Barringer Investments & Property Management

I am writing to give a major thumbs up to Crystal Hight @ Barringer.
Having worked at some of the biggest hospitality companies, I know that it is not the company but the person you interact with that one basis their opinions of that company on.
If I had to base my opinion on my first contact with Barringer it would not be favorable. Like others have said it took a few days to get a return phone call and then it took a few more days to get a time to see the house we were interested in. When we went to sign the lease it did not seem as though they were even happy to see us.
Our opinion changed once we started dealing with Crystal. She has always been very friendly and attentive to our needs. We have had very few issues with our home and when there has been a problem she has seen to it that the issue was corrected quickly.
Based on our dealings with Crystal I would highly recommend Barringer.

Great property management from this company. They are very knowledgeable when it comes to rules and regulations with rental property. Would definitely use again!

Concerning the house on Ladd dr. In Mountain House…
Total waste of time. They (Barringer) are very slow and unresponsive. Takes them days and days to process applications and don’t even get back to you and their attitude on the phone and emails is like they don’t even want to be bothered with you. They show you a rental property that you take off of work to go and see but they don’t tell you how many applicants are already ahead of you for that property. They claim they process each application in the order the applications come to them and each application seems to take them weeks to process. Even if you have excellent credit and references and offer to pay off the lease in advance they still don’t give a crap.
I wonder what all these other review writers in here giving this company 5 stars had to do in order to be treated so well by Barringer IPM. Because I sure was not given the same treatment they claim they were given. We needed a rental for one year because we are nearly ready to buy our own home. If Barringer had gotten us a good rental we would have used them to help us locate a home to buy as well but they could care less if we give them our business or not. And the same thing happened to us that another reviewer in here said happened to her. We sent our personal information through fax and the fax said it went through successfully yet the Barringer crew claimed they never got it so we hand delivered every thing to them including a recently pulled credit report to make their work even faster and easier but they never even bothered to open our packet for the entire week they had it! And my husband said their office was a nasty mess and all the women were in there doing nothing at all.
I see the house we wanted to rent is still empty. I wonder if the owner of it knows that we have excellent credit, great references, no pets, just us two empty nesters, and were willing to give him 6 months advance rent on the one year lease we wanted to sign.
If you had a brand new home for rent that no one has ever lived in wouldn’t you want people like us to be your tenants in it?
But instead he is still waiting for Barringer IMP to find him the «perfect tenants» to live in his still empty house.
What a shame.
In case any one wants to know which house I’m speaking about its 131 Ladd Dr, in Mountain House. Good luck to the owner because he sure picked the wrong company to manage it.

If i could give them a — to them I would! I call them 3 times and left 3 messages to rent a property they post on Craigslist, I never received a call back! My husband called them he was able to talk with someone! That employee told him she will call him back with a date to see the house we wanted to rent! That employee never call him back! So I showed up at their office (which was so messy it looked like a tornado past there) to ask about the property for rent they told me it was still available I needed to fill out an application which a did the same day! My husband faxed our applications from his fax’s office the day after, got the fax’s report «sent and received» so we waited. That was a Thursday. We waited until Monday no news so I called. When I asked about our applications they told me: «We never received any applications from that name and it’s already rent anyway! Goodbye». The property is still announced for rent on Craigslist they never took the time to update the post! They never called us back back when they were supposed too and they lost our applications with all of our most important informations as SSN, employer, addresses and previous addresses, our kids names and DOB, our salary informations! One word to describe Barringer management UNPROFESSIONAL!

First of all, I wonder how much people got paid to write 5 stars reviews about this property management company. (Maybe they created profiles and wrote nice reviews themselves?)
I see an add on craigslist for a rental that I was interested in. I decided to call to get more info and to manifest my interest. No one answered (called during business hours) and had to leave a message, MANY TIMES for that matter. NEVER got a call back. It is very unprofessional. If the house is already rented, why not update it on craigslist instead of having people showing interest and completely ignore them? I wish I could give –5 stars on this review!
But like the service they give customers, I doubt that they give a crap about reviews!

I have been graciously with Barringer IPM for over 2 years now and I have never met such an understanding, fair, open minded company/​people.

–Speedy resolutions to whatever the issue may be
–Tested and trusted
…they are the type of people that when you come in contact with them you don’t receive that awkward moment of just being an acquaintance with nothing to say… in fact my very shy fiancé and myself (not so shy) leave there presence feeling like jabber jaws… haha.
–Truly have always seen them have our best interest in mind… I won’t devuldge specifics, but they have a true and honest love and want to help others… Thank you guys so much. From my entire family!

I’ve known the Barringers for some time and they are very nice people. Recently I decided to utilize the sons Property Management company to rent a house after the sale of my property. I will say, It was a challange, getting anyone to call back was almost impossible and when you did leave a message, it was almost always unanswered. You had to keep calling and bug them before anyone returned a call, but after you were able to get someone on the phone and through their attitude, they were very helpful.
I’ve had a good experience using them as long as you don’t have any issues. Unfortunately I had a couple issues were it was almost like pulling teeth for them to respond and fix the issues. The office staff seemed to not know what going on and are very unprofessional and unresponsive. Again, if you leave a message dont expect for it to be returned. You need to keep calling and bugging them before you get anything done.
Just be aware of the terrible customer service before you utilze them. Other than that, The owner is a very nice person and once you get a hold of him, he will go above and beyond to help you… its the other half that you should be leary of.

