Lambertson Farms

This place is absolutely gorgeous. All the fixtures are new. The apartments are very spacious, and a washer and dryer is included. There is a good amount of space for storage as well. I enjoyed how clean and well maintained the grounds are. There is also a lake that is stocked with fish, which I think is awesome! The location is another plus, very close to major shopping. All in all, I feel like Lambertson Farms is definitely one of, if not the best, neighborhoods you can find and for an extremely reasonable price!

I took a tour of these apartments today and it has everything my boyfriend and I are looking for in an apartment complex. Full size washer and dryer within it’s own closet. Huge closets for storage. The kitchen looks great but I would say average. The apartment size itself is great, open concept. I love the patio and a beautiful pond just behind the pool area. The gym seems small but then again, it is an apartment complex, so its do-​able. The pool area is beautiful! I can’t wait to call this place home!

I’m not sure what makes this place qualify as «luxury» but I would not consider it that. The appliances are older so very loud. The vent in the bathroom was extremely loud — not a big deal except when your spouse uses the master bath in the middle of the night. We had issues with the fire alarm going off ALL night 2 nights in a row and didn’t even get an apology just «we’ll look into it». Months lared The fire alarms were ‘fixed’ does that mean they weren’t working for over 6 months?! To fix the problem there were holes cut into the ceilings and these were never fixed while we lived there. We paid luxury rent but had holes in our ceilings!
If it snows on the weekend the sidewalks won’t be shoveled until Monday– and only main sidewalks. The small walks to the individual buildings take a few more days to shovel.
Our car was vandalized in the parking lot. There is supposed to be security but I never saw them and neither did the person that broke my door lock on my car.
The sound issue was a major reason to leave. We could hear neighbor’s conversations next door and the sounds from upstairs made me think I lived below a bowling alley. Of course, noise is expected in any apartment.
I would give better review if they were not considered luxury apartments. Pay less at different complex, you won’t get anything special worth paying more money at lambertson farms

IF YOU ARE LOOKING INTO MOVING HERE, PLEASE READ!
I am baffled that any place of business would treat their customer with such low regard, ESPECIALLY with it being a resident of their complex.
I’ll start from the beginning. First, the model apartment is extremely deceiving! It looks very nice. I was exited to call this place home! On my first day of move-​in, I discovered a very used carpet with an odor of cat urine, all metal was rusted from the «vent» above the shower, to the door ball catches on every double door, to the washer & dryer hinges. The washer broke shortly after move-​in and the dryer was piercingly squeaky. The dishwasher also made a very loud bizarre sound. Even the heater made loud noises. The crown molding is also only partially finished!
Evaluating and testing out all of my new «home» I locked the privacy lock, only to find out it was not able to be unlocked! I was locked in my house! The maintenance man had to take the entire lock out of the door to set me free!
Regarding the carpet, I literally missed days from work due to unsightly allergic reaction that I could not find the source of. When I went to an allergist they showed a high intolerance for cats and narrowed it down to my new «home». The doctor told me that the carpet needed to be replaced or she would file a legal notice to break my lease with no penalty. They INSISTED that the carpet was barely used and the best they could offer me was to have the carpet cleaned. To this day, I am still taking prescription allergy medicine as a simple Claritin or Allegra was ineffective. And there is still an odor of cat urine in MY CLOSET! Where I keep my clothes…
As for the rest of the issues, they informed me that the sound of the dishwasher and the heater were unable to be fixed, that the noise was natural hahaha! I guess I am appreciative that they fixed the remaining issues, until now my dryer is yet again squeaking loudly and it surely is not from overuse, as I am a single female– using the dryer ONE TIME per week!
Lets keep in mind these are luxury apartments… ha! When leaving for yoga a few months back I walk out to puddles of blood in front of my door, where my neighbor had stabbed her husband! Not that this is any fault of the complex, but I pay extra to avoid living in the ghetto. Recently a new upstairs neighbor moved in that feels it is a good idea to empty their bacon grease onto their patio which consequently drips onto my patio.
When time came to renew my lease, I received a letter stating that I should call the office to renew my lease and lock in a price. The price they would give me over the phone, would be valid for 7 days. When the dreaded price increase was quoted on a Tuesday, I asked if there was anyway for them to reduce that price to the amount I had been paying for the past year. Of course they declined, but Greg; who was so very helpful, let me know that he would go ahead and lock in that price, but that he suggested I call back every Monday after their 5pm meeting to see if the price had dropped, up until February. I did exactly that. I called every single Monday. When I first called the following Monday, they informed the price had increased, at this point as a «valued» resident, one would think that they would advise me to come in and sign the lease for the lesser quoted amount before Tuesday, when my «locked-​in» price would expire. Instead, I continued to call every single Monday– with the price gradually increasing. I let them know that I would just go ahead and except the price of 1099.00 (still 75.00 more than the previous years rent). They let me know that was no longer an option, at which point I told them how I was lead to believe that. They denied that was the case, that I must have heard Greg wrong, yet they have never questioned him about this issue. When I repeated verbatim how Greg and I’s conversation had gone and what he had led me to believe, the manager simply informed me that he does not have the authority to make those types of arrangements; at which point, I told the manager that, unfortunately, that is not my concern. That if it was I that had made a mistake, I would take full ownership, but it was not a matter of communication, that instead it was a matter of misinformation. I asked if there was anybody above her that I could speak to regarding this matter and she refused. It is really unfortunate that through all of these exchanges, they refused to assist me or appease me to keep me as a satisfied resident. Now the best offer is 1129.00, 105.00 more than I have been paying for the past year. Now I will continue to live here, unfortunately, for the next year as a very unhappy, unsatisfied resident for the sole fact that I am moving out of state for work before the lease is up… it would be silly to move right now.

