My wife and I have lived for four years in a second-​floor apartment from Merrimac Arms which belongs to this property. The apartment we stayed is a little old, but it is acceptable for us and it is in a very good and safe location with an affordable price and quiet environment. The second floor in that building is better than the first floor. The staffs are very nice to us, such as Carol and Linda whose names I can remember. We relocated to another city this fall. They helped us, especially Carol, sublease our apartment in a very efficient way! The sublease, including the background check, was completed in just one day, which saved me a lot of trouble, such as coming back from another city to Tuscaloosa to finish the sublease. The maintenance is fine, maybe not so quick except for emergency, but I’m typically just wait unless something I really need them to get it done as soon as possible. The emergency maintenance, such as the problem of fuse box and toilet, was done in a prompt way. If you really want some maintenance to be done promptly, you’d better drop by at their office and tell them politely that you really have to have them get it done as soon as possible. You may need to request in person for more than once, but they will understand and get it done. I kind of understand them since there are so many apartments in Tuscaloosa they need to manage. They can hire more people, but that may increase the rental price of these apartments.
The reaction to the maintenance request definitely can be faster, but considering about the price ($ 420/​month for a one-​bedroom apartment with free water, only increased once from $ 395 to $ 420 in 2013 from 2011 to 2016), safe and convenient location (very close to the campus, you can check the address on Google map), quiet environment (except game day), and the service I received from them, I should give them 5 stars.
Another bonus, they accept credit card, which is rare for the property company in Tuscaloosa.
If your budget for housing is $ 400 ~ $ 500 for a one-​bedroom apartment and you want to stay in a safe and quiet area and be very close to the campus, I would highly recommend Merrimac Arms apartments, especially the second floor.

I just called asking to see if they had any open apartments. The lady got really hostile for no reason. I asked for a floor plan, pictures, or anything so I could get a feel for an apartment by campus since I’m not in Tuscaloosa. She just told me that was unfortunate and I’d just have to hope there was something still open next time I was in town. She refused to give me any information on the apartment I was interested in and just avoided trying to help me.
She then tried to sell me on a place «near campus.» I asked if you could walk to class, and she just laughed at me and said she wouldn’t. She told me she would be «happy to send information on them» yet kept talking to me in a condescending tone and acted like sending me a simple email was a huge inconvenience to her. I’m assuming they are struggling to fill that building and that’s the only reason she even mentioned them.
Safe to say that I will not be renting from Delview Properties, and she is a terrible secretary.
Recommendation to Renters: Try Rumsey Properties, College Station Properties, Campus Properties, or Weaver-​Patterson Rentals if you’re looking for a quality rental experience.
Recommendation to Delview: Hire a nice college girl to answer the phones that won’t piss off potential customers for inquiring about open apartments.

Hahaha. Okay now I give a really ranting review after my shitty experience with them! Well… where to start with Delview. They own a lot of apartments, but are not organized at all. I gave them an extra star because they are cheap, but with that you get a terrible leasing company. There are two ladies at the office, and a ton of delview properties throughout t-​town. One lady does not do anything, not even take your rent check, she always calls the other lady in for some reason. The other lady is extremely hostile and seems to be attracted to confrontation. She always makes things difficult when they don’t have to be. You can tell them something at the office (in person, don’t even think about just calling them) about 4 or 5 times before a maintenance guy actually shows. They never even fixed a lot of my stuff because they just never came. There is like one maintenance guy for all the properties too so I feel sorry for this poor bastard. Since the apts are old things break down a lot there too. Worst leasing company you could ever imagine, now that I don’t have to deal with them anymore I can just laugh about how ridiculously god-​awful they were.
