IMT on the Boulevard

Jose Escalada is the best staff to represent IMT! Yesterday we had a car breakdown and had no ride to pick up our daughter from her preschool and it was already 5pm (the school closes at 6pm). Jose gave us a ride in his own car so we could pick her up and bring her home safely. He definitely went extra mile to help us out when we needed it most! On top of that, Jose always answers our phone calls and e mails and he does not stop until he finds the answer or resolves the issue.
You might face a couple common issues living in IMT on the Boulevard, but you should not worry because Jose Escalada will help you to get through it!
I would also like to thank the manager Camille and the handy man Carlos for always doing the great work in the apartment.

Moved in a few months ago and very happy with this building. Camile and Jose in the office are incredibly friendly, honest and do IMT proud. Maintenance requests are responded to very quickly and Carlos who usually responds to them is awesome. Even if the rest of the neighborhood is a little rough around the edges this building is clean, well run and my sanctuary.

Great staff and excellent management! If you’re looking for a safe place to live and management you can depend on, IMT is the place.

Horrible management and crappy building!
We lived here for 2 and ½ years from Aug 2010 thru Feb 2012. During that time, we’ve had 4 different property managers who were all incompetent and the noise level in the units were unbearable.
The materials they used to build are all cheap to make a quick buck. If someone walks by your front door, you can hear it. You can even hear the people walking and talking near or to the elevator in the hallways. I mean, I was able to hear my upstairs neighbor snore, have sex, their TV and heard all of their parties til 3am.
When we initally made the complaint about the neighbor upstairs, property manager at the time (2^nd) would give them a warning (so she said) but the tenants were never considerate. Sometime later, I found out that the property managers wouldn’t do anything about it nor would the upstairs neighbor cooperate because she worked for the IMT corporate office. What an example!
Let’s not forget about: the prostitutes roaming the front of the building day and night along with the wonderful view of the half dozen motels across the building. If you’re moving in/​out, there is not enough room in front of the building to park your moving truck or without disturbing the other drivers on Sepulveda. The garage also lacks a safe walk way and security. Few of our neighbor friends have had their cars broken into. And, plan on not having any visitors as you don’t have any guest parking nor close by street parking if its at night.
One of the upside was that there was no pet rent but as soon as you renew your lease in 2012, they started to charge pet rent of $ 35/​month and a pet deposit of $ 500, so there goes that.
Last but not least, customer service is NOT in their vocabulary. You would think that the responsibility of the property managers are to help and assist both the corporation AND the tenants but you won’t get that here.
Any rate, if you’re thinking about moving in, I would think again.

I’ve lived here now for since June and honestly had the easiest move in due in big part to Jose Escalera. He’s so personable and really made sure I had everything I needed and got things done immediately. Truly made me feel at home almost immediately and I’m so happy with my beautiful apartment.

I truly feel that you guys should consider if your leasing office business hours is between 9:30am-6pm that you have at least two people in the office so that if one goes to lunch or has to run an errand another person will be there or if you are going to lunch at the same time, stop. it’s a huge inconvenience to be waiting an hour, maybe longer, for someone to get back into the office to handle a matter. there should be someone in the office at all times during business hours.

this building has tenants that are ridiculous and dirty… there are a few people who have dogs and some family on the first floor allows their dog to exit the balcony and climb into the bushes and urine and poop right in the bushes next to peoples windows and does not ever clean it up… so by now it has accumulated… they also let their kids climb out of the windows from their rooms and u can see this because the windows screen is so bent from the top… there are ghetto people in this building with hoes inthe front working. the staff is nice but they dont live here so they dont see what the tenants go through… people in the building dont have respect for the property at all… and it is very sad. but hopefully things can change.

