University House

The University House has been a great place to live. You can’t beat the location and the pool deck tanning beds and work out rooms are extremely nice. Not only this, but anytime I have ever needed anything, the front desk has been extremely helpful in immediately solving the issue. There was one instance that my rental car was towed from the building and they paid for my car to be returned. Another instance; our washer and dryer broke and was fixed almost immediately.
For all of my other little issues, of which I’ve had many, I have just talked through them with Alexis at the front desk and she has quickly resolved them. I believe she is a vital member of the University House staff and things may not operate nearly as smooth if it wasn’t for her always going the extra mile and doing so with a smile on her face! There were times when it seemed everyone downstairs was lost and new to the job, but Alexis was always there. Everyday. Doing her best to prepare them for the job while also doing her job at the same time. Every time I had an issue or complaint, she was there to listen to it and do an awesome job of helping me through it. Thank you so much Alexis and the rest of the University House staff for making my first year in AZ so great!

Among the many student living apartments available in the area, I have experienced a higher standard of living at different apartments around campus. A common problem you will find in any student apartments, is slow maintenance. It took University house 5 weeks to fix our washer and dryer with no compensation for the time it wasn’t fixed, and it took them 3 months to fix a broken door in our apartment.
Here is a list of amenities you will expect but likely not receive:
1) Volleyball court is used as the litter box for people with animals. I have stepped in poop and posted a picture of a resident allowing their animal to do this.
2) The hot tub has been hot for 1 week since I have moved here in August, do not expect the pool to be at all warm for the majority of the school year
3) The fire pit advertised online has only been on for 1 day (Halloween) since the opening of the apartment
4) My roommates car got towed from our own parking garage.
5) The steam room is never cleaned
6) Pool and hot tub were shut down at one point by the county, including shutting down the entire pool deck and Barbecue’s, because there were dangerously high chlorine levels
7) Our apartment was flooded out just recently, and talking to other residents this is a common occurrence. Our next door neighbors have had flooding three times since August, and this most recent time damaged our apartment heavily. The had over 21 industrial fans and 4 dehumidifiers running at all time for around a week. We could not hear ourselves talk in our apartment, and we could barely move around due to all the equipment.
8) A friend of mine that lived in phase 1 had bed bugs in her apartment.
9) If you ever have a problem and need to talk to upper management, they will stay in their office and refuse to come out to talk to you while they send out their other clerks. When it comes to providing compensation when appropriate or making accommodations for different events that occur at the complex, they will not listen to you.
10) When you try to renew, and if you desire to change apartments, you will be charged $ 200 to switch apartments AT THE END of your lease.
11) If you need to break your lease or switch apartments due to roommate issues you will not find the same contract as with some other apartments. In a normal apartment you typically pay a lump sum when breaking the lease. At these apartments, you are contractually obligated to pay for the apartment until someone has rented out your space. The staff will tell you that they have a waiting list that goes through quickly, but this is not true. Of the people I know that have chosen to move out, not one of them has been able to find someone to take over their lease. Some of these individuals have offered to pay for a portion of different peoples rent among other incentives, but still they have not been successful. Now they are paying for two apartments.

Be cautious doing business with this place. It won’t be pretty.

I have had two daughters live here on separate occasions. One daughter moved in when it first opened as the Hub and other a year later when it became University House.
Both management teams were terribly inefficient and unorganized. My one daughter was living there when a pipe busted and flooded three floors causing tenants to move out for six weeks. It was chaotic with tenants being forced to leave apartment doors unlocked with easy access for numerous repair people to personal belongings during this time. When tenants were able to move back in, the trash chutes could not be accessed due to electrical wires they had to temporarily run through the chute space as the repair/​remold was not completed. Trash, visualize piles and piles of stinky trash, lined the hallways during the summer months.
Not the only time my family has encountered disgusting living conditions when visiting our kids. We have seen lots of urine, vomit and more trash in the elevators and hallways over the past couple years. Not to mention the times I have been woken up to someone screaming in the early morning hours. The last time, some guy was throwing a girl against a wall at 2AM. We had Tempe police knocking on our door a half an hour later to ask what we saw and heard.
My second daughter moved out halfway through the school year. She paid an extra 85% of her rent to be given priority on the wait list for apartments with rooms that were available. Leasing staff often did not show her apartment even though we paid for the priority status. We later found out that there were only 5 female only rooms on that list. There was really no need to pay the extra fees. I called the leasing office one day to find out that the leasing staff did not have an update list on what apartments with rooms were available. Our daughter’s room was not on the list. At one point, the leasing office’s phones and email were down for two weeks making it difficult for potential lessors to inquire about rooms to relet.
Also, the turnover rate with the leasing staff is constant for both managers and agents.
When the room was finally relet, it took 60 days for Inland America AKA University House to refund us rent that was paid.
It is truly surprising that the state housing department has not fined or sued this company.

