IMT Tuscany Bay

7 days ago, my husband and I drove here from a very small town in North Dakota (over 2000 miles). While staying with family, we found this place the second day of looking and only had 4 total days to find a place before my husband had to fly back to finish out his last 3 months of work! Applying, signing, and moving in only took 2 business days. Price was right and our leasing agent Cody was nice, informative, and very helpful. The apartment is leagues above what we have been used to for the last 20 years in Podunk-​nowhere; we were paying a scant $ 100 less in ND for a 1 bed, 1 bath apartment compared to the larger 2 bed, 2 bath we got here! Our ND place didn’t have any amenities nor could we have pets, but IMT Tuscany Bay gives up a pool, fitness center, office area, volleyball court, grills, and the ability to have pets! Love the apartment and completely love the Westchase area. Everything is close by and so far I feel very safe and secure. Happy is an understatement.

Since IMT took over everything has been great! I’m disappointed that there are no pictures of the amazing red carpet party the staff threw for us in the clubhouse complete with live jazz, a limo to drop them off at the entrance, an actual red carpet, and bites to eat. It was held on the same night as the Unilocal event as Jackson’s, and you know we couldn’t have missed that for anything. There’s a new pay kiosk in the gym that takes all forms of payment, the gym itself has everything, the restrooms were revamped and stay spotless, the lawn crew is the best I’ve ever witnessed, and the maintenance crew always earns glowing reviews after a quick fix. Still wanna see some party pics, c’mon IMT!

I have been very happy here at IMT Tuscany Bay. I have lived here for 2 years. I am pleased with the changes that IMT has brought to the property. Maintenance is awesome and responsive. If you call them come out in a timely manner. The staff is very nice — esp Carmen W and they put a lot of work into the grounds. The only issue I have is that I continue to see roaches/​spiders on occasion but that is FL for you and the bugs are inevitable (sigh) — but they are on occasion only. They do offer a weekly pest control which I take advantage of monthly so that does limit the bugs. There are no mice or rats in my apt so I am grateful as I hate them the most. lol!
I wish they would renovate the apts as they are dated (i think the complex is 11 years old if i am not mistaken) but I don’t want to a) deal with the renovation — mess and time it would take b) pay any higher rent than I am paying — which I feel is a fair rent for Westchase but still pricey as the apt is dated but I refuse to pay the outrageous prices for other places in this area. I saw that other folks had issues with packages. I order online all the time and NEVER have had an issue (larger packages go to the office and I just pick them up). I live on the third floor so not sure if that is an advantage. I never ever hear any noise — it is like a tomb which I love as I come home to peace and quiet and I work from home. There are a lot of kids here — and I mean a lot — they do make noise playing but it is not bad. If it does get bad, I call the office and they come out and deal with it. All in all I am pleased to live here. I was not happy with the gym construction either but love the renovation and cancelled my own gym membership and now workout there all the time. Also the Westchase location which cannot be beat!

Welp, since IMT now owns the property, it’s time for an update because everything in my previous review is now invalid. Everything is new now. Web portal, grounds crew, office staff, leases, etc.
I’ve been here since 2006, and I’ve seen a lot of change, but for some reason, this IMT purchase had me worried. Maybe it was the fact that this was a huge corporate residential machine that owns hundreds of properties across the U.S. Maybe because their logo is fit for some sort of chemical plant tucked away in the industrial section of a city like Akron, OH. Or maybe because they let the entire staff go, some of which I had known for years. My concerns were for not though. Since the IMT régime change, they have done nothing but improve the complex. After being in one place for so long, the disrepair isn’t always so obvious, so when they began fixing things I didn’t know were broken, I knew everything was going to be okay.
Fresh paint everywhere, trees trimmed, trees removed, sidewalks fixed, new sidewalks added, curbs repaired and the carwash finally works properly. But the biggest change was yet to come. For nearly 6 months, the front office, gym and pool would remain closed for renovation. Yes, 6 long-​ass months. I didn’t realize the impact of casually using the gym until I could no longer easily access it. I mean, they offered us a discount at the fitness joint around the corner, but ain’t nobody got time for that.
Well, it’s July and all of the renovations were completed about 30 days ago, and everything looks great up front. I look forward to climbing my fat ass up on that brand-​spanking new equipment and sweating off one bite of the McDivot’s wings I just ate.
I read some recent reviews about lousy neighbors fighting and packages being stolen. I have heard a few neighbors go at it over the years and I’ve also had hundreds of packages delivered to my doorstep, but I’ve never had one stolen. Either way, I’m just not sure that these types of problems reflect poorly on Tuscany Bay, per se. People are going to fight and steal shit whether you live here or in Avila. Just my 2¢
Good job IMT. Now just bring Jane back and we will be golden!

