Rentals Tempe

My roommates and I kept the house clean and consistently steam vacuumed the place throughout the 2 years we lived at the house. Towards the end of our stay, we spent an entire week of cleaning before moving out. However, Tim still decided to charge us an and excessive deposit fee. We had cut the grass right before the walk in and he still charged us $ 120 for lawn & hauling.
He also charged us $ 165 for replacing two cheap blind slats, and 7 light bulbs (we were missing lightbulbs when we had first moved into the place), and 3 small holes that were already in the closest before we moved in and were an easy fix. I’m no expert, but from being an engineer and constantly fixing the place, cheap light bulbs don’t cost over a $ 100.
Horrible landlord and our property is being disputed in court by Tim and another rental company called E and G rentals. From what I heard, Tim did not pay his mortgages for the house and we received many letters and warnings in the mail on how the owner is subject to give up his property.
The management for E and G rentals is sweet, nice, and helpful. Tim, on the other hand, is not. I hope E and G take over.

I can’t even believe I have to give a star to these crooks. Everything you read is true. I lived with 2 young working professionals, and a graduate student. we moved into a house that had been abandoned for quite some time– the Tim’s told us all of their plans to update the property to make it inhabitable. Well, months went by and they did the bare minimum to allow us to move in. We moved in and there were holes in our bedroom windows. HOLES. when we called to ask if we could get them fixed, one of the Tim’s yelled at us– telling us how demanding we were and how dare we ask them to fix the window– they have a LOT OF OTHER PROPERTIES, YOU KNOW! totally making one of the girls cry. Seriously, bro?
Before we had moved in, we mad e alist of things that needed to be done. They assured us they’d all be complete by move in date. Surprise surprise, prob 2 things/​50 were complete. Moving in was the worst thing we could’ve done. About a month into living in filth, we noticed that every time we flushed the toilet, it would come out of the bath tub drain. Both t he upstairs and downstairs toilets. As an environmental engineer, I know that this is because the septic tank is full. I’m not an idiot. We called tim and what does he say? «I TOLD YOU GIRLS NOT TO FLUSH TAMPONS DOWN THE TOILET» …we had been living their for less than a month. they told me it was dirt coming out of the tub… DUDE I WORK WITH WASTEWATER I KNOW WHAT RAW SEWAGE LOOKS LIKE. Sure enough, the septic tank had NEVER been emptied. We never got an apology. The rest of our lease was spend with massive trenches in our back yard dug by workers in the middle of the September heat, exposed sewage which ruined trying to spend any time by our pool.
dont get me started on the pool, our rent included the pool. The pool was not filled for 8 months into our lease. Whenever we’d bring this up to them, they’d tell us to move out. We had already spent all of our money moving in, we couldnt possible afford to lose our security deposit. The pool guy that ended up coming once the pool was open, would creepily park his truck, and literally drink beers by our pool while we hid inside of our house. Speaking slander of the Tims to us tenants. It was inappropriate, and out of control.
They charged us a RIDICULOUS fee when we moved out as well. We didn’t even care because we literally didn’t ever want to see/​speak to them ever again. Moving out and paying those fees was probably the best feeling in the world.
You can never feel safe renting with these crooks.
SIDEBAR: The first day we moved in, a random man showed up at the house. He said that he had previously lived in the house and couldn’t believe that people were living in it again. He said that he had rented the property from a one-​legged gay mexican man who lived on the first floor of the house– never dealt with Tim and Tim. There are two rooms upstairs. He said that his first night their he tried to sleep in one of the rooms, and he woke up to LOUD persistent knocking at the door, which lead to outside in the middle of the night. He woke up and checked, and no one was there. He said he felt a weird presence in that room, and couldn’t sleep in the room or go in at dark. He said without a shadow of a doubt, he house was haunted. And he was right. The poor girl who had to live in that room would constant feel scary presences. Very Spooky, and very terrifying.

You can’t give 0 stars? Place is horrible, Tim wright is a slum lord. Definitely screwed us over a couple years ago. STAY CLEAR

Beware of Tim. I have dealt with him a number of times in the past few years and each time he has screwed me (I know my fault but never again) Look up rentals Tempe reviews and you will see the same story over and over, shady dealing. Also go look up the litigation actions by him on
and you will see he sues everyone. He is an ego maniac narcissist who you never want to know. Find another home or he will wreak havoc on your life/​credit. He typically wins his lawsuits because he know what not to give you or do that puts the blame on you. He sets you up to sue!!! Lastly, BEWARE!!!

Just curious what it means when the owner of a place (Tim) specifically mentioned in the lawsuits of other reviews is responding to bad reviews claiming the business is under new management?

I had a chance to rent a vacation property from Tim they were professional the paperwork with simple the price was fair and I had a good experience

Not sure about previous reviews but we have had NO issues with our landlords. The Tim’s are super professional and fixed everything in our home that the college kids MESSED up within a month. Considering it was a lot of items I was impressed. Our neighbors are happy to have a family too! Didn’t feel pressured into an immediate decision either. Deposits are expensive but hey, I get it… I’d charge an arm and a leg after seeing what adult kids do to a home. I’ll definitely review again after we move out but we want to live here for a long time.