Horrible management. They ignore every request for repairs. They hide in a back office and the students working the front desk are not only of no help, but are rude when approached with a request. When we moved in, my bedroom was missing a desk chair. It took 4 weeks and multiple requests to get one. Our dryer broke and it took three weeks to get it repaired. The garbage shoots are always jammed and overflowing into the hallways. The elevators are constantly broken, so it can take 10 minutes to get an elevator when you need one. We moved out on July 31, and still have not received our security deposit back yet. It’s been 6 weeks and every time I call, I’m told there is no manager on duty. My emails go unreturned. There are criminals running this building!

Please do not live here! This place is terrible! I currently live here. I thought it would be nice since it was brand new. This place has been nothing but problems. The management is very rude and not helpful. If you call for something to be fixed they will say ok and it will never get done. There has been mail problems, flooding, appliance issues, and much more that my friends have shared with me that also live there. I am writing this because I don’t want anyone else to experience what my friends and I have. If you don’t believe me just go there and ask the residents how they feel about the place.

When you first move into this place, there is hope that the place will deliver what it promises. Especially, when you are paying a premium. But it is all smoke and mirrors. From the beginning there are nothing but problems and attitude.
I kept an open mind because I knew it was a newly developed place, but after you read all that has happened (and it hasn’t even been a year) you will see why this place is a hazard zone. You don’t want to be stuck here!
The building was first owned by Core Campus Communities Tempe (called the place The Hub) and then quickly sold the place to Inland American Communities (University House). When I met up with the new management, they told me that the old team neglected to tell them a lot before they signed over. This was red flag number one.
One thing the place promised is a working Internet. When I moved in, my Internet did not work. This took 3 months to fix. When I told them of the problem, they were frustrated because the old management wasn’t supposed to put routers in the unit and now new management has to deal with it because it was done. SERIOUSLY? Instead of helping me, you state how you shouldn’t be responsible. No one took this serious. I tried to take it in my hands and work with COX but I don’t have access to the account and UH does not want to give you any access. CAN YOU IMAGINE BEING WITHOUT INTERNET? Also, they don’t offer concession when they put you in a bind. I had to repeatedly battle in getting a concession.
Another problem, the appliances. The stove makes popping noises. The microwave caught on fire. Every use, it would overheat and the plastic would burn and emit hazardous and smelly odor. When reported, It took a month to replace. CAN YOU IMAGINE NOT BEING ABLE TO USE A MICROWAVE? Again, had to adamantly ask for a concession for the inconvenience.
Another, the hot water and the ac. There was no hot water and the ac didn’t work. It took about a month to fix. NO HOT WATER OR AC!
Also security is nice and all, but it feels like a prison living here. They bring in dogs, check to see if you are a resident so you can be let in the building, and one time forced you to sign in and out of the building.
Finally, the BIG ONE, the buildings HVAC water line broke and flooded the building from the 8^th floor down. CAN YOU IMAGINE having your property in jeopardy like that? This made the elevators inoperable. There are 19 floors and using the stairs is a drag. Due to this, the power and water was shut off. NO POWER OR WATER! They forced you into a nearby hotel where you couldn’t have access to your room. An insurance adjuster came into your unit when you weren’t there and threw away everything you had in the fridge. Instead repaying you instantly or offering concession to make up for the MAJOR INCONVENIENCE, they are forcing you to work with the insurance process. As of yet. no contact information has been provided for the insurance company.
This makes me think, what other structural integrity issues this place has? I do not feel safe living in this place. It seems like shoddy work was done and the management are just scammers trying to extract as much money as possible.
In addition to the above, there are numerous other issues, The furniture is hard and uncomfortable. The hallways smell of trash because they don’t enforce proper trash disposal. The elevators work some of the time and if it does then there is a good chance that beer cans and trash are all over it. You will never be able to work with COX because you don’t have access and aren’t willing to help. So if you have cable or Internet problems, you are SOL.
Also, the little windows that you have will now have restrictors.
Management is horrible. This building is horrible.
I already know of 15 people who have contacted attorneys to represent them against this place. There are probably more.
THIS IS A WARNING. Don’t regret living in this place when it is too late and serious bodily injury occurs.