Great place well maintained property. Staff is nice and helps with questions and answers them. Very clean and organized

They sent a towing company after our car at midnight the day after our tags expired! This is the most corrupt apartment building ive ever lived in. They will fine you any chance they can and justify it. We had a towing bill on our rent and they claimed the company had to move our car to paint. This never happened but we had to pay it or be evicted. They are complete thieves.

It started a few months ago when I sent my lease remove letter to Lambertson Farm Apartments. They ended up returning it and telling me that they couldn’t remove me from the lease. There was other tenants that were living there after I moved out Aug 2014. They should have evicted my x, but didn’t. Then 2 days ago I get an email from IQ Data telling me that there are dues that need to be paid asap or else it was going to be put on my credit report and showing bad rental history. This is wonderful my x can’t pay it and neither can i. I get told from the GM that they can’t help me and that its put on my credit as i was on the lease. They didn’t call me and inform me of this issue since i was listed on the lease. They say per their policy they are to only notify 1 person which i think is absurd. if i’m listed on it i should know about all of this ahead of time. they don’t know what they are doing here besides ruining my life. its sad that they couldn’t help. all i got was i’m sorry which doesn’t fix anything. they should at least help me by taking this off my credit report and talking with the credit agency. FYI if you leave and the carpet is destroyed for a year they charge you $ 350 and if you don’t clean they charge you a little over $ 200. They don’t help you out or get you what you need. if something is broken it takes them a week to get fixed. beware of what you are getting yourself into.

I’ve decided to edit my review of these guys now that we have been living in a different apartment community for about 6 months. We moved downtown for work but our current apartment community sucks in comparison to what we got from Lambertson farms. With something to measure against, you guys are worth at least 4.5. The staff there was really great. Kudos guys.

Not a bad place to live, but I definitely don’t know if theu deserve the «luxury» in their title. My husband and I lived in one of their apartments for a little over a year and, aside from the crown molding and the large bathtub, it was really just a standard apartment.
We also had some issues getting our faucet fixed in the bathtub, as well as a leaky window in our living room that was never fully fixed correctly (multiple maintenance requests were made for both problems, neither ever stayed fixed).
Our reason for moving was our $ 125 rent increase they tried to push when we went to resign, not uncommon these days, but we weren’t willing to pay that much for a non luxury non repairable apartment.

We moved in mid-​August and so far really like the complex. It’s much quieter than any place we’ve lived before. The office staff is friendly & helpful. I live the Cares Team, I wish there were more events. It has been difficult to meet people, not everyone is friendly in the parking lot or at the park. Maintenance requests can take a while to get addressed, that would be my only real complaint right now. Big problems are handled quickly but things they consider minor take a few days. They do have people available 7 days a week though.

Lambertson Farms apartments is an upscale community with great amenities in the northern part of the city. There is a variety of floor plans to fit every budget, and great prices on add-​ons, like a garage space. The staff is extremely friendly and responsive to any issues that arise and their maintenance staff does a terrific job being both profession and courteous.
The pool area and clubhouse are great and they provide the added benefit of a CARES program, which includes multiple events each month and personal care. This couple serves to build community adding to the great feel of property itself.
