Worse company of all time stay away at all cost

Dont live on their properties. I was misinformed three times by office staff at Mount Washington Apartments. There were mice running around and the problem was never solved. Washing machines and dryers in the basement break and take my money on the regular. The worst part was that the office staff are not helpful continue to be raging b**tches that take an attitude even when they don’t know what they’re talking about.

My personal experience with Maryland Property Management and Ted Thornton is not great. From the first moment I met Ted, I did not care for his demeanor. However, things were quiet and okay for the first couple months (June 2013 — Feb 2014) until he got the new tenants for the upstairs apartment, one of whom was one of his employees. I believe that fact alone is the reason why none of my complaints ever resulted in anything getting done.
I complained in text messages and phone calls about cigarette butts around the property, and about empty glass bottles being tossed into the back parking area. We had the cops there several times because of this employee or her
roommate/​cousin. My apartment would always stink like weed because of whoever was smoking something and it was coming through our vents. They would blast the radio. Every time I complained, all I got was «I’ll talk to them» or «I’ll look into it.» Then one day (May 1^st), I showed up face-​to-​face to the office and Ted «made notes» on some random piece of paper. He should have already had «notes» from all the previous complaints. There was never any kind of formal incident report or anything, and nothing for me to sign. He just said he’d «send them a letter.»
I did manage to get a frozen pipe repaired relatively quickly after reporting some water in the basement, but then I came home to find the basement door wide open after the repairman had left. I complained about the basement door a couple times (January — March) and suggested a new lock for the door because it would not always shut properly and the girls upstairs had issues with their keys not working. The deadbolt works fine from the inside, but that doesn’t do any good if the keys aren’t working properly outside. Even if the door knob was locked, it would not always catch unless the door was slammed shut. That was also never resolved.
On May 12, I complained about some other maintenance items that were never resolved: a squirrel nesting in the walls, a loose handrail on the back steps that needed to be secured, and the grass not getting cut in the back area. He never responded to any of these. Two weeks later (⁵⁄₂₈), when the grass was knee-​high, I contacted him again about these same items. He never apologized and didn’t even offer an explanation as to the delay; he simply told me to call the office number and speak to someone else there.
I spoke to the landlord about the same time, who then informed me to forget about Ted because he was going with a different management company beginning in June. I also found out that apparently I was the only one keeping him (the landlord) posted on whatever was going on with the house. Ted (or anyone at Maryland Property Management) had not relayed any of my complaints or concerns to the landlord about the upstairs tenants.
I paid my June rent directly to the landlord, and I received a court notice from MPM on 6/18.The landlord said he had told Ted that I paid him, but Ted claimed otherwise, and told me they/​MPM «did their job.» (If that had been true, they would have still been managing the property.) I was told from both Ted and the landlord that I would not have to go to court, but I went anyway, and I’m glad that I did. I got there, and they asked if I could pay that day. I showed them a receipt of my June rent, and several screen shots of text message conversation between me and Ted, and me and the Landlord in order to prove I did not owe anything and it was an unnecessary court order.
I’m just happy to deal with a company now that is efficient and easy to deal with. This may be only one of several properties that MPM had to «manage,» but if it was consistently bad for this long with me, I could only imagine how the other properties may be. Even the employee told me she was done with him and that company as well.

The owner of Maryland Property Management is a scam artist. I terminated business with him after 3 months of unprofessionalism, late payments, unauthorized activities, incorrect payments, etc. His website says he has an A rating with the BBB but he actually has an F rating. Also, please note that MPM is NOT BBB Accredited.
Part of his scam is to not return security deposits to tenants by claiming they messed up the property. He then uses the entire deposit to make «repairs.» His repairs and painting are cheap and he never supplied receipts for any repairs. I think he is pocketing much of the money.
Once I terminated the business relationship, he would not return my security deposit for the new tenant. It took over 3 months, a lawyer and the BBB to get my check. In another complaint he states that he has 45 days to return the check. That was not done in my case.
I now have an awesome property management company in Baltimore and I’m always paid on time.
Save yourself some grief and do not do business with MPM!
