovated units and loved it. Plenty of living space and a huge bedroom where I was able to fit a California King size bed, large desk and dresser. The amenities are nice. I didn’t use the pool that much, but did use the gym weekly. Parking is gated and I didn’t have any problems with break-​ins. Had a nice fireplace. Large balcony.
Octavio, Jackie, and Jennifer at the management office were very accommodating with every request I had. They were very helpful which was a big plus for me considering I had just moved to the area. They definitely went above and beyond whenever I needed their assistance.
I would highly recommend this place to anyone looking to rent. If I didn’t buy a new home I would be definitely renewing my lease here. Hope this helps!

Wow… i’m surprised this place got solid 4 to 5 stars. My co-​worker is living here as a traveller for a few months so I got the chance to hang out in her apt. She’s got a 1b/​1b.
The exterior looks nice but the interior is very basic. The cabinetry to the kitchen looks really cheap and plastic. The AC is not central air believe it or not. It’s one unit.
PLUSES– The place is quiet and gets a lot of sunlight. Plenty of parking.
I’m just surprised the interior looks very different from the exterior.

If you get an apartment on the east side, you may suffer from the incredibly loud car wash next door. The amenities are nice, but it is truly expensive to live here. The only reason we stayed was because they allowed a 3-​month lease. We found a nice, big, quiet house to rent and are paying less than half now.

This is an amazing place to live because it is very quiet at night with great amenities like a huge pool, gym, and media room. The rooms are spacious, in good condition, and the walls are thick enough so you don’t hear your neighbors’ conversations. Each room has a washer/​dryer, dishwasher, balcony, and garage parking. The location is perfect because you are 10 minutes away from Santa Clara or San Jose. Also, the staff is very friendly and prompt and they keep very convenient hours.

I lived at Trellis Square for just over 2 years and moved out in September of 2007. Overall, the place is solid. The apartments are generally well kept and maintained as are the grounds. Whenever we asked the staff to fix something the response was pretty much by the next day — very prompt.
Also, you just can’t beat the location. You’re right on El Camino and a few blocks away from Lawrence. While you’re on El Camino, many of the apartments are located off the street so you don’t get much noise and it’s safer. There’s lots of great food options around in any direction you go.
So that’s the good. The bad? Rent increases were particularly steep. After my first year I recall my rent going up somewhere along the lines of 15−18%. Same with after my second year. Not only are the increases steep, but the initial prices were on the higher side to begin with. Don’t get me wrong, it’s a nice place with good upkeep, so you get what you pay for, but just know you’re going to be paying for it.
Also, if you have a problem with silverfish, you may want to avoid this place — it was crawling with them. We had maintenance look into it once or twice and we could never get rid of them. We started naming them and referring to them as «pets».
The walls are also incredibly thin. We’d hear booming noises from the TV below us and it sounded like giants lived above us. Plus if you don’t like smokers, you pretty much can’t leave your balcony sliding glass door open because there are plenty of people on their balconies smoking and it comes right on into your apartment since they are located so close to one another — along with any noise coming from the apartment.
And last, I had some up and down moments with the staff. All of them were fairly friendly, and Jackie did a great job in particular.
Sometimes though, it’s challenging locating the staff. They’re supposed to be open specific times on Saturday but I can’t count the times I went down there and no one was around. I understand showing prospects around but these guys were gone for several hours at a time.
Parking is decent here — not spectacular, but OK. I asked the staff if I could pay for an additional underground parking spot and was told no. I asked if they could put me in touch with another resident who might not be using theirs and was told no. So basically, zero flexibility there.
There was one incident where they were re-​tarring the parking lot. They sent out a letter letting everyone know they’d be doing this and stating that they’d leave a way to go in and out of the facility. Well, what they didn’t say in the first letter was that they’d be locking the garage doors and if you didn’t get your car out of there you’d be locked in. I wasn’t one of those people, but I did see lots of people really really mad that they had to be somewhere and couldn’t get out. Also there was no easy path out. I was moving a bunch of stuff that day and had to carry it out through the neighboring apartment complex — a long way. Complaints by myself and some other tenants I saw fell on deaf ears and I personally received a sarcastic reply by one of the staff.
All in all, the place is decent, a little high priced, but a decent place. I’d live there again.

We’ve been here for a year. No complaints. Great neighbourhood. Easy access to a variety of food choices.
Wish they didn’t increase the rent!
