We work with Tacoma PMC and highly recommend using them for your property management needs. They are very professional and the homes they have us cleaning are very nice. They have very high expectations and to me that shoes a high level of professionalism. We love working with them.

Tacoma Property Management has taken care of our property now for a few years. Andrew has gone above and beyond for us. When we started out we were managing it by ourselves from out of state. We had a renter who was paying us 2 to 4 weeks late EVERY month and we finally found Andrew. He had that renter moving out and a new one in without missing more than a weeks rent. Andrew always returns my text messages and emails and when we need to speak he is there for us. They have also been great taking care of the house. They have great people lined up when we need things painted etc. We are really happy with them and would not hesitate to tell our friends about them.

I own a house in Tacoma and live in Everett, so getting to the south end for me is a bit difficult. Derik and his maintanence crew are great and have helped with all of my requests. Had a bad renter and when they left my property Derik really had my back and best interests in mind. Great company to have for your rental!

This is a great company because of their ability to rent out places in a timely manner. In the last 2 years+ I have probably had this place vacant for 1 and a half months. They are very good at getting tenants.

I turned over 2 of my rental properties to Deric in June. He had them rented in under a week with top dollar rents. I have received my rents in a timely manner, statements are available on the website for me to see anytime. I am very pleased with the service and the quality tenants that I have in my rental homes. As a Realtor in the area, I am picky and had my choice of several Property Managers, I am very happy with my choice and will continue to refer Deric to clients and co workers.

I have rented through Tacoma Property Management for 2 years now and have continually been impressed by them. There are times I’ve put in for a service request and before I’m even sure the email is sent the phone is ringing. They showed some compassion when I was called out of town on an emergency and forgot to deposit my check. Andrew in particular is amazing — he has many times gone above and beyond the call of duty for me which I never expected but appreciate so much!

I started working with Andrew and Tacoma PMC 4 – 5 years ago to help with my properties in the south end. I was having a hard time finding and vetting good tenants, and driving an hour in traffic each way to show the places was insane. Not only has Andrew helped me find quality long term tenants, he helped me resolve issues with problematic renters from before. Now that I live out of state they are a life saver. They handle everything including all the midnight calls. I just get a direct deposit once a month. Any work that needs to be done is billed out at a reasonable rate and is done quickly and professionally. It’s good for me and good for the tenants. I’ve recommended them to friends and colleagues and would highly recommend them to anyone else. They are great people.

I’ve been an out-​of-​state owner of a property in Tacoma for over two years, have worked mostly with Andrew, and have been very satisfied. My emails have always been returned in a timely fashion, and I’ve never had any problems with the management of my property — appliances that needed to be replaced have been replaced for minimal cost, I’ve paid very little in maintenance fees (even for complete repainting of the outside of the house required by my HOA, and other similar projects), I’ve had very little time when the property was not rented out, and I always got timely owner statements in email before they switched to the current online service for those.
I wouldn’t hesitate to use their services again for another property.

I was an owner of a property in University Place and used Tacoma PMC services for about 3 years. Deric was my primary contact and although he was sometimes hard to get a hold of at times, he would always return my calls. The key here is to not contact the main phone/​email, but instead get a direct phone number and get in touch that way. Deric was very good about getting new tenants when we had turnover. They do their due diligence and keep owners completely in the loop when finding/​vetting new tenants.
Pros:
They contract with home maintenance companies to get services at cost.
They will go out of their way to assist in appliance purchase. Being an out-​of-​state owner, this was hugely important.
Diligent work to always have a tenant in the house. I never had a lapse in vacancy.
Lower cost (9%/month + ½ of first month per year) in comparison to other companies (10%/month + ½ of first month per year) from what I saw.
Cons:
Very difficult to get in touch with, clearly. However, keep in mind that their property managers are working almost 100% from the road in some capacity. June/​July is their busy season because everyone wants to move during these months.
Didn’t always get my owner statement for the month and needed to request. They were transitioning at the time, so somewhat understandable, but it could’ve been a more seamless transition.
Other reviews stated that they changed offices and were not able to be found, but I never had that issue. Their website clearly stated their current office location.
If I had a rental in Tacoma again, I would definitely use Deric’s services again.

The property my wife and I saw was very nice. We were cautious due to bad reviews on Unilocal and BBB. We met Andrew at property to view house. When asked ahout company and bad reviews, Andrew shrugged and said «People complain… people get evicted».
I waited for more of an explanation or reassurance about maintenence and responsiveness from the company but Andrew didn’t seem to care.
If the man can’t take the time to do his job then I would rather live somewhere else.
I cannot recommend this company from my experience.