We were introduced to Kelly by a friend because we were in a real bind; having to find a home in shortest amount of time possible… Our previous realtor wasn’t concerned at all with the time factor and we began dealing with Kelley and Brian. Our concerns were always met with solutions and always timely, they worked night and day to get us our home. They were genuinely concerned with our situation and were always helpful… :)

Barringer IPM have been a great team to rent from. We have currently rented from them for the past year, and will be continuing to use their services at a new location for another year. They are all easy to get a hold of and quick to respond to emails. The few times we’ve needed any assistance, they were extremely prompt, helpful and used professional handymen. We specifically have been dealing with Sarah, who is easy to talk to while still handling all business with the utmost professionalism. I highly recommend this team!

Barringer Investments & Property Management is a locally owned (Tracy), family run real estate company with deep roots in the area and community. They know and service the area from Mountain House to Modesto to Antioch to Stockton!
They have a large number of properties under management and a veryyyy low eviction rate. That is because they do a very thorough job of screening prospective tenants.
Their rates are​very competitive.
With rental property what you don’t know can hurt you. These guys are the experts. I turned it over to them and let them have the worries.
They are very personable, knowledgeable and easy to work with. Great communication… they are right on top of things.
I am happy that i found this company. Brian is also a Real Estate Broker and as such can assist you whether you are a buyer, seller or owner. As a side note, they are Unilocalers also!
I would suggest checking them out whether you’re in the market for a rental or for property management. Call give Brian or Sarah a call.

We had engage the Barringers to manage our property in Lathrop for the last year and are very satisfied with their service. Their fair price and competency is exemplary. Their handyman prices are on the high side but you don’t have to go with them. You can always find your own handyman and they’ll be more than happy to coordinate the time for repairs. We would not hesitate to use them again if the opportunity arises.

I’ve previously rented from this company and they were always courteous and professional. They do not hover over you while you’re in one of their homes. They check in a couple times a year at agreed upon and scheduled times and of course, they always come as soon as possible if something goes unpredictably wrong. I am currently looking to move from my current location and liked them as property managers so much that I have enlisted their help in finding a place to call home. They keep me updated with every home that becomes available that meets my criteria. I am definitely a loyal customer.

As a first time rental property owner, my experience with Barringer IPM wasn’t great. Response time to owner or even prospective tennant was slow (call returned next day or two) after leaving many vm; however, email response was generally faster. Repair estimate is also very slow due to waiting on the response from third party. Initially I used the office’s preferred handyman, but turn around time was too slow and expensive $$. Later I found out on second repair estimate that he charged more than 2x another handyman that I called for same repair work. Not to mention that shortly after repairing 2 leaking water valve handles (done by the office’s preferred handyman), I end up have to replace whole new sets of faucet and handle because of re-​occuring leak. In the end, I decided to manage the property myself and only had the office screened new tennant

My roommates and I were in quite a pickle at our hold housing that we were in. It was down to crunch hour when we started working with the Barringers. They helped us out from start to finish and did everything possible. Thanks to them, we are now living in a beautiful home. When we have had issues with the property, they responded promptly and got them fixed. I cannot rave enough about them!

I am a General Contractor and work as vendor for Barringer IPM. I have and continue to work for them for over 6 years. My experience with Brian and Sarah Barringer has been excellent. My husband I met Brian during our investment property research in Tracy. Brian was professional and cared about our needs, not his. Weekly update and search were coming on our way to save us a lot of time (we live in the Bay Area). Brian gave us recommendations on the properly value, location, and the potential rental markets which are priceless. After several months research, we found a perfect property. The property was in great shape with reasonable price and the best of all, we didn’t have to do cleaning or touch-​ups for rental. Brian did it all! The house has been vacated since we bought it. I have used Barringer Property Management on 2 seperate occasions when I was needing a rental home. Sarah and Brian have always been extremely professional and helpful as well as efficient and fast. My last rental I secured and was moved in within 7 days! I would recommend their management team to anyone who was looking for a new home or a company to handle their rental property.

I referred some very good friends of mine to Barringer Investment’s and Property Management. This was their first rental and they were very nervous. They are both professionals and did not have the time to deal with a rental property. They wanted someone that knew the market and could rent their property quickly to the «perfect» tenants. Brian and his team did an excellent job. I see them often and they are very happy with his services.

We have been using Barringer Investment to acquire a few rental properties since 3 years ago. We were looking for an agent that knows the local market, the ins and outs of all street corners, which streets to avoid, which area are better for rentals. And we found just that. Brian Barringer was referred to us from a friend and he was a good fit. He not only helped us acquired the investment property in Tracy area but also manages these properties for us now.
On the Property management front, we’ve been using Barringer IPM for over 3 years now. They recommended and found tenants for us complete with background checks. The entire process was smooth without taking too much of my busy time so I can focus on other investment strategy. When any repair is needed, it’s usually taken care of with their recommended handyman with full quotes and price was very reasonable (no mark up) than me finding my own handman sometimes. I live 60 miles away so email and phone communication were crucial and they are great in follow up on issue from tenant. They met our requirements for a good property manager and they include sending me pictures when needed.
Most importantly I think, they keep tenants happy without mistreating them. Happy tenant = less maintenance = happy owner
They also keep us updated on Tracy real estate development, so we are looking into investing more in the coming future.
