Vital Signs

Giving them two stars. I bought a home that was serviced by Vital Signs two weeks before closing… I’ve been in my new home for less than a month and have noticed a couple of termites in the laundry room and in 2 of my rooms. One room has so many termites we cannot sleep in there, we can hear them in the walls. I plan on contacting them Monday and will update this review.

I agree wholeheartedly with the 12/​10/​2014 review. I had the same experience as the BUYER. While I was impressed with his warranty, it was near impossible to get them to come out and fix problems. As I reviewed more of my house outside, I found the work they did was shoddy, including not checking the wood eaves on the third story, using wood to brace my deck but only painting two of the 6 sides of the replacement wood, leaving most of it exposed to more termites. When calling for warranty work, I’m promised when he will show up and no one showed… The last time Brennan came out and was nasty to me because he decided no to eat anything that day. He claimed they only treat for new termites during the warranty, but the warranty should have included the work they originally performed and failed to fix.
I was just completely disappointed with the service as the BUYER and. Would ABSOLUTELY NEVER RECOMMEND USING THIS COMPANY UNLESS YOU ARE THE SELLER AND HAVE NO ETHICS.

All of the reviews on this site now are from sellers/​Realtors. I am going to give you the perspective of the buyer… I have a very different story to tell.
Brennen showed up to do the presale inspection (I’m a unique sale, I lived in the house I purchased) and he seemed to do a great job. He’s very personable, he’s a great salesman and he presents himself well. He noted that we had areas of fascia that needed to be changed, a door to the garage needed to be changed, and there were some areas’ of spot treatment that needed to be done. He set up a time with me for his «team» to come back and do the work and he said we didn’t have termites in the house and that it’s redwood construction and tenting wasn’t necessary because he could treat the areas of infestation.
So the day his team is supposed to arrive «first thing in the morning» arrives and it’s 10 am and no one is here. Eventually they show up (after calling to find out when they are slated to arrive or if I’m hanging out waiting for no reason) and they supposedly have «A full day’s work» to complete, but they left for lunch shortly after starting and then were done by 4… and they left without saying a word. I go outside my front door and there are nails and splintered pieces of wood everywhere (I have young children) and they have put primer on the new fascia boards but not «painted them to match» as Brennen promised. I go around the house and the «new» door they put up on the garage is roughly trimmed, its terribly crooked, doesn’t close well and has greasy handprints all over it. They used my husbands ladder in the garage, and left it set up in the middle of the garage and NONE of the garage fascia was painted simply primed (our trim is grey and I had huge swaths of white paint across the grey fascia)
I call Brennen to have the work fixed and to complain about the job the workers did and I get his voice mail. I leave him a detailed vm and I don’t get a call back Brennen, instead I am passed off to some other guy who could care less. I am told that Brennen never promised to paint it to match (yes he did) it’s not their policy and that he would send someone out to «fix» it.
Someone came out and painted the white primed fascia to a passable match of the grey trim. Nothing was done about the garage door, and upon closer inspection (with the work order in hand) my husband found a huge section on the side of the house that was not repaired, and later we found out they used the wrong wood on the pieces they did change so that the pieces of «repair» didn’t lie flush with the existing wood.
At this point I was livid and wrote a less than stellar review. Brennen called me. He was upset, he didn’t realize I was unhappy and that everything wasn’t taken care of. He said he would fix anything I needed fixing to make me happy if I would just remove my review.
He came out and attempted to fix the poorly hung door, apologized profusely (to my husband, I was done with this guy by this point) and repaired the section his crew missed… but here we are exactly 2 years later and I’m still dealing with this guy’s shoddy work, and it’s going to cost me thousands of dollars.
The door they hacked on the garage swells with rain and is almost impossible to open and close. My husband has had to fix it… but that’s not the worst of my issues.
I have termites. Not in spots. I have swarming termites that come out of the walls. This started less than a year after his inspection and his statement that I didn’t need to tent the house… even though they never had record of the house being tented. He was «sure» that this house was «sound» and that there were no evidence of termites.
I have termites that are so bad when I had my roof replaced the roofer replaced another 25 feet of termite infested fascia and when my husband went to put up the Christmas lights there was another section of wood that is completely eaten through. If the termites were treated less than 2 years ago, and they were so mild that tenting wasn’t suggested, I don’t think I’d have termites so badly that 2 years later I need to tent the house…
But here we are.
So Realtors and Sellers love him because he does the minimum to sell the house, but the buyer is the one left holding the bag! Our seller is a regular customer of Brennans!

I have been coming here for years– great customer service and timely manner get the job done. Love supporting local businesses. Highly recommend for signs– I own a business and have had my vans, store signs made.

Both my mother and I are Realtors and have worked over the years with Vital Signs. Just a week ago we hired them to do an inspection on a house in Carson. Brennan and his son Chase arrived promptly and did a very thorough job. They discussed all aspects of what they found in detail, and were eager to answer all questions. We received a detailed report in a timely manner. Being based in the South Bay, they have intimate knowledge of the area. I highly recommend Vital Signs for your real estate needs.

We had Vital Signs at our home two days this week for termite services. Very professional and polite during both the inspection and service call.
I was at our home during most of the treatment (2 full days) and know where they were working. They left our home so clean you wouldn’t have known they were there, even working over beige carpeting.
The owner Brennan checked in with me to make sure everythiing was going OK. I had no concerns. We walked through the job before starting and again at close to ensure everything was covered (everything was). Vital Signs did a great job, cleaned up and even painted exterior wood that they had scrubbed and treated.

I’ve worked with Brennan many times. I’m a Realtor, and he’s done work for many of my clients, as well as at my own home, and I’ve always been satisfied with the results. He and his workers have always been respectful, on time, clean, and if there was ever anything missed in the work estimate, Brennan has always been quick to respond and address any loose ends.
I know from my experiences with him that his is one of the few termite companies who will paint replaced wood if the matching paint is provided by the homeowner. Most termites companies do not repaint AT ALL. After all, they’re not in the painting business.
I’ve always felt completely comfortable with his crew. To suggest, as one reviewer has, that because she can’t find things in her garage, Vital Signs must have stolen them, seems libelous to me, and should be taken down.
I highly recommend Vital Signs to my friends and clients, have done so for the past 9 years, and everyone has been satisfied.