First off, if I could give ZERO stars, I would. This company, (Jason, Derek) are HORRIBLE at communication. As in, there is NONE. They don’t return your phone calls OR emails. And if they do, it’s days later when they promise you an hour or two. They are LAZY LAZY LAZY.
Here’s our story: My boyfriend has a house that he has rented out using TPM for 2 years. The first year lease we had ended prematurely, but no extra funds were collected. In fact, the yard was left COMPLETELY TRASHED, complete with the fire-​pit being dismantled and thrown across the yard… but was the deposit withheld like we requested? Nope. And was there items and garbage left inside the house after move out? Yep. Tenant charged for that? Nope. Our PRIVATE number was also given to the tenant, who harassed us about motorcycles being driven in the neighborhood and noise complaints. WHAT?!! Why were we EVER contacted? Isn’t that the property managements’ job?!
Also, our house was never marketed correctly. It was on ONE WEBSITE. It was also extremely UNDER valued, because we listened to them when they told us that we wouldn’t get for rent what we were paying in a mortgage. Turns out every house renting in the cul de sac was renting for more than ours! Our leasing agent was just too lazy to market, so he under valued for a quick sale!
And another thing, these agents (Jason!!!) promise everything and deliver nothing! I just called to see where the deposits were (which accounts) for the withheld security deposit from the torn up back yard, and he had no clue! He actually thought the previous lease had left AFTER their lease was up. WHAT?!! He also said he «doesn’t remember» if he ever did a walk through. Again, WHAT?!! That is part of the lease agreement and WA landlord/​tenant law!
If you ever deal with Andrew, I sympathize. His voice mail box is always full, so you can never actually leave a message. If you leave messages with the receptionist, you will never (i’m not kidding, i have still yet to hear his voice) get a call back. His OWN receptionist apologized to me and said she can never get ahold of him either, and that «sometimes» texting him works (it doesn’t). How are you never in the office, and your own employees don’t know how to reach you either!!!
Last but not least, when rent was 9 days late by the current tenant, WE had to contact THEM to figure out why it was a no-​show. His response? «Well, it was a holiday weekend, and it was their first couple months on lease, We wanted to give them some lee-​way.» I’m sorry… WHAT?!! Unacceptable. I demanded they immediately slap a pay or vacate notice on the door and collect rent immediately. Why was I doing THEIR JOB?!! It made us late on our mortgage because of their blatantly lazy and inadequate attitude.
Bottom line… What kind of a business runs like this?!! We have had enough. These people just take your money and you end up doing the work yourself.
Go with Windermere Property South (Kira) and save yourself the heartache.
**update. It’s been 5.5 weeks of us emailing & calling to schedule a face to face meeting to discuss ending our services… with ZERO response to our request. Who ARE these people!!!
**1/​24/​15 update: had TPMC served. In process of suing for damages. Our lawyer said they were hard to track down, as they have moved and changed number multiple times. So shady.
Update: ³⁄₂₀₁₆: anyone else find it suspicious that there are 5 – 10 reviews from exactly 3 months ago (TO THE DAY) with raving reviews of this company? BUYER BEWARE!!! You can’t fake a failing BBB review!

Do these folks ever return a phone call? No one ever answers the phone and the voice mail appears to be a black hole.

It is funny how I have a similar story as those who rated these folks with one star. Tacoma PMC is ridiculously hard to get a hold of. We were tenants of theirs for a year, good tenants at that, and were getting ready to leave due to a military PCS. We tried to call them multiple times to let them know of our leaving, and make sure that we were going to be able to get our deposit back. Since they were not answering our phone calls, we had to physically go down to the office and speak to them. Andrew said to call/​email him a week or so after we left (to give them time to do a walk through) and then he would let us know about our deposit. After that time frame has passed, we called and emailed them multiple times. AGAIN! This is a warning to future tenants that these people are too hard to get a hold of. In other words, customer service is not a part of their work ethic.

Call them a few times about rental property, and they said they would call back, which they never did. I tried calling again, and leaving a message, still no call back. Company still has the property up for rent. This company is crap to deal with, good thing I never rented from them, I could only image how they would deal with a problem.

My wife and I just looked at a property with Andrew, and we were told that we would be able to get the property for a certain price if we submitted our application by a certain time. We did exactly that, and we were told later (after repeatedly trying to contract Andrew) that the owner wanted to go with somebody else. After we submitted the application, we were concerned that we wouldn’t get the house, and that is exactly what happened. Even after getting the email that the owner went with someone else, we still did not receive a call from Andrew to contact us directly. Absolutely terrible experience, and we will not use this company again. We understand that the decision comes down to the owner, but if the property management company representative told us that something would happen, we assumed that we could trust him. I am usually a pretty understanding and patient person, but I will definitely be telling everyone I know that Tacoma PMC is a company to avoid.

Andrew was fantastic. I put my house up for lease and he was able to quickly find a renter that met my requirements. He takes care of both parties and is a great intermediary between me and my rentors. Highly recommend. He’s been managing my property for the past year and a half and I’m going to keep using him as long as I own the property.
