I had a terrible experience with a tenant approx 4 years ago, won the case in court, but of course was never paid back the thousands due by the tenant. Out of the blue, 3 ½ years later, Mr. Silverstein’s office staff called me to offer collection and has successfully done so with no effort of my own. Thank you!!!

This is the second time I am using Silverstein for an eviction. He is busy. He knows his stuff, you listen to him he will tell you what to do and will get the job done. No story, no B. S!!! If you are a landlord, this is your attorney. If you are a tenant, you’d better pay your rent or get out of the property asap. Keep you dignity and don’t be a sore loser-​spare the bad language and name calling. Use your brain: bad and nasty reviews from angry tenants are this eviction attorney’s best advertising. Highly recommended by local real estate brokers. His fees are super reasonable… Best time to reach him is late afternoon, after court hours… Good luck!!!

Steve Silverstein is a disgusting horrible man. Absolutely no respect for human life. Needs to lose his license and be out of business. He accosted my mother who has stage 4 colon cancer and wished her death. He claimed she was a deadbeat that couldn’t pay her bills. She’s working full time while doing chemotherapy every week. Anybody that wishes the cancer will take over and win and verbally abuse someone needs to be punished. I wouldn’t wish that on my worst enemy. Let’s put him out of business!!!
We have not been evicted from the residence as Steve has mentioned. My mother did call him a bad word and he shouted obscenities back at her. Very professional. As far as I’m concerned he’s still a horrible person that verbally assaults people. What a PIG.

You all need to report Steven Silverstein to the [ CA BAR Association!!] It’s an easy process! This man is very unprofessional including his staff and their Legal Sec. can’t properly prepare these UD– Complaints without a clerk Rejecting the docs! What a waste of time and money! Never seen so many horrible reviews on any attorney before! Stay away Landlords.

This review is long overdue. I called Mr. Silverstein during a nightmarish ordeal stemming from tenants who moved into my home and immediately began documenting for a lawsuit. I spoke with several attorneys specializing in real estate, and all agreed I needed representation for what one attorney described as tenants from the movie Pacific Heights, but none those attorneys were able to give me solid advice in dealing with the tenants.
I found Mr. Silverstein through Unilocal — do not let the negative reviews sway you. Steve Silverstein is an expert in dealing with complex landlord-​tenant issues. His ability to quickly grasp the issues and give solid advice to effectively deal with problem tenants is brilliant. He does not waste words, and can be abrupt, but that does not diminish his effectiveness in dealing with difficult and/​or complex situations.
Mr. Silverstein’s advice was key in resolving the issue in a most favorable manner — no small feat in a state that is so pro-​tenant.

I’m a Landlord that owns several rental units. Requested a consult with Mr. Silverstein regarding an unusual situation I had with a tenant. After many attempts I eventually got him on the phone. It only took less than a minute to realize that I would not be contracting his services. He is arrogant, rude and disrespectful with his own client and has no concept of customer service. For those who claim that you should put up with his very unprofessional work antics because he «gets the job done», please now that there are many other law professionals who do the same type of work and offer excellent customer service at reasonable price. Literally, pick the next person on the list and you’ll be better off. That’s what I did!

I was just asked by a Unilocal user if I would still recommend Steve Silverstein a year and a half later. Absolutely, so I’m posting this update. I just read the positive and negative reviews here and it looks like the positive reviews are the landlord/​property owners and the negative reviews are from tenants with multiple excuses for not paying their rent. Other than the property I bought at auction in Huntington Beach being occupied by 15 squatters (most with felony convictions per the HB police) and using Steve successfully I have no dog in the fight. But if I ever needed an eviction attorney again I would call Steve’s office first. I’ve recommended him to others and they’ve enjoyed similar results, meaning the deadbeats were tossed as fast as the law allowed even though the they tried every trick in the book to stay put.

What a terrible human being. I have never known any person to be scummy as this guy. My mother is the sole provider for her 2 daughters, she also has stage 4 colon cancer and isn’t doing well. This lawyer is representing the management company trying to evict my sick mother. My mom went to meet with him. Not sure exactly how the conversation went down, but my mom said he was acting like such an asshole and treating them with zero respect or professionalism. So she laughingly said, «Steve, you’re kinda a prick.» He exploded with anger and replied «well you’re a deadbeat who doesn’t pay your bills!» Then proceeded to get nose to nose with my 60 year old stage 4 cancer mother and continue to yell and scream at her. Is it that uncommon in this world for a person with stage 4 cancer for almost 2 years now to be behind on rent? That makes them a deadbeat? And they totally deserve to be scorned? Who the hell does this guy think he is? So if you read this, and you were thinking of hiring this man as your attorney… think again. He is a scumbag. A cheat. A man who tries to strong arm 60 year old women with cancer. What a clown. Please spread the word about this guy, so his business can suffer.

I have the highest regard for this attorney. He is extremely responsive, straight forward and aggressively represents his clients. I have referred him several clients and would definitely have him represent me. I look up to him and know he is very good at what he does.

I recently did an eviction through Steven Silverstein. Although the attorney himself doesn’t like to hear the drama he gets the job done and as quickly as possible. I had a great experience using his office and Steven Silverstein is the best at what he does and is one of the cheapest eviction attorneys that I have come across. If you need to evict tenants, he is your attorney.

This attorney is very eccentric. He talks to you that you are the most stupid person on the earth, even if you have a Yale PHD. He uses foul language. But he is brutally honest, Cheap for what he does. You get a good value. I have done 3 cases with him successful in all, although very trivial straight forward eviction. If you are not sensitive and do not give a dam about how he talks to you, he is your guy, cheap, fast and nasty!

My family recently had to deal with TENANTS FROM HELL. We had a family rental property that our long term tenants had moved out of and new ones came in and were immediate problems. They were also very well versed in rental law and knew legal ways to manipulate the system. Steve was recommended by a friend and after advising us on how to proceed and how long the process would take, he was not only able to stop and counter every one of their delay tactics, but actually get them evicted 3 weeks quicker than was said. VERY HAPPY and HIGHLY RECOMMEND. Best experience I have ever had with a lawyer.

He is very incompetent. In a phone conversation, he came across as very rude and even gave the wrong advise. He dragged the case too long and the fees were totally wasted.

I am surprised to see such negative reviews about this attorney. We have used him multiple times. Don’t think we have ever lost while being represented by Steven Silverstein! He comes across kind of rough but gets the job done. If your wanting hand holding he isn’t the attorney you want but if you need your property back and your case won he’s the guy to do it!!! Other attorneys fear him and judges respect him! I would recommend him all the way!

When I called to speak to the lawyer he was a total ass hole on the phone even though I was paying him. He did not show up to court on my court date either. My calls were never returned on time and he lost all if my court paperwork as well. If you want a HORRIBLE ASSHOLE lawyer and want to get ripped off by their I don’t give a fuck attitude by all means call. This has been the worst lawyer experience in my life. I wouldn’t recommend this lawyer to anyone!!!

your case will drag on forever. the paralegals handle the cases and they do not follow up. miss deadlines, i agree with their other clients. the paralegals drag the case out forever.

Hired him for an eviction. Poor customer service from office staff. Treated my credit card like an ATM and had to call at least 6 times to get an invoice. Like the previous reviewer said, acted like he could handle the case with ease, and even mocked the defendant for using a paralegal; but that paralegal dragged the case out 10+ weeks. Prefered to comment about the defendants’ chest as small talk instead of merits of the case.