I Have lived in imt on the blvd since it opened and am looking for another place because the up keep is not there. my husband had his car broken into with the garage gate being broken. the gate is again broken after being fixed

I am moving out! I feel like I am getting released from prison. All the reviews below are a 100% accurate. We are now also paying the $ 2K to live here for the next month as well since again for the 3^rd time our lease paperwork was never even sent to us. We did not even have the option to review our lease on paper. We were told our lease had to be renewed one week before it was due to be renewed (or not renewed) by the extremely incompetent and extremely lazy office manager who wouldn’t even hold the elevator door for you if she saw you coming. By the way, there really has been 4 office managers in the three years we have lived here. Each one is substantially worse than the last.
If you peer into the window there will never be anyone at the management desk, only stacks of delivery boxes belonging to tenants who cannot retrieve them because the office is never open. The desk is also PILED high with paperwork which explains why you are never ever going to receive your lease renewal paperwork within the legal timeframe.
The garage door is broken every 2 weeks permitting any scum to walk in and rape your vehicle. There is zero security. On the upside, if your into hookers there is never a shortage. I am actually embarrassed to tell people I live here.
There is no pool, a pathetic workout area, a play area that is a lawsuit waiting to happen, and your not even allowed to have a doormat.
We are the last to go. All of our friends left, and now we must go too. So there will be yet another opening! But don’t worry, now you can pay $ 2K a month to live here. By the way, it is not legal to raise the rent 4%, but they tried! You now also have to pay pet rent and a $ 500.00 pet deposit.
I am extremely unhopeful that we will even see any of our deposit back. I just hope we don’t also get overcharged like the others. The only thing I will miss is the Mexican restaurant down the street and the maintenance guy-​he is all right and actually works hard each day.
This is my first bad review ever. That tells you how awful this place is. I would actually leave negative stars if that was an option.

I lived here from May of 2010 until May of 2011. The apartments are beautiful inside. Most people who live here are nice as well. Now the bad parts. I chose the 4^th floor end unit as to have a nice quiet place to live. For the first 3 months it was great here! Then some dumb ass college girls with their first apartment moved in downstairs. Now I could hear EVERYTHING! From all their late night parties to the fights with the boyfriends, etc, even with my TV blasting! I complained and complained to 3 different on site managers, even the regional, with no help. The day I moved out the maintenance guy told me the girls below have their parents paying their rent. They never intended to evict them, or do ANYTHING about it, because it would mess up the parents credit! I paid my rent early, at least two weeks every month, and couldn’t wait for my lease to be up! I even heard the bass booming from the wall across the hall from me, when the neighbor had his music on. Rent is not cheap here, and the walls are paper thin, ceilings and floors too. Its not easily accessible to move in or out of here either. No parking out front, and hookers day and night. My 13 yr old even got asked if she wanted to buy drugs on her way to school. They make pretty apartments, but need better management and better construction for sure! They lost a great tenant too!

This place gets one star because the apartments are actually nice when you get inside. However, there are many things about this place that I will warn you about:
First, if safety isn’t an issue for you, then this place will be fine. We, along with other neighbors, had packages stolen from in front of our apartments. The first manager said she would take the packages during the day to avoid theft, so that was okay. However, she left after a very short time, and the new manager refused to accept packages on behalf of the tenants because «it is against IMT policy.» Umm, if packages are getting stolen, shouldn’t you be willing the bend the rules or talk to your supervisor about changing it? (She was lazy and never around, so her response made sense)
Second, it is clear that they didn’t really pay attention to detail or simply didn’t care enough to clean up scuffs and paint splashes before we moved in as promised. And the place was dusty so I had to clean right after we moved in.
Third, if you live on any floor besides the fourth floor, you are bound to hear noise from your upstairs neighbors because the building itself was not very well built. If someone is walking down the hall in heels or has a heavy step, you will definitely hear it, even while you’re watching TV. Also, the doors are not made of solid wood, so when children are running down the hall screaming and playing (and there are A LOT of families with young children who are mostly unsupervised) or teenagers and drunk 20 somethings are returning home, you will definitely hear that as well. We tried complaining about noisy neighbors who would be yelling and partying past 2 AM, and the manager told us, «just call the cops because I can’t really do anything.»
Fourth, there is a playground that somehow attracts huge groups of teenagers that stay out there way past 10:00 just hanging out.
Fifth, it’s a pretty crappy neighborhood. Hookers working the street all day, no parking for guests, no decent grocery stores, etc…
Last but not least, customer service is DEFINITELY not part of their business motto. It’s no surprise that there is a high turnaround rate at this place. They charge an exorbitant amount of money to go month to month if you don’t want to resign AND they will raise your rent to try and strong arm you into signing a new lease. We were paying a little over $ 200 extra per month because we didn’t want to sign a lease. $ 2000/​month in Hookerville/​Van Nuys??? REALLY?
If none of that bothers you, by all means, sign your life away.
