Regency Property Managment

I had nothing but a terrible experience with this management company. It’s as if they seek out the most incompetent people in the Portland metro area to work for them. Communication is poor. The way the unit I rented was handed over to me was a joke. The unit wasn’t even cleaned prior to me moving in but yet when I moved out they didn’t hesitate to take out a carpet cleaning fee (carpets weren’t cleaned before I moved in). When I emailed several times before and after my move out with no response I gave up. I would rather call the cable company than talk to anyone related to this management company. If you see a place rented through them, RUN. It’s not worth it.

Horrible Experience. We were tenants with Regency for 1 year. Upon move in we requested that a broken blind and a badly flickering fluorescent light bulb in the laundry room be repaired or replaced. They did not fix either and we ended up having to hang a curtain over this window and replace the bad lighting unit ourselves. Our only other repair request was when the dishwasher motor went out. It took 6 weeks before we had a functioning dishwasher again. This is much too long for a major appliance to be out and was a Major inconvenience and made it very difficult to keep the house clean. But the worst experience of all was upon move out. We had scheduled for the house and carpets to be cleaned before move out with the company that Regency recommended to us. This vendor told us he would have no problem getting the carpets clean and would charge us $ 210 for this service. Unfortunately the vendor wouldn’t be able to come until after we needed to be out of the house. We called Regency to ask if we should scramble to hire another service that could come before we moved out or if they preferred us to stay with their vendor and have the house and carpets be cleaned after we left. She told us it was fine if the house was cleaned after we were gone as there was some time before the new tenant was coming in. We thought everything was fine until several weeks later when we received our deposit statement letter. In it we found out that they had replaced the carpeting in the entire house and were billing us almost $ 2500 for what they deemed «extreme staining.» We were property managers ourselves for 4 years managing and through our experience it was not extreme. I have personally seen much worse carpet spotting come clean on much cheaper carpets. This opinion was backed up by their own vendor who told us he could get the carpets clean. The thing that upsets us the worst is not that they replaced the carpet, but that they did it without even trying to clean it first and actually went as far as canceling the cleaning service we had scheduled and for which we were paying. They could have opted to charge a fee if they felt there was extra ware and tear and still kept the carpeting, which was very much still in useable condition had it been cleaned. But they instead opted for the most extreme and the most expensive option possible of complete carpet replacement.
Unfortunately this was not our only surprise. We had mounted our tv to the wall for safety reasons (and were told this was ok as long as the holes were fixed) and made another hole in the bedroom from my son falling and hitting his foot against the wall. We of course are responsible for fixing these holes and paid a professional dry waller to fix them before we left. The only thing left to finish on the repair was to paint over the spots. (Upon move in there were several poorly repaired holes already throughout the entire house) We left the home expecting a charge for this. As landlords ourselves, we charged $ 25 per hole when this occurred. Regency instead chose again the most expensive option and painted the entire room in each instance and charged us $ 720! I find it amazing that where one landlord would charge $ 75, another will charge $ 720 for the same repair. Lastly, there were 2 screen doors on the front and back door of the home. They were not in good condition upon move-​in and we noted this on the move-​in report. They charged us $ 700 to replace both doors. When we pointed out that these were not in good condition when we moved and referred them to the move-​in report, they said it was because of a slice on the screen. The slice was approximately 5 inches and could have been repaired instead of the entire door being replaced but they instead again chose the most expensive option of replacing the whole door. We are uncertain as to why they also charged us for a new front door as there was no holes or slices in it and it was in the same condition upon move-​in. Based on our experience with our previous 7 landlords and being property managers ourselves, we were expecting a charge of between $ 200 — $ 800, but with the repairs Regency chose, we were billed nearly $ 4000! We disputed the charges hoping Regency would work with us but they only doubled-​down on their charges and threatened to send us to collections for the remaining $ 1800 after keeping our whole deposit of $ 2100. Our only recourse was to take them to court which was not feasible for us since we moved out of state and starting a new high responsibility job.
We feel that their repair choices demonstrates a liberalness in spending other people’s money for unwarranted, extreme repairs even after gladly taking $ 25,000 plus in rent. This is a characteristic you definitely do not want in a landlord. We treated the house as our own and feel completely taken advantage of, we would highly recommend steering clear of any property managed by Regency.

We rented a townhouse in Tigard for three years from RPM. They were always kind, professional and addressed any concerns immediately. From the beginning when they stayed open after hours to give us our keys (we were driving in from out of state) to the final wrap up of giving notice and moving out, RPM was courteous and a pleasure to work with. They made us feel like we really mattered and in return we treated the property as if it were our own. Such a wonderful group of ladies in the office. They earned the 5 stars. We have referred our friends looking for rentals to always give the RPM site a try. Good property management company’s can be hard to come by.

Sketchy & Shitty. I came home to a Final Notice (when it was actually the only Notice I received) regarding a water leak that happened in our apt complex and I had to remove my items from my storage unit within 24 hours. When I went down to remove my items from the storage unit… all the locks of all the storage units were clipped and the items removed. When I called them, they stated the items were stolen & to call the police. WTF? Really. Sketchy & Shitty.

We engaged Regency about 5 years ago to manage a rental unit in Hillsboro. We have been nothing short of completely satisfied with their service. They have always been helpful, prompt and friendly. We recently sold the property and the real estate people were pleasantly surprised by the good condition of the property, a testament to the attentiveness of RPM. We hadn’t seen the place since we rented it out and were concerned about the condition, but that turned out to be no problem at all. It was in fine shape. Thanks to Amy and her crew.

