Stress Free Property Management

As a first time landlord 6 yrs ago, I remember how I was overwhelmed with the marketing and selection process but Dave and his team were so professional and patient to help me. It has been very smooth than I thought it would since they did handle my first property. I can see how diligent they are in terms of caring for the properties they’re managing, so you should feel good about hiring them to manage the rental of your home. They’re thorough on inspections and make sure things are communicated well between owner and tenant. Definite class act! Glad I did so and now I already have 4 properties that I entrusted to them to management.

Just read Chris’ review. Pretty much spot on. It’s pretty bad how poorly they manage everything as a company. I wouldn’t rent from them ever again.

I wish there was a negative star you could give these slumlords, and if you see ANY positive ratings here, it’s written by a staff member posing as a renter. Stress Free — ironic name, by the way — will NEVER answer your call. NEVER! You go directly to voice mail for everything. Every maintenance request requires you to call or submit a request online several times before you’re acknowledged. I went a month with a broken toilet with stuff in it, but they don’t care. Average turnaround time was two or three weeks. Oh, don’t be surprised if they try to CHARGE YOU for simple repairs. You’ll be wishing you lived in apartment again. Iris Torres is horrible manager there. She’ll be your worst nightmare. If you’re trying to rent a property, don’t hire these slumlords because your tenants will move out in one year and you’ll be stuck with a vacant property because of STRESSFUL PROPERTY MANAGEMENT! If you found a home listed by these people, just know if you ignore these 1-​star ratings, you have nobody to blame for yourself. RUN!!!

The owner gave a good speech as to how his company stands out with excellent service in order to get out business to manage our rental property. It was of utmost importance since we are in the military and needed a company to manage our investment property while stationed abroad. Long story short, we were very dissatisfied with their service in all aspects. The one of many that sticks out in my mind, is that they sent an unlicensed plumber to handle our water heater problem, that left our tenants with gas fumes throughout the house exposing them to carbon monoxide poisoning. Our tenants had to vacate the premises to air it out. They were also left with only a trickle of hot water throughout the weekend. I read other reviews of this company and agree with them all. We had many issues that are similiar.

Before you consider doing business with Stress Free Property Management, I pray that you read this review and reconsider. This company takes pride in ripping off their customers. After renting from one of their properties for ONE month, we were left with a bathroom that was completely unusable. When I say unusable, I literally mean one morning we woke up to 2 inches of water all over the floor of the bedroom due to the toilet malfunctioning. To make matters worse, the water that was draining from the kitchen sink, washer, and master bedroom bathroom, was not properly connected to the main drainage line and was spilling out waste into the yard. I’m sure if the neighbor next door was aware of this he would have called the health department. I just don’t understand why a licensed company would rent out a property to someone while the house was not even close to move in ready. Why screw over good people Stress Free? We live in your rental home for 1 month, leave minimal damage if any at all, and get a measly 30% back of our initial security deposit? Was it because we voiced our complaints to frequently? Or was it because your company realized that you rented out a home that was a POS. Niether here nor there, let me tell you, GO ELSEWHERE! Don’t waste your time getting ripped off people.

Terrible service and follow up.
I called several times over the course of three weeks to fix a water leak in our rental property. It was not until I sent a certified letter notifying them of their breach in building code that they responded. Even then they left an exposed sewer pipe within my residence open for fumes to linger. It took over 6 weeks to fix a problem that should have taken 6 hours.
When we were moving in it was clear they had not cleaned the carpets from the last resident. (which clearly had animals and not clean ones at that.) After they refused to clean it we broke down and paid for it ourselves.
Find yourself another rental company and spare yourself the headaches.
If you dont believe the dozen or so negative reviews here, try the Better Business Bureau’s website, which boasts over 20 FORMAL complaints within the last 24 months alone!

Not the worst, but close.
Everything seems okay, they seem organized, then you get to the property…
1)I emailed them at least 5 times for a pool gate key, finally got one from the HOA on my own.
2)Refrigerator problems (wasting frozen food, milk going bad etc) for 6weeks before they replaced it.
3)Had to track down mail keys from the HOA again on my own.
4) Rain flooded the lanai, they wouldn’t reimburse me for pebble rocks or any other sort of flooding mitigation, causing almost everything on the lanai to be soaked.

If there was a zero, it would be zero stars. DO NOT RENT FROM THEM.
Horrible service.
The leasing agents are very nice, friendly and professional. Then they get you to sign a lease.
Then, you are at the mercy of the maintenance department. Leave as many messages as you want, they will never call you back. I have been dealing with a drain issue for 50 days. Really, 50 days.
It is clearly stated in my lease that this is not my responsibility. But, I can’t even get them to pick up my calls. They send me straight to voicemail no matter what time of day I call. They utilize an online ticket system for requests, but if they don’t feel like dealing with your issue, they simply cancel the ticket.

STRESS FULL PROPERTY MANAGEMENT This company is all about the quick dollars $$$. They moved us into a house that was supposedly «Move In Ready», which was not the case. Upon the first move-​in week we found that the electricity in the kitchen was not working properly. As it states in the lease we flipped the breaker to try and fix the problem but it continued to trip. After three tries there was a large spark that came from the electrical box. When an electrician arrived he fixed the breaker no problem and found that the oven did not have the proper plug on it and it was not even attempted to be plugged in. On top of this, another issue in the kitchen was that the vent for the hot air to exit the dryer had been dry walled over. Paying extra per month we still do not having a properly functioning washer and dryer on this date, Feb 19^th 2013. The plumbing in the house is not ready for move in by any means. The backed up water drains directly into the side yard and not into the proper sewage system. Besides the fact that their «company plumber» has been taking an extended amount of time to make the repairs there have been constant complaints from him about the workload. As all of these repairs have been reported in a timely manner, none of these employees have given a call prior to entering our house. We have received no call backs from the Stress Free Property Management and have been treated with disrespect when speaking with several different employees over the phone. I have personally been hung up on twice, internationally, by incompetent employees that simply cannot provide answers. It is almost a month into our lease and we have one of two toilets non functioning (toilet overflowed into the master bedroom overnight), a washer that drains into our kitchen sink and causes leakage into the side yard as well. ALL I ASK FROM STRESS FREE PROPERTY MANAGEMENT IS SOME HOSPITALITY AND A SIMPLE APOLOGY FOR THROWING US INTO A HOME THAT WAS NOT READY TO BE OCCUPIED UNTIL BASIC REQUIREMENTS WERE MET.

stay far away from this place! tried to keep 1000 dollar security deposit! Maintenance is a joke! takes forever and they dont even fix what they came for! If it says stress free RUN!