Quick edit: As of 5/​29, the estimate for the renovations to be done is ⁶⁄₁₅ or later. I honestly don’t bother asking them about the delays anymore, because I know it’s not the fault of the nice ladies who work in the front office. But it’s definitely a huge disappointment, 6+ months with no gym when we’re paying to live somewhere that had a gym when we signed the lease :(Not to mention the smelly dumpster and porta-​potty that have been parked by the entrance for months, I have to pass that every day when I run and it’s definitely a smelly eyesore.

Just writing a quick update due to recent changes. Right now everything is under renovation, and there is no gym or pool access. The business center is also closed. The estimate we got from the front office is that it will reopen May 1. So keep in mind if you are moving in the near future, you might be without these amenities for almost half the length of your lease. I’m happy that the gym is finally getting some much needed updates, but it really is a very long timeline they’ve set and it’s a long time to go without these amenities.
The cost of a gym membership for these 5 months (renovations started a couple of weeks ago already) is quite high in the area. They’ve offered a deal through Snap Fitness, which after some research is not actually a good deal. I hate to say it, but I’m not 100% sure that we would have renewed our lease a few weeks ago if we knew this was coming, unfortunately there was no notice until it actually started happening.
We’ve also been having constant problems with misdelivered packages, but there doesn’t seem to be anything the front office can do about that. It’s just something to keep in mind if you’re moving here, you pretty much can’t use USPS. I’m a big online shopper and I pretty much cannot shop online anymore after having hundreds of dollars of items marked as delivered by USPS but not delivered at all or put in the wrong box. We get other people’s mail all the time too. If you’ve dealt with USPS you know what it’s like trying to get help for these issues.

Only have lived here for a week, but it’s very quiet, family and pet friendly. The residents we have met are very friendly as well as the kids. We’ve even seen a gator and have only lived in Florida for a week

My husband and I moved into this Tuscany Bay apartment, because the price seemed reasonable for a 2 bedroom unit. We were a young couple saving for a house. Sadly, this complex ended up being a bad decision and we should have stayed in our one bedroom at Westwood Reserve, which was less than 2 miles away.
Our first inclination of bad service should have been when our apartment looked nothing like the one we saw on our tour of the complex. We had barely any closet space and the wall sockets and shelving/​racks were falling off and needed immediate replacement — even on first day we moved in! We put in service requests during our initial inspection and nothing was ever fixed.
Our neighbors were constantly fighting and the police had to come to our floor at least a dozen times in 6 months. We also had a problem with loud music outside at early morning hours.
Since we were getting married during our lease period at Tuscany Bay, our guests started sending wedding presents to our apartment. Unfortunately, over $ 500 of gifts over a 6 month span never made it to our door — even though UPS and FEDex verified delivered. We ended up having all packages shipped to our offices or other addresses, because we couldn’t trust that our gifts would be there on our doorstep when we got home from work.
When we finally did move out, we completely cleaned the apartment from top to bottom — scrubbing the floors, carpets and fixing the outlets/​racks that were never fixed when we moved in. The place looked better than when we arrived. We still ended up getting nickel and dimed for charges after we moved out.
We were great residents — quiet and respectful! We always took care of our apartment, paid our bills timely and never complained. It’s sad that this complex needs to drive good tenants away and squeeze every last dollar out of them while doing it! In my opinion, spend a little extra every month and look at Westwood Reserve or West Park Village Apartments instead! It’s worth it.

If you like bed bugs and moths then this is the complex for you. I moved there with just a suitcase, so all my furniture was purchased brand new. Pretty sure the critters did not come with me. I lived on the third floor and that is a pain after a while. The parking sucks after 7pm, so don’t invite guests. The walls are thin. I listened to people have sex, argue, and I knew when they were about to take a shower. I had drunks come knocking on my door, police looking for a tenant and neighbors below complaining about a five year old who was usually on the computer. One thing I could say about this place is, it motivated me to become a homeowner and I have not regretted it.