My husband and I have been renting from Regency Property Management since July 2010. We have had nothing but attentive and professional service from this company. Kristi is our go-​to manager. She maintains amazing communication with us and has always made us feel comfortable with any questions or challenges we have encountered.
We have had a few maintenance issues arise in our four and half years of residency. Within 24 hours, Regency has addressed our concerns and informed us that they are working on getting Maintenance out to our home. Kristi has followed up after each service rendered to ensure that we were happy with the work.
I would highly recommend Kristi and her team to future renters in the Portland metro area.
(We are still living in our rental home. I will follow up with this review when we move! But as of now, thumbs up!)

Stay away from these people. They automatically withhold a «cleaning fee» from your deposit regardless of how clean your place is. They sometimes don’t respond to maintenance requests for months at a time. They increased the rent on my apartment in the middle of the first year of my lease. Overall a horrible experience.
Edit in response to comment by Regency: actually, the the statute that you cited says that you MAY deduct the cost of carpet cleaning regardless of whether or not the carpet needs to be cleaned. So yes, you are legally entitled to charge me for carpet cleaning even if you don’t need to clean the carpet. I’m not disagreeing with that. What I’m saying is that charging tenants for carpet cleaning when the carpet does not need to be cleaned is a bad business practice that does not put the customer first and reflects poorly on you. Second, I am also aware that you did not officially increase the rent on my apartment. I was referring to the $ 40 per month fee for water that you started charging me after I moved in. I have lived in enough houses to know that no one person ever uses $ 40 of water in one month. So, why were you charging me for water that I was not using? Was it maybe so that you could get around the law that prevents you from raising my rent in the middle of a lease term? I’ll give you this: you people at least put enough effort into your sheistiness to remain technically within the limits of the law, if not within the limits of ethical business practices.

My husband and I rented from PMC for nearly 2 years. We always had timely and courteous service from the team there. Not only did they send maintenence workers whenever we needed something, they were ahead of the curve by checking in on us semi monthly so the property would stay up. We never ran into any issues, and now we currently own a home. Best experience we could have asked for as renters.

Every other PM firm I’ve every dealt with has been beastly — looking to extort money from me at every turn. Yet, shining above it all, as its majestic moniker suggests, Regency Property Management was stellar. Throughout my 1 year tenancy their representatives were attentive to maintenance requests, respectful of my privacy, and willing to work with me at every turn. If you are a renter, look no further! Regency is where it is t!

I would recommend regency to anyone who wants their rental properties and tenants well taken care of. They have given me excellent service for the past four years. Thank you regency and keep up the great, courteous and professional work.

I hired Regency Property Management in 2012 after my first tenant vacated my rental property. We interviewed several companies and found that Regency seemed to fit our needs.
They performed a market analysis and advised me as to what monthly rent I should expect. Within two weeks, they submitted potential applicants for my review and had them moved in within days of approving the application.
There were a few maintenance issues Regency advised me of and they acted on them promptly, also submitted copies of the invoices so that I could keep them for my tax purposes.
Those tenants gave notice after purchasing a new house and Regency once again hit it out of the ballpark by not only increasing the market rent, but finding a new tenant prior to the current ones even moving out. Less than a week of vacancy time.
Each time I call the office, I receive a warm hello and prompt service. Im in the market to buy another rental and have faith in the services Amy, Kristi and crew will provide for this house as well.

I am very disappointed in the service provided by Regency Property Management over the 14 month period they were in my employ. I was moving to the east coast and hired them to look after my property and care for my tenant.
When I first hired Regency over the other companies I spoke with, it was because I was promised personal attention. I was told that someone would go by and introduce themselves to my tenant so she would have a face to go with the voices on the other end. This made me feel good, as I knew she was disappointed I’d be moving from the area (I had been a very attentive landlord). No one from Regency ever came by as promised. (Strike 1)
Immediately after hiring Regency I left the country and was unreachable. I spoke with the office when I left and put them in contact with my tenant. At that time, the clothes dryer was not working and I was told the day before I left that it would be dealt with immediately.
When I returned to the United States, and cell service, I had a message from my disappointed tenant. I had to call Regency and intervene to make the repair happen. (Strike 2)
Months passed without issue.
Then the hot water went out in the middle of a cold snap for a long period of time (was it 9 days or 14 days? It was one of those). Again, I got a call from my tenant, very upset, while I was traveling. I stood on the street outside of meeting at restaurant while on a trip to deal with this issue. My tenant felt she had been ignored until that day. I sent her a check to help make up for it. Her rent includes utilities such as hot water and having gone without hot water or a response for roughly two weeks, she was entitled to some return. Regency told me my tenant was very rude to them on the phone… I don’t know what happened, I wasn’t on the phone. But I don’t blame my tenant for being upset after two weeks of cold showers in the middle of winter. It doesn’t excuse Regency’s response to the situation. (Strike 3)
My tenant moved out and I was selling the condo, so our business relationship was coming to a close, and no one showed up for the walk through. (Strike 4 — my fault for keeping them around)
When I complained to the owner about the service I received, she did send me a link showing me that there was a bad accident causing traffic and preventing her from making the meeting for the walk-​thru. She said nothing about the prior 14 months of poor customer service.
Other than delivering the keys to my realtor, this business failed me at every turn, literally every single time my tenant called upon them, doing little more than processing a rent check for the bargain price of $ 60ish per month and I am very saddened about that. I could have done that. I hired a property management company to troubleshoot problems and keep my tenant happy — that did not happen.

They get one star because they always cashed my rent check on time!
Everything else was a disaster. Besides the horrible maintenance concerns that we had, I think what bugged me most was their apathy and poor customer service. They just didn’t care and offered no solutions. Everything was always the owners fault. I would not rent from them under any circumstance.
