Black Knight Termite and Pest Control

My house which was on sale has black knigh termite company to handle the termite clearance 1. Yet, the termite inspection went smoothly; the owner Jim and the inspector guy Joe are very honest. When came to the actual clearance 1 treatment, the new French door was installed very nice by a guy called «Janus»; the dry-​rots of the door jams were handled very solid; only the handling of the surface after dry-​rots needs some improvements. The termite in the attic was handled very good. Overall, a 5 star!

Terrible service, terrible attitudes, unethical.
They found $ 1,800 worth of alleged termite damage on the home I was selling, but in the end only did about $ 200 worth of repairs and signed off the papers as work completed.
When I questioned the field supervisor he became very rude and defensive. Luckily I had a witness with me when the Black Knight representative acted very unprofessional. It just so happened that I had a handyman doing some work around my property that stood by me when Black Knight’s supervisor belched out all his BS excuses.
Black Knight was contracted by my realtor, I had no say in the matter. I had a nice conversation with my realtor concerning my experience with Black Knight. I told her to never use their service again.

Same experience. They were hired to do a termite inspection on our home for sale, and they came back with $ 1800 worth of work for fungus and dry rot on an overhang over the sidewalk on our front porch. They weren’t structural or even integral to the house but just decorative.
My husband has done construction work for years and has even built homes from the ground up, so when he saw the ridiculous inspection amount, he went in, ripped out all the dry rotted boards, replaced and painted. He spent an entire day there doing pointless work.
When Black Knight went back out to reinspect to sign off for the loan, they decided the work wasn’t sufficient and that one of the boards still needed to be replaced — to the tune of $ 600, according to what they told our real estate agent. Complete highway robbery. They knew we were about to close on the loan, we live 120 miles away and there was nothing else we could do but pay them $ 600 for $ 25 worth of wood and some paint that wasn’t even NEEDED. They were just PO’d we didn’t pay them $ 1800 to do $ 100 worth of work, so they decided to hold a gun to our heads at the last minute.
Because we were between a rock and a hard place, we agreed, only to have them call us 10 min. later and tell us the price is now $ 800!!! WTF happened to $ 600? My husband reamed them a new one and got them down to $ 700, but it’s nothing more than complete highway robbery. These people are THIEVES, and you would do well, homeowners and real estate agents, to stay FAR AWAY from Black Knight.
Now I await their «we are so sorry you had a bad experience» response here and how they must follow rules… blah blah blah. I will be back here with photos of the work my husband did and the $ 700 worth of work your thief did, and we’ll let everyone else decide.

Called on Wednesday to make an appointment, inspected on Thursday, and received email file with results on Friday morning. Just a Termite Inspection for a refinance but it was very quick and fast. Both the receptionist and the inspector, (Mike) were knowledgeable and very courteous. I would use them again and recommend to friends. Thanks

This year the ant problem in my house and outside were just too overwhelming for me to control and I finally broke down and called a pest control company. I chose Black Knight because of their reviews and the discount we found. They were great. After just a few days my ant problem was almost non existent. They came back out due to one stubborn area but their visit was quick and painless. We have been ant free ever since. Thanks to Black Knight I stopped worrying if there are going to be ants in my bed. I know, yuck.

Called initially for pest inspection quote. Price was fair, an afternoon timeframe was available. Inspector was prompt, knowledgable, and didn’t try to sell me any type of pest service. I was so impressed with their timeliness and courtesy that I chose to use their pest control services. They did not upsell me on services «needed». Pest technician arrived on time, explained to me what was being done and why, and was very professional. I will definitely use their services again!

BEST CUSTOMER SERVICE EVER! My house was coming into escrow and I needed a termite inspection the day after I called. Megan informed me that everyone was booked out till the following week. However, the owner offered to come do my inspection as to meet my timeline. The day of the inspection, Jim called to let me know he was running a little late and needed better directions. Upon his arrival he was courteous, thorough, and informative. The following workday I got the results of the inspection e-​mailed to me from Megan so I was able to send off the information to all the parties that needed them. Military friendly, reasonable rates, and great customer service I would highly recommend. Thank you Jim, Megan and Black Knight Termite for a wonderful experience.

We have had monthly service from Black Knight for about a year now and have been very happy with their service and their professionalism. I called them because we just noticed our first spring ant invasion and although our regular service is not scheduled for several weeks they said they would have the technician call us and come out to take care of it. They have always been responsive and helpful.

Just had an inspection. Jim was great to work with. Fair prices and great quality work!

These clowns inspected my home only for the purpose of my home sale and they couldn’t find any bug infestation so they claimed some allege on the outside corner of the garage door was reason to replace it claiming it was mold! It was a actually touch of allege growth caused by the sprinklers over spray but they couldn’t find anything else so this was their excuse to try and make a killing and replace the door themselves!
1. They were called out for a termite inspection so what the hell does a bug man have to do with a touch of allege! When their job is to find bugs!
2. Why is a termite company suddenly claiming to be a building contractor and replace garage doors? a vested interest if you ask me!
I would rather have bugs in my house than these parasites!
STAY FAR AWAY FROM BLACK KNIGHT, THEY WILL STEAL FROM YOU LIKE THIEVES IN THE NIGHT!

B.K. repaired termite damage for a property in escrow. The repair work was fine but the main workman was rude to me (buyer’s representative), the buyer’s real estate agent, and the buyer. I would not hire this company to do any more work.
