Reflections at the Park

Update regarding my complaint. Here is their response:
My name isv xxxxxx and I am the Portfolio Manager for Reflections at the Park. I have reviewed your dispute and reviewed your file, move out charges and photos. From the photos, I can see that this unit did require paint, a full clean and carpet clean. Cleaning is not considered normal and wear tear. Our deposit is potentially all refundable but the unit must be clean enough for the next resident to move in to. There are many scuffs on the walls and dirt, finger prints etc, hence requiring the painting charges. It would appear that xxxx provided you with a copy of the invoice for that charge. I am willing, however to split the cost of the painting charges with you, taking the total from $ 175 to $ 87.50. The cost of the cleaning and carpet clean stand. I will have xxxx revise the move out charges to reflect this reduction.
Still disagree that cleaning is not considered within the issue of normal wear and tear but prompt costumer service is appreciated.

I’ve lived here for two years, and this property has exceeded my expectations. I have to give credit to the staff, both at the Management Office and for maintenance. Any maintenance requests were resolved very quickly and the staff has been very gracious with their time. I’ve lived at four various complexes and this property is the best I’ve seen.
I also have only had positive experiences with residents while I’ve lived here. While I’ve only interacted with a handful of people, everyone I’ve spoken with has been incredibly kind and courteous.
The prices are consistent with the market right now. I’ve checked with other locations and I wasn’t able to find a place with same amenities for a better value.

We have lived in these apartments for just over a year now. Seemed like a nice enough place when we moved in and the rent (at that time…) was reasonable.
Now, nearing the end of our lease, we received notice that, should we renew our lease, our rent would be increasing by a staggering $ 100 a month! And let me tell you something, these apartments are certainly not worth the now over $ 1000+ they want each month in rent.
The only «luxury» aspect of the units are the granite countertops. Whoop-​de-​do. Other than that, its cheap carpet, cheap window blinds, cheap laminate «wood» for the cabinets & windowsills, cheap fake tile floors in the bathroom, cheap appliances, etc., and I could go on. And on. There is no pantry in the kitchen. Nothing in this unit warrants a $ 1000+ a month price tag.
I have never personally had problems with other residents, however a few months ago there was a string of car break ins, bike thefts and other mischief (suspicious solicitors going around at odd hours in the evening), all culminating in the ramming (and breaking) of the front gate. Nothing inspires a sense of safety quite like a bunch of juvenile delinquents running loose through your apartment complex and breaking down the so-​called ‘security’ gate.
Oh and you are right between the high school and the garbage dump, and believe me, you will hear from the latter. There have been times we have sat down to the breakfast table only to be serenaded by the sounds of garbage vehicles honking loudly at each other, and thousands of tons of glass bottles and other recyclables crashing down like an avalanche.
Definitely will not be renewing my lease here, and if you are considering moving in here, I would advise you to look elsewhere. Unless of course you enjoy paying $ 1000+ for mediocrity.

a proper nightmare.
We are currently stuck in this awful complex and had to move here as a last resort due to the owner of our last private rental having to sell.
There are car break-​ins and creepy happenings throughout the night. The front gates have been broken and last night there was a very strange old unmarked van driving through while someone went door to door trying to sell an immediate carpet cleaning service… This took place at 9pm…
The smokers are awful and disrespectful. They tend to be loud and smoke late at night right outside your bedroom window, as that is the parking lot. Mind you we live in a non-​smoking unit.
Our apartment has filled with a strange smelling white smoke, twice.
The new upstairs neighbors have a few small «yappie» dogs that never seize their yapping.
While the folks in the front office seem nice enough, the management company will nickel and dime you like mad. From what I hear, you shouldn’t expect to ever receive your deposit, no matter how well you clean. We will see when we finally make it out.
OH! almost forgot! Your sandwiched between a dairy farm and the dump. and oh boy can you smell it!

Nightmare.
We lived at these apartments with my wife for 13 months. When we moved in we were told that the previous tenants trashed the place so all of the carpet and doors were changed and the whole apartment was painted.
Now, we when we moved out we spent hours and hours cleaning the place spotless. My in-​laws have a house/​apartment cleaning business and helped us clean. The place was vacuumed, appliances were washed, walls were cleaned, windows, window stills, the blinds, the lamps, bathrooms, washer and dryer, and the patio. Everything was cleaned. When we returned to return the keys to management we went into the apartment to do a final walk through to make sure nothing was missed and upon entry the apartment smelled new like the first day we moved in.
When we gave them the keys we requested a walk through with them when they will be checking the apartment and they told us we will receive a phone call. Three weeks later we get a bill for $ 600 for damages to the apartment. It was for cleaning, carpet cleaning, and paint.
Went to management to talk about the the charges and they said the apartment has to be left in the condition it was received, if not the resident will be charged. I told them to leave it exactly as we received it 13 months ago is nearly impossible, and I was told «Yes it is, many people have done it before.» I told her that me and my wife work full time and basically only used the apartment to sleep in, and that we cleaned for hours before move out. She said the other manager will send pictures from the walk through tomorrow.
I was very interested in the $ 190 paint charge and asked about that. She said the whole apartment needed to be repainted because «there were multiple holes in every room». We had a TV on one wall, with two screws. Two holes. No more. We did not have any paintings or clocks or any decorations on any other walls. She said I don’t know, you will have to wait for the pictures.
Comes next day, I finally received the pictures, and guess what? The place does look dirty, there are multiple holes in walls, it does not look clean. The problem? It’s apartment «111» and we lived in «102». So I call in, and tell her she has sent me the pictures for the wrong apartment, she told me it’s the right apartment, number 102. I told her I have pictures for 111 and not for 102. Waiting for the correct pictures.
A story from our friends that moved out a few months before us. The wife was almost due when they were moving out, yet to save money they also cleaned their whole place spotless. They painted every single wall, even the wall behind the washer and dryer, and had professional carpet cleaners come in and clean the carpet. They even washed the windows from the outside, on the second floor. They only got $ 5 from their deposit.
Moral of the story, the apartments are nice. Location is also pretty good, expect the cow farm that’s pretty close, and at times the manure smell is unbelievably strong. The grounds are kept clean. While living there we were happy, but upon move out these people are sharks. They will screw you over multiple times. I would definitely not recommend this place to any friends or family because the charges upon move out are unreal and are not justified.