I’ve been leasing a house from this company for just about a year… I haven’t had any problems w then and fully expect to see my security deposits again. I’m sure those that have had issues just need to document their move in /​move out. Otherwise, they have responded to questions and repairs timely and fairly.

The receptionist was so stoned he couldn’t help himself, let alone me… With anything. The real estate agent ‘forgot’ she had a 4 o’clock with me and left me waiting outside for 20 minutes. Didn’t bother to call. I had to track her down only to find a lease had been signed on the property that morning. What bad business!

They are really just bad people, if you enjoy doing business with bad people, by all means; call Tim Wright.

Horrible, awful, no good, very bad rental company. There isn’t much more to say except stay far, far away.

«New Management?» Tom Wright was the same owner thy had when we rented in 2006. Blaming «old management» is a bold-​faced lie, and very representative of the way he conducts business.
If you click the filtered reviews there are another 15 – 20 people giving this place a one-​star rating and some for extremely good reasons that definitely deserve to be recognized. I almost suspect the business is flagging negative reviews to «hide» them. That’s pretty standard behavior for this place. Renting from them was the single most scarring experience of my college years, and they should be avoided at all costs.

Unfortunately it’s not possible to give a rating of zero stars so I’ll have to give one. I sent them my deposit check in April 2010 (while still living across the country). We arrived on move in day, August 1, and they still had not even cashed my deposit check. They MISPLACED it for 3 months. Rentals Tempe is horrible. It took 3 months of calling every single week before they even did our move in inspection (which should have been done upon moving in — not 3 months after we’d lived there). We also found out that Tim had filed for bankruptcy, including our apartment, eight months before we even moved to Arizona, but did not bother to disclose that information. I have never heard a good word about Rentals Tempe from anyone who has rented through them. I would strongly advise you to find another place to live. The customer service is terrible. I can’t wait until my lease is up.

Tim does not really have a conscience. He loves renting to college kids, and then nickle and diming them for each centimeter of dust, finally keeping their whole deposit. This was true in 1997, and it looks like not much has changed.

If Unilocal allowed me to give 0 stars i would. If you are looking into renting from this company i urge you to look on google and DO YOUR RESEARCH first. Read about people’s story’s dealing with this company. If i wasn’t completely terrified of the owner of the company and his reputation i would share my own experience dealing with rentals tempe… I was a renter of rentals tempe for a year and it was a horrible experience. When i say horrible… I mean renting from this company was the worst idea i ever had.
If i were to write what i really thought about the company and the man behind it… and not sugar coat it like i am now… he’d probably try taking me to court for slander. You may laugh and say he could only win a case of slander if what i said was untrue but the owner knows his way around the court system. I don’t know how he’s allowed to stay in business but i think people should stop taking him to court (because it obviously doesn’t change how he operates his business) and just start trying to change the laws. It would probably be easier to change the law than to go against him in court.

The only reason I’m giving them 2 stars is because I’ve been a landlord, it is difficult. Mostly, I know they are a tiny little company and feel sorry for his staff. At the very least, know that if you rent from them, no matter how long, even if things seem to be going alright (not great, not awful)… No matter what, you will not be getting your deposit back. In fact, you will probably be charged for everything that could possibly have been damaged during your tenancy and then some…
So, make sure you read through all the fine print on the lease (most likely, you will be stuck with repair bills, etc… like I was), document everything! Take pictures, have a VERY detailed walk through, write everything down, with Tim when you agree to rent AND before you vacate, a very detailed walk through!
Take pictures before your rent and when you leave or better yet, do NOT rent from them. They have properties in Encinitas, CA as well.

this company is a complete joke. they showed me a house with beer cans littering the kitchen. and there was obviously a homeless guy living there… a bed made from blankets and towels on the floor? come on… i mean, how can you even SHOW a place that looks like that? and they showed me a second property on that day which obviously had a gas leak… you could smell it from the street.
i really don’t understand how they stay in business.

in my many years i have never, ever heard anyone have a good experience with this company. unfortunately, the owner, tim, has snapped up quite a few of the castita one and two bedrooms homes in the downtown area.
regardless of knowing better, when looking for a place i inevitably end up at their web site, looking at all those units and hoping it will be different this time.
nope. every time i call they’re unprofessional, disinterested and rude. they once showed me a place that was absolutely trashed… no joke. i couldn’t even walk on the ground it was so covered in crud. fence was falling down outside and when i asked if that would be fixed before i moved in the girl literally just stared back and mumbled something.
it’s like they know they have a lot of units and know they wil always be able to rent them to college kids (most of the one beds go for about $ 500, which is hard to resist when you’re poor). but don’t do it! customer service is terrible and they always take the max they can for security deposit and don’t give a dime back.
i’ve almost fallen victim too many times… but you will most likely regret it.
